I recommend Price Labs for setting up your pricing. I use it as well and it has helped keep me booked and competitive
Booking request management
Messages are sent out with rules and other info before guests arrive. I review each profile before accepting any booking
Guest messaging
I use the automatic replies that Airbnb provides and also create my own for the frequently asked questions guests may have
Cleaning and maintenance
I check behind cleaners to make sure they didn’t miss anything prior to the guests arrival
Listing photography
Every room should be captured in different angles. With detail close ups of amenities that will be provided like coffee
Interior design and styling
I use Pinterest for ideas. Once I find a color scheme I go from there with decor
Licensing and hosting permits
You must have a permit to host short term rentals. This info is provided by the state and has a fee
