  • We had a wonderful stay at Sally’s amazing earth house. Even during Storm Dennis, the house was cosy and warm, and really well insulated from the noise of the storm outside. Sally was such a friendly and helpful host, and we felt really comfortable during our whole stay. It’s also in a brilliant location, close to so many interesting places :) a great base to explore lovely Kent from. Thanks Sally!:)

  • Sally made us feel very welcome on our stay. We loved the unique experience and would happily go again.

  • Hi Sally, We had such a wonderful stay. Everything about the house was perfect - and thank you so much for being great hosts. We could not recommend the booking highly enough. All the best, Andrew and Shopna

  • My girlfriend and I had such an incredible stay with Sally and Chris. The communication before the trip was great and we were warmly welcomed by Sally on arrival. The Straw Bale Studio itself is amazing. Despite it being a cold, rainy couple of days in November it was so warm and cosy inside. There were a lot of nice touches and Sally gave us some good local tips including a lovely cafe a short walk away. The place is a 2 minute walk to the train station (we rarely heard trains go past) and then a 5 minute train journey into Canterbury. Don't be put off by the compost toilet - it certainly adds to the experience! We can't wait to stay again.

    Daniel2019-11-23T00:00:00Z
  • Sally is a great host, always smiley and available. The place is unique and extremely cosy. Only potential downside is the toilet/shower outside but that, I believe, is part of the experience. Would definitely recommend!

    Nicola2019-11-17T00:00:00Z
  • My friend and I had a lovely time in the spiral studio! We stayed on a rainy cold weekend, and it was very cosy and comfortable. Sally was very helpful and welcoming, even though we didn't meet in person. The home is 2 minutes on foot from the local train station, and there are some pretty walks nearby. The only thing I would mention is that the wifi is patchy, so if you are planning to watch films online, best to download everything in advance!

  • Lovely place to stay for a peaceful get away. Sally and Chris are very welcoming.

  • The property was lovely, done to a high standard with lovely furniture and fittings. It was really clean and Nikki had left a little folder of useful info like local places to eat/visit and instructions on how to work things. Would highly recommend!

    Victoria2020-03-01T00:00:00Z
  • Best stay ever! So clean and such a lovely rural retreat. Considering the price of the place it's a real shame you have to pay £20 a day for the hot tub. But apart from that we will definitely be returning!!

    Jesse2020-02-25T00:00:00Z
  • Absolutely loved it! Definitely will book this place more often. Thank you 😊

  • Nikki’s place is wonderful. Immaculately clean, and very well presented. I would love to stay again. As a host Communication from Nikki was timely and pleasant and without delay. Some sweet personal touches included too, her attention to detail was brilliant! Amazing value! Thank you Nikki!

  • Great accommodation! Peaceful, cosy and spacious for the 2 of us. Nikki was great with communicating quickly and for answering questions. Would stay there again!

  • Absolutely amazing. Hot tub was perfect. Had everything you needed. Highly recommend

    Hannah2020-02-14T00:00:00Z
  • 💕I had such a wonderful stay!! The Coach House is the place you didn't know you needed. Nikki is amazing with her communication and really went above and beyond for my stay. It is the best of both worlds, the character of the historical building it is, but with the modern finish to it. The new kitchen was lovely to use! Definitely book use of the hot tub, I practically lived in it when I wasn't out and about exploring, it was wonderful! Location is great, just a couple of doors down from a pub and not far from beautiful places to visit like Canterbury, Whitstable and Broadstairs as examples. I would most definitely stay here again!! 💕

Places to visit Canterbury Cathedral Cathedral House, 11 The Precincts, Canterbury CT1 2EE, (PHONE NUMBER HIDDEN) The Mother Church of the Anglican Communion and an outstanding example of English ecclesiastical architecture. Founded by St. Augustine in 597AD it was the country's first cathedral. The building is particularly renowned for superb examples of 13th Century stained glass windows. Visitors can view the Crypt, the Tomb of The Black Prince and - most famously - the tomb of Archbishop Thomas Becket. The spot where Becket was murdered is marked in the cathedral. The Cathedral precincts are also of interest, as are the medieval streets and Buttermarket that surround it. It's open all year, but subject to regular entry restrictions for services and special circumstances. If you get the chance to visit for a service, take the opportunity - you won't regret it! St Augustines Abbey Longport, Canterbury, Kent, CT1 1PF Situated just outside the city walls, opposite Canterbury Cathedral. In the year 598, Saint Augustine was sent to England by Pope Gregory I, on what might nowadays be called a revival mission. King of Kent at this time was Ethelbert, who happened to be married to a Christian, Bertha. Whether or not his spouse influenced him isn't known, but he allowed Augustine to found the first monastery in Britain just outside the city walls of Canterbury. It was originally created as a burial place for the Anglo-Saxon kings of Kent and is part of the Canterbury World Heritage Site, (along with the cathedral and St Martin's Church). It opens from Wednesday - Sunday between April and June, daily in July and August, and at weekends only for the rest of the year. Howletts zoo Bekesbourne Road, Bekesbourne Road, Bekesbourne, Canterbury CT4 5JL A world-class wild animal park set in ninety acres of beautiful ancient park land. It has a superb collection of exhibits including lions, tigers, elephants, and apes. The park, which was founded by John Aspinall, is also respected for its successful breeding programmes - along with its sister park at Port Lympne near Hythe. Wingham Wildlife park Rusham Road, Canterbury, CT3 1JL Wingham Wildlife Park first opened its doors as Wingham Bird Park in 1986, changing its name to Wingham Wildlife Park approximately 15 years later. The park is now so much more than birds and offer a full package of fun for all the family to enjoy from play areas, mini diggers and go-karts to hands on encounters, museum exhibits and beautiful picnic locations. Wildwood Trust Herne Common, Herne Bay, Kent Wildwood is a unique woodland discovery park. It occupies 40 acres of ancient woodland, with easy access and lots to do and explore. From owls to otters, bees to beavers, and wild boar to wolves, you can experience close encounters with native wildlife in an environment that is close to nature. The life of Wildwood constantly changes with the seasons; as the animals give birth a whole host of young animals can be spotted, which means every visit is a new experience. You can also travel back to Saxon times to meet the local residents and find out how humans and nature got along. Catch a live demonstration of their ancient crafts and skills from the UK's leading re-enactment society. Port Lympne Aldington Road, Lympne, Hythe CT21 4LR Set over 600 acres, Port Lympne is home to the UK’s most authentic safari experience, The African Experience – 100 acres alive with African animals. Join our safari vehicles to see animals including zebras and giraffes wandering freely then head off on foot around the rest of the park to see the big cats and primates. Look out for the baby giraffe and rhino born in 2016! Visitors to Port Lympne throughout the year are promised a super, natural and epic day out as they explore wooded pathways to discover where the wild things are and see the UK’s largest herd of black rhino, big cats, small cats, primates, western lowland gorillas and more. Tankerton slopes and beach The cliff-top lawns of Tankerton Slopes, with their colourful beach huts, roll gently towards the sea and provide an excellent vantage point to watch the nautical world go by. The coastline provides a lovely walk for miles or just find a place to relax on the shingle beach. There are far reaching views across the estuary towards Southend. A long thin spit of shingle is exposed at high tide locally known as 'The Street', which is quickly covered at high tide. During the winter months the slopes are a popular place for sledging! Broadstairs Broadstairs is popular for its award-winning Blue Flag sandy beaches, delightful range of independent shops and cliff top walks to neighbouring Ramsgate and Margate. Whitstable Whitstable is like no other town by the sea. Its traditional charms, strong arts culture and rich maritime history complement Whitstable's modern appeal. Whitstable's main claim to fame is its oysters which remain an intrinsic part of this sea town's character and are celebrated every July at the Oyster Festival. Oysters and other delicacies from the sea can be enjoyed at the local restaurants and pubs or taken home from the fresh fish market at the harbour. Local walks There are a number of beautiful walks located around Littlebourne. Walks to the nearby villages of Wickhambreaux and Ickham are definitely worth a visit. Both have lovely country pubs that served traditional home cooked food.
  • Awesome cabin in a great setting. Incredibly clean. The hot tub was just outstanding.

