good flat in excellent location. recommended!
on arrival in Yerevan we were offered an upgraded (truly!) flat right by Moscow Cinema at no extra cost. it was big, clean with a small kitchen and a great location (BTW central Yerevan is a very walkable and pleasant city). host went out of his way to make sure everything was as it should be and that we were satisfied.

Хорошее местоположение квартиры - недалеко от центра. Одна проходная комната и две изолированные, одна из которых без окон. Просторная кухня.
Отличное местоположение, отзывчивый и адекватный хозяин, пошел навстречу некоторым нашим пожеланиям. Очень довольны пребыванием. Квартира полностью укомплектована, но некоторые элементы требуют бережного обращения. Хороший вариант для эконом-класса.

Всем рекомендую воспользоваться его жильем. Кварира находится в самом центре, отличная обстановка, есть все, в доме охрана. Рядом театр, музей, магазины, кинотеатр, кафе и рестораны.,
First, the good: Location, location, location. This is about as central as you can get, on Abovyan Street, within a minute of Republic Square, close to all sorts of restaurants and shops. Also, the host is an incredibly nice guy who has retained his gyughatsi sensibility (and I say that in the most respectful way). And, last but not least: the hot water is central to the building, which means you consistently get very hot water (unlike other apartments with a small heater that gives you water that oscillates between very hot and icy).
The not so good: The apartment is oriented towards families staying in Yerevan--specifically, Iranian families. There are 5 beds in the two bedrooms: 4 twins and one full. One of the bedrooms does not have a door. There is no WiFi and no big-screen TV. There is no washing machine (but you can request that your laundry be done, for a fee). There is hand soap but no shampoo, conditioner, etc. The building is an old Soviet office building that has been retrofitted. As a result, the doors do not hang right. The windows are high up in the bedrooms and give light but no view (not that you would be able to see very much anyway). In other words, the apartment is strictly basic.
If you are planning to stay here, weigh all the above and make your own decision. There are certainly many worse apartments in Yerevan but there might be some better ones as well.
