Loved the flat which is on a quiet side street with easy access to waterbusses and easy routes to both Academia and Rialto within 15 minutes of walking. The area is not crowded with tourists as in San Marco which is nice.
Lucia is a lovely and helpful host.
Visited Venice for the art-biennale and stayed 4 nights (august) - the biennale is definitely worth a visit and an opportunity to se a lot of palazzos outside of the main exhibition areas.
By chance we happened to be in Venice for the regatta which was a wonderful experience.
Lucia's apartment was perfect for our stay. Wherever you're based in Venice requires a fair bit of navigation so it was handy that it was located close to the stations for ease of luggage. Comfortable, clean and spacious.
Lucia met us promptly outside of her place. Honestly I do not think you can find a better location in the entire city of Venice (on the island). A 2 minute walk to the main bus and waterbus area. 2 minutes to a coop grocery store. And right about a pretty decent restaurant. The island is very small, so the whole thing is walkable, but if you're not up for that, you're right next to a big waterbus station. It was clean, she was (website hidden), washer, and anything you could ever need.
The apartment is nice, and the price is reasonable. But be aware, it is misrepresented in the listing. Lucia's advertizing is not accurate: there is only one bedroom with one queen-size bed. It is spacious, with an AC. There is also a small sitting room with a couch and a kitchenette, with no AC. In a hot summer it's impossible to use the stove because it gets too hot in the sitting room and if there is no breeze from the canal, you die there. Now very important: the internet! There is no internet in Lucia's house, no matter what she advertizes. She would offer you one-time internet card for certain amount of megabyte at your request - some kind of a hot spot. But you will have to pay for it. Without internet (for which we paid to her only for one week from our two-weeks stay), it was a nightmare. I couldn't really understand why the owner should lie in her listing advertizing 2 bedrooms, 3 beds, internet and garden. None of the above was available during our stay there in July-August. I wonder how it was with other renters and why all other reviewers didn't pay attention to it. Also, water in the bathroom (shower and sink) doesn't mix: it's either hot, or cold, and there is almost no pressure. All fixtures there are cheaply made and poorly work. Overall, it was OK, uncomfortable in many ways.
Lucia came to get us and walked us to the apartment. We would have been lost otherwise. Lucia's place is fantastic. The pictures don't describe how amazing this place is. We stayed here during the hottest time of the year and we were happy to have the AC in the (website hidden) is a unusual luxury in Venice and we were thankful for it. This apartment is very close to Piazzale Roma so getting around Venice was super easy. There are couple of good restaurants and cafe's just down the street. Cafe Gelati has great pastries and Trattoria Hostaria Venixiana has great food. We had the kitchen at the apartment but ended up eating out the whole time. Even the mediocre restaurants were good. Lastly one has to climb 2 flights of stairs to get to the apartment.
Lucia's apartment was just perfect. It was well appointed and had a real sense of authentic style. We had everything we needed to make our stay comfortable. It was roomy and the AC in the bedroom was very nice. It was well situated next to the bus station but you felt as if you were in the heart of Venice. Great restaurant downstairs too.
Lucia is very nice and responsive host. She met us at the bus station and helped with our luggage, many thanks her for that. She gave us a detailed explanation about apartment, the way to find supermarket, restaurants. The apartment was wonderful, beautifully furnished, very clean, bright and spacious, view from the window is amazing. The location was quite convenient, 5 minute walk from the bus station. Thanks to Lucia for her wonderful apartment.

Lucia's apartment is perfect. It is just as beautiful as it is in the pics and everything works. Lucia is very responsive to emails, and was there at the designated time to let us in. This is one of the best.
We were met at the bus station which was very convienent. The apartment was gorgeous and the views were amazing! Loved the air conditioner as well. The only major issue was that the internet stopped working completely on our last day there. The made things a little difficult as we could not get a hold of the host. Otherewise, the place was beautiful and I would reccomend it.
We had a great stay at Lucia's apartment. The master bedroom was spacious and the apartment had all the amenities to make our stay comfortable, such as a washing machine, well-equipped kitchen, dishwasher, etc.
One comment though. The hot water supply from the shower was erratic - the temperature kept swinging from very cold to very hot and some skill and waiting time
were needed to adjust the temperature to one that was comfortable.
Sadly, we didn't get to meet Lucia. But her friend Cinzia met us and was warm and helpful.
