Stunning, cosy cottage with space to accommodate two couples or a family, perfect for weekend getaways, overnight stops or week-long vacations. Located in the rural village of Byfield on the Northamptonshire/Oxfordshire/Warwickshire border with endless things to do and see! The Cottage at The Old Haberdashery has been recently refurbished and is located within walking distance of a shop, post office, beautiful park/cricket pavillion, pub and a good choice of scenic walks right on your doorstep.
The Cottage is perfect for weekend getaways, overnight business trips or week long holidays with lots to see and do locally.
Byfield is a friendly village with a beautiful park, cricket pavilion and quick village walks or longer romps around the local reservoir. In addition there is a superb shop selling most items you would find in a larger supermarket. The village pub is good for a drink and superb food can be found a short drive away at The Red Lion in Culworth or The Royal Oak in Eydon. The Kitchen at Farnborough is another popular place to eat, with wood fired Pizzas and an extensive gastro menu. Fawsley Hall is just a few miles away with afternoon tea and more formal dining. The grounds provide wonderful scenery for more rural walks. Further afield Sulgrave Manor, Canons Ashby House, Upton House, Charlecote Park and Farnborough Hall are all National Trust houses well worth a visit. Blenheim Palace is open to the public and holds regular events or or on a rainy day why not opt for some retail therapy at Bicester Village!

This is a gorgeous self-contained annexe which makes a cosy home-from-home for the business traveller, or a great place for a weekend escape. We are well placed for businesses in Daventry, Banbury and Brackley, as well as all the attractions of Silverstone, Oxford, Bicester Village and Shakespeare's Stratford-upon-Avon. I can provide breakfast (and other meals) by arrangement.
This is an old stone barn that we converted into a lovely little cottage. Guests have their own front door, wet-room, comfortable living room, and can then go upstairs for a good night's sleep in a king-size double bed (or twin singles) with pure cotton sheets and feather and down pillows. It has an under-counter fridge (stocked with wine, beer soft drinks and milk), microwave, portable two-ring electric hob, toaster and kettle so self-catering is easy, although there are excellent pubs and a café nearby. I wash and replace dirty plates/cutlery each day, and also offer a laundry service if required.
We are in beautiful countryside in a designated Special Landscape Area, with the Jurassic Way footpath passing close by. Eydon itself is a historic conservation village. The neighbouring village of Woodford Halse has a good selection of shops including a Co-op, butcher, chemist and post office.
  • Great place for a single person or a couple. Bigger than I expected. Very cosy, with a lovely, comfy bed. Victoria was very helpful and accommodating and left thoughtful touches like homemade cookies! Would stay again

  • A lovely space to be in for a few days, very warm and cosy. Quiet and peaceful setting to get a bit of work done and good TV to relax in the evening. The only quibble is the cooking facilities are a bit of a faff but this is described in the listing, but the host is attentive at washing the dishes which is appreciated!

The quintessential country cottage on the edge of the Cotswolds and close to Silverstone. It is situated within the beautiful village of Sulgrave, which has its own community run shop, the welcoming Star Inn and Sulgrave Manor the ancestral home of George Washington. Enjoy your own private sunny garden, snuggle up on the large Loaf sofa in front of the open fire or explore further afield with good links to Oxford, London, Birmingham, the Cotswolds and great shopping at Bicester Retail Village.
Although The Cottage is relatively small, with a lovely warm and cosy feeling, you can find space to sit quietly and unwind or take that important business call. There is a small office space should you need to work but in addition there is a small sofa in the main bedroom with a window looking out onto the garden a perfect spot to unwind. The large Loaf sofa provides ample space for the whole family to relax. If you enjoy cycling or running the quiet roads around Sulgrave are perfect, with plenty of opportunity to explore the beautiful countryside no matter what time of the year.
  • Fabulous stay. Sarah was there waiting to greet us as we arrived. She was exceptionally courteous. The cottage is wonderful and far bigger and nicer than the pictures show. It was spotless and we had everything we needed. It's in a lovely location too. Highly recommend.

  • We had such a lovely time at The Cottage. Thank you so much for making us feel so welcome! The cottage is lovely and bigger than expected. Our two girls loved their bedroom! We have not been to this part before, and loved the pretty and friendly village location, the village shop is great and really well stocked with everything you need really. If you’re staying with children there’s a fab playground just along from the village pub, called pockets park. It has a zip wire! Thanks again, we’d love to return!

