Due to the bargain cost, this gets 4 stars, but this is the kind of place to use if you are really short of cash and not bothered about comforts; just looking for a place to sleep. There was a strong smell of wet dog/slash cigarettes throughout, which we managed to mask with electric air fresheners, but it didn't stop all of our clothes and gear smelling once we were back home.
The furniture was very sparse, however, Julie was very good at accommodating our needs and quickly supplied a dining table and more chairs (so all 4 guests could sit and eat together without eating off our knees). The kitchen facilities were minimal, with a very small fridge (only really big enough for a few drinks) and just enough mugs, glasses, etc for 4 people. I've made some simple suggestions to the host to vastly improve the place so hopefully they will be considered.
You get what you pay for here - cheap price: basic accommodation. Julie as a host was very friendly and keen to please. If not for her, and the cheap price, I'd have given this a lower rating of 2 or 3 stars.

Great location in the country and nice host, although the room smelled like 10,000 cigarettes had been smoked in it, and we were given a double bed (even though a twin had been requested). Very hard to find the property.
Looking for affordable accommodation whilst I was attending a course at the hospital in Perth, I booked in here. Due to work commitments I arrived late but this wasn't a problem for Julie, which I really appreciated. The room was very clean and comfortably furnished, with a fridge and television. Julie even provided cereal, milk, yoghurt, juice, coffee and tea, which I wasn't expecting. The only slight drawback was having to share a bathroom with three others but once I realised this, it really wasn't a problem - I just made sure I got up a bit earlier! The bathroom, like the room, was clean and there was plenty of hot water for all. The accommodation overall was ideal for me; I was out at a course all day so I only really needed a bed (but was grateful for breakfast too!) It was a clean, warm base, in a quiet rural setting, only 10 minutes from Perth. The host didn't provide me with a front door key but this wasn't a major issue as I was only staying for three nights and she was always there to let me in; no doubt if you stayed for longer Julie would have happily provided; she was friendly and welcoming.
It is a bit difficult to give a useful report as we were given a small flat instead of a room as there was a problem with overbooking. Therefore we have no idea what the rooms are like. However, we had no complaints, we were given towels and tea, coffee, sugar,water, cereal and biscuits for breakfast so that was nice. The place was clean and quiet as it was well off the road up a long drive. The only minus was that there was no name at the end of the drive to tell us where it was which resulted in us and another guest driving around in confusion until we were forced to phone up to find out. To help anyone else intending to stay here, look out for a church and go down the drive to the side of it. It is the first gates after the church. There is plenty of parking. The host was there to welcome us and was helpful if a bit stressed!
