The house is located in a very beautiful city Lezzeno, which stands on a very beautiful lake. The house has all the amenities. In addition to WiFi.
This is a rather small unit, tucked away in the back of a small neighbourhood on a hillside. From the ferry terminus at Lezzeno one has to negotiate numerous stairs, steps and cobble back lanes to get there. Not recommended for those with large cases.
The unit itself was disappointing. No Welcome/ instruction book, No WIFI, No TV, No kettle, no tissues, one only toilet roll, no laundry, no iron/ironing board, very poor lighting in the bedroom, poor lighting when coming back after dark over rough dark lanes, no insect screens and top it all off, no wine opener .
On the positive side, Federico's sister was there to meet us and show us the way. Federico responded well to our advice re the TV and did try to fix it, he said he would return with another, but didn't, however he did fix a number of lights that were missing globes.
I felt that the unit was a partly finished project as there obvious things needing to be tidied up ( holes in walls, poor lighting, no light fixture connected to entry outside where wires had been run...etc), so one can only hope they finish it properly before next tourist season.
There is a small deli just around the corner and only one local restaurant (Hotel Aurora) which is about 15 Mins walk toward Bellagio. Food is excellent and the Manager at the hotel 'Margherite' is an excellent host and a lovely lady. Prices are reasonable.
When booking the place we fell for the stunning view and the pictures of the 'terrazza'. A clear mistake! The 'terrazza' is shared with other people and the furniture was dirty and broken. The apartment does not have a comfortable place to relax. Decoration and furniture date from the 60's and the kitchen equipment is hardly good enough to boil an egg. Don't fancy that you can make dinner there. The view is great, the place is clean, but very very basic. To my opinion way overpriced. From the tree nights booked we managed to stay only one.
We were welcomed by Federico's sister, who gave us all the necessary information. Communication before arrival was really smooth. Federico is very helpfull. The appartment is nice and clean. The village is also good starting point to get to know the Como lake.
The appartment has a wel equipped kitchen, but since the appartement has no terrace, you can't eat outside. Not so nice in summertime. As an alternative, there are 2 good restaurants in the village: Aurore (a hotel restaurant, so a bit touristic but really nice with lake view) and Bar Tita, serving fresh fish from the lake. This last one is a real must!!
So, overall the appartment is ideal for passing through (2-3 days)

Le lieu est idéal pour explorer le lac de Côme .
L'accueil par Frederico est cordial , efficace et pas compliqué .
Attendez vous à un confort très simple mais suffisant .

The house is right across from the lake. Much like previous reviews, the bed downstairs is very hard. No air conditioning, and every time we opened the windows we were swarmed with mosquitos or bees.
For anyone who stays here, highly recommend checking out the "Aurora Hotel" across the street. For 10 euro a day, you have access to all their canoes, kayaks, water trampoline and private beach with chairs and umbrellas.
Considering most places charge 7-10 euro per hour for a kayak, we found this to be worth it.
L'appartement que loue Federico est situé idéalement à proximité de Bellagio et à 200m du lac. Une épicerie se trouve juste en bas de la rue et si on a la flemme le restaurant de l'hôtel Aurora vaut vraiment le détour. On peut d'ailleurs également y louer de petits bateaux à moteur ou même des canoës.
L'appartement est bien agencé, la pièce de vie est grande et confortable et tout est très propre.
Federico n'était pas la quand nous sommes arrivés mais sa sœur nous a accueilli et tout s'est très bien passé. Nous recommandons vivement ce lieu!

Very poor experience.
In a town aka beautiful and small as Lezzeno it is hard to be disappointed, however that is how we felt after staying here.
We were so disappointed we left before our stay was even finished and stayed at a hotel nearby for around the same price and it was right on the lake with air con, an amazing view and breakfast included.
The apartment, which looks exactly as it appears in the pictures, is tucked away up numerous back streets and alleys, it is dark and hidden away from the town. It has no view of the lake whatsoever
The aspect that made us leave however was the bed. It was terrible and not even a real bed, it was a futon. It was like a rock, we even used two other available mattresses on top of the existing one, but it made no difference. After sleepless nights we chose to go elsewhere and should have done sooner.
Federico was amazing in the lead up to our stay. Giving us of information and replying quickly. However when I raised the issues abut the bed, he was immediately defensive and seemed shocked and offended.
He was unhelpful from that moment on, and despite polite requests refused to grant us any form of refund for the remaining nights.
I would not recommend this place to anyone, not because of there'd, not because we didn't get a refund, but because there are so many better options out there for a similar price. Your in in lake como after all. You want to enjoy the view, not be stuck in a back alley!
Try a hotel called La Fernace, it was fantastic and in incredible hosts!
Federico nous a très bien accueillis ! L'appartement est très propre mais équipé de façon "vieillotte", c'est dommage et cela nous a un peu inquiété à l'arrivée. Ces petits désagréments ont été balayés par la vue sur le lac et le bruit du ressac ... quel plaisir de s'endormir, bercés par cette douceur ! L'appartement est au 1er et la terrasse au rdc, son usage n'est pas pratique pour les repas, néanmoins c'est possible. Enfin, ce logement est très bien placé entre Côme et Bellagio ! Quantité de visites et de randos sont possibles ! Je recommande cet appartement, ne vous laissez pas surprendre par la déco !

Notre séjour était un peu court pour profiter des randos qui jalonnent la route. Pas de soucis en juillet pour les parkings, et le logement est très convenable pour 5 personnes !
Manque juste une "vue" ou une terrasse...
Federico and his lovely wife Laura have been our guest for 4 days, and we must say that we have enjoyed each of these days. They were both so friendly, in good spirit (no wonder as it was their honeymoon!), and in particular Laura is just such an outgoing person, with a constant smile on her face. They have been both very easy going, uncomplicated and very courteous. We have no hesitation to recommend them to any future host. And thanks again for the wine, Federico and Laura - much appreciated.
Federico is the perfect guest. Quiet, tidy, gentle and pleasant to have stay. Most appreciative of what i would consider just normal courtesies one shows a guest. Would love to have them come stay again.
This guest was very good at telling us exactly when they were arriving and they were very clean. Pleasure to have.