A rare opportunity to stay in a 15th Century converted grain store in the heart of the British countryside on the borders of Northamptonshire, Oxfordshire & Warwickshire. This beautiful two storey stone-built cottage is set in the North Cotswolds in a quaint little village called Chipping Warden. This is ideal walker’s country and we welcome dogs (not upstairs please), and there are plenty of pubs within easy walking distance including a local village pub within 5 minutes walk.
Conveniently situated 6 miles form the historic town of Banbury with shopping facilities, a Tourist Office, culture, a cinema and a mainline train station. Birmingham Airport is also just a short train ride away, with a bus service to the village of Chipping Warden. This is a rustic, no frills but cosy cottage. If you wish to feel like you are in the middle of the countryside, but within access of a big town, it will be perfect for you. Being 5 miles from the M40 and almost in the centre of the country the cottage is accessible from everywhere. The Cottage itself is sympathetically decorated to cater for a variety of guests. With a fully functioning kitchen with washing machine in the open plan ground floor, and upstairs there is a shower room and two bedrooms - one bedroom with a double bed, and another with two singles. The Cottage is situated in the grounds of a larger house with its own private garden for reading or relaxing in the sun, and oozes character, you just have to look at the photographs to get an idea of the idyllic situation. The space affords the ability to sleep four comfortably and there is an extra option of a double sofa bed with permission from the owner. There is space to entertain six comfortably with three sofas and a dining table & equipment for six, being ideal for those visiting friends in the area. There are many walks in every direction without the need to get into the car, details of which the host is more than happy to share with you. The larger house is only occasionally occupied, so much of the time you will be able to admire the ample gardens which are maintained to a high standard. The orchard and patio area may be inaccessible if the owners are in residence, but there is still a pretty private garden space behind the cottage. The cottage has its own driveway, which effectively marks out the delineation between the two houses. If you wish to venture out by car within an hour in various directions there is much to explore, from spa's to historic sights, from Oxford City & Shakespeare's Stratford to Bicester Village Shopping experience, many National Trust properties and country houses as well as Warwick Castle and Broughton Castle. Please feel free to ask for any information on what's available in the area, as we'd love for your stay to be as perfect as possible.
There are so many walks for every grade of walker available from a ten minute stroll down a country lane to a full on hike down the Jurassic way. The area is steeped in history with its connections to the civil war and there are so many lovely local sights from the local church and sweeping vistas. There is also a quaint country pub within a 5-10 minute walk of the property and access to many other pubs ranging from gastro pubs to country pubs within walking distance. One of our favourites is the Red Lion in Culworth, but you would need to book this as it gets busy quickly. With the old market town of Banbury so close by, you have access to a whole range of other restaurants, shops, cinema and supermarkets.
  • Lovely place to stay, clean and comfortable

  • Super quaint thatched cottage in a darling English village. The nearby church is stunning, and we even experienced some of the Christmas services there. The nearby walking path was wonderful for morning walks! A great base For Cotswolds adventures!

    Paula2019-12-26T00:00:00Z
  • What a lovely place to stay. We had the most relaxing time here and wouldn't hesitate to recommend. You do need a car to get about as there isn't a lot of amenities within walking distance.

    Sarah2019-10-24T00:00:00Z
  • A lovely little cottage in a stunning location. Listening to the bells ring in the nearby church while watching my daughters look for squirrels in the trees was special and something they'll remember forever

    Bronwyn2019-10-19T00:00:00Z
  • We had a wonderful stay at the cottage. It's truly a beautiful place with an amazing garden and a great walk (with dogs) right around the corner. We had some troubles with the washing machine, which I only want to mention because it was resolved so quickly thanks to Mike and his mum. It is very disconnected from the rest of the world without WiFi and we also had little reception, which was okay but made it hard to plan our days. Overall a truly wonderful place to visit.

The Coachouse is part of an equestrian property. You'll see thoroughbreds grazing around you. Set in secluded countryside, with a network of fantastic footpaths, but attractions like Silverstone circuit, Stratford-upon-Avon, Stowe landscape gardens and Cannons Ashby, even Oxford, are within easy reach as well as a host of gastro pubs and restaurants. We, the owners live next door and will respect your privacy but will be on hand if you need us. The perfect place to unwind in comfort.
So whether you're on holiday, working in the area, or using us as a stop-over, the Coachouse at Highfields is a great place to stay.
The neighbourhood is very rural and quiet. However, the M1 and M40 are only 10 miles away so road links are very good. And if you want a little night life or tourist attractions there are many within easy reach.
  • Lovely place in a lovely environment. There is everything you need for a medium/long stay. It is definitely a place worth recommending.

Welcome to Eydon, a stunning unspoilt village with glorious ancient houses set in an amazingly quiet rural area.. seemingly miles from anywhere but only 15 minutes drive from major towns such as Banbury and Daventry. • Marks place is extremely peaceful, no loud sounds or glaring lights. The village is very picturesque and the cottage is beautifully fitted out and very cosy, clean and well situated. We had a very enjoyable stay.

  • A wonderfully cosy, comfortable and stylish place to stay. The open fire was lovely to have going and the dining area in the conservatory had a lovely ambience ... the fairy lights outside were a nice touch. It was peaceful and relaxing, nice walks nearby and great food at the pub. A really lovely cottage.

  • A stunning cottage in a stunning location. Eydon is a picturesque quiet village with country walks and a local pub just round the corner (as well as some great pubs a short drive away). The cottage itself is even better than it looks in the pics - beautifully decorated with modern touches, but retaining all the character you’d want. We enjoyed the use of the kitchen and the great spacious dining room in the conservatory. Mark was great in meeting us and showing us around. Wouldn’t hesitate to stay again.

    Dan2020-01-01T00:00:00Z
  • The most Christmassy Christmas we've had in years! We stayed at the cottage over Christmas and it was divine. The owners put a gorgeous tree and lights up, which was lovely. The cottage is gorgeous and much more spectacular than we were expecting. I would highly recommend the cottage - it had everything we needed. We want to go back!

    Sophie2019-12-27T00:00:00Z
  • Mark & Tatjana are wonderful, welcoming hosts and their cottage is homely, warm and exactly what my wife, daughter and I needed from a weekend escaping London. The local village comes with a great local pub, cafe and a lot of nearby walks. The cottage itself comes equipped with everything you’ll need and an incredible open fire we made full use of. Great value, great hosts, great cottage and a great location. Fully recommend and kind of wish we were still there right now!

