In the cooler months it provides a great source of light, enabling guests to watch the world go by from the warm and cosy comfort of indoors. The surrounding fields provide lovely views from the Crossing Retreat’s private courtyard garden where guests can enjoy the lantern lit outdoor seating area.
Tunstead has many traffic free walks/ cycle routes and a very cute watering hole which welcomes passers by with home cooked lunches, local ales, cakes and evening meals at the weekend. St Mary church at the end of the lane is a particularly vast church for such a small village, so too is the church at Worstead just 2.5miles away. This village is also host to Titchfest held this year on 25th-26th June and the famous Worstead festival on 30th-31st July. Hoveton Hall is just around the corner and has some amazing gardens to stroll round. Also very close by is Wroxham Barns which has a farmyard, amusement rides, garden centre, specialist shops and a restaurant (which sells the most amazing full English breakfast!). Further on but still only 3 miles from the cottage is Wroxham, the heart of the broads. There you can hire a boat, canoe, bike or walk along the river sampling the restaurants and cafes. It is also where you can board the Bure Valley Railway, which is Norfolk's longest fifteen inch gauge line running between Wroxham and Aylsham. The 18 mile round trip takes you through the picturesque Bure valley countryside following the river and stops occasionally at small country villages. Also within 3 miles is Coltishall, a lovely village on the river Bure, housing antiques shops and pubs with outdoor seating on the riverside. You are also only 10 miles from the famous North Norfolk coastline. Whether you're looking for large expanses of sand, walking along sand dunes or marshland, bird/ seal watching or water sports the Norfolk coastline has them all. Just over an hour's drive takes you to Southwold, a typical Victorian seaside town with a modern take on the classic arcades. We can't not talk about North Norfolk without mentioning the National Trust sites; Blickling Hall, Felbrigg Hall, Sheringham Park and finally Blakeney Point. We also have some super golf courses which we have played on and will be able to recommend to you. Finally, the Georgian town of Holt is also not far away and is a must to sample its quirky shops, pubs and galleries.

  • Crossing retreat made for a lovely weekend away - there were great facilities (loved the pool table, projector and cinema sound!) and it’s in a lovely part of Norfolk. Andy and Em were quick to reply to any messages and gave good tips on where to eat in the area etc. Would definitely recommend!

  • Absolutely loved our stay, everything was spotless and clean (bedding, towels etc smelt lovely and fresh), the pool table was awesome and we loved watching films on the projector. It was like having our own private cinema, such a lovely place. And to top it all off, the cats were beautiful and Lulu was the sweetest cat we've ever met, with her padding and purrs and cuddles. Really was a home from home, would love to come again xxx

    Laburnum Holiday Cottage - is a cosy barn conversion all on one level and situated next door to the farmhouse, set in a picturesque setting, with a small fenced pond and ducks ideal for the children to feed. Ideally situated for peace and tranquility, with surrounding footpaths and country lanes for walking and cycling.

  • We spend a lovely time at Daniel's barn! It was spacious, warm, clean & comfy. Kids loved the garden and the Wroxham barn, the local pub and Roys supermarket nearby were also really handy. Horsey beach is an absolute must-see (there are plenty of seal's pups in winter) and Roarr!adventure park was a huge success, too. Highly recommend for a family stay!

You’re likely to see a visitor or two strolling about here and it’s a popular meet-up place for walkers and cyclists who explore the village and walk/ride the Weavers Way route. Behind the church is the village pub which serves food all day. Menu at house. The nearest shop is the town of North Walsham (3 miles). We have a train station which is just under a mile from the house, for Norwich,The Broads, North Norfolk Coast. On Thursday evenings a Fish & Chip van is at the village square.

  • Andreas place was absolutely lovely. The attention to all the details that made the trip so special were amazing. Also she has a lovely dog that was cuddly and friendly to us during our stay. We had a fresh loaf of bread at breakfast which was kind and unexpected. Along with the wood fire in the evening which made it all very cosy. Andrea was great at giving space if we needed it and being a fab lady for conversation too. There’s lots of flyers and books at the house if you want info about the local area, the old railway trail and the restored canal. Loved it all

  • I had a great stay at Andrea’s. The place is spotlessly clean and Andrea is very welcoming and happy to chat. Although the room is small it’s comfortable and has the necessary amenities. It totally suited me for just one night and I slept well. I spent several minutes in the early morning watching a number of house martins flit around the sky then come back to the nest under the eaves just above my window - that was magical for me! If you’re looking for good, clean, friendly, budget accommodation this is a good place.

