This place is very special from the location and the view! I couldn't stop looking at the sea, enjoying sunrise and sunset on the terrace. Christina came 5x/ week to clean, we didn't expect that. She and Panos, the pool manager, were very friendly and gave us tips for the area. Marc was also available beforehand and very friendly about communication. The small cottage is located on the slope and is accessible from the parking lot via stairs up. It is small but nice. The amenities are sufficient. The sitting area (sofa) could be bigger, if the weather is not so good, is only designed for 2 people. There were four of us as a family, but that was ok too! The 2 bedrooms each had a small bathroom. We were completely satisfied and have the beautiful Location enjoyed very much. Thank you for this lovely place!

The View- Ruby: Luxury,Central,5min beach walk

We stayed a month in the view ruby and it was super comfortable, great location, easy secure parking, incredible views to watch the amazing sunsets or storms roll in and lots of favourite cafes restaurants and bars within 5 min walk - not to mention blocks from the beach! The wifi was fast, balcony spacious and the egg chair was my favourite spot for a morning coffee or evening drink. Fajken and Tea were amazing and hospitable hosts, helped us out with any questions we had and checking in often, but not too much, to see if we needed anything. We’ll be back!

We were an extended family group and stayed for one week. Maria (online)and her father Leo (in person) were impeccable in their care during our stay, even permitted us to stay an extra half day to await our flights as the villa wasn't booked until the following day. It's a lovely spacious traditional family home that warranted respect, set in a very peaceful location that had strict local quiet time rules . Conversely the overhead planes can be noisy as the villa does sit under the direct flight take-off path depending on the wind direction, but this didn't keep us awake at night . We were able to get taxis into the old town for approx 15-20 euros as it was mostly too hot for the 35min walk but we managed a daily 8min dander to the nearest supermarket and bakeries etc. I would probably hire a car if I were to stay longer next time. We thoroughly enjoyed our stay and would highly recommend familia estates. Thank you again Leo and Maria! 😊

We had a wonderful stay at the end of April, the apartment matches the photos, very bright, very well decorated and functional. The view from the terrace is breathtaking, ideal for breakfast or apero facing the sea. Finally, the place is idyllic, the small beach just downstairs from the apartment is superb. We were able to visit the island by car, everything is easy to access. I hope we get to come back and I highly recommend this apartment. The welcome from the owners was very warm, with wine and sweets upon arrival. Thank you

Karina is the best in communication there is no waiting around for a answer. Every time I needed an information She was always there. I was there for a month. The apartment is spacious with nice windows. The internet good enough I worked online every day.The building is new and very close to the beach. I enjoyed the place and could come back! Centrally located, very spacious and comfortable apartment with amazing views over the Mediterranean Sea to Corfu from the balcony, where I sat and had breakfast every morning. Ana was there to meet me and to show me how everything worked. She was very friendly. She made great recommendations for a trip to Butrint to see the Roman ruins, which I took the next day. I would thoroughly recommend staying here!

The place is conveniently located, very quiet and a little away from the rest of the hustle and bustle in Ksamil. Perfect location and wonderful accommodation - we felt very comfortable. Limos is a very pleasant and friendly host who lovingly takes care of his guests. We were very happy here and will be happy to come back.

A great host, a lovely person, who entered our hearts, helps in everything. The apartment was clean and cozy, it has everything you need The complex itself has outdoor showers, sunbeds, swings, a hammock and a grass area for children to run around in a closed complex that is pleasant for families. Really close to the sea, a walk of about 50 steps. Close to the center of Kabus for the grocery store and the main attractions Very recommend
