I'll start off this review with two simple words: STAY AWAY!!!
It's important to note, and it isn't noted elsewhere, this is the notoriously well known DUMP on the Island Ban Sua. If I could leave Ban Sua a negative star review, I would. Ban Sau should be blacklisted from Airbnb.
Location, Location, Location
This "resort" is truly remote. Nothing, no exaggeration is accessible. You're up on top of a very steep mountain. My girlfriend and I are active and walking up the mountain was challenging. At the bottom of the mountain is a highway with no sidewalks. Taxi's one way cost 300-500B to go a 10 minute drive. You must rent a car.
Filthy, filled with bugs and lizards. At least we had a cute lizard, we named him Lizzy who lived in our bathroom. Chasing a cockroach and caterpillars out of our room every morning was not a highlight.
Steps through out the facility are cracked and uneven. Many ledges do not have rails.
The water on all the pools smells like chemicals and is murky. My girlfriend got a rash on her legs after sitting in the pool for an hour.
The owner, Klaus is nowhere to be found. Klaus does not make himself available at all.
The entire staff's English skills are comparable to a toddler.
While the staff was busy, and Klaus would constantly defend their productivity, I found them in a shed drinking and smoking. Even took a picture of the crew!
They charge to use the safe in the room, even though windows in both units we stayed did not lock.
Ban Sua advertises an affordable shuttle. Part of the reason we chose this Airbnb. It was never available, ever. We weren't even picked up or dropped off to the pier. Always an excuse. The driver is driving somebody else, the driver has the day off, at 4PM, the driver has gone home for the day. It's a big lie. You will end up paying at least 50% of Ban Sua's daily rate in taxi fees because the shuttle is never available.
But, it gets BETTER. We asked for 2KG of laundry to be washed before we left. Ban Sua had the laundry for three days and it was not complete. When we asked for the laundry to be returned, it was returned, but in bags full of bugs. When we brought this to Klaus attention, we didn't receive a response. When we showed the on site staff, they kept telling us it was their day off. Nok didn't even want to replace the plastic bags. Klaus and crew must think it's perfectly reasonable to take three days to wash clothes, and when not done, to give the client back their clothes in bags of bugs.
Stay here if you like cockroaches, enjoy being on the top of a mountain with nothing to do (the resort has 0 facilities) and constantly negotiating with taxi's. At least the views are pleasant.
Casa genial, vista geniales, habitación enorme y limpia. Problema: el personal. Nos quisieron estafar. Queríamos ir hasta Surat Thani y nos querían cobrar 1600 bath por persona. Por suerte antes de contratar el servicio miramos por las compañías cercanas y resulta que el precio era 600.
Todo genial excepto el personal, deberían de ayudar a los huéspedes y no intentar beneficiarse abusivamente de ellos.

Amazing bedroom at a good location and an incredible view. Very clean and quiet.
We had a great experience - the pickup from the airport was easy, the room was spectacular and just as pictured, and the staff was extremely friendly and accommodating. We rented one of the motor bikes which made it so easy to get around the island and get to places to eat, etc. Highly recommend!
The appartment is well located in the hills of Koh Samui between Chaweng and Lamai. Both cities can be easily and fast reached by rental scooters. The view is just amazing. There are two small bays (one in front and one before Lamai) which we preferred over the big beaches in Chaweng and Lamai. Klaus was very kind and helpful!
Unfortunately didn't met with Klaus.
View from apartment is stunning. Nice beach and restaurant in 10 mins walk. Apartment is cleaned up every day. Apartments is located on the hill between Lamai and Chaweng so you need to rent car/bike to get to shops/restaurants. You can rent car right here, just ask administrator but I wouldn't recommend it. We rented small car here. Car had a lot of scratches on the bumpers and a few cracks. I asked about it but the guy from rent company said don't worry about scratches. Unfortunately we didn't make photo of front bumper. Also as a deposit for car they took my passport. After a few days administrator said that there is new crack on the front bumper. Then she called to guy from rent company and he came to apartment. I didn't have any evidence that crack is old. So after a short discussion I asked how much money he wants for the crack. He didn't answered instead he asked me "what do you think how much does it cost?" It looked like cheating. Eventually after bargaining I paid for that 2000 Baht and got my passport back.
- Better to rent a car in airport. You don't spend your money to a taxi to get to apartments. Taxi cost 500 baht. Car for one day 1000 baht. Same prices (checked it when leaving the island) but you don't give your passport as a deposit. Also you can choose a car. I would recommend a car with a high road clearance (our rented car has about 10 cm between road and front bumper).
- Always do a photo of a rented car even if a guy from rented car said don't worry about scratches.
Great view, good place, nice memories.
This was probably our favorite stay throughout our journey in Thailand. Klaus is very quick and responsive to emails. We arrived in Samui during after hours. He gave us the option of them picking us up from the airport for a fee that is comparable to airport taxis. His wife greeted us and gave us a quick rundown of everything while answering our questions. The property is well maintained and the room was clean and large. The view is amazing! We rented motorbikes for a day from them as well. While it is off the beaten path, we enjoyed it because it was quiet yet still not far from everything. We arranged our snorkeling with them as well. He seems to own a handful of dogs, which were super cute. They did not disrupt our time there. We thoroughly enjoyed our stay! Thank you :)
We stayed at this place for 8 nights and it was great! The staff picked us up from the main road as not all cabs are able to drive up the steep hill.
The view from our place was amazing, the pool area was nice and refreshing with some shaded spots. It was very clean and we were also able to use the wifi by the pool. It was nice for the days we didn't feel like going to the busy beaches. The pool area was very quiet.
It was nice to be in such a quiet location as Ko Samui can get pretty overwhelming in some areas. The little Coral Cove Beach was just down the hill. The water was cooler and the beach was not busy like Chaweng and Lamai.
The room itself was very clean and spacious. The AC worked very well and it was quiet at night. We also rented scooters and were able to get transfer to the airport without having the hassle of trying to get a cab on the street.