  • Really lovely little lodge, perfect to take the children, highly recommend, we will definitely be going back!

  • We have just come back from a 2 night stay at Bramble lodge and had a lovely time! The lodge is nice and spacious with everything you need, and the hot tub was amazing and made our stay. Angela was very helpful and quick at responding. Would definitely recommend staying here!

    Sarah2020-02-25T00:00:00Z
  • My friends and I stayed at Bramble lodge to celebrate a 30th birthday. We hired a chef Friday evening, who cooked us a lovely 3 course meal. The lodge is surrounded by farm land and is lovely and quiet. The hot tub was warm when we arrived and vert easy to use. Angela was welcoming and helped us set up the fire on Saturday evening also. I would recommend.

    Sarah2020-02-23T00:00:00Z
  • This space is so wonderful, brilliantly located, well designed and thought out, near a whole host of great attractions, and my girls absolutely loved the hot tub and the goats and pigs.

  • Bramble Lodge was lovely and Angela was a great host! I would recommend having a morning walk around the perimeter of Howletts zoo. We was lucky enough to see the Rhinos and Elephants this morning so it was well worth the muddy walk! I would definitely stay here again.

Traditional bedroom with double bed and ample storage space in large cottage, built 1733. It has not been overly modernised, but has central heating, modern shower/wetroom, and Wifi. I also have a very friendly Jack Russell! Ideal base to explore East Kent. Due to steps and stairs, not suitable for people with limited mobility. Please note there's only one parking space (on my neighbours' drive), but there's also a layby 100 m from the house. The bus stop is about 300 m away, on the main road.
Double room in Kentish cottage: open fires, beams, etc. Not suitable for people with mobility problems. The room has a double bed, is carpeted, has central heating and a walk-in wardrobe. Shared bathroom next to room; also a wetroom downstairs. We have a piano and a big garden. Towels, toiletries and a hairdryer are provided. Please note both the pillows and duvet are filled with feathers, and I'm afraid I have no synthetic ones. Breakfast is included: tea, coffee, fruit juice, cereal and / or as much toast and eggs as you can eat - though I'll happily provide other things if you give me enough warning :-) We have a Jack Russel...she's very friendly, but this is not a good place for someone who doesn't like dogs! The house is on a street off the main road in a quiet village between Canterbury and Sandwich. At the back of the house there's a field full of rabbits, squirrels and birds. The house is about a mile away from Howletts wild animal park. Good bus service to Sandwich and Canterbury - every 20 minutes through the day (not so good in the evening or on Sundays!) The bus takes about 10 minutes to get from Canterbury to Littlebourne; the bus stop is 300 metres away, on the main road. Half hourly train service from Canterbury to London (St Pancras/Charing Cross or Victoria); the fastest takes just under an hour. National Express coaches (to Victoria) are usually much cheaper but take about two hours. Apart from being just 4 miles from the world famous tourist destination of Canterbury and its spectacular medieval cathedral, the village of Littlebourne is surrounded by beautiful countryside, and the sea is within a half hour drive to the north, east and south....oysters at Whitstable, glorious sandy beaches of Thanet, Turner at Margate, Dickens at Broadstairs, birdwatching on the sand dunes at Sandwich, a pier and two Tudor castles at Deal, the White Cliffs and Castle at Dover (not to mention frequent ferries to France) - and there's Britain's only official desert at Dungeness, about an hour south west of Canterbury.
It's quiet and rural. Canterbury is a very busy little town and I love it, but it is nice to get back to the peace and quiet of my garden. I think the most important things to see here are Canterbury, and the coast: Dover, Whitstable, Broadstairs, Sandwich - depending on your tastes and amount of time available.
  • Heather is a great host who is keen on making your stay as pleasant as possible. The room I stayed in was very comfortable and had everything I needed. I highly recommend it to others!

    Fabian2020-03-21T00:00:00Z
  • Highly recommend to someone who wants to experience living like British. Heather is the best guide who can lead you to explore the south-east UK, and a best friend who makes you cosy breakfast every morning (plus English or history class sometimes😆). Katy - the second host in the house (a Jack Russell), is also a good pal to talk with, to cuddle when you need a warm hug, or a personal coach who can do some indoor exercise with you when the weather is not ideal. I feel so lucky to find here during my second year of study in UK. They are like a shelter where I find safe and like home. ❤️

    Stella2020-02-17T00:00:00Z
  • It was a such lovely stay at Heather’s house on the new year eve. We really enjoyed the nice breakfast with an interesting discussions and historical facts about Canterbury cathedral. Thanks so much for hosting us. I definitely recommend.

  • I had a very restorative stay at heathers place with great conversation very comfortable bed and lovely cool room to sleep in at night ( I like to sleep in a cool room, however room can be heated to individual requirement) . The shower was great as well (wet room) and I could not have asked for more in the form of a chef preparing my breakfast in front of me, thank you so much Heather.

