Massimo was super nice and accommodating. He picked us up from the train station and gave us a tour in his boat.
We loved the location of this apartment, it is far enough away from the tourist district that you get more of a feel for local life, and local restaurants. Still, the hustle and bustle of Venice is only 15-20 min walk. The apartment is incredibly spacious, we were 3 girls and after spending a couple weeks in hostels sharing bunk beds and bathrooms we were grateful to have the luxury of separate rooms. The apartment has a lot of character from the floors to the stained glass doors, and from the window you have the most incredible view, where you can see how people actually live. Massimo helped us a lot when we had trouble finding the apartment, but one tip is to not trust (SENSITIVE CONTENTS HIDDEN) maps to give you directions to get here. We got pretty lost, and Massimo did a great job of helping us find the right place over the phone. We also got a boat ride from him, and we were glad to avoid the outrageous cost of the gondolas. As well he lead us to one of his favourite restaurants and genuinely wanted us to have a good experience in Venice.
Flat was very nice and clean, about 10/15 mins from main shopping street. Massimo, was due to pick us up from the airport, but due to other reasons, we had to make our own way to the flat, not a major problem. Massimo, picked us up from the town centre. The flat was nice and clean, however as mentioned to Massimo, the sofa beds provided were not suitable to two adults, in fact I think any child over 5 would have problems. Massimo, offered us a boat trip for 1 hr, which I am sure he said would be 60euros, but when we finished he asked for 80, I had not option but to pay him, throughout the 1 hr he was on the phone. I personally don't this we got value for money. On our departure he was planned to drop us of to the airport, which is did, but it nearly never happened, due his next tenants not arriving on time. Overall average experience.
There is no kettle and general clean kitchen ware.

Massimo was great and responded quicker to the calls once we reached Venice. We took a boat ride and it was informative. He also suggested and directed us to a nearby Restuarant and we had a great dinner.
Massimo was the most gracious host. We arrived near lunch time and he offered to take us to a local restaurant. the food and service were excellent! Massimo also offered us his services for a boat tour which was amazing. His local knowledge and boating skills were impressive. my only regret was that we could not stay longer at his apartment. he also directed us off the tourist paths to more local festivities. Venice was amazing, and more so after staying with Massimo.
My friends and I loved staying at Massimo's place and would definitely recommend it. Massimo was very friendly and welcoming. He even recommended a great and affordable restaurant for dinner and told us about the area. His flat was very clean and comfortable. He met us in Venice and transported us to and from the port in his boat. We think his manages several properties so be flexible when arranging transportation with him. We appreciated his generosity and ability to accommodate us! I would definitely recommend this flat to anyone!
Massimo is a busy guy. He arrived slightly late on his boat and took us to his flat (for 60 euros) the boat trip took 20 mins and in fairness was a beautiful introduction to a first time visitor to Venice. It was only when we returned to the train station by foot on our departure that we discovered it was a 5 minute walk so the 60 euro charge like a slight scam - especially when on other Airbnb experiences the host offered orientation and transporting to the accommodation for free. Massimo was also slightly anxious to take his girlfriend to lunch when we arrived at the flat and although very pleasant/ charming understandably wasn't for hanging around
The flat was large airy and was in a fantastic location. There was everything we needed. However it felt more like a hostel than a flat and the pictures on Airbnb have been slightly airbrushed as the reality is now slightly more tired.
Despite the above I would recommend this place for a budget traveller... Wonderful location and it met our needs and all added to the experience . And Massimo don't worry it won't

I highly recommend staying at Massimo's flat, it's close to many bars and restaurants and you are also one water bus away from the lido or Saint Marco's square (4.1 or 5.1). Massimo is very helpful and he offers a boat tour that is a lot of fun.
We LOVED it! Massimo was fabulous! Communicating with us constantly and so accommodating! Definitely do the private boat tour and bring a map! But even getting lost in the streets were still fun. Grazie!
Massimo was a great host. He allowed us to enter the apartment prior to our scheduled arrival due to schedule changes. He has a boat and we scheduled a tour of Venice. He is very familiar with the history of the city and gave us some scenic areas that we would not have seen if he hadn't shown us. He called a restaurant and got us some dinner reservations but we had to cancel, my son got engaged instead. He understood and was the perfect gentleman giving us another place to eat that was very good.
We got a ride to the train station from Massimo at a fraction of the cost of a sea taxi.
The apartment was furnished well and there was plenty of room for all 6 adults.
