We have a great little one bedroom Guest House detached from our main house but to our carport. It is a quiet and safe neighborhood close to everything you'd want in Fort Worth. The space is perfect for two but we've had a family of 4-5 stay in it.
Relax in our renovated upscale detached Guest House or Guest Apartment Suite, in complete privacy in our backyard. With our outdoor cabana, outdoor fireplace, bbq grills, and TV.
The cottage has a newish vintage style bathroom with new wood floors, and cherry cabinets in the kitchenette. The bedroom and living room have ceiling fans and it has central HVAC, with a tankless hot water and reverse osmosis water. The kitchenette has a fridge, microwave, and coffee maker, toaster, and counter cooktop. There is a cabana you can eat, drink, and watch TV at outside, or stay inside and relax with our reclining sofa and large flat screen with DirecTV satellite. We have WIFI internet access!
We are in a very family friendly, walkable, and safe, old 1920'-30's historic neighborhood, convenient to all the cultural, food, shopping, and night life that the city has to offer. Many old and new restaurants within a 10-20 minute walk of the house, 5-15 minute bike ride, or 5 minute car ride to most of what the Central City has to offer. The Zoo is a block and half away, TCU is less than 1.3 miles away. Downtown 3 miles away! The Trinity Trails are just a quick walk down the road and give you numerous options for exercise and fun.
We have an Enterprise and Avis Rental Car down the road that is cheaper than the DFW Airport rentals if you need a car. There is a Shuttle from DFW airport to Ft.Worth for about $20pp. Downtown Dallas is commutable by train from Downtown Ft. Worth, for about five dollars and about 35 miles and an approximate hour commute.
We are a five minute walk to a brand new Citywide Bike Share Program, BCycle, that has parking and rental installations spread around the city core, a public bus line is a couple blocks away but infrequent. We are minutes from the Convention Center in Downtown Fort Worth, the newly designed and beautiful Sundance Square, Bass Hall, TCU, the Zoo, University Shopping Village, Apple Store, the Colonial Country Club, the Trinity River Trails that connect you by bike to downtown along the river, the famous Museums, the Fort Worth Rodeo Collesium, the Ft.Worth Stock Show and Rodeo, the Hospital District, the Stockyards, and the Historic South Side where you'll find great breakfast, lunch, and dinner of all kinds from independent owners. Along with Rahr Brewery, Martin and Sons, Revolver, and F&R TX Whiskey Distillery.
The Old Neighborhood Grill, Old Pancake House, Vickery Cafe, or the Paris Cafe are all great for breakfast. Blue Mesa, Torchy's, Fuzzy's, Shaw's, The Woodshed (over-rated), or Park Hill Cafe for brunch or lunch. And Joe T. Garcia's (cash only), Chadra's, Coopers BBQ, Angelo's (cash only), Railhead, Ellerbee's (Michelen Rated 5*), Waters, Bonnell's, Del Friscoe's, Reatta, Shinjuku Sushi Station, Café Bella's Italian (BYOB), Spiral Diner (Vegan) and many others are great for lunch or dinner.
For live music head over to the Live Oak, Lola's Saloon, Fred's Cafe, Pete's Dueling Piano Bar, the Wild Rooster, the Aardvark, Scat Lounge, or Billy Bob's of Texas Honky Tonk! There's always something to do in Cowtown! And always something new popping up.
We are a family of four, with two daughters. We love to play soccer, watch baseball, football, and basketball, or swim when its hot in the summer.
We work from our house as much as we do outside of it, and are available to help with your needs and willing to give suggestions if you ask. Flexibility and hospitality is what we are good at if you want it. We'll respect your privacy and appreciate the same, but if you do want to get together for drinks on the patio at night we are willing to get together. If we see somebody on the patio watching TV with a drink we'll be glad to grab a bottle to share or leave you to enjoy the quiet.
We prefer no pets but will make exceptions for an additional fee for very exceptional pets, and no smoking on our property with minor exceptions. If you need anything just ask. We won't bother you if you prefer your quiet and privacy. Just call or text for help or a request.
Anything worth seeing in Fort Worth is minutes by car from our house. We are also 18-19 miles or 20-30 minutes to Cowboys Stadium and The Rangers Ballpark in Arlington, along with Six Flags over Texas, U.T. Arlington. 25 miles from DFW Airport. Near Lockheed, Bell Hellicopter, Exxon-Mobil, GM, American Airlines, and hundreds of other Fortune 500 companies that have offices in North Texas.
We are fairly new to Airbnb, but have hosted guests from all over the world, USA, Australia, France, Ireland, Iceland, Mexico, and enjoyed having all of them. If we are able to, we'd love to host our next friendly guests from near or afar, and show them our love of the city of Fort Worth, and the state of Texas.
Let me know what we can do for you when you make your visit with us. If you are looking for more or less interaction just let us know. We'll be happy to accommodate. Let us know if you do not want wine or beer in the room, because we usually leave some for our guests to enjoy.
We will wash your linens and towels on request for stays over 6 days, just place in a bag outside the door and let us know. Personal laundry can be taken to the cleaners up the street or full service laundry mat on 8th Ave. We will try to help with any special requests you have, just ask us.
We do not do daily cleanings in the Guest House or make your beds while you stay with us, that is up to you. We won't enter the space without permission. We ask you keep it clean and tidy on your own. If any basic essentials need to be restocked just let us know. If you need our help to clean we can hire help and pass that fee along, to help you for stays longer than a week. We'll need to have that request at least 7 days in advance to plan accordingly. We can hire weekly or bi monthly house cleaning for $50 per visit. We will wash the sheets and towels personally, if you ask us to and set them out for us.
Groceries and prepared foods are your responsibility, and breakfast at our Guest House isn't something we normally do other than some granola bars, and bagels upon your arrival.
Our guests are mostly business professionals, medical students, visiting families, and traveling folks, looking to experience the better side of DFW for a few days or a few weeks! Please don't hesitate to ask us if you have any special requests for your stay and we'll do our best to accommodate. We are very proud of our city, and our neighborhood we live in, and once you come to visit us, you'll see why we like to brag about it. It's not the mountains, the beaches, the coast, the scenic rolling trails of America, but it is Fort Worth and home to us. We love it, and hope you do too!