    The Haybarn is a newly appointed 2 bedroom 1 shower room cottage in the courtyard of 16th century Hautbois Hall. Located in a tranquil, rural location conveniently situated halfway between the city of Norwich and the North Norfolk coast (23 minutes either direction) Hautbois Hall provides a great central point to explore the county. Wroxham, known as the capital of the Norfolk Broads, is just 12 minutes away by car.
    Hautbois Hall is a particularly attractive Grade II* listed Elizabethan house of 1555, believed to have been built by William Baspole, and described in Pevsner's Guide. The house is situated in a splendid rural position, approached by a long drive lined by an avenue of quince trees, and bordered by its own meadowland which forms part of an Environmentally Sensitive Area (ESA), and with extensive frontage to the River Bure. The private meadowland would be the perfect place for dog walking and wildlife watching. You enter the cottage from the impressive courtyard with working fountain. Inside you will find an open plan fully fitted kitchen, dining and living area with a beamed vaulted ceiling, oak floors and comfy sofas and armchair. It will be warm and ready for you to relax with the T.V and blu-ray player. The kitchen is newly fitted with oven, hob, sink, fridge freezer, toaster, microwave, kettle and dishwasher. The cottage has one bathroom boasting a generously sized shower. It also has 2 well appointed bedrooms. 1 kingsize with mahogany sleigh bed and 1 twin. As well as the shared extensive grounds, the Hay Barn also has its own private courtyard accessed via the master bedroom.
    Hautbois Hall is in a picturesque setting, surrounded by beautiful Norfolk countryside and the river Bure. The Bure valley railway even run a small steam engine that will occasionally chug by. It is well situated between the city of Norwich and the North Norfolk coastline. During your stay if you don't feel like cooking the Recruiting Sergeant, an award winning pub and restaurant is just 5 minute drive away in Horstead. If you fancy a takeaway or something to prepare for yourself Coltishall is also a 5 minute drive and has 2 takeaway restaurants available aswell as a deli, butcher, pharmacy and convienience store.

    Nestled by the River Bure in the Broads National Park this newly renovated 3-bedroom 17th Century Barn can accommodate up to 6 guests. Boathouse Barn is set on 15 acres of private land and features its own river access offering guests a chance to escape to the countryside. Those looking for a more active holiday can even canoe/paddle board to a local pub directly from the property! River access, beautiful gardens and a tennis court, this is a truly fantastic property like no other.
    With loving renovation and careful interior design the level of detail that has gone into creating this home leaves little to be desired. Step through the front door of Boathouse Barn into a huge open plan kitchen and living space with a dining area for 6 guests. The kitchen revolves around a gorgeous central island providing a generous amount of worktop space alongside a sink and draining board. It’s fully equipped for all your cooking needs and provides an extensive range of kitchen amenities. There is also a washing machine and tumble dryer in the utility room. The wonderfully bright open plan space extends further into a living area with large coffee table, two armchairs and a comfortable sofa. There’s also a flat screen smart TV mounted to the wall. Double doors open out onto a delightful patio and sitting area. The perfect spot to enjoy a morning coffee or spend a balmy summer evening. There’s a twin bedroom downstairs which offers two single beds and a door providing direct access to the outside. The Master bedroom is upstairs, offering a super king-sized bed as well as a private bathroom with a shower. The third bedroom is a twin room featuring a unique and quirky window which looks over the dining area from the bedroom (see the pictures!). These beds are “zip and click” so can be set up as a king size bedroom if preferred, please let us know at the time of booking. The property has a downstairs family bathroom, a separate shower room as well as the ensuite shower room to the Master bedroom. There is a private garden for your exclusive use however there is also access to woodland and a water meadow with attractive views over the River Bure with the associated wildlife and plant life of the Broads. Wonderful snow drops emerge early on in the year followed by daffodils and then wildflowers. You can sometimes spot otters, king fishers and other river birds along the river. This property is peaceful and a great choice for nature and garden lovers alike. Guests even get access to the on-site tennis court. Whether it’s the open plan living space, the island in the kitchen or perhaps it’s the living room layout, this house feels as though it was designed to encourage social interaction, a fabulous space for bringing families and friends together – away from the hustle and bustle of everyday life!
    Beyond the gates however, there is an entire county to explore. The Broads National Park is home to over 125 miles of waterways waiting to be discovered as well as numerous towns and villages each with their own individual quirks and charm. You'll never find yourself short of destinations to set sail for. Horstead itself is a peaceful village, with the River Bure flowing through the centre which splits with neighbouring village Coltishall. There are several delightful pubs on your doorstep including the very popular Recruiting Sergeant, just a 10-minute walk up the road. You can even paddle down the river to the Rising Sun or over the river to the Norfolk Mead Hotel with its spa and superb restaurant. At the end of the road you will find an excellent deli/fishmonger as well as local-takeaways and a mini supermarket in the village. The 'capital of the Norfolk Broads', Wroxham is right around the corner (4 miles) and is an ideal spot to hire a boat for the day to explore the peaceful and tranquil nature of one of the most famous attractions in the U.K. The beaches of East and North Norfolk are only half an hour away and the vibrant market town of Aylsham is only 10 minutes away. There are footpaths from the property for many miles around. Boats or river craft like paddle boards are available to hire locally and you can then float all the way back to the property, a truly unique way to travel! Norwich city is just 6 miles away / 15 minutes by car. Hoveton & Wroxham station is 5 minutes from the property and has good train connections via Norwich to London or the North.

    Hautbois Hall is in a picturesque setting, surrounded by beautiful Norfolk countryside and the river Bure. The Bure valley railway even run a small steam engine that will occasionally chug by. It is well situated between the city of Norwich and the North Norfolk coastline. The music room has its own kitchen and dining area however if you don't feel like cooking the Recruiting Sergeant, an award winning pub and restaurant is just 5mins drive away in Horstead. If you fancy a takeaway or something to prepare for yourself Coltishall is also a 5 min drive and has 2 takeaway restaurants available as well as a deli, butcher, pharmacy and convenience store.

