Perfect if you’re looking to disconnect from the digital world and ask your devices, and perfect proximity to some of the best mountain biking facilities in the UK. Make sure you pack some Smidge as those Scottish midges are relentless!

A great place to stay - we had grandparents for part of the time and friends with their kids for the rest of our stay. The lake is fantastic with kayaks and a SUP. There are other craft around but we didn’t try them. The ground floor is one large open plan space which generally worked well for us but offers little separation for multiple groups/conversations. There is an upper floor living room but with good views but we didn’t use it much. Kids enjoyed the table tennis table and it was great to see hares, herons and deer during our stay. The local towns are nice and have all you need, with the bonus of a good butcher and baker in Peebles. Edinburgh is an hour away via park and ride or the bus from the end of the drive. One unexpected highlight was the Robert Smail’s printing room tour. It’s free for National Trust (England or Scotland) members and adults and kids all enjoyed it (you get to print your own bookmark)

Beautiful place in a stunning town right next to the Harbor and Scottish Rail Museum. The place was beautifully decorated and maintained, it had every facility and amenity that we could think of. The little homey touches give the place a really nice feel. Nice and Cozy. The host was very friendly and communicative. He lives 2 minutes away and is available in case there is a problem. Will definitely be staying here on our nexr holidays.

I really enjoyed my stay at Mani's. He is such a kind and considerate person that goes out of his way to help. The place is very clean, is on the outer edge of the city, but busses are across the street. Three different busses that go to the city center, so no long waits. Mani was very responsive to my questions and even gave me a very early morning ride to meet a bus tour. I would highly reccommend a stay there.

We had an amazing 5-night stay, and as my first experience with Airbnb, it set the bar incredibly high. The place was spotless, well-equipped, and just a 2-minute walk to the bus station for easy access to the city center. What truly made our stay exceptional was the warm and positive energy from Fin and her daughter—they were so kind and attentive. I would definitely stay here again and am grateful to have met such wonderful hosts.

Very nice, friendly people, that were always eager to help. The accommodation was same as on the photos, clean and calm. A big advantage for me was the possibility to use the kitchen. Location is good, too - it's a 30 minutes bus trip to the city center. Pleasant surprise was that it's quite close to the airport and I was able to take a bus to the airport even at night (I leaved around 3am)! Overall, strongly recommend.

Perfect for us - great location close to Uni and pretty much everywhere else, steps away from places to eat and shop and yet very quiet location with lovely views, especially of Arthur’s Seat. Matt and Aure’s home is very well set up to make you feel at home, very cosy, peaceful and clean, bed extremely comfy in particular. Matt made us feel very welcome and looked after, gave good local advice (great tapas and best, biggest veggie breakfast I’ve had were only a few metres away) and was very kind and friendly, responded well to messages too. Hope very much to have the chance to visit again, it was a little haven and a lovely rest from a busy life!

A beautiful cottage, in a peaceful and quiet location. The cottage was well equipped and decorated beautifully. Pet friendly which is always a plus. A big garden, hot tub, outdoor fire, and big green egg was a big hit. The grounds of Penicuik Estate are fantastic. Will definitely book again and try another one of the cottages.

Nicola was very communicative and helpful, providing clear instructions and accommodating our requests for bed arrangements. The property was very clean and equipped with everything necessary for cooking. The property had an good heating system that kept us cosy throughout our stay, and the wood burner added a touch of warmth and charm, creating a welcoming atmosphere in the evenings.

This place is amazing - the view is so beautiful! It was so peaceful to sit on the back veranda and watch the ducks, geese and swans out on the loch (fyi they are very active throughout the day and night - you will hear them quacking/honking at different points, but it’s their home - I just happened to be staying near it 😁 it honestly didn’t take away from my experience). The place was immaculate, very cozy and private as well. I rented a car from the airport, and I was able to park at Ingliston park/ride about 15 mins away from the Boathouse and be in Edinburgh by tram in 30-40 mins depending on the stop. Definitely take advantage of public transportation if you can, parking is not easy in the city. Also, try the Edinburgh Larder (or the Little Larder next door) for breakfast/lunch! Overall, the Boathouse was a beautiful place to relax and unwind after a day of shopping/walking around in the city. I would definitely stay here again.
