New pricing tool compares similar listings nearby
For the first time on Airbnb, you can compare your price to the average prices of similar listings booked nearby.
Hosts like you told us it can be hard to know what to charge. We listened to your feedback and made it easier to understand pricing in your area.
A new map gives you instant access to the average prices of listings similar to yours, whether they’re booked or unbooked. You can use it any time you’re setting or updating your price.
“Our listing is often booked out months in advance, but I definitely want to go in and see other prices and how much Hosts in my area are getting per night,” says Felicity, a Host Advisory Board member and Superhost in New South Wales, Australia. “I’m always checking that my pricing is competitive. I think this feature will be a game-changer for many Hosts.”
Here’s how to compare prices:
- Select any date on your calendar, or you can choose a date range of up to 31 nights.
- Tap or click on your nightly price. A button directly below the price shows a map icon and the words “compare your price.”
- Tap or click that button to pull up a map of average prices for listings similar to yours. On the map, you can opt to show the average prices of booked or unbooked listings in your area.
The prices shown on the map reflect each listing’s average booked or unbooked price for the dates selected. The factors that determine which listings are similar include location, size, features, amenities, ratings, reviews, and the other listings guests browse while considering yours.