Husband was especially appreciative of the bottle of wine! We will recommend this place to anyone looking for a quiet and peaceful break in North Norfolk. The only thing we missed (minor thing) was a shower, only as we prefer showers over baths but we knew when booking there was only a bath with a hand held shower head at this cottage so we were not bothered in the slightest.     The Nest is a cosy, self-contained holiday retreat in the lovely watermill village of Buxton Norfolk. With exceptional walks along the riverbank and Bure Valley railway. Ideal for experiencing the beautiful Norfolk Broads, Coast and stunning countryside. The Nest is situated close to both Oxnead Hall and Hautbois Hall wedding venues. We are 4.2 miles from the historic market town of Aylsham and the National trusts, Blicking Hall. Norwich city centre is within 10 miles.
    The Nest is a recently constructed (to a high standard) fully insulated, for all year round use, self contained Shepherds Hut set in the garden of the owners home. The Nest's design features are a comfortable double bed with all bed linen supplied. A living area with a cosy wood burning stove, TV with DVD player and wifi. Kitchen area with butler sink, oven and hob, small fridge, kettle and toaster. There is a toilet and good size shower, within the Shepherds Hut (towels provided). Outside, there is a small enclosed garden, table and chairs. There is parking nearby and a mini hamper to welcome your arrival.
    Buxton has a very good fish and chip shop, a village shop with post office, a local pub and wild craft micro brewery. There are lovely walks, a beautiful church and a water mill. The Bure valley narrow gauge train also stops at Buxton's station, so you could take a ride to Aylsham or Wroxham.

The little things and touches meant the most - a delightful first morning breakfast basket, the card games, the milk and orange juice, having coffee and tea to hand to sip whilst listening to the fire crackle. We only have positive things to say about The Nest. Tucked away in the country, the local fish and chip shop served amazing chips! (We cannot report on the fish as we didn't get any... but sure it is good, too!). Nice community feel, the little railway was so sweet to ride. If you are looking for a place to escape the hustle and bustle of city life, the quiet little Nest is perfect. x

The communication was great, as soon as it got close to our stay we got the check in instructions which could not be clearer, it's nice to do self check ins in my opinion. As soon as we got in could instantly see and smell how clean the place was. There was local knowledge left on notes for guests to use as they wish. The hut had so much to offer, even if it's a night in you want, stuff to keep you busy. Everything we wanted to do and see was about half hour away, 40 max. All in all a great stay and would highly recommend. Thanks for the lovely stay. Tommy.

    The one bedroom cottage is in the grounds of the main Barn, situated in the North Norfolk country side, walking distance to the village of Worstead and not far from the market town of North Walsham. The bedroom has a stunning four poster bed. There is a fully fitted and equipped kitchen where you can prepare your meals, we will leave a welcome basket with a continental breakfast, tea, coffee and nespresso machine. The location and cottage are ideally suited to those that enjoy the great outdoors, with lovely country walks and local cycle routes. There is also a gym on site and a luxurious Wellis Spa hot tub, that is the perfect way to relax at the end of a long day. We have adult and children’s bikes that are available to rent. We have some great cycle routes in the immediate area, starting at the property, from 5km to 200km, we can provide a recommendation for you.     Luxury Scandinavian inspired cabin for two with all mod cons a stone's throw from Wroxham, the capital of The Norfolk Broads. Facilities include: King size bed, luxury bed linen, blankets & hot water bottles for chillier evenings, towels, wood burner effect stove, fridge with freezer compartment, 2 ring hob, kettle, toaster, Nespresso machine, all crockery & glassware, B&O speaker, hairdryer, board games, plenty of books, private patio area with coal BBQ & outdoor furniture.
    A hot water shower, eco-composting loo and sink are located 15metres away from the cabin along a well-maintained path (that is lit with solar-powered lights in case you need to visit during the night). Please note, the cabin itself doesn't have a hot water connection - only cold, fresh drinking water but there is a kettle should you need hot water. To enable you to well and truly switch off and escape some of the stresses of modern-day life, the cabin is not connected to Wifi. But for those among you who can't live without your daily internet fix, the entire garden is well served by 4G. The only exception is EE, as their signal strength can be a bit patchier.   You are welcome to use the entire two and a half acre garden and all of its facilities during your stay. These include an orchard, flower garden, vegetable garden, wooded area, croquet lawn, boules pitch, swing & slide set, children's playhouse, sandpit and a badminton & volleyball net. The cabin comes supplied with tea, coffee pods, sugar, olive oil and salt & pepper. I am happy to pre-stock your fridge with locally produced goodies including bread, cheese, ham, eggs, sausages, jams and chutneys. If you are interested in this service, please let me know and I will send you prices. I can also provide breakfast, but this is also at an additional charge - please note that I do request at least 24 hours notice for this service. Free, secure parking is available about 100m from the cabin. We will provide wheelbarrows so you can easily transport your luggage to your accommodation. The property is entered through an electric gate - we will give you the access code as part of your welcome briefing so you are able to come and go as you please. Although the cabin was designed specifically for couples wanting to get away from it all, we are very happy to accommodate small children. We can provide travel cots, changing mats and a high chair free of charge. We have a sandpit and Wendy House they are welcome to use too. Please note that we have a cat and a dog. The dog is a large Deerhound / Lurcher. She is very friendly but we do appreciate that she can be a bit scary looking at first impressions. We are happy for guests to bring ONE well-behaved dog with them (at an extra charge of £5 per night), but we do ask for a £100 cash deposit that will be returned at check out in case of dog-related damages. Our garden is very peaceful, but as we are positioned alongside a fairly main road, there is some road noise (the cabin is located at the furthest away point from the road with farmer's fields behind). Compared to London it pales into insignificance, but if you are looking for total and utter silence, you may want to consider looking elsewhere.
    Wroxham / Hoveton is a bustling village over the summer months as lots of people use it as their base when exploring the Broads. It has everything you need including a large supermarket, a small department store (the famous Roys), hairdressers, florist, wine bar and deli, restaurants, pubs and cafes. The surrounding villages of Horning and Coltishall are also home to several great pubs and restaurants so you definitely won't run out of places to eat during your stay. We are happy to give you more specific recommendations when you arrive.