    Miles2019-12-29T00:00:00Z
  • Our stay at Heather's was great, it is a lovely, clean place in a great location to explore the surrounding areas. Our room was lovely and cosy with many thoughtful touches. Thank you very much Heather for a brilliant stay.

  • You can be assured to receive a friendly welcome from Heather and Katy the dog. The bedroom is very comfortable with lots of extra touches eg. note pad and pen, european adapter plugs and much more. Littlebourne is a delightful village, it has easy access into Canterbury and surrounding areas. Highly recommend.

  • This is a wonderful house in a beautiful part of England. Two families went away for the night and were able to cook a full meal, eat drink and socialise with plenty of room. The children loved to play hide and seek in the house and the grounds and had a wonderful time.

    Mark2020-03-08T00:00:00Z
  • Sarah was very helpful in the lead up to our stay, offering advise on places to visit and local walks. The house definitely lived up to our expectations, and the photos don't do it justice. The three bedrooms upstairs are all really big, and then there are 2 smaller bedrooms off the main living room which are fine for singles/kids but one of the rooms has a glass door so not quite as private if you are on a couples trip. The kitchen was very well equipt, and we loved using the wood fire in the main living space. 3 of our group are over 6ft, so they struggled a bit with the low beams, but us girls were absolutely fine! Thanks again for a fabulous weekend.

    Katie2020-03-01T00:00:00Z
  • The photos really don’t do this gem of a place justice. Lots of “wow” from people as they arrived. Much larger than I expected & the grounds are beautiful. Lovely to see pheasants visiting the garden in the morning. This place would be amazing in the summer to make use of the garden. Plenty of space for 10 of us ranging from 2 yrs old to 74. We all loved it. Very homely and the amenities are a nice touch. Thanks Sarah.

  • Exactly what I expected. Nice and simple space. Perfect for a weekend getaway. I really liked the small touch of the fire that had been lit for our arrival, as it was a bitter cold evening.

  • Perfect, peaceful sanctuary surrounded by endless natural beauty but also close enough to all of the best local attractions. Great stay, thank you Jennie and Family!

    Harry2020-01-06T00:00:00Z
  • We are repeat visitors to the Granary. We have been spoilt to the extent that we can only say that Jennie's high standards always meet or go beyond our expectations. A lovely place for peace and undisturbed tranquillity. We stayed in December so dark very early on so if really really really pushed to find fault - it would be a suggestion rather than a criticism. Perhaps bring a torch/phone torch for the approach through the Garden. Other than that. Excellent as ever. Fully recommended and will be returning in 2020.

    Aaron2019-12-27T00:00:00Z
  • Great place. No central heating but the log burner is more than enough, and the hosts left us with firewood which was very kind. Nicely placed to go into Canterbury/Dover. Nice views as well. - would reccomend

A warm and quiet room, seperate from the main house, with own entrance. There is access to the house for ablutions. In the garden there is a seating area which you are able to use, have a BBQ or just relax. Washing machine and dryer. There is also an outside tap to clean off muddy boots etc. If it is a warm day, please dry clothes outside, think about the environment. On entering the house you are in the kitchen, make yourself tea/coffee.
Anyone walking the Via Francigena with a credencial will get the room for half price ( I will give you the money back) and an evening meal. If I'm around I'll give you a lift to Dover or Canterbury. I walked it in 2017. The gaden has room for tents, so fill your boots.
There is a pub with a restaurant in the village, and also a village shop. The two nearby villages also have pubs, they are a 30 minute walk away along paths or road. Howletts wild animal park is a 20 minute walk away.
  • Top Spot! Excellent Host! Highly Recommended!

  • Excellent AirBnB with kind host and super facilities! Clean, comfortable and safe place in Littlebourne! Fantastic host Mick who makes you feel welcome from Day 1 and who genuinely cares for the well-being of his guests. 10-minute bus ride to Canterbury and the bus stop is just 5 minutes walk away from the house. Highly recommended! Thank you for your outstanding hospitality, Mick! I will be back!^^

  • The perfect spot for a lone pilgrim to rest their head!

    Tim2020-03-09T00:00:00Z
  • This place is one of my favourite places, where everything is just so right, Mick is a great host and the house and the room is welcoming, clean, neat, stylish and gemuetlich at the same time. The house is quiet and the surroundings are too. The area invites you to explore, so many old houses, Canterbury is near and so is Sandwich, a hidden gem, unspoilt. I had only time for 4 nights but hope to be back in the summer.

    Ulla2020-03-07T00:00:00Z
  • Mick is a very friendly and forthcoming host who really cares to make you feel at home. His place is a perfect base from which to discover the immediate surroundings as well as cities like Canterbury and London. Certainly worthy of a special recommendation! Henk

  • Clean and comfortable home. I am glad I chose it for our stay.

    Simeon2020-02-28T00:00:00Z
  • If you are looking for a good-looking, friendly, caring, kind and humourous host, Mick is definitely the one you are looking for. Every corner of his house is tidy, neat and clean becauae he tidies up the whole place frequently. Mick is very sporty so sometimes he will ask you to go for a walk around Canterbury if you want to. By having walked with Mick around Littlebourne, I got the chance to explore and know more about Littlebourne history. Such valuable experiences I got from Mick! Highly recommend!

Donkey Barn is situated in the pretty village of Wingham approximately 7 miles from the historic City of Canterbury, 5 miles from The Cinque Port of Sandwich, within an easy drive of local beaches, Dover Ferry Port and the Eurostar terminal at Folkstone. The property is totally self contained with it's own entrance but near enough to the owners house should assistance be required. Donkey Barn has it’s parking space and private patio. There are numerous farm shops locally offering delivery.
Donkey Barn has a large main room with a kitchen area, (two ring hob, microwave and fridge tucked away behind grey curtain) lounge area and dining table. There is a wood burning stove for cosying up on the sofa, (£8 extra charge to cover logs/kindling/laying fire and cleaning) The bedroom has a double bed and adjacent is the shower room. One child can sleep on the sofa and another in a travel cot (provided) so a family of up to four can be comfortably accommodated. A TV is set up in both the main room and bedroom. There is a very pretty patio area opening from the main room and adjacent parking. Access to the owners garden is not permitted unless by arrangement. Donkey barn is newly renovated (spring 2019) and we have added luxury touches such as high quality linens, a Nespresso machine and lots of thoughtful extras we like to find when renting accommodation. Continental breakfast is available by prior arrangement at £8 per person.
Wingham is a thriving, very pretty village with many local amenities including it's the hugely popular Wingham Wildlife park (the lions roar can be heard from Donkey barn!). We have two pubs, The Anchor which hosts weekly live music events and serves tasty 'pub grub' and The Dog, an award winning gastro pub which serves excellent local food. There is a friendly café, The Politicians Daughter, an Indian restaurant and take away. Wingham has a fantastic farm shop selling local and organic produce and we are surrounded by lovely country walks. Within 10 minutes drive is the historic Cinque port of Sandwich (the home of The Royal St Georges golf club) and in the opposite direction is the Cathedral City of Canterbury a UNESCO World Heritage Site with it's famous cathedral, numerous shops, restaurants and bars. The Port of Dover is around 20 minutes drive and the Eurotunnel crossing at Folkstone is under half an hour. Fishing can be found at Sandwich lakes about a 5 minute drive away. Numerous beaches including Broadstairs, Ramsgate and Margate are all within easy driving distance (20-30 minutes) and Westwood Shopping centre, a huge retail and entertainment centre, can also be found within a 20 minute drive.
  • We has a lovely couple of days in the donkey barn. Helen was so welcoming and friendly and she had some great tips on what to do and where to go. The accommodation was perfect, spotlessly clean, amazing facilities and really comfortable and cozy. All the personal touches were really appreciated. We will definitely be back.

