The place is a basement apartment that is very close (10 min walk) from the train station and bus drop off point. We visited there in the winter, so it was quite cold in the apartment, despite the heaters which helped somewhat. The space was large enough for two people to comfortably stay there.
The apartment was in a small neighborhood of Venice and quite far from San Marco square (30 minutes by water bus or 45 minutes walk). We enjoyed it because it was far from the tourist trap section of Venice.
Check in and check out was very smooth. I would stay here again.
Nous avons été accueillies par la maman de Cristiano, très sympathique et agréable, malgré notre retard du à notre avion et à l'acqua alta (mais cela fait parti du charme de Venise). Le logement est conforme à la description, proche de toutes les commodités et à 20 mn à pied du pont Rialto.
Un peu sombre et humide, cependant excellent rapport qualité prix quant à l'emplacement, au coeur de Venise!!! Je recommande.
The apartment was well described, and in a great part of the city. It was easy to walk to the Grand Canal and to other locations. In order to get to the apartment my family and I took the water bus from the airport to Guglie and walked about 5 more minutes. We didn't meet Cristiano, but there was a man sent by him to meet us and show us around. The apartment was well equipped and clean when we arrived. We were also able to leave our luggage since we decided to stay after the checkout time.
We were greeted by Cristiano's father in Venice. He was very affable and showed us to the apartment which was nice, clean and tidy. The hot water was abundant and heating was decent. We had a great time staying there.
We were met my Cristiano's father although we were 10 minutes early. The apartment is as advertised. As it is in a narrow street that ends in one of the water canals there is no through foot traffic and it was very quiet at night.

The apartment is not far from Vanezia S.Lucia train station, only cross one bridge that you can carry your back not to hard. Around the apartment is near everything you want .... restaurant, supermarket, travel point, you can walk to St. Marco from here.
Kitchen, bedroom, bathroom is perfect, I suggest this place for everyone.
Good location. Apartment is rather small for 4. Blankets are probably not washed regularly. Lacking of air ventilation that you can't spill any water as it won't dry easily.
Very good (email hidden)eck in and check out very easily. Little noisy at night, but bed is comfortable.
We connected with Cristiano over the phone when we arrived or when we had a problem. We met Cristiano's dad Mario who showed us around the place. His English is limited but he gestured enough for us to know what we need. He gave us the time to get to the airport for our departure which was helpful. It would be nice to know how to use the dryer for the washing machine. I thought there was hand soap provided but there wasn't any. The place is a further walk (at least 20 min-30 min walk from St. Mark's square for the first try) so a lot of walking for us. The other option is walk towards the train station and take a water taxi around the Grand canal for a good view towards city center. But nonetheless, the place has lots of shops around too. The place looks like the pictures provided.
Absolutely wonderful guests! They took such great care of my apartment and were so pleasant to deal with. They are welcome back anytime.
Very honest family, speaks little English, but very friendly and despite the language barrier, we communicated well. The friendly hostess told us that there was a small supermarket very, very close by so we could buy supplies to cook. The apartment is located on a tiny lane that ends at a canal and we felt like locals staying there. Overall, this is a great place for any budget conscious person, who would also like to immerse a little in the Venetian life.