The outside area has a fire pit, bbq and folding chairs, which we didn’t use as it was too cold! The outside shower worked well and the composting toilet was perfectly acceptable for us. The cabin is tastefully decorated, clean and a selection of reading materials and board games are available. The hosts were very accommodating and communication was good. I would recommend a stay here if you’re looking forward to getting away from it all and are looking for some peace a quiet!

    Wroxham is the Capital of the Norfolk Broads. A village of only about 1,500 residents, but with many visitors in the summer. As well Roys, a department store, it boasts a MrDonalds and two pubs. Day boats and river trips are available all year. As well as two railway stations: one main-line to Norwich and the coast, and one narrow-gauge steam. To drive to the fine medieval City of Norwich is just 6-miles, and the coast only 15-miles.

    The apartment has been recently decorated to a good standard. It offers our guests use of the following - a wardrobe with full length mirror and hangers, 2 tub chairs with side table, coat and shoe rack, chest of drawers, king size bed with bedside cabinets, dining table and chairs, electric double hob (induction), combi microwave oven, fridge freezer, kettle, hairdryer, toaster, iron & board, private shower room and toilet, freeview tv, bookshelf, radio and CD stereo. There’s also now a small seating area in the garden for your use.
    A very quiet, rural location so a car is advisable but cabs and public transport are available to and from either the city or Wroxham. Tesco Extra, Co-op and other stores are a short drive away along with some nice pubs and eateries. The recently renovated TFI Rackheath is now open with a bar, restaurant and carvery just a 2 minute walk. The Hilltop cafe just half a mile along the road is also highly recommended for a hearty breakfast.

  • Our stay of a full week in the annex was a pure pleasure for us and we could not imagine a better base for any visit to the area. The accommodation is immaculate, spotless and very comfortable for two. The main lounge / dining room is a huge space overlooking a very private and pretty garden, attracting a lot of wildlife - squirrels, woodpeckers etc - for which Barry & Helen provide identification guides - we spent hours happily watching all the visiting birds. We were greeted with a quick induction from Barry and a very generous arrival pack including basics and cake and wine. Barry and Helen live adjacent to the annex and while on hand if assistance is required the annex is otherwise entirely private. They were very helpful to us with local knowledge, suggestions for cycling etc. The location on Charles Close is extremely peaceful - a welcome contrast to the relative traffic noise and bustle of Wroxham centre which is only a 10 minute walk away. Walking in the opposite direction are open fields and lanes leading to local broads - excellent for cycling or walking or boat trips. We spent a full day sailing on a Wherry and highly recommend that to any boat lovers. All in all we cannot recommend the annex too highly for convenience, comfort and all round good value.   • You cannot ask for a more tranquil and beautiful location to stay in the Wroxham area. The colorful garden is lovely, the perfect place to sit with a glass of wine or cup of coffee. We really appreciated the coffee, both instant and ground, as well as the fresh bread, butter, milk and banana bread. The nice bottle of red wine was most welcome as well. Barry kindly greeted us upon arrival but in case he was not at home, had sent instructions for the keypad containing the key. He is an excellent communicator! The annex is well appointed with comfortable bed, sofa and chairs, even a fan in the bedroom for warm days. I highly recommend this host and place!