    Alex2019-12-08T00:00:00Z
  • We stayed at Mark’s place for my partner’s birthday, hoping for a quiet and cosy winter retreat in the countryside. We were not disappointed- this gorgeous stone cottage with roaring open fire was exactly what we wanted. Stunning home with lovely little touches to make us feel comfortable. Mark was there to greet us with the fire already going- he couldn’t have been more helpful, and was very accommodating of our cat who came with us! I cannot recommend staying here highly enough, and we would love to stay again. Thank you Mark!

    Louisa2019-11-24T00:00:00Z
  • Mark's place is a lovely cottage, though perhaps not best suited for tall people, unless you're used to ducking through doorways. Not a problem for me and my family. The village of Eydon is beautiful, full of Cotswold stone cottages, and you must check out the Royal Oak around the corner for a pint and food - though be aware there's no food served on Mondays and Tuesdays.

    Jamie2019-10-17T00:00:00Z

  • We stayed here as a birthday surprise getaway for my wife. My sister and brother in law joined us. Firstly the communication from Barbara was outstanding. Any questions were answered almost immediately and with plenty of information. The location is fantastic if you're looking for a quiet getaway. The place itself is amazing and spacious. The bed and pillows are fantastic. Something to note is that signal is a bit of a challenge inside the property however this may be different between networks. Free WiFi is provided however. All in all a great stay we were made very welcome. We would definitely stay here again.

  • Great place and lovely stay - great amenities and extremely comfortable bed and very clean.

    Will2020-01-01T00:00:00Z
  • Spotlessly clean, with many nice touches (e.g. Sky TV, high quality bedding, Underfloor heating etc), make this a very memorable place to stay. The location is remote yet accessible. A perfect place to get away from it all for a few days.

    Louis2019-10-27T00:00:00Z
  • Hay Barn is fantastic, a beautiful, stylish space that still manages to feel like a home away from home. Barbara has thought of everything so you won't want for anything during your stay. The place was impeccably clean and super comfortable. I would definitely stay again.

  • Wow! What a treasure. Centrally located, beautiful area and spotless! The decor is beautiful but not overwhelming. Kitchen is truly lovely and quite nicely appointed. The beds and linens are luxurious and perfectly comfortable. The hosts are lovely but not intrusive. Highly recommend this property.

    Amy2019-09-20T00:00:00Z
  • The Hay Barn scores top marks in every category in the books! Superbly presented and offering every modern amenity you could want for a short or long-term stay. Stylish, practical, spacious and ultra comfortable living accommodations with luxurious touches where they count the most (bed and bath were outstanding). We settled in comfortably even on the hottest day in UK history- without needing a fan in the bedroom- a true sign of the kind of quality you'll find here. Delightful hosts. Easy access to groceries and nearby towns whenever needed, that is, when you're not enjoying the food at The Plough which is a stone's throw away - try their Seafood Chowder, it's among the best I've tasted! Excellent maze of public footpaths within a 5 mile radius through wheat fields, pastures, paddocks (including the Boddington Reservoir and Nature Reserve for walking, running and fishing enthusiasts).

    Arlene2019-08-12T00:00:00Z
  • Fabulous! A lovely home away from home where little details really do make a difference. From the welcoming salted caramel cookies & emergency milk in the fridge to the high end finishes in the Hay Barn we were set for a relaxing weekend. We loved the luxurious setting and creativity in the second bedroom with the classy decorative coat hooks cleverly holding useful coat hangers. Used as a base to visit The British Motor Museum at Gaydon 20 mins/10 miles away. We can recommend both The Plough Inn across the road for a good range of tasty meals and of course Barbara & Paul as most warm hosts. We wouldn’t hesitate to stay again... and again... and again...

This beautiful self-contained thatched annexe is located in a quintessential English village located on the border of Northamptonshire and Oxfordshire. A cosy home-from-home great for business travellers or a great place to use as a bolt hole for the Cotswolds.

  • We spent such a lovely cosy month in the Annex. Deborah and her husband were fantastic hosts. The place was clean and had everything we needed. Thanks for everything!

  • Maggie’s Place was a great place to stay. The hosts are very accommodating and breakfast was amazing. We were there for a wedding at Crockwell Farm, so it was a great location for us. Would definitely stay there again if we were in the area.

    Janet2019-08-25T00:00:00Z
  • Maggie's place is really lovley in the most beautiful village there is so much to explore there. If you love walking, biodiversity and trains there are lots of walks and the old railway system is fasinating story. It has many little independant shops, very rare for a village of this size and the fields are still small scale with trees and sheep grazing good for wild flowers. The welcome we had was great and there's a lovely view across the hills from the bedroom window and breakfast too. They really looked after us.

  • Maggie and her husband were quite friendly and gracious. The room was very clean. The bathroom was large and well stocked with everything we needed. The delicious proper English breakfast served in the morning kept us well nourished for the day ahead. If you are looking for a cozy room in a quaint English village, this is your place.

    Susan2018-12-23T00:00:00Z
  • I couldn’t recommend Maggie’s place to stay more! Absolutely beautiful home, lovely room & bathroom, exceptional hosts and a lovely breakfast the next morning! I stayed there with a friend after attending a wedding at Crockwell Farm - Maggie’s husband gave us a lift down there and let us back in in the evening (after offering to pick us up too!). The location was great with plenty of parking. Thank you for having us to stay, Maggie!

