We needed a room for the last 2 days of our trip, after a road trip down the coast. ian was so nice to let us leave our big backpacks in the room for 3 days prior to sleeping there ourselves. thanks for that! :)
the room itself was really tiny, which wouldn't bother me, if at least it was clean. that was not the case tho. the carpet was disgusting, the sheets were full of dog hair and other things we didn't know how to define, there was a towel, i don't know if it was provided by ian or left there by someone by accident.... all a big disappointing mess.
we didn't use the pillows or sheets, instead our jackets and towels to sleep at night. luckily ian provided a little heater that was necessary or we would've froze at night (he said before tho, that it gets cold at night). the bed was comfortable and we slept fine on it.
the people and ian were nice and friendly, we were a little too tired from our trip so far so we mostly kept to ourselves.
the area of the place was a little shady, but thats the mission i guess. i never felt unsafe in the house since there is a big gate at the front.
it is close to the bart-station 24th and mission and some bus stops...
so yeah,.. all together it was not my best stay, but we were able to leave our backpacks before and we did sleep alright.
since he moved by now (i think) i don't need to say if i would recommend the place or not. i hope his next room (if there will be one) is a little cleaner...
san francisco is still a great place to visit and i recommend that! :)

As stated, compact, simple room at a great rate. The location is great if you want to see the mission (amazing district), and the BART station is only a few blocks away. Philz coffee shop around the corner was also a perfect start to the morning in San Fran.
Unfortunately the stay wasnt great. From having to nearly break our hands to smash open the near broken key lock, to the lack of real bedding or towels and the barely there (email hidden)e stay left a bit of a sour taste in our mouths.
Due to the dust, dog hair and flint from the pillows and blanket, I would recommend choosing alternative accomodation if you are susceptible to bronchitis like myself.
This place would be perfect for those short stay back packers and travellers. However just not right for us.
place is as described . A small room , enough for sleeping purpose.Lots of eating options , coffee shops (philz ! ) and bars nearby .
Ian was a great host. Super accommodating, and a really nice dude. Got us the keys right on time and was super flexible on checkout.
Didn't get to see Ian, but I did get a chance to chat with his room mate for a bit. Room was exactly what i needed for an overnight stay. Exchanged texts with Ian and he made it very easy for me.
Nice people, although we didn't meet Ian. Honestly, this place was not for us - although i am sure some people would like it here. If you plan on spending a large amount of time in the union area, fishermans wharf, pier 39 etc, this is not centrally located... if you are interested in the mission district then it would be great, but we personally found the mission to be pretty dodgy especially at night! The money we saved staying here on accomodation unfortunately was spent on cab rides home as the BART didnt seem safe at night in this area - and we were advised this by many people. The BART however was great for us in the day. The room is small but fine, we found the futon comfortable. The bathroom was ok, a little dirty though. No towels, so bring your own :)

Good place, check-in and check-out super easy. Ian is nice and house is cool, great location in Mission near lots of fun places and transit. Not the cleanest room but good enough for me--and great for the price!
This room is super cheap and convenient, and it's warm and really all you need for a few days in San Fran. We were woken up most nights by people walking in and out, and the bed is just a fold out mattress thing, but so long as you are ok with staying in what is effectively like a big share house you'll be sweet! Don't stay here if you're a couple looking for a romantic/relaxing time, or if you need to spend anytime in the room doing anything but sleeping. It's kind of like a Harry potter esque cupboard under the stairs (tiny).