    Our pleasant cottage enjoys a prime waterfront position in the heart of Wroxham, providing lovely views and easy access to the local shops and attractions. This is an ideal home for families/couples looking for a comfortable holiday base or boat lovers wishing to explore the waterways of the beautiful Norfolk broads.
    Our cosy cottage has a comfortable lounge with two sofas, a freeview colour TV and DVD. The ground floor is open plan with a fully equipped kitchen including: kettle, toaster, pans as well as microwave, kitchen utensils, crockery and cutlery. There is also an iron and ironing board for your convenience. Please note that bed linen, towels and toilet paper are all included but we do not currently provide soap. Upstairs there are two pleasant bedrooms all with bedding and white cotton bed linen as well as a family bathroom with toilet and shower fitting. There is no separate shower just the shower fitting attached to the taps. Our aim is to provide budget accommodation and as such this is a self catering entire cottage for up to 4 guests. We don't have all the bells and whistles such as egg cups or butter dishes but you will hopefully find everything you need for a comfortable stay and we pride ourselves on cleanliness. **WE DO NOT NEED A CARBON MONOXIDE TESTER AS THERE IS NO GAS IN THE PROPERTY** There is a free parking space outside and lawned area with views of the water to the rear. The cottage also has the opportunity to offer a private mooring which could be available during your stay, please advise at the time of booking.
    As capital of the Broads, Wroxham is the perfect base for exploring Norfolk’s wonderful inland waterways. Boat hire is readily available. It is easy to reach the city of Norwich (a little over 5 miles), the impressive coat (under 15 miles) and the delightful Norfolk countryside. There are Nature reserves, museums and art galleries in the immediate area. Wroxham Barns is close by, and children will love the amusements of Great Yarmouth or the nearby BeWILDerwood adventure centre. Wroxham is a very popular location for all levels of anglers offering some excellent coarse and pike fishing available right from your doorstep. The waterways host a wide variety of fish including: pike, roach, tench, bream, rudd, perch as well as many others that are regularly caught. You can try your luck right outside your cottage or you can hire a boat locally. (Please be advised: Fishing season is closed from 15th March - 15th June, a rod licence is required.)

  • We had a lovely stay here by the Broads. Check-in was very easy with a key-safe. Communication with Ruth was fast and very helpful. The location was fantastic, no complaints about that! Even enough room for us to launch our inflatable canoe from the garden. The house was great, but could have done from a few basic amenities such as hand soap, cooking oil, tin foil, salt/pepper etc. But overall it was a lovely place and we would definitely recommend it.

  • This is a brilliant location, right where you want to be for everything, we did BeWILDerwood, took out a boat, Roar dinosaur adventure, visited two windmills, Wroxham barns, miniature works, the steam trains, walked to a lot of these places which was nice, parking is good, loads of places to eat just across be water and Roys sells everything you need. The house was perfect for us with two small children, outside space is shared with other cottages but both the kids had great fun playing out in the evenings, house has everything you need.

    A self-contained, one-bedroom, 'upside-down' cottage set in the middle of the 600-acre Beeston Hall Estate about two miles north-east of Wroxham, 'gateway to the beautiful Norfolk Broads'. A tour of Beeston Hall as well as Beeston Hall Arabian Stud are included in your stay.
    Ambience The Beeston Hall Estate extends to nearly 600 acres of woodlands, lakes, arable farmland and pastures/paddocks – we regard it as our own ‘mini nature reserve’ – and is home to the acclaimed Beeston Hall Arabian Stud. Almost literally the centre-piece of the Estate is Beeston Hall. Built in the late 18th century in Georgian-Gothick style and listed English Heritage Grade II*, its architect is believed to have been William Wilkins, Sr, whose ‘Jr’ designed the National Gallery in London. Associated outbuildings include a stable block, two carriage houses, an old brewery, an old laundry and an orangery, all English-Heritage Listed Grade II. Enclosed within the grounds of the Estate is the round-towered Beeston St Lawrence Church which dates from Saxon times and is listed English Heritage Grade I. Most of the Estate may be freely roamed but, to repeat, we regard the Estate as our own mini nature reserve. To borrow the Scottish-born US naturalist John Muir’s injunction: ‘Walk softly and hurt the landscape hardly more than the birds and squirrels.’ Please leave gates as you find them i.e. open or closed. Access to the Hall and its outbuildings is by prior arrangement only, and access to BHAS areas – its stable block, tack and other storage rooms, its ‘school’... and, of course, any paddocks with horses in – is at all times strictly prohibited unless you’re accompanied by a member of BHAS’ staff. West-facing, ‘sundowner’ chairs and/or a bench, and a small BBQ can be provided. Accommodation If a luxurious hot tub or power shower is your thing, Pheasant Cottage – a converted, domestic-stores facility situate only a few meters from Beeston Hall’s back door – likely isn’t. We describe it as ‘upside down’ because its bedroom and bathroom are on the ground floor and, upstairs – offering splendid views northerly to BSL Church and southerly across some of the Estate’s, pastures/paddocks, lakes, fields and woodlands – are the living room and kitchen/dining area. Kitchen/dining area ‘Refreshed-traditional’, with electric cooker and oven, microwave, and all the basic, everyday kitchen and table wares and implements we think you’re likely to need... ... except a dishwasher. Given the panoramic outlook from the kitchen/dining area’s windows, however, we hope hand-washing up won’t seem a chore. Tea and coffee, etc, cooking oils, and a selection of condiments will be left for your use; we’ll also provide a welcome-pack for those staying for four or more nights comprised of fresh bread, milk and eggs, when possible locally-produced. Bedroom King-size bed fitted with a ditto mattress we’d characterize as ‘super-comfy’. Pillows, bed linens and towels, etc... duvets... are all supplied. And not to worry about an alarm clock. We have peacocks and cockerels on site who’ll gladly provide that ‘natural wake-up’ many sleep therapists now recommend. (The bedside cabinets do contain disposable earplugs, however, just in case....) Living room Cozy – perfect for a quiet evening in – but with the above-referenced, splendid southerly outlook across the Estate. TV and a selection of ‘good’ books are provided; additional reading materials may be available from the Hall’s library. Bathroom ‘Refreshed-traditional’, with bathtub and gravity (!) shower, and sturdy grab rails for those with stability or mobility concerns Access Via the Estate's main driveway; car parking immediately outside the Cottage Notes The Cottage is not suitable for guests with serious mobility problems, or children. Babes-in-arms are most welcome, but guests must provide their own baby "equipment" Other than guide dogs, no animals of any sort are allowed in the Cottage. Smoking and/or vaping in the Cottage is not allowed. To repeat: access to the Hall and its outbuildings is by prior arrangement only, and access to BHAS areas – its stable block, tack and other storage rooms, its ‘school’... and, of course, any paddocks with horses in – is at all times strictly prohibited unless you’re accompanied by a member of BHAS’ staff. Our resident sheep, and itinerant red and other deer species sometimes graze alongside the driveway so please come and go with care.     The vibrant cathedral-city of Norwich – arguably today the UK’s most complete medieval city which, in its time, was second in importance only to London – is half an hour or so away by car or public transport. The North Norfolk coast (Holkham, Wells-next-the-Sea, Sheringham... Cromer) and National Trust attractions including Blickling and Felbrigg Halls, lie 30-45 minutes away; the Suffolk coast (Southwold... Aldeburgh/Snape) is slightly farther distant.

