Airbnb’s proposed reference by-laws for short-term rentals in strata buildings

We’ve partnered with legal professionals Messrs. Zaid Ibrahim & Co. (In association with KPMG Law) to develop reference by-laws that help you and your building manage STRA activity. These by-laws equip you with the necessary knowledge to have informed discussions with your Joint Management Bodies (JMBs) and Management Corporations (MCs). They provide a clear framework for managing STRA activities in strata buildings, covering aspects such as obtaining necessary approvals, ensuring safety compliance, and managing guest registrations.

Banning disruptive parties

  • In June 2022, we officially announced the codification of our global party ban in our Community Disturbance Policy. This means disruptive parties and events are prohibited in Airbnb listings, including open-invite gatherings.
  • The policy includes serious consequences for guests who attempt to violate the rules, varying from account suspension to full removal from the platform.

Enhanced reservation screening

  • Our enhanced reservation screening technology is designed to reduce the risk of disruptive incidents on our platform globally. The system helps assess and identify potential higher-risk reservations by looking at specific risk factors like user history and the timing of the booking.

Neighbourhood Support Line

In the rare case of noise disturbance, nuisance or any neighbourhood concern relating to home sharing in your strata, we have a dedicated 24/7 neighbourhood support line for anyone in the community to contact or report.
The Neighbourhood Support Line is available in multiple languages including Bahasa Melayu.
Anyone can call Airbnb’s Neighbourhood Support Line to report any urgent neighbourhood disturbance such as parties, or send a message to Airbnb to report a concern.
Hosts are encouraged to share details of the Neighbourhood Support Line with relevant stakeholders (e.g Joint Management Bodies).