  • I reiterate all the positive comments others have made about Helen's lovely donkey barn. A wonderful space, larger than expected, super stylish, very clean. Unexpectedly warm for a barn. Great view of apple orchards at the back, and lots of great tips from the hostess. Recommend.

Relax and unwind in this artist-run bohemian retreat. Tucked away in the village of Preston, surrounded by orchards, you'll enjoy a peaceful 'get-away' yet be in easy reach of local amenities and Kent's stunning coastline. The studio is blissfully quiet, set back from the cottage with its own entrance under a vine-covered pergola, with access to a large garden. Your host is happy to interact as much or as little as you like, and will gladly share the best experiences the area has to offer.
Woodsmoke Arts Studios comes with all the usual amenities except TV, so you can be sure to relax and tune in with nature. There is a contemporary yet vintage feel to the studio which boasts high ceilings, large windows, and has a fabulous Swedish log burner at its centre. Built for artists, it has glorious light throughout which creates a sense of space and calm, all adding to the feeling of being on retreat. There is WiFi but the signal can be intermittent and we encourage all guests to switch off their devices and 're-wild'! There is plenty to do to connect with nature, and books and board games to focus a busy mind. There are plenty of places to stretch out and massage/yoga professionals on call to help you relax. Seasonal craft activities can also be arranged. The luxurious double bed has sheets with a generous thread count for you to enjoy a good nights sleep, and there is a pull out sofa bed for additional guests. The 5 meter bell tent can be hired for an additional fee, which will sleep 2-4 extra people comfortably. The studio has its own toilet and separate bathroom with a freestanding tub in which to enjoy a candle-lit soak. Prosecco and cake can be arranged for a treat on arrival, and a continental breakfast comes as standard and can be found in the studio fridge. Tea, coffee, and herbal drinks are also available. There is no kitchen as such, but there is a microwave oven should you need to self cater. Guests have the use of the rear garden, but are asked to keep noise to a minimum in respect of the neighbours and children's riding school at the back of the property. This is a place that welcomes creatives, nature lovers, and folk who won't mind the odd muddy paw print. Allergy sufferers please come prepared, the pollen count can be high and we do have pets and feather filled bedding. If you come across a creepy crawly we will do our best to guide them elsewhere, but we are very much out in the country! Expect to hear birdsong in the morning and owls at night, and sometimes the call of the wild really does drift over the fields as the lions roar from Wingham Wildlife Park.
Preston is a small rural village with a traditional church, village hall, community meadow, and recreation ground which includes a children's play area. A short walk through the orchards brings you to the picturesque Elmstone, which boasts a beautiful picnic spot and quaint library in a telephone phone box. Within a stones throw of the studio is Preston Garden Centre's fabulous bistro 'Coppers' where you can grab anything from a coffee and croissant to a full roast dinner, and pick up a tropical plant while you're at it! There's also a local shop, butchers, and pub in walking distance, and many more fine eateries and entertaining venues within a few minutes drive. Try The Anchor in Wingham for live music and fabulous pub grub, or Grove Ferry for boat rides or a spot of kayaking. You can paddle up river to nearby Fordwich, as old as the Dooms Day Book, and enjoy Michelin star cuisine for lunch at the Fordwich Arms! Or walk across the fields and relax in front of the fire with a craft beer at the Duke of William in Ickham. Historic Canterbury is a 20 minute drive, as is Sandwich, Deal and Dover. If its Art and Culture you are looking for, hang out in hip Whitstable, visit Margate's Turner Contemporary, or eat fish and chips with an Antony Gormley sculpture in Folkestone, all within a similar distance. There's something for everyone in this region, and with easy access to London, the ports, and channel tunnel, its the perfect place to explore the rest of Europe.
  • Such an amazing stay - Emily was a wonderful host (very quick replies!) and the place was idyllic. Just as good as the pictures, if not better. Very secluded, nice little extras (cake, breakfast, local apple juice and milk) and very well equipped (blankets, games, books, bubble bath, radio etc.). Would definitely return - the perfect getaway from city life! Thanks so much x

  • If you’re looking for somewhere to come for a break from modern life, this is the place to go. The studio is gorgeous, so well designed and totally peaceful. We loved the rural location, which is out of the way but also still a short drive from local attractions so not too far away from civilisation! Emily was a great host, friendly, helpful and quick with responses. We would highly recommend a stay here.

A delightful self contained rural holiday chalet situated in the 3.5 acre grounds of our smallholding. We are in a small rural hamlet surrounded by orchards and footpaths with a village pub 4 doors away. Close to sandy beaches at Minnis Bay, Margate, Broadstairs and Ramsgate's Royal Harbour. Whitstable and the city of Canterbury are close by. We are also only 30 minutes to the eurotunnel and dover port if you fancy a day trip to france. Sandwich Bay and St Georges golf course are a short drive.
The chalet is newly refurbished. It has an open plan lounge, kitchen, diner, shower room, a bedroom with a kingsize bed and walk in wardrobe with plenty of space, a second bedroom with 2 single beds which can be zipped together to make a kingsize bed if requested in advance. Outside there is a covered veranda with chairs to enjoy the evening sun. A picnic bench is outside and parking for 2 cars.
The local pub is 4 doors away which serves food 7 days a week. There are also many good restaurants in nearby villages. There is a butchers and village store in Preston 2 miles away. There are bigger shops nearby in Birchington and Minster or supermarkets at Westwood Cross. The river Stour is a short walk and other good walks through the local orchards are popular.

