This place is definitely the best place for London. Shoreditch neighborhood is a fantastic place to be. BUT, there are some serious drawbacks here... The studio is very noisy, on the boulevard, but the most annoying is the parallel contract you need to sign when you arrive ! AND the 300£ cash deposit you have to pay ! AND the additional 50£ you need to pay for the cleaning. It was REALLY a big surprise for us, and no negociation possible !
So you are warned. It's not airbnb there, it's something else you definitely don't want to experiment...
DO NOT STAY AT THESE APARTMENTS.
The apartments aren’t secure. We stayed at the apartments for 5 weeks and during this time found the “secure” keypads on the doors temperamental. Sometimes they wouldn’t work and other times the door would open without putting the pin in.
On our last night we came to find our apartment burgled. The management team that attended were not very sympathetic or helpful – to us or the police. They also mentioned to the police the pin codes had not been changed in between guests. The circumstances of the burglary resulted in the cleaner becoming a suspect, due to lack of evidence she could not be arrested.
The beds were very uncomfortable and hard to sleep on. The shower would leak all over the floor – causing puddles in the bathroom, making it unsafe when stepping out of the high bathtub (shower base). The cleaner did the basics – took out the rubbish and gave us new towels. She was supposed to provide a full service once a week, which didn’t seem to happen. As a result we tried to vaccum the living area one day however the vacuum provided in the apartment didn’t work. We did plan on using the kitchen to cook, however very minimal utensils were provided which made it impossible to do so.
The only good thing about this apartment was the location. It’s a very short walk to Earl’s Court tube station and Tesco’s. It’s also about a 25 minute walk to Harrod’s.
I would never recommend/stay here or at any other apartment Imann and Bobby advertise.
Pros: Host (Bobby) was quick in responses. Townhouse is very well located. Private courtyard meant no street noise and safe feeling. Eggs and milk in fridge nice touch and appreciated.
Cons: Quick to respond, but check-in information not sent until day before arrival, after multiple requests. We were already in middle of travel, so request from hosts to fill out then print information sheet was not possible, and easily could/should have been sent before.
At end of stay, absolutely zero communication on how to check out, despite requests for direction. (We just left keys and sent another text.)
Larger issues involve how house is arranged: Form over function in kitchen -- one pan, (a few pots) and very few cooking utensils made self-catering extremely difficult (which is main point of renting and not going to hotel). We tried to make Christmas dinner but just not enough cookware to do everything at once. No napkins or paper towels, even! A renter cares less about how cute the (12?) coffee mugs look in glass cabinet and more about the existence of both salt and pepper.
While technically house can sleep 6 or more (3 bedrooms) the real issue is bath. There are two (separate) toilet rooms, but one bath room with a shower that only gets water pressure if you kneel in the tub because it is on top floor (even then just a trickle).
Listing says washer and dryer but the "dryer" is a hanging rack.
Things to know but accept: Bottom floor extremely cold in winter (we took meals in upper lounge), lots of narrow stairs.
Die erste Kontakaufnahme war sehr professionel. Leider mussten wir feststellen, dass Bilder doch sehr täuschen und in der Realität es anders (website hidden) ist uns aus unverständlich wie man ohne schlechtes Gewissen für diesen Preis die Wohnung anbieten kann. Die Heizung funktioniert nicht. Dies wurde durch zwei Radiatoren ersetzt, die wir je nachdem in welchem Zimmer wir uns aufgehalten haben auch noch in der Wohnung herumtragen mussten. Auch mussten wir (zwei Personen) uns mit dem Duschen absprechen, da der Boiler so klein war, dass man nur in sehr großen zeitlichen Abständen duschen konnte. Hier ist auch noch zu erwähnen, dass der Duschvorhang wohl aus dem letzten Jahrhundert stammt und die Vermieter es nicht für nötig hält einen neuen zu kaufen (maximale Investition 10€). Grundsätzlich ist es ja in Ordnung, dass noch private Gegenstände in der Wohnung liegen, aber wenn man feststellt, dass hier doch professionell vermietet wird, sollte man sich über das gesamte Konzept Gedanken machen. Seit mehr als zwei Jahren abgelaufene Lebensmittel in den Schränken, Dreck in den Ecken tragen nicht zu Wohlfühlen bei. Hier wird Kommerz auf Kosten der Mieter gemacht. Noch zu erwähnen ist die Lautstärke. Uns war schon klar, dass an der Kreuzung es nicht sehr ruhig zugeht, doch von dem Club "Pizza East" haben wir nichts gewusst. Der ist am Wochenende bis 5 Uhr morgens geöffnet und die Betrunkenen gröhlen auf der Strasse. Für diesen Preis würden ich die Wohnung nie wieder buchen und auch jeden davon abraten.
It was two perfect weeks! Perfect location, close to a great neighborhood full of markets with everything you need, and good places to eat.
The apartment was very clean, with clean sheets and towels, the bed and sofa-bed very comfortable.
Wifi worked everyday.
The only problem we had was with the shower. There was only cold water for a week and the problem wasn't solved. But they offered us 10% discount for that week with cold water.
Besides that, everything went great. Great staff, always ready to help.
We had such a wonderful time, and for sure we would love to stay again.
