An amazing property to get the best of all worlds. The cottage sits on a tree covered lot off of the pond where we caught fish (bass and sunnies) and kayaked while only half a mile to a quiet stretch of beach. The cottage itself is partially updated. Larry the owner was very responsive, pleasant, and accommodating.
The location was perfect for our Memorial Day weekend and Larry was very helpful and accommodating. Hope to stay here again!

The location and house were just what we needed-a calm,comfortable home "base" for some sight-seeing and relaxation. There is one queen bed and two twins-a small oversight on my part which is tricky for two couples, but we made it work. He provided fans in the house so the mild weather made it completely comfortable and sleepable.
The house is on a lovely shaded lot near the pond and we took in the sunset at the pond and ate most of our meals outside at the picnic table. We got lobster and clams from Greenport and were able to relax in our own space in the mornings checking out the birds and breezes. We walked the 1/2 mile to the beach, but having a bike there would be ideal if you don't feel like driving but want to get out and around.
Beautiful property with large grounds and many trees leading down to the lake. 10 minute walk to beach. Very quiet and peaceful
This place is just perfect for a quick getaway. The lakefront is beautiful and the beach around the corner is wonderful and extremely quiet. The location is convenient to everything and Larry is an excellent and informative host. This was my second trip to this property and I will definitely be back.

We were really excited to get away from the city and spend the weekend at Southhold. Larry was very informative and sent us several emails with things to do/see during our stay.
When we arrived at the property, the house had a moldy smell to it. The place was not clean. There were dead bugs everywhere. We immediately opened up all the windows to ventilate the cottage but the smell was still very strong. My fiance could not tolerate the house. On the first night we had to drive to town to buy benadryl just so she could stop sneezing and coughing. The only time she was okay was when we were outside.
The wifi is this house is pretty much non existent. We really wanted to explore Southhold so we brought our laptop so we can get directons to places. We were very surprised to find that the only way we could get a signal was to walk over to the second house on the property where the router was. The cottage needs its own wifi or at least a signal booster.
The house has no oven. We planned to cook all our meals so we had to use the charcoal grill. As a courtesy to future renters we replaced the bag of charcoal in the front patio as well as the lighter fluid.
If you can get past everything else the house is in a great location. The beach is a 10 minute walk away. The lake is on the property.There is fishing. There are wineries and organic farms to visit.We were lucky to find the town of Greenport while driving and we spent a lot of time there.
As for the money we spent on renting the house for the weekend, it wasn't worth it.
What a lovely place!! My boyfriend and I had a great time sitting by the lake, going to the beach, and biking around in Southold. Larry was very helpful and informative. I would definitely recommend this cottage.
This cottage is a real find. It's comfortable and very convenient to the beach and North Fork wineries. The setting is extremely quiet and the woods and lake are lovely. Larry was gracious and helpful throughout. I could not have asked for a better experience. I can't wait to go back.