    Rebecca2018-08-26T00:00:00Z
  • We throroughly enjoyed our stay here. The house was lovely and had everything we needed. The room was nice and bright with a comfy bed. Maggie and her husband were incredibly accommodating and friendly. The breakfast was delicious and they made an extra effort to support our vegan dietary requirements which was greatly appreciated. We would certainly stay again if we are back in the area!

  • I recently stayed at Victoria's AirBnB on my own for two work trips. It is a truly stunning and only recently completed large 2 bedroom property. It is a beautiful space in a beautiful location. There is a brand new fitted kitchen with dishwasher and washing machine - which I loved as I like to cook when I am away. I was greeted both times, which was lovely. There was plentiful tea, coffee, biscuits, preserves and breakfast ingredients. This AirBnB would be lovely for a weekend away in the country or for a longer holiday. I would thoroughly recommend.

    Maureen2020-02-27T00:00:00Z
  • This wonderful barn conversion is perfectly located in a relaxing rural setting. There are beautiful rolling fields everywhere you turn. We loved being able to have a gentle stroll across the land to watch the deer before we lost the daylight - that really was an added treat. The accommodation is home from home offering everything you might need. It has been completed to a very high standard, and as you would expect it is very clean and tidy. From the start we had prompt communication to our enquiry and any questions we had were answered very quickly. This made the booking process very easy. Victoria is a lovely lady who greeted us on our arrival and never made us feel that anything was too much trouble. If we are ever in the area again we would certainly return. Thank you once again Victoria. Kindest Regards April and Ian

  • Had a great couple of days away in Stable Cottage. It’s cosy and comfortable and has everything you could possibly need. Linda is a great host, welcoming and thoughtful. She provided all the basics and some lovely extras, plus lots of information about the local area. The cottage is remote with no phone service at all (Bliss!) but good WiFi. With family in nearby Towcester we will not hesitate to return to Stable Cottage.

The cottage looks out onto a lovely garden and we saw a good variety of birds feeding on feeders under a large tree in the centre. A very peaceful setting but lots to do around the area. • We had a fantastic weekend in the Hut. Angela was easy to contact and facilitated an early check-in to fit with our plans. The Hut was beautifully decorated, snug, very clean and had everything we could need including a wood burner, outdoor pizza oven/bbq and fire pit. We were welcomed by a bottle of fizz and a supplies for a delicious local breakfast, as well as some sweet treats. It is the most beautiful setting, very relaxing and quiet, and a great base for some lovely country walks. There is lovely pub within walking distance, and all the information you could need provided. Could not recommend this place more, we will certainly be back!

  • This is such a charming shepherds hut that features some really cute little touches - we felt at home after only 2 days there! Would definitely recommend this place if you're looking to get away from it all in a beautiful countryside location. Angela and Johnathan were very responsive hosts who kindly left some lovely welcome treats!

A fantastic experience of sleeping in a really comfortable tent suspended in the trees with stunning views. You will have your own private space, picnic table and fire pit. Your nearest neighbour is Gabe, the horse, and you are quite likely to have a visit from the chickens, dogs and the pigs, Peppa and Percy. There is a shower and toilet for your own use.
This is totally unique - snuggle up in the cosy tent suspended in the trees with the breeze rocking you to sleep. Complete privacy. beautiful countryside and lots of lovely walks
Oxfordshire and Northamptonshire (we are on the border) are beautiful counties with lots of things to see and do. There is a pub within easy walking distance. Stratford, Oxford and Warwick are within an hour in the car. The beautiful Cotswolds are on our doorstep
  • Such a beautiful place, genuinely had a wonderful time. I was shocked that we actually slept until 10am!!! The tent is magical. Thanks Pauline, we will be back for sure.

    Claire2019-09-15T00:00:00Z
  • Pauline was AMAZING. She went out of her way when I injured myself before the trip to make sure we were comfortable and taken care of. Her and Doug’s farm is so lovely and charming, it honestly is a little bit of a magic and an escape from the city. We hope to come back one day when I’m feeling better! We particularly loved the pigs. Thank you for being amazing hosts!

  • Pauline's tent in the trees was amazing. We absolutely loved sleeping in there, it was an incredible experience. The tent and picnic bench looks out over a beautiful field filled with butterflies and there are quiet, lovely walks all from your doorstep. The sky feels huge! Camping pots and pans and kettle, cutlery, plates, salt, pepper, oil, tea, coffee, sugar etc is all provided. There's a one hob camping stove as well as the fire pit and BBQ grill. We can't wait to come back!

  • Tree tent is fantastically different. Last minute stay for me and my two children aged 8 and 9 was dealt with promptly and with no hassle. Kids super excited on arrival and enjoyed the peaceful surroundings and interactions with the farm animals. Hosts very friendly, available if needed but also happy to let you roam free. Would highly recommend a stay, the huts also looked very inviting for next time.

    Gavin2019-08-21T00:00:00Z
  • Pauline’s farm it’s absolutely beautiful. Myself and my daughter stayed at the tent in the trees and we loved it, such a great experience. Planning to go back in September. Thank you Pauline.

