Rome, "the eternal city," is a must-see, and Daniele's B&B is a great place to stay while doing it. Daniele is available to provide suggestions about where to go and what to see, but also leaves you with enough privacy and flexibility to do what you want. He was VERY accommodating, especially during check-in and check-out. The breakfast downstairs was very nice--the food was good, and I used to sit afterwards and converse with the waiters and owners, who were very sweet and welcoming. Most importantly, the apartment itself is exactly as described: comfortable bed, air conditioning (very much needed in the summer), fantastic central location, and enough private space to relax after a day of sightseeing or touring.
I would recommend this apartment especially to those travelling to/from Rome termini station as it is a very quick walk from there. Provided an excellent base for exploring the city- we pretty much walked to most places from here. The room was clean and was just as described. We were greeted and given a very useful map and told about many different places to visit during our stay. Coffee and a pastry for breakfast in the restaurant downstairs was a nice touch. Positive experience all round
I had a great experience at Daniele's place.
Daniele and his coworkers are really friendly and helpful. They provided great instructions on how to get around. The room was clean and the bed was large and comfortable. The restroom is also well-maintained. The location of the apartment is great, close to the Termini, Metro station, and many attractions. I will definitely go back and recommend it to everyone.
We met Simone, he is a good and helpful guy, and always give us advice on the tour and local transportation.
And the location is good, it takes 5-10mins walk from termini, and 10-15mins walk to Colosseum.
Will book there again if I ever come to Rome again
Loved staying there. I arrived early from the train station, but they let me drop my suitcase off and get ready for the day. How nice is that. The room was a good size, very clean, and there's a metro stop a short block away. I would stay there again tomorrow. And he is very nice. Breakfast is just next door. Gratzie! Thanks! Gracias!

Our plane was delayed and we were late for more than 3 hours, but Daniele was waiting for us and met us near the house (thanks again, Daniele!)
Nice renovated comfortable room with small balcony and small private bathroom. It's very clean and during our stay cleaning was daily. Breakfast was available downstairs at the nearest cafe.
The room is located in 2-minutes walk from metro(Vittorio Emanuelle) and 10 min walk from Termini.
Good ratio of price and quality) All hosts were very positive and polite.
When I booked initially I was informed this particular space was filled but that another location could house us. The second location was very clean near to transportation, restaurants, and Rome's monuments.
The hosts were very polite and easy to reach if you encounter any concerns.
My experience with these guys was not terrible, but not great either.
I say "these guys," because Daniele was not my host. Other than my interaction with him over Airbnb and a text message, I never met him. After initial contact, we were directed to meet his friend, Andrea, at the address on my listing.
To make matters worse, when we arrived at the address and found him, Andrea told me that they had overbooked that room and that we'd instead be staying at a place a 10/15 minute walk away.
This new place consisted of 3/4 bedrooms and 2 very small bathrooms. I felt like I was back in my college dormitory. The place was clean, but no-frills: it definitely wasn't like the room pictured on the listing I booked (but remember, I never saw that place!).
That's when it became clear to me that Daniele, Andrea, and the rest of their crew are basically running a multi-location, low-budget hostel over Airbnb. Such a place was exactly what we were trying to avoid by using Airbnb. Thankfully, we were only there one night.
To their credit, the room was clean and the bathrooms worked well enough. And the place was fairly quiet.
So, after reading this, you should have a much better idea than I did of what you're getting into: you're booking a room in a hostel that will be located somewhere in Rome (who knows how many other locations they have), perhaps not at the address you selected. If you're cool with that, then you will be fine here. Like I said, my stay was pleasant enough. I just didn't realize what I was getting into.

My friend and I stayed 3 nights in this B&B. Although we had booked a bigger room with private bathroom in advance,unfortunately this day the room was in maintenance and they offered us a smaller room next door with shared bathroom. The room and bathroom were nice and clean. Beds very comfortable, location is central, public transport around the corner and walking distance from colosseum.
Francesco and Simon were great hosts, always cheerful and willing to help. After warm welcome they gave a brief introduction and explained where to go in Rome for sightseeing, areas, restaurants and bars. Welcome prosecco offered at the restaurant across the street where also breakfast is served (coupons included). During our stay they were very helpful, responsive and even helped us book airport shuttle taxi. I would recommend this place for short stay in Rome!