Stayed during storm Dennis and was pre warned about power cuts, however we was luck enough to have power throughout the stay. Phone signal was temperamental but WiFi was fairly good. No Cleaning Fees! Colourful room with large desk, comfy chair and single bed, overlooking wooded area. The cottage, built 1733, has not been overly modernised, but has central heating, modern shower/wetroom, and Wifi - and a very friendly Jack Russell! Due to steps and stairs, not suitable for people with limited mobility. Please note there's only one parking space (on my neighbours' drive), but there's a layby 100 m from the house. Bus stop about 300 m away. Ideal base to explore East Kent.
A relatively large, simply furnished room with single bed in a large cottage. The house has not been overly modernised, but has central heating, modern shower/wetroom, and Wifi. This room has secondary glazing, and is fully carpeted. Please note there is no wardrobe in this room, but there is a rail where you can hang things up. It also has a nice big desk with a comfortable chair. The duvet and pillow are filled with feathers, and I'm afraid I have no synthetic ones. We have a piano and a big garden. Towels, toiletries and a hairdryer are provided. Some guests find the staircase rather steep - this house is not suitable for people with mobility problems. Breakfast is included: tea, coffee, fruit juice, cereal, porridge, and / or as much toast and eggs as you can eat - though I'll happily provide other things if you give me enough warning :-) We have a Jack Russel...she's very friendly, but this is not a good place for someone who doesn't like dogs! National Express coaches (to London Victoria) are usually much cheaper but take about two hours.
East Kent is stuffed full of history! From the Romans and Vikings, through the Normans and Tudors, to the Napoleonic and World Wars, this corner of England has always been of huge importance. The most important thing to see is of course Canterbury Cathedral, but then there's the White Cliffs of Dover, Whitstable, Broadstairs, Sandwich, Faversham, and dozens of pretty villages with picturesque pubs with good local beer and food! There are also dozens of castles and gardens which are open to the public. Kent is "The Garden of England"; there's very little industry, and it's mainly agricultural. Canterbury, however, has an extremely high student population, and is a very busy, vibrant city, still retaining some of its medieval streets. There is also a large modern shopping centre. The coast is within a half hour drive of Littlebourne to the north, east and south. All the seaside areas and towns around the coast are very different; there are vast sandy beaches, massive chalk cliffs, fishing towns, acres of sand dunes and mudflats, and Victorian seaside resorts with the original piers.
  • Great little room with very comfortable bed in a quiet and charming location, simply ideal for my rambling aspirations. Easy access to Canterbury and lots of Kent's pretty villages. Heather is a very friendly and attentive host with awesome cuddly little pup. Highly recomended!

  • Heather’s place is a gem. My stay was very short, but I think everything I have to say applies to a longer visits. Her location is very near Canterbury and would be a good jumping off point for Dover or other Kent activities. Comfortable, character-rich and quintessential English cottage life. I felt very welcome and my brief stay really recharged my batteries! Heather is a warm and welcoming person wth detailed knowledge of history and the locale, she’s a wealth of wisdom. Would stay again!!

  • Heather’s house was a very pleasant surprise. Only 10 mins drive from Canterbury and there was lots of parking. The village is very pretty with a good shop, and a nice pub within 15 minutes walk. Heather’s house was lovely, very cosy and quaint with lots of character. The bedroom was warm and the bed very comfortable. Heather is a great host, she even did me a breakfast before leaving. Heather also has a lovely dog who enjoys a good cuddle and wouldn’t hurt a fly. Highly recommended and good value.

There are beautiful walks along many footpaths around the village and we are close to the sea side with lots of different types of beaches. We are also very close to Canterbury, Sandwich, Whitstable and Margate. You’ll love my place because it is very cosy and is very peaceful. It has its own independent garden and BBQ. The village is quiet and very friendly with a great local pub.. Additional charges for pets £20.

