Legend has it, this was the first house on Patterson Ave. Built in 1905 by German brothers, this stone and stucco craftsman style home has three bedrooms with two full baths, one upstairs, the other located downstairs near the laundry area. The kitchen has been renovated with new cabinets and stainless steel appliances including a gas stove.
The rooms have 13 foot ceilings with original crown molding showcasing the craftsmanship of an earlier era. All of the interior doors are original with charming crystal handles. One of the most unique aspects of the property is the double staircase. One set of steps is in the dining room and one in the kitchen, which join together on the way up to the second level.
For energy saving purposes we replaced the old windows with triple pane, durable,and cost efficient windows, which are decorated with beautiful 2 1/2 inch white plantation shutters. The floors are original hardwood.
The basement has a dressing area, with full length mirror. There is a professional steamer for your use. The laundry area has a front loader washer dryer.

Went to Richmond for a weekend of touring Civil War sites. Loved this house, so very much better then a hotel room!! We had the ability to make meals and have separate bedrooms. Very user friendly and comfortable.
The house is quite nice! Airy front porch, good natural light, a basement for storing bikes, and a straight shot (more or less) from downtown. The bedrooms were nice too, but the two full beds were a little cozy (compared to the queen). Would definitely recommend the place to a friend.
I have stayed with Roseanne and Bill in the past and had a wonderful experience. This time my husband stayed with his two sons. They all appreciated having available the creature comforts of home such as a full kitchen, dining room, and laundry. As a runner, my husband especially enjoyed the location with the long sidewalks and nearby neighborhoods allowing him to maintain his exercise routine. Very nice and caring people.
Really enjoyed our overnight stay at Patterson Place while in town for a concert. The home was clean, delightful and pretty much as advertised (pictures and description). It was well stocked with everything you need, from fresh towels, kitchen items, etc. Roseanne was very responsive and helpful throughout the entire booking process. Patterson Place will be a our first choice for lodging when visiting Richmond in the future.

We had a fantastic time at Bill and Roseanne's home. Their home was even better in person than in pictures. It was very clean and very spacious for 4 of us to unpack and really enjoy living in Richmond for 2 weeks. Roseanne was very quick to respond when we had questions and was one of the sweetest people we've encountered in our travels. We travel for work and it's always wonderful to meet kind people who open up their homes to you and allow you to enjoy their home, and town, as if it was your own. I wouldn't hesitate to stay here again!
Roseanne is wonderful. She was great to work with especially when traveling can add unexpected challenges to the best laid plans. Upon check-in, she had little home-made and local touches/goodies which personalized our welcome. Throughout our stay, Roseanne would text and check-in to make sure we didn't have any questions or need anything.
Patterson Place was not only a place to "stay," but a home away from home! During my visit, I wanted to be able to cook and care for my family. It was so nice to have all the basic necessities to have a nice meal, wash the inevitable load of kids clothes, and sit outside to enjoy a beautiful sunset. Even better was the central location to downtown Richmond, Carytown, University of Richmond, or shopping in the far West End.

We had an amazing stay at Patterson Place! Its a beautiful, clean and lovely home and the Bailey's were very thoughtful hosts. We enjoyed spending the holidays there with the family. We had two little ones - a 1 year old and 7 month old and it was a nice, safe environment for them to run/ crawl around.
Our expanding family stayed here a few nights before Christmas. The place was nicely decorated and we had cookies awaiting our arrival. We are definitely considering staying here next year.
We had a very pleasant stay at 6527 Patterson Ave! Our group was in town for work and decided to try out staying in a house over going back to a hotel every night. Not only did it save us $$, it made the week so much more enjoyable!