    Andrei2019-08-18T00:00:00Z
  • We had a wonderful stay in the tree tent. It was a surprise for my partners 40th and he wasn't disappointed. Such a unique experience and the fire pit was great to sit next to in the evening. The farm itself is lovely and we fell in love with the pigs! Would love to return here soon. Thanks to Pauline too for being a great host and giving us advice on where to go for lunch :)

    Vicky2019-08-16T00:00:00Z
  • I had a lovely stay here with my son, the area is so lovely and peaceful and the tent in the trees was a lot of fun and a real adventure for my 4 year old! Sitting by the fire pit with the views over the field was very relaxing. There is also a toilet and shower close by which was great. We had a fab time!

Set in the beautiful Oxfordshire countryside. A quaint cottage which has just been renovated for the 2016 season. There is an old fashioned court yard on one side looking out onto a typical farmyard scene and a dog proof garden on the other side. There are footpaths right on your doorstep so that you can go for the most beautiful walks deep in the countryside without needing to get into the car.
An open plan bedroom with two comfortable double beds and a 'put me up ' bed so it can sleep 5. There are partitions that can be put up between the beds for extra privacy. An ensuite bathroom Low beams so care needed is you are tall.
It is a beautiful area full of history. East walking distance to Edgcote House that was used in the filming of Pride and Prejudice. You can also walk to the site of the battle of Edgcote which took place in 1459 during the War of the Roses and where thousand of mainly Welsh soldiers lost their lives.
  • We stayed here with our 20 month old son and it couldn’t have been better, he loved meeting all the animals on the farm. The house was clean and well equipped. We will definitely be back!

  • A very welcoming family who gave us the best experience.. had a great time and kids enjoyed it and felt home . looking forward to our next trip there Thank you Pauline and family :)

    Palma2018-08-01T00:00:00Z
  • We booked at fairly short notice for 3 nights, taking our dog, and we all had a wonderful time . Stable Cottage is a lovely place to rest, read, walk and sit in the garden and watch the sun go down and it must be dog heaven. You can go straight out of the cottage gate and take a lovely circular walk through the fields, past a river where a dog can paddle and get cool, past the village and pub where you can sit outside and back to the cottage. We only used the car once, to shop in Byfield - otherwise it was enjoying a part of the countryside we didn't know existed. Pauline and Doug were great hosts too and we found everyone we met on our walks so friendly . We will certainly be returning.

    Geoff2018-07-12T00:00:00Z
  • Great little cottage and if you’ve got kids they will love all the farm animals! The bedroom is a mezzanine level so if the kids go to bed early you just have to sit outside on the picnic table to drink your wine. :-)

    Amy2018-05-28T00:00:00Z
  • Lovely owners and gorgeous farmland. We particularly loved the horses nearby and our dog fell in love with the owners little dog Tatty who was just adorable. Shame it was a short stay for us as the surroundings were so pretty.

Kept in touch before our stay making it smooth and stress free! The place is ideal for a couple who wants to get away from hustle and bustle. There are some cute pubs and places to eat and plenty of places to go for walks! (The area reminded me of mini wales). Very clean and stylish! I want to thank Barry and Ian for restoring our faith back to using air Bnb as we have had a few bad experiences recently! I would definitely recommend this gorgeous place! Ian - thank you for the book that you have written it’s very interesting and can’t wait to get the 2nd copy! We hope to come back again very soon! Xx

Escape to the country and relax - and only 1h30 from London! Wonderful walks over hills straight from the doorstep. Large two storey, light and bright open plan former granary barn with living space on the first floor overlooking our garden. Entirely self-contained unit in a very quiet location on the edge of the village. The granary barn forms one side of a courtyard and we live in the farmhouse on another side with our small dog and cat. No-one else lives on site so it's very quiet.
The two storey Granary is cosy, well equipped, and very spacious. The downstairs bedroom and bathroom/shower room have underfloor heating and there is a second loo with a washing machine. The open plan kitchen has a dishwasher, microwave, fridge, kettle, toaster, oven & hob. We provide tea, coffee, sugar, milk, olive oil, salt and pepper. The sitting room area has a comfy sofa, TV and large windows overlooking our garden. There is also a dining table for 4 guests. Close to several local Wedding Venues: Crockwell Farm, Sulgrave Manor and Fawsley Hall and near Silverstone and Bicester Village. The Granary also makes an ideal base for visiting Oxford, Stratford, Warwick, Leamington Spa and the Cotswolds.
Within easy access of Oxford, Stratford, Bicester Village, Silverstone, Warwick and the Cotswolds, Wardington is a lovely sleepy little village of almost entirely stone houses and cottages. There is a pub 10 minutes walk away (across fields or through the village) and also an antiques centre and garden centre with a café open 7 days a week, within a 5 minute walk. The village has a Church, and a playground behind the village hall.
  • I had a very lovely stay at The Granary. The cottage is set in beautiful grounds and is cosy and spacious. It was also lovely and clean - it’s a very relaxing place to stay. Jane was a very welcoming host and quick to get back to me with any questions I had. Checking in and out was straightforward. Recommended!

  • Stayed at Jenny’s last night - beautiful cottage in a beautiful village. Jenny was a great host and there was beautiful bread, fresh fruit and yogurt and milk and juice for breakfast. It was very peaceful and will be stunning as the lighter nights come in. Great TV up and downstairs and a very comfy bed. I was travelling for work and like to cook while I am away - so the fitted kitchen was great. Jenny also runs a range of workshops too which look fabulous!