Interaction with Guests
We leave any interaction with guests up to them. We leave you alone unless you ask for company and want to hang out with us. It is never a bother for us to get to know people after work hours or on weekends. We do work from home a bunch and are able to help when needed or chat with guests to get to know them or help them with anything. We are always able to respond by text if you are just needing help or suggestions with anything.
Berkeley Place Neighborhood is a lovely old 1920-30's diamond gem. We love the old world charm of the homes, and friendly neighbors that we have in our area. It is a great neighborhood to take a walk and wave at passers by, or stop and ask one of them for directions to their favorite lunch spot. We are also very convenient to all of the best things the city has to offer. Take a walk to the park across the street, or a long jog or bike ride on the Trinity Trails.
We are a bike friendly city, but bus transport is not the best. North Texas is behind the rest of the developed cities for mass transit, although you can take a train from downtown Fort Worth to Dallas with a few stops in between. Parking is fine on the street just about wherever you travel, just watch for signage for fees. There are shuttles or taxis that will not cost too much from the two airports DFW International or Dallas Love Field.

We are more than willing to have you join us out to dinner if you don't have plans when you are here. Just let us know what nights you are free and would like us to show you where some of our favorite local spots are. We love Joe T's, Cafe Bella's, MiCocina's, Mama's Pizza, Uncle Julio's, Vickery Cafe, Potbelly's, and more.
No Smoking on property. Pets are only allowed on a case by case basis for an additional fee, no aggressive dogs or dogs that get out of control and not trained to not scratch, jump, chew, bark uncontrollably, or that are not house broken. You must be responsible for cleaning up after your pet. We are a friendly and flexible family that will do our best to make your visit as enjoyable as you want. We live in our main house, the Guest House is detached connected to our carport in our backyard. We live in a very normal family friendly neighborhood near downtown. You have access to our outdoor fireplace, cabana, TV, and BBQ grill.
We love dogs but have had two pass away recently, but we might have another one in the near future. If you have a dog you'd like to bring we'd have to approve on a case by case situation for an extra fee and higher deposit. We would also limit them to very well behaved smaller family pets. No breeds that are known for aggressive behavior, for the safety of our children and neighbors. Again pets only on a case by case situation, so please ask first. Normally we charge an extra $15/day for a dog.
This was our first time using Airbnb and Damian's cottage work out excellently for us, especially since our time in Fort Worth centered around TCU and the Museum District. Our trip was short, and our time at the cottage was very limited, but we felt very welcomed by both Damian and Robin.
In our opinion the neighborhood is among the nicest in Fort Worth, and if anything, the cottage is nicer than the photos show.
We will definitely be looking to stay here the next time we are in Fort Worth.

Damien was a great host!!! Our family of (5) had a GREAT stay in the Guest House. Damien and his family greeted us warmly on our first night there and showed us the ropes. We enjoyed the handsome space it worked well for our family. Damien bought us breakfast treats and left us wine to enjoy - so very generous and hospitable. We enjoyed the yard, grilling and eating dinners in the cabana while watching the Big 12 Basketball Tournament. Everything is just as you see it on line and more. What we really loved was how close we were to the Zoo, TCU, museums and wonderful restaurants. I would highly recommend this place and as our first time using Airbnb Damien and his family have a wonderful oasis in Fort Worth. Thank you!!
Damian welcomed us with a nice bottle of wine and warm greeting. The guest house was nice and toasty (during a cold snap in Ft. Worth). Every detail made us feel at home.
Had a great experience at Robin and Damian's guest house. We did not spend too much time at the house because we were in town for my brother's parent's weekend. They very extremely hospitable and we would absolutely stay again!
The Leonard Guest Cottage is a great little place. We found it to be perfect for us (two mature women, site seeing in Fort Worth). The one bedroom, sofa bed, and kitchen suited our needs perfectly. The location and neighborhood couldn't have been better. Although we didn't spend much time with our host, we were comfortable knowing we could call on them if needed.

Our stay at the guest cottage was a great time and just as advertised. We were able to share some time on Saturday night with Damian and his family in the outside covered patio, with a nice fire and HGTV on the television. As a bonus, we discovered that Damian's sister and her husband, who were there for dinner, are best friends (from college) with my son and his girlfriend. Small world indeed.
We are a laid back family that enjoys spending time with friends and family. We are Texas Rangers and TCU Football season ticket holders. We play soccer and stay active with playing or watching all different kinds of sports. We have two daughters that enjoy reading, playing outside, soccer, swimming, and baseball.
Damian is a Real Estate Investor, and Robin is a Marketing Executive, and both work from home a lot.
