I stayed at this flat while on a month-long research trip; it was very accessible to the National Library and all the main attractions of both the Old Town and New Town. I also enjoyed being able to hike up to Arthur's Seat whenever the fancy struck! Victoria is very kind and communicative; she also gladly accommodated some of my friends who were in town for a weekend. Overall, the flat was quite good value for money.

It's a little smaller than the pictures make it look but totally okay for 2 people. I guess you can do it with 3, if you don't mind occasionally stepping on each others toes.
The flat is very clean and offers everything you might need (washing machine and dish washer go a long way). The water temperature is constant (yeah) and the shower quite new.
Regarding location you can do everything on foot from there. You need about 10-15 mins to the royal mile/city center or take the bus (3-5 min) if you're lazy.
All in all a great stay and a great city to visit.
Victoria was a gracious host and checked us into her apartment on New Years Day. She gave us tips for the area and provided us with parking permits for the lot. The apartment was clean and spacious for our family of four. The kitchen was well equipped and we were able to wash our clothes as well, which was a welcomed option. The location was perfect - 100 meters from a cinema where we would visit after a long day of sightseeing the beatiful Edinburgh. Also a small grocery store and nice pub were right at the end of the street. There was a bustop which was very conventient and if you are a family get a family day pass for the bus - only 7.50 pounds. The apartment was an excellent and affordable option for Edinburgh and we would highly recommend Victoria's place.
Found Victoria to be very friendly and helpful. The apartment is very comfortable and was in a great location, only a short walk along the canal from the Grass Markets, Edinburgh Castle and the Royal Mile. Victoria also has the apartment very well stocked with almost everything we needed in preparing meals etc.
We thoroughly enjoyed our time there over New Years.
Really excellent apartment. The hosts were great, and with a friendly welcome at check-in, and clear and helpful instructions on how to navigate Edinburgh. The flat was warm, wonderfully presented and laid out, and very comfortable to stay in, as well as convenient for all if Edinburgh's main attractions. I had an enjoyable stay here, and would highly recommend.
Victoria was an amazing host! She welcomed us in her flat, explained what needed to be known and gave us tips about what to do in the neighbourhood and in Edinburgh. Then we had the apartment for ourselves and it is a very cosy and convenient apartment, central, perfect for a short stay in Edinburgh! I highly recommend it!
Nice flat in a great location. Flat was impeccably clean and well-provisioned for a comfortable stay. Tons of shops, cafes, and supermarket in immediate vicinity. The bedroom is away from the road and is dead quiet. I slept great! I hit a few cold days during my stay and found the flat less than balmy on those occasions, but still perfectly reasonable. Oh, and Victoria is a fantastic host -- very pleasant and responsive. Altogether, a great stay and an unbeatable value for the money. Thanks, Victoria!
Great apartment! Great host! We really enjoyed our stay. The flat was clean, warm and well organised. All you could possibly need is there! Both Victoria and Mark are lovely and great hosts. We would stay there again if we have the chance.

I had a great time in Victoria's flat!
She is a perfect host, she was waiting for me at the flat when I arrived and milk and orange juce were already in the fridge.
It was a very cosy appartment, with perfect size and perfect location: 3 minutes away from Arthur's Seat, 10/15 minutes away from the Royal Mile and the city center, 3 minutes away from the Meadows. I lived in Edinburgh two years ago and this area is a great one. Close to everything and quiet! Specially St Leonard Street. If you tired after a long, long, long day of walking in the city, you even have many buses to come back to the flat.
The flat in itself is very well furnished, all you need to cook, a cosy living-room, a nice bedroom, and a lot of books!!
I can heartily recommend this flat. I had the most perfect week. Thank you again Victoria !

Victoria and Mark are a very sweet and laid back couple, even whilst Mark had to work on his computer! and very appreciative of the sites and local life.. They were perfect guests and I sincerely hope that they can come back one day to see some of the things they missed