There may be small differences between the actual property and its description, as we are always seeking to improve services and facilities. Occasionally, problems mean that some facilities or services 3 become unavailable or subject to restriction. If this happens, we will tell the party leader as soon as reasonably practical after we become aware of the situation. We do not accept responsibility or liability for any changes or closures to local services or attractions mentioned in the brochure or on our website, by our advisers or advertised elsewhere. Whilst we make reasonable efforts to ensure that information supplied to you in relation to your property and its facilities and/or services as well as advertised travel and other services is accurate and complete as at the date given, we do not accept responsibility for any inaccurate, incomplete or misleading information about any property or its facilities and services, except where any such information has arisen out of our negligence. 5. If you change or cancel your booking If you wish to change any detail of your confirmed booking we will do our best to make the changes, provided that notification is received in writing at our offices from the party leader. However, we cannot guarantee that we will be able to meet any such request. This notification must be accompanied by payment of any costs due and/or incurred by us. Please be aware that any amendment will be made at the current brochure price, which may differ from the price in the brochure from which you booked your chosen arrangements. Please note that changes to your dates or accommodation may be treated as a cancellation of the original booking and hence be subject to cancellation charges. If you have to, or wish to, cancel your booking, the party leader undertakes to notify us by telephone and confirm such cancellation by email on the same day. The day we receive your notification of cancellation is the date on which your booking is cancelled. Depending on your reason for cancellation, you may receive a refund of some or all monies you have paid to us for your booking (excluding all booking fees and credit card charges you have already incurred). These refund provisions referred to above only apply if the cancellation applies to all members of your party. All prices are for the entire property and not on a per person basis. Cancellation charges are as follows: Number of days before start date of your arrangements that notification of cancellation is received by us Cancellation Charge (plus all booking fees, insurance premiums, credit card charges or administration fees payable by you) More than 70 days Full Deposit (including any Balance of Deposit due) 29 – 70 days 50% of Accommodation Cost or Full Deposit (including any Balance of Deposit due), whichever is the greater. 15 – 28 days 75% of Accommodation Cost 14 days or less 100% Accommodation Cost 4 Where only part of your party needs to cancel this will not normally affect the total cost of your booking unless any travel arrangements or additional services which are charged on a per person basis are cancelled. In these instances any such per person charges paid will be refunded after deducting any cancellation charges. 6. Cancellations or changes by us We do not expect to have to make any changes to your booking, but sometimes problems occur and bookings have to be changed or cancelled or errors in brochures or other details corrected. We reserve the right to do so. If this does happen, we will contact the party leader without liability to pay any compensation or cost incurred by you as a consequence of any such change or cancellation as soon as is reasonably practical, explain what has happened and inform you of the cancellation or change. In the event of cancellation by us, we will only be required to repay to you the sums previously paid by you. 7. Force Majeure Except where otherwise expressly stated in these Booking Conditions, we regret that we do not accept liability to pay any compensation for any costs, losses, damages and expenses howsoever incurred where the performance of obligations by us under your contract is prevented or affected by, or you otherwise suffer any damage or loss as a result of, "force majeure". In these Booking Conditions "force majeure" means an event beyond our reasonable control, including but not limited to, strike, lock-out, labour dispute, act of God, acts of terrorism, war, riot, civil commotion, malicious damage, compliance with a law or governmental order, rule, regulation or direction, accident, breakdown of plant or machinery, insolvency or bankruptcy, fire, flood, snow and storm, difficulty or increased cost in obtaining workers, goods or transport and other circumstances affecting the supply of goods or services. 8. Our liability to you You accept that our maximum liability to you if we are found to be at fault in relation to any service we provide is limited to any direct expenses unrecoverable by you directly related to your booking which you incur as a result of that failure. You accept that we shall not be liable for any indirect and/or consequential losses incurred by you. We do not exclude or limit any liability for death or personal injury which arises as a result of our negligence or that of our employees whilst acting in the course of their employment, or for our own criminal act. Your personal belongings and vehicles (together with their contents) which are left at the property remain entirely at your own risk and responsibility. We do not accept liability for any loss, damage or injury howsoever caused to you or your personal property during your stay at the property except to the extent that such loss, damage or injury is caused by our negligence. We do not accept responsibility for noise or disturbance originating beyond the boundaries of the property or which are beyond our reasonable control. In the event that a source of reasonably obvious noise has been in existence prior to your arrival and we are informed of this, we will contact you to inform you of the disturbance. We do not accept responsibility for the failure of public utilities, including but not limited to water, gas and electricity. 9. Insurance We recommend that you take out adequate insurance to cover you for any losses you might incur for the duration of your stay. 5 10. Disabilities and medical problems If you or any member of your party has any medical problem or disability that may affect your booking please tell us before you confirm your booking, giving us full details in writing. If we reasonably feel unable to properly accommodate the particular needs of the person concerned we reserve the right to decline or cancel the reservation without liability. 11. The Property You are to arrive at your property at any time after 4.00pm (unless advised otherwise, for example on your confirmation) on the start date of your rental period and you are to leave by 10.00am on the last day of your rental period. If your arrival will be delayed beyond 8.00pm on the start date of your rental period, you undertake to contact the person whose details are given on the location guide. If you fail to do so, you may not be able to gain access to the property. If you fail to arrive by 12 noon on the day after the start date of your rental period and you do not advise the person whose details are given on the location guide of your late arrival, we may treat your booking as having been cancelled by you. No refund of any monies paid by you will be made in this situation. A security deposit will be payable in cash (sterling) on arrival. You will be advised of the amount at the time of booking. The security deposit will be refunded at the end of your rental period (subject to deduction for any costs, losses and damages incurred by us for any breakages, damages, loss of property and/or facilities caused by you). You and all members of your party agree to keep the property clean and tidy, to leave the property and all furniture, utensils, equipment, fixtures and fittings in a similar condition as you found them upon your arrival, and to behave lawfully at all times whilst at the property. You and all members of your party further agree not to use the property for any unlawful or commercial purpose, including without limitation, assigning or subletting it or otherwise allowing anyone to occupy it who has not previously been accepted by us. You are responsible for the actual costs of any breakage or damage in or to the property, along with any additional costs, including cleaning or consequential loss that may result, in each case which are caused by you and/or any members of your party, and we can require payment from you to cover any such costs. You will report any breakages and/or damages to us as soon as possible. We will not tolerate any dangerous, offensive or rude behaviour to us, our representatives or third parties such as neighbours. We are entitled at our sole and absolute discretion to refuse to hand over to you and/or to repossess the property if we reasonably believe you or any member of your party is behaving unlawfully, or if any danger, damage or offence is likely to be caused, has been caused or is being caused by the behaviour of you or any members or your party. These circumstances will be treated as a cancellation by you. You also undertake not allow more people than the brochure states to occupy the property, neither can you significantly change the composition of your party during your occupation of the property. If you do any of these things, we can refuse to hand over the property to you and/or can repossess it. If we do so, this will be treated as a cancellation by you. In these situations no refund of any monies you have paid in respect of your booking will be made and we will have no liability to you as a result of this situation arising (including for example any costs or expenses you incur due to not being able to occupy the property, such as the cost of securing an alternative property/ accommodation or the payment of any compensation to you). We will not be obliged to find any alternative accommodation for you. 6 You undertake to allow us and any representatives (including workmen) access to the property at any reasonable time during your occupation of the property to perform inspections and/or works to the property (except in cases of emergency or where a problem needs remedying quickly and you cannot be contacted in time, in which circumstances you agree we are entitled to enter the property at any time without giving you prior notice). Pets are not allowed. Registered guide and support dogs belonging to those with visual and hearing impairments are allowed subject to our having been notified in writing at the time you make your booking. Customers with allergies should be aware that we cannot guarantee that a registered guide and/or support dog has not stayed in their chosen property nor can we accept any liability for any suffering which may occur as a result of such animals having been present. 12. Special requests If you have any special requests you undertake to advise us at the time of booking and confirm them in writing. Although we will endeavour to comply with any reasonable requests, no guarantees can be given that any request will be met. Confirmation that a special request has been noted, or the inclusion of the special request on your written confirmation or any other documentation, is not confirmation that the request will be met. Failure to meet any special request will not be a breach by us of your contract. Bookings made conditional on the fulfilment of a particular request cannot be accepted. 13. Complaints If you have any reasonable cause for complaint, we are anxious that remedial action is taken as soon as possible. It is essential that you contact us immediately if any problem arises so that it can be speedily resolved. It is often extremely difficult (and sometimes impossible) to resolve difficulties properly unless we are promptly notified. Discussion of any criticisms with us whilst you are in residence will usually enable shortcomings to be rectified straightaway. In particular, complaints of a transient nature (for example, regarding preparation or heating of the property) cannot possibly be investigated unless registered whilst you are in residence. If you feel that the problem has not been resolved to your satisfaction, then the party leader undertakes, within 14 days of returning from your holiday rental, to put your complaint in writing to us. If you fail to do so, this may affect your entitlement to claim compensation where this would or may otherwise have been appropriate. 14. Passports, visas and health requirements We regret we cannot accept any liability if you or any members of your party are refused entry onto any transport or into any country due to the failure on the part of the person concerned to carry or supply correct documentation. If you or any member of your party is not a British citizen or holds a non-British passport, you undertake to check passport and visa requirements with the Embassy or Consulate of the country(ies) to or through which you are intending to travel. If failure to have or to supply any necessary travel or other documents results in fines, surcharges or other financial penalty being imposed on us, you will be responsible for reimbursing us accordingly. We reserve the right to request any personal details, including passport numbers, if required to do so by the authorities or by law. 15. Governing law 7 It is agreed that any dispute, claim or other matter which may arise in relation to your booking will be governed by English Law and the parties agree to submit to the exclusive jurisdiction of the Courts of England and Wales. 16. Communicating with you For the purposes of the Data Protection Act 1998, Hardacre Holiday Cottages and its owners are the sole data controller of all personal data provided to us by customers and prospective customers. In order to process your booking we need to collect certain personal details from you, for example names and addresses of party members, payment details, special requirements such as those relating to any disability or medical condition which may affect any party member's arrangements and any dietary restrictions which may disclose religious beliefs. If we need any other personal details, we will tell you before we obtain them from you. We need to pass on your personal details to the companies and organisations who need to know them so that your booking and any travel-related services (if any) can be provided for example other suppliers or agents, or your credit/debit card company or bank, or for verification of details relating to your booking. Such individuals, companies and organisations may be outside the European Union. Data protection legislation in those countries may differ from that in the UK. We also need to process and store your personal details for our own administration, market analyses and operational reviews. We would also like to store and use your personal details for future marketing purposes (for example, sending you brochures, emails or details of promotions and offers which we feel may be of interest to you). All details you give to us at any time will be kept, but only names, contact details and any booking preferences will be used for marketing purposes unless you are informed otherwise when you provide the information. We may also disclose your details to immigration and/or law enforcement authorities where we are required to do so. If you do not wish to receive any or all of the communications set out in this Section, please let us know as soon as possible by telephone, letter, e-mail or fax. We are entitled to assume that you do not object to being communicated with unless you have indicated otherwise either at the time you gave your details to us or subsequently. Except where expressly permitted by the Data Protection Act 1998, we will only deal with the personal details you give to us as set out above unless you agree otherwise. You are generally entitled to ask us (by letter, fax or e-mail) if and how we are processing your personal details. We are entitled to charge a fee in responding to such a request. We promise to respond to your request within 40 days of receiving this in writing and payment of the appropriate fee (if required by us). In certain limited circumstances we are entitled to refuse your request. We may also record or monitor telephone calls to and from us for staff or training purposes. This is a small friendly village with its own shop and butcher. The local pub is accessible on foot from the cottage. It also has a big garden centre. Many walks can be made from the cottage without using the car.

