Pole Barn parking for 3 car/truck + barn for ATV's, boats. Property (2.3acre) runs between Hwy 21 and Mores Creek in Boise Nat Forest. Tri-Level home sits right on the Creek! Fish, hike, explore!

Guest access
We’ll make sure the driveway has been snow plowed when necessary, before your arrival. Feel free to roam the property. It's large but not so large you'll be out of sight of the house or creek.

Trained dogs are welcome but with the highway on one side and the creek on the other, it could be dangerous for dogs off leash. There are also wild animals that could come onto the property.

SHORT TERM RENTAL AGREEMENT


• THE PARTIES: This is a Short-Term Rental Agreement (“Agreement”) between
The Airbnb GUEST and HOST: Devon Wilson AND Tere Clay, 1963 Kingswood Ct., Meridian, ID 83646 (“HOST”).

• THE PREMISES: “Premises.” HOST agrees to lease the property described below to the GUEST, and the GUEST agrees to rent from the HOST:

a.) Property Address: 3133 Highway 21, Boise, ID 83716.
b.) Residence Type: House/Cabin/Lodge
c.) Bedroom(s): 4
d.) Bathroom(s): 2


• PETS: The GUEST shall have the right to have 2 pet(s) on the Premises. The GUEST is responsible for their pets AND all the damage that any pet causes, regardless of the ownership of said pet, and agrees to restore the Premises to its original condition at their expense.

Trained dogs are welcome, but GUEST may want to utilize the dog run when you are unable to keep a close eye on them. With the highway on one side and the creek on the other, it could be dangerous for dogs to be off their leash. There are also wild animals that could come onto the property and injure dogs or be injured by dogs. The HOST is not responsible for and will not be liable for any injury to pets or injury to others caused by pets.

• WILD ANIMALS: This is a rural property surrounded by nature and animals. Please do not approach any wild animals that you may encounter. An Air Horn handheld cannisters are provided for GUEST use.

• PARKING: Car Parking available on-site.
RV parking with power hook-up for 1 RV is also included in this Agreement.

• SMOKING POLICY: Smoking or vaping on the Premises is Prohibited inside ANY building on the Premises. Do NOT dispose of cigarette butts or materials on the ground or in the creek.

Smoking is Permitted outside. Please be very careful to extinguish all flames in the proper ash trays provided.

• QUIET HOURS: The HOST requires a 10pm to 6am outdoor quiet time with no recorded or live music being broadcast.

• SUBLETTING: The GUEST: Does not have the right to sublet the Premises or any part thereof.

• INSPECTION: The HOST has the right to inspect the Premises with prior notice in accordance with State law. Should the GUEST violate any of the terms of this Agreement, the Lease Term shall be terminated immediately in accordance with State law. The GUEST waives all rights to due process if they fail to vacate the premises upon termination of the Lease Term. The GUEST shall vacate the Premises at the expiration time and date of the Lease Term unless a new Rental Agreement is signed.

• MAINTENANCE AND REPAIRS: The GUEST shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. The GUEST shall leave the Premises in a ready-to-rent condition at the expiration of the Lease Term. Ready to Rent conditions are defined by the HOST as being immediately habitable by the next GUEST. The GUEST shall pay for maintenance and repairs should the Premises be left in any lesser condition. GUEST agrees that the HOST shall charge the costs of said services from the card on file if GUEST causes damage to the Premises or its furnishings.

• TRASH: GUEST shall dispose of all waste material generated during the Lease Term in garbage bags and garbage cans provided.

• QUIET ENJOYMENT: GUEST, along with neighbors, shall enjoy each other’s company in a quiet and respectful manner to each other’s enjoyment. The GUEST is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance to the area by large gatherings or parties shall be grounds for immediate termination of this Lease Term.

• LANDLORD’S LIABILITY: The GUEST and any of their guests hereby indemnify and hold harmless the HOST against all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury or loss. The GUEST expressly recognizes that any insurance for property damage or loss which the HOST may maintain on the property does not cover the personal property of GUEST and that GUEST should purchase their own insurance for their guests or pets if such coverage is desired.

• ATTORNEY FEES: GUEST agrees to pay all reasonable costs, attorney fees, and expenses incurred by the HOST as needed to enforce this agreement.

• ILLEGAL ACTIVITY: The GUEST shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate termination of this Lease Term with no refund of pre-paid Rent.

• POSSESSIONS: Any personal items or possessions that are left on the Premises are not the responsibility of the HOST. The HOST shall make a reasonable effort to return the item to the GUEST. If claims are not made within the State’s required time period or two (2) weeks, whichever is shorter, the GUEST shall forfeit all claims to such items.

I've been managing VR's for 16 yrs . My son owns Woodstock Fire Foods catering woodfired Pizza. We purchased this property so we can continue doing what we love. We love people and will do anything to make you comfortable. We focus on attracting business events & families who want to have vacations together, reunions, birthdays, weddings, etc. Any large group who want to come fish, relax by the water, get their feet wet, play and eat BBQ.
