Ursula is the perfect host! Really couldn't ask for better. She was responsive to all my emails, friendly and helpful, brought a few things down for the unit that were missing, and went way above and beyond the typical host's responsiveness by installing a gate to keep our dogs apart, since ours isn't always friendly to other dogs. She is constantly improving the unit and obviously cares a LOT about the house, the garden, and the overall experience of her guests. She and her husband even invited us up for a drink while they were here!
The unit itself is very nice indeed. It's comfortable and spacious, with nice finishes and beautiful artwork on all the walls. The wifi is a bit weak on the first floor but works well on the second floor (closer to the router in the owners' penthouse). The kitchen is well-equipped and easy to work in. The garden (front and back) is charming, but the mosquitoes were a problem in November. especially in back with all the foliage, so we didn't get to enjoy the outside space as much as we'd hoped -- not Ursula's fault, of course.
The neighborhood is close to everything: stores, restaurants, 5th Ave, the beach...we walked or biked everywhere and never needed a car. It is a charming area, though definitely "Mexico" -- louder and more lively than we're used to in the US, with a busy school across the street, a fair amount of traffic (especially at school pick-up time), and music, barking dogs, etc. around from living in such close proximity to others. We are used to quieter spots, so the noise level took some adapting to. Obviously all of this is out of the owner's control but something to keep in mind if you are extremely noise-sensitive or plan to work while you are visiting. The bedrooms have wall A/C units that would likely help mask any nighttime noise, but we did not choose to use them.
We stayed at Toltec House for a month and loved it. The condo is very new, clean and spacious. Our dog LOVED it too esp the patio where he could sun himself or sit in the shade and hear the people and cars go by. The location is great, a couple of blocks from Mega, the supermarket where you can get all your groceries. It is also located a couple of blocks from 5th Ave where all the action is and little longer walk to the beach - about 10 mins which is fine esp if since you end up at the best beach in Playa. Heading west from the house is 30th ave and beyond where you can experience a more local flavour and be in a less touristy area. The area is nice and quiet and feels safe - there is a school across the street from the house - you can hear all sorts of activities from the school during school hours (which did not bother us) and after hours you can see security guys around. We loved our downstairs neighbours who also had a little dog - our dogs would go up and downstairs to visit each other, was very cute! Be careful of the hot concrete during hot hours of the day as after a month, both the little dogs had cement burn on their paws. There were snorkels and masks at the house which was the best thing ever as we brought them with us on day trips to cenotes and snorkelling areas. Saved some money from having to rent gear. You can also buy a snorkel set from Mega for super cheap too so check that out before renting. The sound system in the house is awesome - music and movies sounds so good , the downstairs neighbours said they never heard any noise from us which was great. Other things to mention - there is a cheap laundrette half a block away on 20th - they will wash, fold and pack you laundry in a day which was very handy - we used them a few times but we also used the washer in the house and dried the laundry on the patio - the laundry dried very quickly in the sun so it was easy too. One other thing, the mosquitos in playa are bad probably because of the rainy season. Be prepared as soon as you leave the house and keep all doors shut! When we first arrived there were a couple of mozzies inside but once we got rid of those, the house was my safe place! Those suckers love me and they were the worst part of my trip. If you're like me and allergic to bites, as long as you take full precautions at all times outside the house you'll be ok. I highly recommend Toltec house and Ursula. She was so awesome in helping us prep with our trip and gave us lots of info about...
We had a lovely stay at Ursula's penthouse. The location was fantastic...quick walk to to the beach and restaurants but far enough away so that it was quiet at night. The penthouse is beautifully decorated and the kitchen was very well appointed. All high end appliances! The bedrooms were very comfortable and the beds nice and soft. Furthermore, the sound system was well integrated to play music both inside and outside with many iPod connections. The air conditioners worked very well, but the good cross drafts in the house and strong ceiling fans made were good enough for us. Also, great WiFi connection through out the house.
Ursula and her team in Playa del Carmen were very quick to respond to our questions. I recommend staying here!
I had the opportunity to stay at Ursula's property in Playa and would strongly recommend the apartment. There was more than enough space, and the design and layout exceeded my expectations. The location is also great. Ursula has put a lot of care into making the property feel like a home away from home for her guest. She was also very prompt in responding to any questions I had regarding the property and also provided many recommendations regarding Playa, so that we could make the most of our stay.
We had a lovely vacation at Ursula's place. The house was well cared for, neat and clean, and the beds were really comfortable. Only a 5 min walk to the beach / main street. Any questions we had were quickly answered by Ursula. We felt very welcome, and will definitely be back.

The house is beautiful, very well furnished and maintained. The garden is very lovely and peaceful and both rooms have balconies.
The location is also very good, 3 blocks from the lively 5th Avenue, where you find all sorts of restaurants and shops!
We had an overall great experience and would definitely recommend the house if you are looking for a nice option in Playa del Carmen!
We had a great 7-week stay at Ursula's listing! The apartment is 2 levels with 2 bedrooms and 2 modern bathrooms. The whole house has been recently upgraded and was very comfortable and spacious. The house itself contains two apartments, and being on the lower level meant ample shade and cool breezes so we hardly found the need to utilize A/C. The galley kitchen is quaint and small but contains everything you need for a comfortable long-term stay. We did run into some minor issues with hot water during our long term stay, but Ursula is absolutely fantastic and although was in Canada at the time, we had great communication with her and her handyman, Victor who even came by late at night to check out the issue.
The neighborhood is also perfect with many convenient little cafes, shops, and services nearby. There are two laundromats within 2-3 blocks and 2 convenience stores open late within the same distance. The local feel of the neighborhood was exactly what we were looking for away from the hustle and bustle of 5th Avenue so if you're looking for a more local experience in one of the best and most centralized neighborhoods in Playa, then definitely consider staying here! We hope to come back soon and would definitely consider staying again!