It was also great not having to worry about bringing breakfast with us, a really nice touch. The local pub had a fire going on Saturday evening so we walked up for an early evening drink. There are plenty of walks and it is quiet! Thank you Jenny, we hope to come back. Lynn and Nigel

The Old Smithy is a recently refurbished holiday property with two bedrooms (one double, one twin), two bathrooms (en-suite to double plus separate family bathroom), and large open plan kitchen / dining / lounge with tri-fold doors leading to private garden area laid mostly to patio.
The Old Smithy is a recently refurbished holiday property with two bedrooms (one double, one twin), two bathrooms (en-suite to double plus separate family bathroom), and large open plan kitchen / dining / lounge with tri-fold doors leading to private garden area laid mostly to patio. TVs with Freeview channels in lounge area and both bedrooms. Wood burner in lounge area (plus a supply of logs) provides a great way to keep warm on cold days. Kitchen has fridge-freezer, oven with gas hob, microwave, dishwasher and washer-dryer. It's located in a conservation area in a village described as 'the quintessential English village'. Pets welcome by prior arrangement. £20 per pet, per week.
Supermarket Nearest supermarket is Tesco, Southam – around 5 miles away. There’s a small post office / newsagent / convenience store in Napton, around 3 miles away, or a similar distance in the other direction, a Co-op store in Byfield Pubs Priors Marston’s only pub, The Hollybush Inn is only a few yards away. It has excellent local beers. If you venture out a bit there are plenty of other good pubs to be found. For a posh meal out try the Butchers Arms in Priors Hardwick, just a mile and a half away. It’s not cheap but is apparently a good place to spot celebrities. Napton also has some nice pubs; the Folly is in a lovely spot right alongside the canal, whilst the Red Lion does good food – Sunday lunches are good and reasonably priced. Takeaways Southam offers a good choice of takeaways, including a good chippie, two Indian restaurants (one eat in as well as takeaway), and a Chinese. Visitor Attractions and Local Activities Warwick Castle is well worth a visit but quite expensive – go online to book concessionary tickets. Kenilworth Castle is also worth visiting – it’s an English Heritage property. You could also try Charlecote Park, a National Trust property near Stratford. And Stratford is the big tourist draw in the area, with Shakespeare’s houses (well worth a visit – our favourite is Mary Arden’s house), the river Avon and the theatre of course. A little further afield is Batsford Arboretum (24 miles), with a birds of prey centre next door and the pretty Cotswold town of Moreton-in-Marsh close by. An hour’s drive will take you as far as Blenheim Palace and the lovely town of Woodstock; right into the heart of the Cotswolds; or of course to Oxford’s dreaming spires. If plants are your thing there’s the National Herb Centre near Banbury (8 miles) or Ryton Organic Gardens, in Ryton near Coventry (12 miles) For shopping, Leamington Spa takes some beating. It’s a genteel spa town with good shops including independents as well as the usual ‘chains’. And it has a lovely well-tended park – Jephson Gardens, with the river Leam running through it. There’s lots of good walking – try Burton Dassett hills (7 miles) – associated with the English Civil War battle of Edgehill, or Ryton Pools country park (15 miles). Or just down the road towards Southam you can park the car beside the canal bridge and stroll along the towpath (for miles and miles if the mood takes you!) You could also try Draycote Water (12 miles) for walking, sailing and fishing You don’t have to go out in the car to find nice walks of course – stroll pretty much in any direction through the village and you’ll find footpaths taking you across the fields (wellies or walking boots recommended in anything but the driest weather). If it’s afternoon tea that takes your fancy try Fawsley Hall – 5 miles - (quite posh) or Hilltop Farm on the Fosse Way (9 miles). Closer to home you can get a cuppa and something to eat at the local farm shop – Skylark, in Staverton (4 miles). Leamington is also very good for restaurants and cafes – if you fancy Indian, we like Kayal in Regent Street.(URL HIDDEN) For anglers try Dog Lane Fishery – only a couple of miles away Things to do if the weather isn’t playing ball.. If you’re into cars, try the Heritage Motor Museum at Gaydon, about 9 miles away. A little further away is Compton Verney Art Gallery (18miles), which has lovely grounds but is also, as the name suggests, art exhibitions – both permanent displays and special exhibitions. There’s always the pictures – Leamington has the Vue Cinema with several screens and there’s a big multiplex on the outskirts of Coventry. We hope your stay is relaxing and enjoyable. Please put your own thoughts about places to go / eat etc in the visitors book to help those who visit in the future.
  • We had a lovely weekend with Martin and Heather. The Old Smithy is beautiful, very comfortable, well equipped and homely. The addition of wine and cake on arrival was a very kind touch. Martin was extremely helpful too when my car wouldn't start. The village is very nice and there are lots of local walks all mapped out and fool proof. The wood stove is very easy to use and efficient and even if youre not used to one, I can recommend using it, it lights very easily ans is a lovely touch. We followed Martin's recommendations and at the Kings Head in Napton and anither pub he said was good and they were bith excellent. There is so much music and books i would have been happy to stay in all weekend. We will visit again.

    Hazel2019-12-02T00:00:00Z
  • We had a fantastic time at The Old Smithy. Martin was very welcoming, kind and when visiting us (at the start and end of our stay) was respectful to the degree that he treated us as the 'owners' and himself as the visitor. There is a fine collection of CDs to listen to as you settle down in front of the wood-burning stove with a glass of wine. There is also a good collection of films to watch as well as Netflix on the tv. The Old Smithy is a great place from which to explore the local area - we travelled to Stratford-upon-Avon, Warwick and Coventry for the major tourist landmarks. We also visited some fine canalside pubs and undertook a couple of towpath walks nearby. On arrival we were welcomed by milk in the fridge, a delightful lemon cake and a bottle of Merlot! A nice touch that demonstrates the approach taken to welcoming guests. Thank you so much.