Well eqipped and an extremely attentive host. All you'd need is there apart from youselves and your persoanl belongings! Highly recommended. Would stay again if in that part of UK.

A beautifully 400 year old grade II* listed building full of history - Winston Churchill once stayed here! Set in the Kent countryside there are stunning walks and cycle rides. The local village (Minster) hosts a number of great pubs, restaurants, tea room and mainline train station. We are surrounded by lovely coastline too and for golfing enthusiast we are just 16mins drive from the hosts of the 2020 Open in Sandwich. A warm welcome awaits guests.
Our home is old and full of character, this includes some uneven walls and floors. The ceiling height is good throughout but some of the doorways are low so you may need to duck to do through them.
  • Linda’s place is close to the main routes. It’s in a good location. The room and bathroom was clean and the place is quiet. Thank you

    Istvan2020-03-17T00:00:00Z

Two bedrooms, a bathroom and living room located on the lower ground floor of this Huf Haus. The home is set in private land with plenty of parking and lovely outdoor sitting areas. We are within walking distance of two wedding venues, a good local pub and a smart new cafe/eatery. Many other charming villages are a short drive (or long walk) away. A continental breakfast will be provided and guests are encouraged to help themselves to tea/coffee/water whenever they feel.
Contemporary house with picturesque views over private land including woodland and a lake. Perfect for those evening light strolls.
We live in a friendly community. The villagers strolling through the fields with their dogs and possibly even pop into the village pub for a swift one. Also in the village we have a very nice coffee shop/eatery set in a garden nursery. We are close to the Kent coast, 20 minutes by car in several directions. We are also 20 minutes from the historic city of Canterbury and 15 minutes from the medieval town of Sandwich. Other towns of interest are the coastal town of Whitstable and Margate, both 20/25mins drive. The port of Dover and the Chanel Tunnel is approximately 35 minutes away.
  • I stayed for 1 night with 3 others as we attended a nearby wedding at Preston Court - an easy 10 min walk. Nicole & Martin instantly made us feel welcome and showed us to the basement rooms. Pictures do not do it justice, it certainly impressed us all! The rooms are a very good size, one slightly larger. The living area is great, complete with vintage cinema seats, musical instruments, sofa seats, TV & a pool table - a very nice touch! We all especially loved the contemporary bathroom. As large as the house is, every inch feels lived in and made us very comfortable. Nicole & Martin provided wonderful hospitality, always happy to help and chat. The breakfast was especially nice with homemade bread, thank you Nicole :-) Overall the house is amazing and we would love to stay again should we be in the area. Thank you both!

    Jodi2019-09-08T00:00:00Z
  • Nicole it’s an outstanding host! We were very well looked after and her relaxed style made us feel very welcome. They have the most amazing collection of things around the house. We look forward to our next stay 😊

    Carolina2019-09-01T00:00:00Z
  • We went to Kent for the bank holiday break. We chose to stay with Nicole because everything looked nice. Once we got there... to be honest is completely beyond any expectations. Here are some comments: House: is simply impresive. They took a lot of time to build it, paying attention to details and providing a very confortable suite. Attention: Nicole is simply amazing. She is always responding quickly and very flexible with our requests. We had to arrive late due to a family situation and she was very helpful. Continental breakfast: simple but includes everything that you need. Nicole is always askjng you if there is anything else you need. I will definitively recommend this place. Daniel

    Daniel2019-08-26T00:00:00Z
  • What a wonderful house!! We had the whole of the basement to ourselves, very spacious!

    Zofia2019-08-04T00:00:00Z
  • Stunning house set in beautiful grounds- the photos don’t do it justice. The location was perfect. And the breakfast was delicious! Especially the freshly baked bread!

    Katy2019-07-07T00:00:00Z
  • Great hosts and a fascinating house. Beautifully kept.

