This was a very misleading listing, to say the least. And sadly, after several years of using Airbnb throughout tons of cities/countries, this is the first poor experience/negative review I have had.
While the pictures are fairly accurate (though paint it in a much nicer light than what it actually is), you don't see the view or location of where the villas sit. They're in the middle of a construction site, far from the beach across a busy road facing a large, unfinished, unpainted, building smack dab in front of the 4 villas w/trash and construction debris littered everywhere. So sitting on the porch of your villa, or in bed looking out the glass door entry, that's what you'll see. They're up a long, treacherous, unlit, unpaved, ravine-filled rocky dirt path on the opposite side of the busy roadway from the beach. And the beach is not right by the road once you've reached the end of the drive...it's still a considerable walk through knee high weeds/brush.
Rob was difficult to get in touch with leading up to the reservation-wasn't responding to texts or emails for two days leading up to the trip so had to call him when on the ferry en route to Koh Lanta around 11AM day of checkin. His excuse was "he was busy and hadn't had time to check his airbnb messages from yesterday yet." When I arrived, Rob was nice and when I mentioned that I wasn't really feeling the vibe of the property or the accommodations, he tried to convince me to stay at their other property "Lanta Pavillion" down the road almost a kilometer and very dingy (check out pics here: (website hidden)_Review-g303905-d605052-Reviews-Lanta_Pavilion_Resort-Ko_Lanta_Krabi_Province.html#photos). For traveler's on a tight budget, it would be acceptable at best. Better for college aged kids and all the reviews of Rob's properties including the villas appear to be budget travelers or early 20 somethings that weren't expecting much in terms of quality. Lanta Pavilion is the location of the "shared facilities" the Villa listing boasts. It's very low quality, and I urge you to read the reviews of both properties on TripAdvisor. Also, I've included a couple reviews from Airbnb below. It's not clean at all, and I'm by no means a clean freak, I live in the east village of nyc and am down with grit and kinda like an edge to things.
When arrived at the villa (mid afternoon after a 2.5 hour ferry voyage), the driver who couldn't explain to me what was going on, had the wrong key and the villa was not cleaned yet. So had to call Rob again and he put me in a different villa. The sheets, comforters, pillows were very old, stained and had multiple holes in them.
After seeing this place and knowing this was the last week of my trip, I knew I had to check out for something of acceptable quality - in fact, it was so not alright that I full on wanted to be "pampered" at a really nice place to wash away the bad taste this was leaving. I told Rob this and he said he understood and recommended that I look further south on the island but continued to use that comment against me in all future correspondence. He was nice but also appeared robotic in his responses and interactions - as if he wanted to say whatever I wanted to hear to appear "nice". It didn't feel genuine is the only way I can describe it. It was uncomfortable, which I'm not used to with any of my other Airbnb experiences.
Finally, Rob made it seem like he would be alright with me checking out early given the circumstances - but when I tried to recoup some of my money, his tone quickly changed and he made it seem like I was insane for even asking. He also strung me along for over 2 weeks with a laundry list of excuses, my favorite being "well I'll have to see how many nights we were able to rent the villa for before I can tell you if we can refund any of the money" - it's not a mystery, the guest log is right in front of you - I've checked out more than 2 weeks ago - you can easily pull up the log for Villa number 3 and tell if it was rented after my departure or not. I know now that he was just trying to max out the 2 week review window so that I wouldn't be able to leave a review for his property.
His accusations above are also inaccurate when he mentions me not liking the "style of the island". Not what I said. In fact, Koh Lanta is an incredible island that I would definitely go back to - it was the vibe and style of this janky property and Rob's handling of the situation that was subpar and definitely not recommended.

I booked two nights here and left after one. I asked for a refund after the first night and was met with a very aggressive manager (check the replies to bad comments below and you will see his aggressive tone)
After leaving the 'resort' he emailed me with a violent and homophobic threat which I have emailed to (website hidden) to escalate further
All in all a complete waste of money and there are much better resorts about a 5 minute walk up the beach
I have been in Thailand for a month now and haven't seen anywhere this bad.
"Rick-We were not satisfied with our stay at this place...the place and host fell short on making this stay enjoyable...The room had brown and red stains on the sheets and there was a couple complaining of BED BUGS At the counter!. The air con didn't work which understandably happens so they moved us to a significantly downgraded room and only refunded us 3 bucks. This is just not good service IMO. We tried to politely explain this to rob, the manager and he didn't care and was not helpful. We hate to complain but we figure people should know. Overall we would say the place is a flop and why risk it when there is so much to choose from."
Alexander - "when we arrived...we were greeted by a dirty pair of women's knickers in the middle of the room. I pointed this out to the bell boy who just laughed, shrugged his shoulders and left. I had to flick them out of the room behind him for someone to later pick them up. The room itself had no welcoming features at all with its plain white washed walls with the odd bit of tape stuck to it and a complete lack of furniture...The first thing we had to do was request a duvet as all that was thrown over the bed was a scabby oversized beach towel."
