We have had nearly 100 bookings in our apartment since listing on AirBnB less than one year ago and Alex, despite choosing to travel extensively during her stay, has been the most difficult to please. In fact, when we tried to communicate and be friendly she was very cold.
We gave Alex a large room at a big discount as she booked it well in advance for a long period of time. We made no pretence that she was to have the apartment to herself during her stay and she new this from the beginning as we pointed her to another room. To receive a discount on one room and then expect to have a huge apartment to yourself is not workable. If she wanted a whole apartment to herself, she should have made that clear at the outset. We had to reject 5 bookings during her stay, to avoid offending her sensibilities resulting in a significant loss.
She did not warn us that she would be making very late evening and night business calls. When we discussed her booking, she said that she would not be using the kitchen as she did not cook and would be eating out. We gave her the price on the room on the basis of that. When she arrived, we thought that if she did find that she wanted to use the washing machine and kitchen, that for those times we would ask for a nominal amount to cover consumables, energy and water. She made no comment at the time.
It became clear that she was to be able to travel a lot during her 2nd months and made up a range of indefensible excuses to try and get out of the second months rent that, as per the agreed booking rules for the deal we had given her, she would need to have given a months notice to reclaim. She even tried to say that the nominal fee we asked her should she want to use extra facilities was a major reason, when we said that was easy to solve - she could use the facilities, she said she didn't want to use the kitchen anyway. We would not have been able to re-book our best room, but she did not seam to appreciate that is why the booking terms were in place.
During her stay, our son was only present for 5 days in two months, to our recollection, our 2 year old son was only 'noisy' on the second day. We have never had any complaints from other guests about our son.