    Paul2019-10-27T00:00:00Z
  • Great house to stay in with more choice of music than anyone could want, plus films! Wonderful heating, comfortable bed, tasty cake and good wine too - what more could we ask for!

    Cathy2019-10-21T00:00:00Z
  • Great place for exploring the surrounding area with plenty of family days out (Warwick castle was a highlight). The Old Smithy had everything required for a family of four along with those extra touches to make it a home from home - music, games, DVDs and well equipped kitchen. The welcome site of lemon drizzle cake, milk and wine on arrival (and after a long journey) was also appreciated. Highly recommended, had a very peaceful few days and a warm welcome from the owners.

    Gary2019-08-22T00:00:00Z

  • All the reviews we’d read, raved about The Old Smithy and we weren’t disappointed...great space, great music, great location and nice touches like milk, cake (so good!) and wine. An absolute delight and we’ll be back.

Surrounded by spectacular countryside, this newly created dwelling has lots of character and personality. It has a secure equipment store for outdoor pursuits enthusiasts and provides a relaxed environment with home comforts. The rooms have tranquille colour schemes with crisp white bedding, soft towels and good quality pillows.
Separate to the main house, overlooking the fields, guests can enjoy splendid walks, neighbouring Northamptonshire villages and the many local attractions. Rear of the Plough B & B, was completed in June 2018 and was a conversion of outbuildings using a variety of reclaimed materials. NOT2B has twin beds or a king size bed, , en-suite with shower, heated towel rail, toiletries, tea & coffee making facilities, homemade biscuits, free view TV and WiFi, I provide chilled fresh milk on arrival and also outside your door in the morning. BreakfastI would be delighted to give you a fine quality breakfast which will be served in my own farmhouse kitchen and cooked on my aga: • Granola • Cereal • Bread • Toast • Butter • Homemade Jam • Homemade Marmalade • Full English Breakfast with locally sourced ingredients • Tea • Coffee • Fruit Juice
I always like to greet my guests personally where possible and will meet you at the front door, show you to the dwelling and offer you refreshments. The rooms have private entrances from the front yard. They are situated down a narrow private road in front of my cottage with onsite secure parking in the yard. I will email a full set of directions and instructions upon receipt of booking and would encourage you to print these as the postcode will only take you to the top of the lane by the public house.
  • Cannot rate Charlie’s place or her hospitality high enough, you couldn’t find a more welcoming person. This gorgeous space in perfectly located for the Wood Farm wedding venue, and in a beautiful English village with lots to explore nearby. The room is very cute, Ida the dog is a sweetheart, the breakfast was delicious! Whole heartedly recommended!

Beautiful self contained one bedroom detached cottage with parking
Pretty self contained one bedroom cottage, with ensuite bathroom and king size bed. There is a well equipped kitchen area with a microwave, electric hob, oven/grill, slow cooker, toaster and tea and coffee making facilities. Unfortunately I am unable to provide a cooked breakfast but will always ensure you have some milk and a small welcome pack (croissants/bread, butter, preserves, yoghurt, granola and fruit) for your immediate needs. If you wish to make your own cooked breakfast there are adequate facilities to grill and fry or you can just use the small oven/grill to warm the croissants through. Tea and coffee (instant and filter) is available for your use. We keep some sliced bread in the freezer so can you have fresh toast whenever you like, with a small selection of preserves (including our homemade jams). The living/dining area has a dining table and chairs for some intimate dining by candle light, or stretch out on the sofa after a days walking with a well earned cuppa or beer/wine and a take away. Alternatively pop out to the pub/cafe next door for supper. (please note however, that The Romer Arms is not open on a Monday). We have an agreement with the Romer Arms (Maria & David) that if you would like to take your supper/lunch back to the Annex to eat, they will happily plate something up for you? The food is Portuguese and the facility more of a cafe than a pub, however we would thoroughly recommend the seafood stew, monkfish stew, skewers and tiger grilled prawns. The food is prepared fresh when ordered so it is best to give them some advance notice if you have time constraints. However, there are other great local dining options (information on the sideboard with our personal recommendations all within a 3/4 mile radius) The small oven/grill is also quite handy for pizzas and ready meals. Please be careful that as the oven housing does get hot when used for a long period of time. If you are mega organised, why not use the slow cooker so your supper is waiting for you at home after your long walk.
Great walking location, and easy access to the market town of Daventry. Newnham is surrounded by beautiful countryside providing great walking to neighbouring villages which offer a variety of eating and drinking venues. There are also a selection of local takeaways that will deliver to Newnham from Daventry. We are approximately 2 miles from Fawsley Hall, 2.5 miles to Dodford Manor/Dodmoor House wedding venues, 10 miles to Althorpe House and Estate, and 15 miles to Silverstone with easy access to the M1 junction 16 or 18.
  • A great place to stay with easy access to Daventry. Great host very hospitable. Apartment is well kept and great as an alternative to a hotel.

  • Karen’s place was great - we spent 3 nights relaxing over new year in a lovely annexe with lots of unexpected personal touches. Information provided made it really easy to spend our time well, so we took on a 3.5 hour walk through the countryside (which was beautiful) with a great pub lunch half way round). A perfect place for a short getaway!