Nice and clean house, very strategically located in a quiet area. The 3 bedrooms are small and there's only 1 small bathroom, but for a few days with close friends, it was OK. Hosts were efficient and friendly (although late for giving final instructions and the check-in itself). Only one thing missing in the house: a corkscrew! ;-)
The place was basic, water leaking from roof into hall way, it was shared with another and no lounge and only a shared kitchen.
Positive: Fast response on emails. Location of flat is good and very close to shops, restaurants and tube. Sainsbury is just around the corner and have everything we need. House and flat was nice and modern. Good kitchen area.
Walkable distance to Natural History Museum.
We were not told which apartment was allocated to us. Pictures were misleading as we thought we were given a lower floor (since i have 3 elderly with me). We were ended up given the top storey (have to climb 4 storeys high with our heavy luggages) and I don't think it was ok. Booked and paid for something that's different upon my arrival is not acceptable. Host should have told us beforehand and if i knew it, i would not have booked this high storey apartment. If you have difficulties with stairs you shouldn't stay here unless it's on the first floor. We felt breathless almost everyday after we climbed the stairs and entered our apartment and you felt worst when the door code system didn't work well (see below).
The doors are opened with a code system which is fine but most of the time we have difficulties opening the door as the green light on the system flash passed pretty quickly and we ended up being locked outside the apartment. We have to try at least 2-3 times and push the door pretty hard to open it.
There was no heater in the toilet. Clothes could not get dry up in the autumn season.
Wifi was pretty unstable for laptop user. My uncle could not connect to the wifi using his laptop and agent could not do much about it.
Only 2 toilet rolls given to us (for 5 adults over 6 days stay). Agent said "finished then that's it"
There's washing machine given but no washing powder (didnt use their washing machine as didn't want to damage their machine with random washing detergent and ended up having to pay for the machine).
Beds are not that comfortable.
I may book this place again provided it's on the 1st floor and not during autumn/ winter season.
Das Appartement hat eine tolle Lage und ist gut eingerichtet. Das erste Treffen war 30 Minuten später als verabredet und vom Telefon aus gab es schlechte Informationen, wann jemand eintreffen wird, damit wir die Koffer hinterlegen können. Danach hat aber alles gut funktioniert.
I stayed for four days in Apt 4, 29 Collingham Place.
Excellent location. Earl's Court was well placed for us to go to all the major attractions in London. There's a Sainsbury supermarket and small cafes/pubs near the area to eat at.
Cost very reasonable for London compared to the hotels.
Reasonably spacious: can accommodate a family of 4 with a queen bed and a double sofa bed.
Kitchenette where we could cook food. There was a washer, dishwasher, microwave, oven, bread toaster and iron. Basic facilities but (website hidden) was ok. Wifi worked fine with a good signal.
A lady comes in to make the beds and empty the trash every day.
Excellent service support. We tried to use the iron one evening and it might have been faulty because the power tripped. On calling the number provided at 9pm, Salman came over to fix our fuse box and provide us with a new iron. He explained that it might be better to use a socket with double outlets rather than the weaker single one for the light.
Apartment was a little hard to find at first as it looks very nondescript. However, Saheel was there to welcome us in.
Apartment looks smaller than the pictures taken with wide angle photography as mentioned.
They need to photograph your passport and credit card which is understandable to protect them but a bit of a security concern.
The place is not as new as it looks in the pictures, the tiles are a little creaky. The bathroom sink tends to clog and daily cleaning service is not provided. The floor mat gets a little icky after a while. No changes of towel although they told us we could wash the towels which is a bit hard if you're out and have no time to dry. It might be helpful if they provided two sets per person.
The hot water boiler has limited heating capacity and needs some time to recharge between baths. It's all right if you use a lower flow but don't expect long hot baths.
We were told we could have an early check-in/ late check-out if the apartment is vacant and available but it is not really possible as the cleaning lady comes at fixed times every day to do the cleaning even if the previous guest had left a little earlier or if there was no one staying the next day. We could leave our things unattended in the apartment lobby in the meantime though.
As mentioned by someone, the alley outside the bedroom is where garbage is being stored, therefore you do get some noise every morning with the garbage being removed by workers.
All in all, we had a good stay in London being able to live like the locals for a reasonable price with reasonable amenities. You will be disappointed if you expect a professional guest-house but I would still recommend this apartment.
Imaan has always been a bubbly character, who is very fun to be around, and has always been very attentive to her guests' needs and makes it a point to be quick to respond to queries. Her list of apartments is always expanding and her team is always standing by at a moment's notice. Booking through them is a pleasant stay guaranteed.
What can I say about Imaan and Bobby? They both are amazingly cool, well organized, thoughtful, humorous and unique people. If you're into design and little funky details, and if you are looking for warm, genial hosts focused on airbnb guests, making them feel as if they are staying with good friends, then you are about to make the right choice. The location of their apartments is awesome as they are all centrally located and close to public transport. Well-priced, very clean, and exceptional communication regarding a late check-in/arrival time.
We have been working with Imaan and Bobby for approx 4 years. They have always been very helpful, courteous and very quick replying to any messages. They have a great range of apartments all over London and you can't go wrong if you choose to book with them!
