Listing setup

Setting prices and availability
I think you can set prices based on objective opinions. I also manage real estate investments and work in real estate leasing. I can help you set a price you're comfortable with based on market research. I would also like to hear carefully about the needs of the host.
Booking request management
In my case, I think positively and generally don't turn away guests who have booked. However, we will be strict with guests who do not provide information such as a guest list. Same-day guests tend to be troublemakers.
Guest messaging
I carry my cell phone with me 24/7 and will reply to any notifications I receive, even in the middle of the night. I'm used to this kind of work and I'm not stressed. I don't know when or what the guests will need, so I'm always ready for anything.
Onsite guest support
Depending on the area, we can also respond directly to any issues or inquiries. If it's online, it's possible from a distance, of course. In fact, I operate within walking distance, but other areas are not accessible by car. Still, I've been able to handle it well so far.
Cleaning and maintenance
We can't help with the actual cleaning because it takes a long time. However, I can help you with my experience in finding and negotiating with cleaning staff from a distance, and creating a win-win situation with them. Good cleaning is the most important thing, so I can't afford to be careless here.
Listing photography
First of all, it's important to see if you can prepare about 10 attractive photos. Even old buildings and rooms can make a different impression depending on the interior and how it is presented. On the other hand, it's important to present the facts accurately in the photos so that they don't look different from the actual space. Also, add or change photos according to the season.
Interior design and styling
I think I can help you within your budget. Even if not everything is new, I can use my experience to advise you on what is necessary and important in terms of the target guest group and the direction of the listing.
Licensing and hosting permits
I have obtained permits for 3 listings on my own.One of them subsequently obtained a hotel business license with the assistance of a judicial scrivener.I am still helping with multiple permits and licenses.I also have a fire equipment engineer and electrical construction license, so I can give advice on that area.
Additional services
We also put a lot of effort into creating an access guide and a house manual.We try to keep the information up to date by changing to a new version as soon as there are additional changes to the facilities.We can also provide advice on accounting matters, such as tax returns, which are the heart of private lodging operations.
