Massimo's flat did the job, however I wouldn't choose to stay here again, for a number of reasons.
Firstly, the bed on the ground floor is not as pictured. It is in fact a fold out sofa bed - two single beds - which I believe were terribly uncomfortable. The sofa itself was also not very clean, however that was resolved by using sheets to cover it.
Secondly, the bedding on the mezzanine level was not very clean upon arrival and we had to change it; frustrating at 11pm when guest 2 arrived.
Thirdly, there is nowhere nearby to leave luggage if your flight arrives before the 2pm check in time. Massimo kindly suggested the bar opposite his house, however they were unable to store the luggage and the nearest train station doesn't offer a left luggage facility, so it meant walking around with cases for several hours, or going to Termini to try and store the bags there. This is often a downside of apartment rentals, although usually some mutual concession can be found.
Lastly, and most importantly, the main benefit of renting an apartment is to feel at home away from home. However, as this flat is not a home, but a continual holiday rental, it felt and looked a little unloved. Not the usual clean, cosy apartments which I have rented on airbnb before.
On the upside, the location is handy for the station to and from the airport and the actual buidling itself was clean, tidy and quiet.

We had a great time in this appartment during our stay in Rome. Thanks to Massimo, his flat is very nice and cozy. There is also a very nice restaurant at the first floor of this building.
