For me, the location and price were perfect. I would understand if some people are uncomfortable with the neighborhood - as it is a bit rough on certain streets in the Tenderloin. The bonus of being in this location is that Saigon Sandwich is right next store, don't miss it for an incredible and cheap meal.
The rooms were clean and everything smelled fresh. Probably an odd comment - but the quality of the toilet paper here is higher than any Marriott or Hilton I've ever stayed at. Sometimes it's the little things that matter.
THE BED IS COMFORTABLE ...
This is the only thing that I can list as good in this place. So if crashing in a comfy bed is your goal and nothing else matters, go for it.
Otherwise, the neighborhood isn´t dangerous as I saw in some reviews ( Ok I saw 2 guys fighting in front of me inside the convenience
store next door but c´me on...people fight don't they ? ) but you´ll feel like in a disco ( with bad music) all night long , given the noise generated by homeless people, cars, and buses on the street right in front of the hotel.
I was charged a 18 USD fee not mentioned on airbnb.
Call me picky, but my room also had a light switch with an automatic movement sensor, which would be great, if it wasn´t for the fact that the sensor didn´t (website hidden) a result, if you were reading instead of dancing in the room, you would have to get up every 15 minutes to turn the light on again...
Their internet is a joke, and when I called the receptionist, he hung the phone up ( not sure if purposefully ) while I was
explaining the issue. Then I went downstairs and another guy "refreshed" my desktop and played around with some buttons. I´m a system analyst,therefore, I understand a "little" about computers and can tell he had no idea what he was doing and said my computer
was too slow and not the internet.The funny coincidence was that my 2 other smartphones suddenly were facing the same
slowness at the same time.
I just gave up then, and tried enjoy one of the best cities in this planet going out and seeing some
sight-see...but BELIEVE ME WHEN I SAY...THE BED IS COMFORTABLE !!!!
Stayed at the Regency Inn for 4 nights and was super pleased. The staff was super friendly and accommodating. Location is very convenient, room was cleaned thoroughly everyday, breakfast was available in the morning and there was always someone at the front desk at night. More than one would expect for under $60 per night. Highly recommended.
This place is great. It is clean, it is cheap. Yes, it is in the Tenderloin. And it's not the greatest hotel. But it's really close to everything and for this price, you can't beat it. The employees are about 25% cranky and unapproachable and 75% really awesome. Especially Harry who was really helpful and kind.

Lower Tenderloin is a transitional neighborhood, 'yes' it is loud at night and it is a lower income area. Nice enough personnel, basic room amenities. But if you are expecting back franchise-style business class lodging (Marriott, etc) this is not it. Damn good coffee in the morning and centrally located.
I had to shorten my stay for business travel and there was confusion between myself and the hotel admin on how to do this. Note, to adjust an existing reservation (shorten/lengthen), the feature is buried in the Airbnb website, it's not in the app. Call Airbnb to get to it.
The hotel has really nice amenities inside and the people attending the hotel were always really helpful and nice. I would really recommend this place if you want something in San Francisco, close to the city hall and lots of places in a walking distance.
The Regency is a very nice 3 star hotel. My room and the public areas were clean and well kept. When the average room rate in San Francisco is 400 a night, the Regency is a deal. Remember you are not booking the Ritz. If you what the Ritz pony up the 400 a night and don't complain. The neighborhood is the Tenderloin so you need to be aware of your surroundings. Don't walk up Hyde from Market always use Larkin.
The Regency Inn is ok for the price and the location, but I'm sure there are better options out there. We were made change rooms twice because the room was either being redone, or we couldn't use the shower. The neighbourhood is dodgy especially for women, there are plenty of homeless people around and the streets are not well lit. Breakfast was ok, it included bread, pastries, coffee, tea, butter, jam, juice.
Hotel was clean and had good amenities. Frig and microwave in the room were helpful. The downsides were that it was noisy. You could hear people yelling on the street/sirens at all hours of the night. Also it was cold around 10 before we went to sleep and we found out we had no control of the radiator, however at 4 in the morning it had become a sauna in our little room and we had to crack the window. It was so hot our mirror was steamed up. Lastly, the shower didn't work, and I was not about to take a bath in the stained tub.