  • What a wonderful place to stay. We enjoyed every moment of our trip to this beautiful property. From the moment of our booking, Marta was welcoming and informative both via online communication and in person. She greeted us at the property and made us feel cared for while making it clear we were free to explore. The property itself is best described as quirky! It’s upside down approach works wonderfully to allow views of the beautiful surrounding areas. There is plenty of (very) hot water and despite being concerned about the shower after reading the listing it was definitely powerful enough for us. The kitchen is well equipped and the living room is cosy, there is a smart TV and a small selection of interesting books. The bed is very comfy with a lovely thick duvet and spare blankets should you need them - we were concerned we would be chilly but despite it being frosty outside we were toasty overnight. Without a doubt the biggest attraction of this property is the estate itself, we loved the animals (we did need the ear-plugs helpfully provided) but the amazing horses and lovely puppy dog more than made up for the wake up call. The walk through to the church and local pub are highly recommended. Enjoy your stay, I know we did!

  • Marta is an extremely friendly and helpful host, she gave us lots of useful information on the local area and even let us have a cuddle with the horses and their foals. It was an added bonus having locally sourced bread, eggs and milk left for us. Marta even left some biscuits for me, as I am gluten free! The cottage is well equipped and comfortable, also very clean. We loved waking up to the Cockrels crowing in the morning and hearing the peacocks throughout the day too. We also met W d'arcy Henry and had a look around his beautiful hall, he was very friendly and charismatic. Overall, we had an amazing time and we can't wait to book again soon. We definitely recommend it to others thinking of booking this charming cottage.

    This is a very popular cottage for family and friends to get together for weekends, holidays and celebrations. It has been fully modernized and furnished to a high standard over the years without losing the charm of exposed beams, wall ties and an open fire. The well equipped kitchen and breakfast area has a range cooker and opens into a generous dining room. The living room opens onto a sunny patio. A ground floor bedroom and bathroom allow less mobile visitors to be included.
    There is a games barn onsite (open all year round), which has badminton, table tennis, pool and ride ons for the smaller ones plus other toys. Around the grounds there are swings and climbing frames. During May to September guests may use the outdoor solar and air pump heated pool and Tennis court.
    Local pub serves food and is 10 minutes walk from the cottages. Half a mile from the pub is the local village where you will find a local co-op, chinese, chip shop, hair dressers, pharmacy etc.

  • The barn is perfect for a relaxing getaway, lovely and rural feel but only 2 miles up the road from Horstead & Coltishall with pubs, cafes, convenience stores and is only about a 40 minute walking distance over the fields and public footpaths. Easy driving access to the Norfolk Coast, and only 20 minutes drive to Norwich. The barn has a beautiful private back garden where I ate every meal and soaked up the peace and quiet. The backdrop of the old historic church at the end of the garden added to the picturesque venue. Lovely barn, all the amenities you need and I can’t wait to return.

    Barn House Cottage offers comfortable accommodation for 2 people in a quiet, rural hamlet surrounded by farmland and bordered by the river Bure. The cottage has character and is very cosy but has modern kitchen facilities and 21st century plumbing!
    Belaugh is middway between Wroxham and Coltishall (about 1.5 miles from each). Within 5 mins drive Wroxham offers a variety of shops from the family butcher with a superb range of home-made barbeque foods to a large supermarket. You can hire a boat or a bicycle, walk beside the river, fish, or take advantage of the local pubs and restaurants.The riverside village of Coltishall is 1.5 miles in the other direction. If you wish, you can walk there along the path outside your kitchen window across the fields and over a couple of stiles. Coltishall is quieter than Wroxham and there are a couple of nice pubs beside the river. And if you don't want to go anywhere, relax in the garden, enjoying the tranquil setting and listening to the birds. Belaugh is a tiny village but close to many attractions and facilities - an ideal base for touring, walking, cycling or fishing. The cottage is in very peaceful setting with no passing traffic.     Frettenham is a quiet village but easily accessible from the city of Norwich and the new northern ring road, making it a great combination between peaceful countryside and ease of access to days out around Norfolk. Highlights have to include Bewilderwood (15 minutes), Aylsham (15 minutes) and National Trust houses at Blickling (20 minutes) and Felbrigg (30 minutes), plus beautiful beaches at Cromer (30 minutes), Holkham (50 minutes) and Horsey (45 minutes).

