Nice ans charming place, great location close to the railway and morena was really sweet only negative thing to say is that it would have been nice to receive some towels :)

La chambre est spacieuse et jolie et donne sur un petit balcon où nous avons pris le petit déjeuner que nous avait préparé Morena . la salle de bain toutefois pourrait être remise à neuf ou être un peu décorée pour ne pas dépareiller avec le reste

It was good experience to stay at Tivoli welcomed by kind host. The location is betweeen city center and railway station. The room was big and clean with a charming terrace. If there were coffee in the breakfast, it was perfect but I enjoyed my stay very much. Thank You.
People like Morena are the reason I love B&B over hotels. She is kind, very inclusive and fun to talk to. I felt very much at home, especially when she invited me to breakfast. The room was exactly like advertised, beautiful for the price. Great location, with at max 20 minutes to anything of interest, and 4 minutes until you are in the old part of town(which is beautiful) You will not regret living here!
The location is ideal. At most, it is a fifteen minute walk through the historic center to Villa d'Este, Villa Gregoriana, and Mount Catillo. It is close to the train station and to bus stops for going to Villa Adriana. It is safe and has a nearby fruit vender, bar, and tabaccheria. The room is comfortable and clean with balcony and fan; the fan was perfect. Morena is knowledgeable about the town and available to answer questions. She has tourist information and books available, and there is the wifi. Breakfast can be eaten in one's room, and it is delightful to wake up to breakfast served promptly on a tray at 8am or 10am.

The website for Sleeping Tivoli assures "Offriamo ai nostri ospiti una abbondante prima colazione: tè, caffè espresso o nescafè, latte, miele, biscotti, yogurt, cereali, pancarré da tostare, burro, marmellate assortite, succo di frutta, frutta di stagione." On the first morning, I received tea and a packaged croissant with a packet of marmalade. I asked for a fruit. That evening or the next morning, I inquired about the "abbondante" breakfast and received tea, a juicebox, two slices of cantalope on a plate, a bowl of biscotti, and packaged croissant with jam packet. What is the point of advertising a delicious breakfast and not serving one? Also, the website says: "Offriamo ai nostri ospiti una tisana rilassante la sera." It was never offered to me.
When I made my reservation, the AirBnB page said check out was flexible. Check out is 10am.
I wanted to go to Villa d'Este first thing in the morning and then pick up my suitcase at noon. However, breakfast came at 8:30am and she required that I return my key before departing for the Villa, which meant I had just less than an hour because she had an errand to run from 10am to 1pm, though her departure was a flexible 10am.
My stay with Morena was short, but sweet! Great place, it was really easy to move around. The red room was amazing, so spacious. I had breakfast in the balcony, very nice. The bathroom is shared, but it's very clean and well kept, there was a hair dryer I could use. Morena was very helpful with tips and directions and always available. The only bad thing was that I had to get out of my room to get the wifi connection and there isn't much of a common area for that. All in all, I definitely recommend it!
