Simplifying Airbnb service fees
We’re simplifying our fee structure to make it easier for hosts to know what their guests pay and to price competitively. Learn what’s changing and how to keep your payouts the same.
How service fees work
When hosts and guests both pay service fees, you set one price but your guests see a higher price that includes their service fee.
On April 13, 2026, hosts who manage prices using property management or channel management software and were on a split fee switched to a single fee.*
- Single fee: A 15.5% service fee is deducted from your price to calculate your payout. This single fee is based on Airbnb’s global average service fees, which are currently split between hosts and guests. For example, if you adjust your price to $115 to account for the single fee, you’ll earn $97 and your guests will pay $115.
- Split fee: A 3% host fee was deducted from your price to calculate your payout.** In addition, guests paid a 14.1% to 16.5% service fee on top of your price. For example, if you set your price at $100 USD, you earned $97 and your guests paid about $115.
Reviewing your prices
Consider whether you’d like to make any changes to your prices to account for the new fee structure.
- Adjust your prices: You may want to change your prices to keep your payouts and the amount guests pay the same as they were before. As shown above, if you adjust your price from $100 to $115, you’ll earn $97 and your guests will pay $115.
- Keep your prices the same: You’ll earn less per night and your guests will pay less if you don’t adjust your prices. For example, if you keep your price at $100, you’ll earn $84.50 after the 15.5% fee is subtracted and your guests will pay $100.
If you didn’t adjust your prices before switching to the single service fee on April 13, you can still use your property management software to do so. Double-check that your prices, including discounts and promotions, look right on the software and platforms you use.