  • Perfectly located for a great Broads stay. Easy walking distance from everything in Wroxham, this is a clean and fresh cottage right on the broads. You have wonderful views and can just watch all of the boats and waterfowl coming and going from the living room. It is also conveniently near local pubs and eateries so if you want a bit more action it's there for the taking. Having the mooring was really convenient on the day we had a boat hired. Lovely to have the luxury of a dishwasher and the bed was nice and comfy.

    The Old Station House is in the Broadland Village of Coltishall and overlooks the Bure Valley Railway and cycle track. It is ideally situated for access to the Broads and is 30 minutes from the coast and 20 minutes from Norwich. Coltishall is a pretty village on the River Bure with 4 pubs/restaurants and café within easy reach. Wroxham is just 3 miles away with a wide range of shops, boat hire and station. The house is a perfect base for walking, cycling, boating and sight seeing.
    Guests have access to the kitchen (only for breakfast, sorry), the small dining room, conservatory, small sitting room (snug) and the platform patio.
    Coltishall is a terrific village for access to local shops, pubs, river, broads, boats, walks and cycling. The house is situated about 1/2 mile from the village centre on the Bure Valley Railway which is a heritage railway, cycle track and walk way.

    Set among beautiful scenery with ample farmland & woodland walks. Take advantage of the peace & quiet relaxing in our gardens, taking in the scenery. Or go exploring around our grounds, enjoy the duck pond & see the wonderful wildlife. There is plenty to see and do around our cottages. Children will enjoy the games barn (open all year, wrap up in the winter). There is snooker, badminton, table tennis, toys & ride-ons to enjoy. There are swings & climbing frames around the grounds.
    Guests have full access to the grounds, woodland and farmland walks (dogs must be kept on leads at all times to protect the horses and their riders sharing the same path). The games barn is open all year, but is not heated so much wrap up during winter. The outdoor pool is open from May to September as are the grassed tennis courts.
    Local pub serves food and is 10 minutes walk from the cottages. Half a mile from the pub is the local village where you will find a local co-op, chinese, chip shop, hair dressers, pharmacy etc.

    The lodge was once part of the felmingham hall estate believed to be the game keepers cottage It has been sympathetically extended and restored with a well outside and is surrounded by open countryside and woods to the back. Now with stairs to a unique bedroom and bathroom. It's a remote peaceful and tranquil place to stay with only nature for company. Horses graze in the surrounding fields accompanied by rabbits pheasants partridge and at times deer Just a beautiful nature lovers paradise

  • We had a wonderful stay with Angie. The kids adored the animals and she was an amazing host! The breakfast was lovely and Angie accommodated any special requests. The children loved helping with the horses and riding on the mini-tractor. There is so much to see and do in the area, we would love to come back again and we would definitely stay with Angie.

  • 4 of us and 2 dogs had to do a very last minute trip up to Aylsham and found Angie's place at a very late stage in the day, but that wasn't a problem and Angie was more than accomodating. She's a great host and loves her house and animals very much. Everything was spotless and the house is really well laid out. And it's so quiet when you're in bed. We had a delicious breakfast cooked for us in the morning and got to meet Lola the parrot. Can't recommend this place highly enough and will definitely stay there again.

  • My friend and I stayed in Angie:s lovely home for just a night but we thoroughly enjoyed our time there. Angie is very welcoming and a great host allowing us free range of her home. The added bonus was her Parrot 'Lola' and dog Archie who both contributed to the welcome and the homely atmosphere. We will definitely go back when we can stay longer and I would recommend Angie's to all.

    Tudor cottage is a newly appointed 1 bedroom 1 bathroom studio cottage in the courtyard of 16th century Hautbois Hall. Located in a tranquil, rural location conveniently situated halfway between the city of Norwich and the North Norfolk coast (23 minutes either direction) Hautbois Hall provides a great central point to explore the county. Wroxham, known as the capital of the Norfolk Broads, is just 12 minutes away by car.
    Hautbois Hall is a particularly attractive Grade II* listed Elizabethan house of 1555, believed to have been built by William Baspole, and described in Pevsner's Guide. The house is situated in a splendid rural position, approached by a long drive lined by an avenue of quince trees, bordered by its own meadowland which forms part of an Environmentally Sensitive Area (ESA), and with extensive frontage to the River Bure. The private meadowland would be the perfect place for dog walking and wildlife watching. You enter the cottage from the impressive courtyard with working fountain. Inside you will find an open plan living and bedroom area with a beamed vaulted ceiling, oak floors and a comfy sofa and armchair. It will be warm and ready for you to relax with the T.V and blu-ray player. The kitchenette is newly fitted with oven, hob, sink, fridge freezer, toaster, microwave, kettle and dishwasher. The cottage is a studio with one king sized bed and 1 shower room
    Hautbois Hall is in a picturesque setting, surrounded by beautiful Norfolk countryside and the river Bure. The Bure valley railway even run a small steam engine that will occasionally chug by. It is well situated between the city of Norwich and the North Norfolk coastline. During your stay if you don't feel like cooking the Recruiting Sergeant, an award winning pub and restaurant is just 5 minute drive away in Horstead. If you fancy a takeaway or something to prepare for yourself Coltishall is also a 5 minute drive and has 2 takeaway restaurants available aswell as a deli, butcher, pharmacy and convienience store.

