The two adjacent spaces of Clover Hill's farm house "The Rosalie" and "The James" booked together make large gatherings blend comfortably. Situated on 115 acres of hayfields and horse pastures the farm setting makes gathering with friends or family a relaxed nature filled experience. 5 bedrooms, three full baths and two kitchens this could be the spot for your group to gather. please note NEW FAST internet Comcast Xfinity

The space
The James is the main house on Clover Hill Farm ( A 115 acre horse farm just 7 miles from the Goochland Courthouse ). The farm belonged to my Great Aunt and Uncle James Ball It was renovated in 2015 with refinished floors, new windows, bathrooms and kitchen. I use the farm as a house party destination with family and friends. A farm manager and family help me maintain the smooth flow of guests visiting the houses. I am excited to share both spaces with others that are looking for a quiet relaxing retreat in Goochland. I hope you'll consider a stay at my farm for your lodging needs in the Richmond area.

Guest access
Enjoy all the spaces at the farm. Walk the trails and fields, or just enjoy a cup of coffee on the patio or sunroom as the day rolls by. This listing includes the house and the apartment as one listing. So 2 kitchens and living / dining areas.

Other things to note
The listed price is for 8 guests. Additional guests are $20 each additional person over 8 ( max 10) . My license to host counts occupants of all ages infant and up so I do charge for children under the age of 2 ( unlike airbnb) this conflicting guest category between my rules and airbnb will be additonal charges through alterations. If bringing more than one pet an additional pet fee of $25 will be added including emotionsl support animals. Pets must be mentioned at bookimg