    Alexjevedib2020-01-01T00:00:00Z
  • Karen is helpful, and adds the little touches that make it special. It was so lovely to walk into a thoughtfully laid out area, where we could relax, and make ourselves at home. Really good value for money, and I thoroughly recommend Peartree as a place to stay.

    Tor2019-12-29T00:00:00Z
  • We received a warm welcome from both Karen and her husband Martin. Nothing was too much trouble. A great location with super walks.

    Sue2019-12-20T00:00:00Z
  • Karen and Martin were wonderful hosts and could not do enough for me. The cottage is so welcoming and snug and I very much enjoyed a relaxing and quiet 3-week stay taking in the country air on my daily walks. Hayley (labrador) was an added and unexpected bonus and proved to be a delightful companion. I hope to be back next year! … Nataliya.

  • A lovely home from home in a great location. Easy to get to and plenty of places to eat in the local villages. Comfy bed, fluffy towels and a good shower. Great selection of items in the welcome pack including cake and wine - always a welcome addition!

  • We had such a lovely peaceful stay at Pear Tree Cottage. It's a really cosy space in a quiet village and we slept so well! It was also lovely that Karen left breakfast things for us - one less thing to worry about. We hope to be back soon - especially as we didn't have chance to use the picnic basket!

    Rachel2019-09-01T00:00:00Z
  • A little Gem with a Perfect Host! This place is a little gem, it is gorgeous, with decent characteristic furniture, set in a beautiful little village, photos do not do this place justice. Karen was a fantastic host, nothing is too much trouble, and all the attention to detail makes it a perfect stay. The property has enough space and facilities you require for a stay, plenty of storage, whatever you require Karen has thought about it already! The bed is super comfy, lounge space has a tv with freeview if you fancy staying in and chilling, Karen has also left details of anything local you need to know about, including walks, pubs, takeaways etc. We used this as a base for MotoGP at Silverstone, it was ideal as about 20-25min easy drive away. The only negative I found was that we were out all day every day at the MotoGP so we didn’t spend much time in the annex, so will be booking again so we can fully experience the local area!

Glamping at it's best. A quaint shepherds hut set in it's own woods with a large veranda looking out onto stunning views. Romantically cosy in the winter, with wonderful walks on your doorstep. Centrally situated and easy to get to from most places.
  • Pauline is a super host and has a superb venue in a peaceful location. Full of wonderful wildlife. Lovely walks and a superb place for the perfect relaxing break.

    Jacqueline2019-10-18T00:00:00Z
  • Great listing. Really good views and cosy space, would definitely recommend it!

    Tom2019-07-14T00:00:00Z
  • The Shepherds hut is beautiful. There is good attention to detail inside to make it cosy and homely. Sitting on the decking was so relaxing and tranquil. We saw hares bounding in the field right in front of us. The gas BBQ is a really easy way of outdoor cooking and we enjoyed a peaceful evening around the fire bowl. Although situated not far from the farmhouse and stables the hut positioning and woodland layout cleverly makes it secluded. The shower has a good flow and easy temperature control. The surrounding area has pretty little villages and wonderful countryside. We loved our two night stay and would definitely stay here again.

  • 2nd stay at now my fav place to chill. 100% booking again x

    Lucy2019-05-29T00:00:00Z
  • An absolute gem, can’t recommend enough! My boyfriend and I spent the Easter long weekend here and have never felt more relaxed. The hut is so cosy and unique, and you can spend your entire day outdoors in nature. We spend the days exploring the countryside and going for walks and visiting the near by gardens and houses such as Fawsley Hall where we spent a glorious afternoon admiring the beautiful hall and watching the new lambs play by the river (guides for walks and places to visit all provided). There is a fire pit and wood available for evenings around the fire (cooking grill and equipment also provided) as well as an outdoor BBQ and cooker/grill indoors in case of rain. The hut is set on a working farm which was fun to explore, and Pauline is a wonderful host. There are a few different guest properties at the farm with different locations (we stayed at the stable hut which had lovely views. There is also a river hut and beach hut that has river access for swims, but the river also has public access) but you always feel like you’re in your own private oasis. We’d love to come back. Thanks for a magical stay.

  • We had a lot of fun at Pauline's. We loved wandering around the farm, meeting the animals (sometimes shooing the chickens out of our little yard area) and enjoying the spectacular views. The Shepherd's hut was very nice and charming and comfortable. Pauline had a thoughtful list of rainy day activities, which was nice because it rained and while there was more than enough space for the three of us when we could use the deck and chairs outside, it was a bit crowded with all of us inside the hut. There was plentiful cookware, an electric griddle, a BBQ grill, and so on - everything we needed to cook our meals - plus plenty of coffee and tea and snacks that Paulie provided with the hut. Pauline was also able to accommodate us for an extra night (at a different location, just across the farmyard) and we really appreciated that as it made up for the mistake I made when making the reservation in the first place. We enjoyed the rustic feel of the whole place, and I heartily recommend it to anyone who would also enjoy a casual stay with plenty of amenities and a touch of a rustic feel.

  • This little gem is perfect for anyone wishing to escape from city life. Set within a beauteiful farm, immersing yourself in peace and tranquillity.

    Samuel2017-08-05T00:00:00Z
  • A real treat. The hut is rustic but very comfy. It has everything needed for a chilled out relaxed stay. How lovely to sit at night with the fire pit blazing, stunning views and not a soul seemingly around for miles. Bliss. Will defo go back.