Boat hire and eco tours of The Broads all right here also. Close to buses into Norwich and a 12 minute drive to Norwich International Airport (serviced by KLM). Off street parking for two cars.
    Cosy by the fireplace in winter, but excellent location for boating, fishing and the great outdoors exploring the Norfolk Broads at all times of the year, especially during the warmer months. Families with young children will love Bewillderwood located only 6mins drive away too.
    Wroxham is a lovely destination for nature lovers and boating and fishing enthusiasts alike. It’s also a great place to just sit along the banks and feed the ducks !!

  • Had a lovely week here with our 8 and 6 year old - it’s a great location to explore Norfolk and beyond, in a very clean and comfortable home. The house itself is very well presented and has all the amenities you would want or need, with a big back garden for kids to play in. We used the house as a base to explore and did Great Yarmouth (beach day and amusements for kids), Blickling Estate (National Trust house and gardens), Cromer (for crab fishing), Banham Zoo (great small zoo with plenty of animals to see), Hunstanton (for fish and chips at Henry’s) and Norfolk Lavender (for more animals and all things lavender) - but there’s loads of other things to do too, like boat hire on the broads etc. We went into Wroxham for dinner one night and ate at Liberty, good value and nice food. Lovely setting right on the waterside too. Would definitely recommend this to others who want a nice space to live in whilst being perfectly positioned to explore further.

  • This was our second stay at Julie's house and just as great as we had remembered. Very comfortable beds in all befrooms and well equipped kitchen which makes cooking a lot easier. The Wi-Fi was a much appreciated added extra. Would highly recommend.

    The Coach House is one of four elegant, well-appointed self-catering holiday cottages; located in the heart of the Norfolk Broads, and with easy access to the natural beauty of the North Norfolk coast, the traditional seaside resorts of Cromer and Sheringham and the historic and cultural delights of Norwich.
    The largest of the cottages, the Coach House boasts a large airy and light main reception room with open fire and comfortable sofas for cosy nights in. A flat screen TV and DVD player provides entertainment. The dining area seats up to six persons. An archway leads to the newly refitted kitchen with oven, hob, dishwasher, washing machine, and large fridge-freezer and double glazed doors lead to the private area of the courtyard. A door leads to the shower room with WC and basin. Upstairs boasts a host of original timbers and has two king size and one twin bedroom and a bathroom with full size bath with shower over. The king size bedrooms have ample room for a cot. Our four cottages share the heated indoor swimming pool and large Games room, which has a pool table, table tennis table, air hockey and table football.
    Randalls Cottages stand in open countryside not far from the village of Tunstead in North Norfolk, on Vicarage Lane, looking across farmland to the ancient Roman Road of Anchor Street. The Old Farm House was originally built in the mid-1820s, and when sold for the first time in the 1920s consisted of the Farm House itself, a coach-house and ostlery, farm office, animal houses, stables, barns and farmland. During the 20th century, the Old Farm evolved into its present form: the land was divided up, and some of the farm buildings were sold off, others extended or converted to new uses. The Coach-house was actually the first part of the Old Farm to be built, even before the House itself. This is a perfect location for walking, cycling, bird-watching, canoeing, boating or just relaxing. A holiday at Randalls Cottages suits everyone; couples, families or larger groups.     Swallows cottage entrance is by a large stable door. The kitchen/dining room has an original arched window overlooking the livery stables. The generous living room faces southwest and opens onto a secure, walled courtyard garden. On the first floor there are two bedrooms and a bathroom. On the second floor, the en-suite master bedroom has the original king post beams exposed, giving it great character. A third bathroom is on the ground floor.
    There is a games barn onsite, which has badminton, table tennis, pool and ride ons for the smaller ones. Around the grounds there are swings and climbing frames. During May to September guest may use the outdoor solar and air pump heated pool.
    Local pub serves food and is 10 minutes walk from the cottages. Half a mile from the pub is the local village where you will find a local co-op, chinese, chip shop, hair dressers, pharmacy etc.
  • We had an amazing stay at the Swallows Cottage - perfect for a group looking for a countryside getaway. The cottage is clean and roomy, cosy for the winter, especially with the fireplace, but also perfect for the summer with a lot of green spaces. Sheelah and Kim have been very helpful and communicative.

  • Absolutely wonderful, character in abundance, ever wanted to live on a farm? Well look no further, through a gate by the road,(opposite a pub) down a drive maybe half of mile, pass a small lake and pond, park next to some stables with horses in, they are cleaned out and walked to the field everyday then you’re at your converted barn which is now 3 wonderful cottage all with character. The cottages are massive, lovely and Homely, great kitchen, real wood burning fire, beams in the roof, everything you could wish for, plenty of paths for you to wonder round the farm, wildlife everywhere, ducks, frogs, rabbits you name it. Also another barn houses a snooker table, ping pong, table football even badminton, yes it’s that big, this barn I’d say would be perfect for smaller weddings. The owner is a lovely lady
