Martina's place has a perfect location. Still the neighborhood is calm but has some great shops, pubs and restaurants. The place itself is as described and her mother was right there to help us get settled.
Martinas place is fabulous, fantastically centrally located and with a great atmosphere. We all had a very good time in the palazzo. The dining room and kitchen is fantastically sunny all day and the grand sitting room is just awesome. Since we are ambitious cooks, we found the kitchen equipment a little bit on the sparse side, but we could manage well. Also note, that the third room is only separated from the dining room by a curtain and you have to cross it, when coming from the entrance door after taking the lift. This was no problem at all for us, but if you travel with six people, all looking for real privacy in their rooms, this might not be ideal. Your milage may vary. Overall we'd recommend Martinas place to our friends and would certainly boot this accommodation again.
The flat is spacious, very well equipped for cooking. There are a lot of small things such as coffee, butter, jam so that one can have a proper breakfast before knowing where to do the grocery shopping in the neighborhood.
We spent a great holiday there really enjoying the San Samuel neighborhood, one of the fewer and fewer residential areas where venetians live. Walking distance to all the sightseeing spots.
We (a couple) stayed here for 3 nights. The apartment is very spacious and clean. The location is great. You can walk to the St. Mark's Square and the Rialto Bridge easily.
The apartment is well equipped. Bread, butter, jam, milk and coffee were prepared for us so we could have breakfast in the apartment every morning.
The neighborhood was very quiet. You won't have any problem with noises at night.
Martina was helpful and always replied to our emails and messages promptly before and during our stay.
The only problem we had during our stay was that the wifi didn't work. Otherwise, our stay was great.
We would consider staying here again the next time.
Martinas Mutter hat uns sehr nett empfangen und uns alles gezeigt. Ganz toll war die zentrale Lage mit der Vaporettostation vor der Haustür. Die Küche hatte alles was man so braucht, für das ein oder andere Gericht, das Bad war auch super. Beide Räume waren gut geheizt und die Federdecken waren auch kuschelig warm. da es im Dez./ Jan. auch recht kalt werden kann in Venedig.
Die Wohnung kann ich nur weiter empfehlen.

Superbe lieu ! Clair et agréable, à la déco minimaliste et de bon goût. Et surtout reposant après des journées de visites à Venise en famille. De plus il est impeccablement situé, à l'arrêt vaporetto de S. Samuele et à deux pas du pont de l'Accademia. Pour les petits soucis que nous avons eu à l'arrivée, Martina et sa mère ont été très réactives et tout a été résolu en un instant. En plus les suggestions de restaurant étaient parfaites. Hautement recommandé !
Excellent location and our hostess Francesca (Martina's mother) was just lovely! We thoroughly enjoyed our stay at Martina's apartment. It was spacious and clean and it was lovely to have tea coffee bread biscuits etc as a start. We were there for 5 days over the new year and even though it was bitterly cold in Venice at the time, the apartment was lovely and warm. Thank you Martina and Francesca. We would definitely recommend this as a lovely place to stay in Venice.
The appartment is very central located (touristic area), perfect for a short trip. Recently renovated, very nice and spacious rooms, comfortable bed and functional kitchen. Good heating for cold days.

* Très bien accueilli par Francesca, la maman de Martina, qui vit à l'étage au dessus (bien pratique) et qui parle parfaitement bien français (re-bien pratique).
* Le quartier est génial. On est au coeur de Venise, voisins du Palais Grassi et de sa magnifique collection d'art contemporain ! A 25mn à pied de la place St Marc ou du Rialto (La balade quotidienne est un pur bonheur pour les yeux). Petits commerces (épiciers) à proximité. Pour 120€ (surtout à 5 ou 6 pax) offrez vous le plaisir de venir en "Taxi-boat" directement de l'aéroport. L'arrivée sur Venise est superbe, et on vous dépose au pied de la maison.
* Superbe appartement... 180m2 avec 4,5m de hauteur de plafond !
Décoration simple et de bon goût, beaux meubles italiens, beaux lustres, bien chauffé...
Parfait pour 4 adultes + 2 enfants (2 lits un peu justes pour des adultes).
Précision toutefois, la Vue sur le Grand Canal, est une vue de côté et non une vue de face... Ce qui ne gâche rien au séjour.

The apartment was excellent, right on the Grand Canal and serviced by a vaporetto stop. I knew nothing about the island of Venice before I arrived, but I was able to easily walk to the apartment from the Santa Lucia train station. Martina and her mother Francesca made communication very easy. The apartment itself was ideal for my month-long stay in Venice: set up with two twin beds dormitory-style with a hideaway kitchen and full bathroom, as well as a spectacular view of the Venetian rooftops. I highly recommend this apartment for not only the space itself, but the gracious and wonderful hostesses that mKe you feel welcome in bellisima Venezia.
Martina was a perfect guest! I would definitely have her again and recommend her to future hosts.
Martina and her mother were very nice guests. They took care of the apartment and let it clean and tidy. I highly recommand them.
Martina was an excellent guest! Very respectful of the space, and even made my bed when she left! I hope she chooses to stay at my home again.
