We had a pleasant stay in Venice. The apartment is very well : the heating and equipment are perfect (just missing the TV, stoves and tea towels) and the localization is ideal.

Abbiamo prenotato questo appartamento per trascorrere il capodanno a Venezia, dal 30 dicembre al 3 (website hidden) comunicazione con Chiara è sempre stata molto tempestiva e all'arrivo c'era una sua collaboratrice ad attenderci alla fermata "giardini" dove passano sia la linea 1 che la 4.1 (più veloce). L'appartamento si trova a due fermate di vaporetto da piazza S.Marco in una zona molto tranquilla ma ottima per visitare la città anche esclusivamente a piedi. L'appartamento l'abbiamo trovato confortevole, pulito e con dei riscaldamenti che ti facevano quasi sentire alle Bahamas, per il resto abbiamo molto apprezzato la cucina, ben fornita di tutto ciò che serve per l'utilizzo (dalle stoviglie al sale e detersivo per intenderci) che ci ha permesso di organizzarci un cenone un pò più cheap e poi di uscire a festeggiare. Nei dintorni dell'appartamento, attraversando il parco si arriva su via Garibaldi dove ci sono supermarket, ristoranti e bar in cui l'aperitivo è veramente sensazionale. Ringraziamo Chiara dell'ospitalità e della gentilezza, ci ha permesso di lasciare l'appartamento il 3 con molta comodità avendo il treno alle 16, ne abbiamo approfittato per un'ultima fuga per lo shopping.
We enjoyed our time spent in Venice in this apartment, however I would have to agree with some points made in other reviews to avoid disappointment when booking this apartment. This apartment is not in the centre of Venice, it is convenient enough using the ferry system, however it is important to note it takes almost an hour from the main train station (Venice SL) by ferry. There is a sewerage smell that comes and goes, but this can also be smelt at times through many other parts of Venice. The washing machine did not appear to work and I was unable to find a kettle. The bedroom is quite narrow and the bed barely fits in the space.
But it was not all negative! We had good communication and no hassles with check-in/check-out. We enjoyed getting around Venice by the ferries and didn't mind lots of walking, the location is quiet and appeared safe and the apartment was as pictured.
Chiara's apartment looked like exactly what we needed. Unfortunately, we were surprised and disappointed by several aspects of the stay. As recent posters also said (after our trip), Chiara never communicated to us prior to the trip. The night before I sent an email with no response. The day of arrival (on the train from Milan), I called her. She answered told me to message and then hung up on me mid-sentence. I imagine her English is not that strong. She then told her her friend Emerson, from the Phillipines, would be meeting us to give us the keys. He showed up about ten minutes after we arrived. I would guess this is because I texted her about four times between the train station and our arrival at the Giardini. Then he dropped us off with little explanation of the apartment and told us to leave the keys inside. As others have said we were greeted with a damp smell of garbage that never went away despite the lack of rain. We were on the ground floor, there was hardly any light in the apartment, the light over the bathroom sink didn't work, and the door to the apartment was very difficult to open and close. It seemed like the key would get break off in the lock it was so hard to turn. That said the place was very clean, had everything you'd need for a short stay (ours was only two nights) and is right next to the Biennale (Giardini) and a short walk to the other location. We walked into town each day and didn't find it bothersome. It was easy to get to San Marco and Murano from there, and I liked being on the quiet end of town. For the money it didn't really seem worth it. I would definitely not stay again.
We really liked the location of Chiara's apartment, but otherwise we had a few problems with it. Checking in was smooth - we actually arrived the morning after we were supposed to, but she was very accomodating. We met her 'friend' at the Vaporeto stop and walked 2 minutes to the apartment: great location. Local neighbourhood, away from the touristic chaos, we loved Sestiere Castello. But we had a few issues with the flat itself. It was ok for 2 people but we thought it was small for parties of 3 or more. The place was fairly clean, very dark and with a low ceiling. The bathroom was also ok, but taking a shower meant practically flooding the whole bathroom. The towels looked dirty, luckily we had our own from home. At certain times of the day, a terrible smell invaded the apartment. We first thought it was sewage smell from the kitchen sink, but after a while realized it came from the bedroom! It was really nasty. We messaged Chiara, who only replied 2 days afterwards, and sent a technician to see the place, but he said there was nothing wrong. It might not upset other people, but we were very annoyed by this bad smell. I'm not sure i would stay there again, because I think it is a bit expensive for what it offers, but I would definitely stay in this neighbourhood again!
The apartment is is an excellent location for the Biennale, as noted by others. It is near the Vaporetto stop #1 (also #2 during the summer period). We found transportation to all sights to be quite convenient and enjoyable, Overall, high marks for location. The unit itself has been tastefully rebuilt and decorated and is comfortable for two people but questionable for more.
There are some issues however. A strong septic odor was often noticeable in the bedroom; it became overwhelming after an early evening downpour but dissipated a few hours after the rain stopped. I have a back problem and had real difficulty accessing the bed to lie down or get up and out. It is much too wide for the narrow room. Ideally it would be 30 cm narrower.
As to communication, I would say there was none. We were met by at the Kiosk by Emerson who, along with Gloria (his wife?) work for Chiara. He led us to the apartment and left. We followed him to Garibaldi (at our specific request) and parted company. Emerson was, at best, minimally helpful. Chiara was nowhere to be seen. Nor was there any locally helpful material (restaurants, shops bars etc) to be found. My brief phone communication with Chiara was difficult since her grasp of English appeared to quite limited.
Chiara's apartment was everything we expected...the best was it's location close to Girabaldi and away from all the tourists!!!
Not having a TV was not a hassle...not being able to work the washing machine was but we found a self service laundromat near St Marco and left those directions pinned to the wall for future guests!!!
The bakery twenty metres away was great and Trattoria dai Tosi just around the corner was where we had our best meal in Italy!!! Bookings are essential even though one is away from the tourist area and this little nondescript road you would not expect to find such great (email hidden)k for the house special pasta...shrimp, calamari, red pepper and zucchini cooked to perfection!!!
Highly recommend Chiara's apartment and will stay there again!!!
No Wi-fi in the apartment but once you are connected through Trattoria dai Tosi, you can continue to use this if you are close by!!!
Chiara's apartment was clean and comfortable. We were quite happy with it and would stay there again. It is very close to all amenities (shopping, groceries, cafes with WIFI, Arsenale, parks, fresh food markets, good restaurants, and so on: 5 to 10 min away at most). We were able to walk to most of the historical sites, churches, and museums with no problem. Using the vaporetto was not only easy but enjoyable too, and a great way to see this gorgeous city. Websites claim a three day pass is 25 euros but we bought ours at the train station upon arrival and they were 35, still well worth it. Thanks, Chiara, for helping us have a brilliant stay in Venice.

We really enjoyed our time in Venice. The flat was exactly what we were looking for: something more authentic than a basic hotel and a bit out of the touristic places but still close to everything.
We had a bit more trouble with the communication with Chiara. For the check-in, it was our fault as we didn't use the good phone number. She actually reacted quite quickly when she realised we didn't contact her.
The negative point was the check out: we received a text message the saturday evening saying that we had to check out the day after by 11 AM. It wouldn't have been a problem if we would have had more notice (like by email a week before arriving).
The overall experience was good but the 'customer relationship' needs to be improved.
