Mario was a great host; friendly, easy-going and happy to check us in after midnight. The location of the flat is really incredible, and the space was ample for two people. I highly recommend staying here.
We had a mixed experience with this apartment. The location is fabulous. You are just steps from the Pantheon here which is amazing. It is spacious (there were 4 of us, 2 adults and 2 little kids). Communication with Mario was mostly quick and easy. The downsides were that the apartment, while clean (the kitchen and bathroom surfaces were shining), is very run down. A coat of paint and fresh furniture coverings would help a lot. They are stained which is really unappealing to me. It feels dirty in there. Fresh blankets would help too. In addition, we lost power once, and the lights stopped working in the hallway another time (which Mario came and fixed right away to his credit). The toilet seat was broken when we arrived (Mario fixed the next day) and there were no instructions left in the apartment, which left us without hot water our first day (when you really want a hot shower after traveling). All our issues were little ones, but the amount of them, for a visit of just a few days, really detracted from our experience in Rome which in unfortunate. While the location is fantastic, and Mario seems very nice, this wasn't a very good fit for us. Other people seem to have had much better experiences, so we may have had some bad luck in terms of timing, but it wasn't a great stay for our family.
To start the apartment is located in Via del Seminario 108 and not 82...number 82 belongs to a shop of souvenir so the owner should update this important information...we were walking around to find this number until a lady approached us and asked us whether we were looking for Mario's apartment…
The apartment is on the 5th floor without lift so ensure you do not have a heavy baggage.
We entered the apartment and we were immediately welcomed by a freezing temperature around 10 degrees...the owner could have at least switched on the heating system the evening before...however we decided to switch on the heating (no instructions were available and the lady did not have a clue on how it worked). Notwithstanding this, the apartment stayed cold for our entire stay: heaters were not powerful enough, we froze and got sick because it was so unbearably cold! On top of this, from the hot shower in the bathroom only few drops were coming down...not enough pressure!! Sofa beds were not that comfortable either.
The only positive side of our stay was the location next to the Pantheon, and that's it! So I would not recommend you this place.
We arrived very late, after 2400, but Mario was there. We spent 4 nights including Old Year. Not much during the day, because we were out walking from one touristic thing to another. Everyday for 12-20 km's. Freezing cold outside, but luckily Mario had heaters in his apartment. This place is excellent positioned, not more then 30 minutes away from the Vatican, the Colosseum (with fireworks!) the Plaza di Popolo or the Borghese. And all the other monuments. Eatingpossibilities in our street or just round the corner. When you step out you see the Pantheon just a few steps away! Sleeping for three people was ok, the 4th en 5th not so excellent. We were with 5 grown-ups. Two had to sleep on an old bed-couch and a stretcher. A good working toilet and shower, so that was also good. A little kitchen which we didn't use very much, because we ate outside. We bought online tickets for the Vatican Museum (and climbed 500 steps in the Basilica San Pietro), also for the Galleria Borgese and the Colosseum including the Foro Romano. We were happy we did that, because we coulsd skip the line three times which saved us several hours! When you rent this place it is not for staying in, but it is excellent for going out!

We stayed at this place for 4 nights. First of all the location is absolutely perfect! It is easy to walk to almost all attractions in the Rome. Ranging from 1 min to 30 min walks. And even a little long walks are recommended because there just is so much to see in your way, around every corner lures a new gigantic roman building or statue.
Since we stayed in dec-jan it was pretty cold in rome -2 -10 degrees. The master bedroom had a heater and was warm. However the other 2 rooms were really cold, especially during the night. The master 2 persons bed and 2 one person beds were ok, however the sleeping couch was very uncomfortable. I felt more like sleeping in a shitty hammock than a bed with those worn out metal springs, causing me backpain and uncomfortable nights. I hope Mario will change this bed, or I hope that you plan to travel with less than 5 people!
The optional heater worked marginally and caused the electricity to black out in the entire room, another thing that hopefully could be changed by Mario.
And be aware that your 220V plugs will not fit in the contacts, even if some converters are provided this did not allow our devices to work in all wall plugs.
Overall we would rate this accommodation:
We would recommend this place. A good stay if you plan to be mostly outside and don't expect more than you pay for. However a few things could be improved and lead to a much higher rating.

Mario was an excellant host! He was extremely prompt with communication, met us hours before we were meant to check in as our plane arrived early and he was extremely helpful when my partner left his passport in Rome and had to return days later to pick it up! The apartment is spacious and very authentic, the location couldnt get any better you really feel like a Rome local. Would definitely recommend. Thanks so Mario for all your help and local knowlege on where to eat!
Amazing location. Central to all of Rome's sights and Pantheon practically at the front door.
Apartment was great for what we needed. A little quirky, clean, spacious and Mario was very helpful.
Great location right next to the Pantheon! We had everything we needed in the apartment, exactly as described. Unfortunately we did not meet Mario in person but he was very responsive to our messages.
La casa estaba situada en el corazón de Roma, veíamos el Panteón nada más salir del portal.
La ubicación, inmejorable.
El apartamento estaba totalmente reformado y era tal y como figuraba en las fotos.
Mario permitió amablemente que dejáramos las maletas durante todo el último día de estancia, ya que nuestro vuelo partía tarde, lo cual nos facilitó mucho las cosas.
En mi llegada tuve alguna pequeña dificultad en las comunicaciones, pero lo subsanamos enseguida.
Lo más complicado era acceder al apartamento asignado, debido a que carecía de ascensor y ello planteaba alguna dificultad para mi madre, que es algo mayor y viajaba conmigo, pero no defraudó para nada mis espectativas.
Quiero volver a Roma ya.
We got to the appartment late at night and Mario organized everything so that someone would be waiting for us! The location is great! We walked everywhere (only took a bus to Vaticano) and every little street had something to see.
We had some trouble with the hot water (without knowing we turned the switch off) and talking to Mario was really easy.. He helped us right away!
The bathroom is new and it was really confortble sleeping there!
Mario was a very welcoming host and even helped us with the luggage. The apartment is in a fantastic location - just steps from the Pantheon and minutes from Via Corso - a major road so we were able to walk/bus everywhere. Apartment is as it looks in the pictures and is highly recommended for a visit to Rome.