    Lee2019-06-30T00:00:00Z
  • A stay at Nicole’s place is a must. Especially for those looking for a short escape - a refreshing stroll in the well maintained property. Who knows, Nicole might even allow you to take their “canoe for a row” :-). Or you could just sit around and enjoy the serene setting that is your accomodation. You will not regret your decision. We did not!

    Nancy2019-06-09T00:00:00Z
  • It's a fantastic house, great architecture, and in a lovely area. Nicole is a very warm and considerate host. We only stayed one night sadly (for a wedding), but it would have been great to stay longer.

Loft style airy annex room, completely self contained , including self check in . Private accommodation ,attached to our house .
A large airy, ground floor room , attached to our family home but completely private with parking on request , or park in the village just outside the house .... internet and a tv with netflix. There is also coffee and tea making facilities, however no kitchen facilities. There is fridge on the room with fresh milk ..... non of that UHT stuff .....It’s about the comfort here. The house is situated in a very small village and very convenient to Canterbury being just 3 miles away . There is a bus service that can take you to town or a train to take to to Canterbury or London on the high speed link. FORDWICH itself is the smallest town in England as it has a mayor and very small population .... it is a very picturesque village which draws many visitors , there is a town hall , old church and a couple of pubs both of which serve excellent food and have lovely gardens . Whistable , Deal , Broadstairs and Margate with the Tate Modern are all within a short drive alway . The train station is about a 10 minute walk from the house , is just one stop to Canterbury West station and cost £2.70 ....... much less than parking in Canterbury for the day , and so much quicker .... extremely convenient to the newly rated Michelin stared Fordwich Arms fine dining pub / restaurant
The house is set in Fordwich which is very quaint village, it has 2 pubs The George and Dragon and The Fordwich Arms both pubs have extensive food menus. We are only 25 mins from the port of Dover which makes us a great place to rest if you are going across the channel and need a night in a comfy bed .
  • Lovely place in a lovely little town - which claims to be Britain’s smallest - with two great pubs, one with a Michelin star. FYI the place has a fridge but no kitchen; not that you’ll need one with all the delicious pub fare on offer.

    Ruaidhri2020-03-11T00:00:00Z
  • Tim and Hilary are top notch host , easy to get on with and you will receive a great welcome .

    Tommy2020-03-04T00:00:00Z
  • Lovely room, very stylish, nice and spacious. Well located for pubs! We really enjoyed staying, would come back and definitely recommend. Really friendly hosts with great communication.

    Claire2020-02-28T00:00:00Z
  • This was a fantastic room for our overnight stay in Fordwich. Easy check in via a key safe and the style and ambience of the room just filled me with calm as i walked in. Beautiful....and de-stress! The bed was comfy, Alexa to turn off the fairy lights, good size TV with Netflix, coffee machine, kettle, complimentary tea, milk and muffins, everything we needed for an overnight stay. There was also a fridge and well-stocked mini-bar with snacks and some change available (so bring some cash if you fancy pre-dinner drinks or a night cap without the bar prices!). The smallest town in England is pretty, on the river and has 2 pubs, one with a Michelin star, in which we had a wonderful meal (literally across the road!). Though the accommodation didn't provide breakfast, it is available in The George Inn and we actually found the muffins kept us going until an early lunch. The accommodation is attached to the family home but you don't feel like you are imposing, very little noise or movement heard. The shower has easy digital temperature control with shower gel, hand lotion and plenty of towels and toilet paper! Finally, we forgot our toothpaste but straight after a cheeky phone call to the hosts, they popped round with some - thank you as we had quite a bit of garlic the night before!!!!!

  • This is a beautiful place to stay. It has everything you need plus extras such as mini muffins with the complimentary tea/coffee. The decor is so stylish and everything is brilliantly thought out. Bed was super comfortable - really couldn’t fault it in any way. Wonderful!

  • Lovely place, very cosy and clean would definitely recommend!

  • A perfect place to rest a weary head after a visit to the Michelin-starred Fordwich Arms just across the way (highly recommended). Very comfy bed, lovely shower room and spotlessly clean. Like having a suite in a posh hotel. Fordwich is very attractive and (in better weather - we visited on the weekend of Storm Ciara) no doubt a good place from which to explore Canterbury and the south-east corner of Kent.

    Felix2020-02-09T00:00:00Z
  • We had a great time. Loved the self-check-in and check-out. We had dinner at the Fordwich Arms, which was much closer that we expected. Thank you

Central village location opposite chemist, Historic village owned pub The Chequers nearby. Georgian townhouse, formerly a gentleman's drapers and hat makers with lots of history. We live in the house and moved here in March 2019, and have been renovating the house since. Ash is a great location close to Sandwich, Canterbury and Dover with beautiful Kent countryside to explore.
Small sunny courtyard at rear, access for bikes to side. Guest rooms are on first and second floors. Bedrooms available separately in other listings. Double bedroom at rear of house with views of garden and fields. Wardrobe and chest of drawers in room. Guest living room with double sofa bed and family size bathroom shared with one other guest room on the second floor.
Busy village, lots of activities like the safari, cricket, rugby, church services, local vineyard, farms, loads of pretty country walks and local places to visit such as medieval Sandwich or historical cathedral city of Canterbury.
  • Antonia made us very welcome. Tea and coffee were available in all of the rooms we booked and she even offered to come back later to help put up the sofa bed we were using. Having a small fridge made life easy, too. The beds were all comfortable, even the sofa bed! A fab, first Airbnb experience.

Puddledock Lodge is a small cosy lodge home in Upstreet near Canterbury, situated at the end of a private driveway, next to quiet woodland, between my own farm house and small classic vehicle restoration business that operates weekdays from 8.30am till 5.30pm. The Lodge is the perfect escape to nature with woodland walks and beautiful countryside while being within easy reach of local attractions and Westwoodcross shopping centre.
The downstairs of the lodge comprises of a well equipped rustic kitchen with open plan living space includung a double sofabed and TV There is a downstairs shower room, toilet and washbasin off the living area Upstairs is a large open plan bedroom with double bed, a sitting area with small double sofabed and TV The private decked area at the front of the lodge has a picnic bench and seat, it is perfect for outside dining, relaxing and enjoying the wildlife and unspoilt night sky. Children are welcome. Well behaved dogs are welcome, however please note I have two dogs and two cats on the site. Private parking is available to the front of the property. The property may not be suitable for guests with limited mobility due to steps.
Puddledock was originally on the edge of Kent, a dock for ships in Roman times. The Wantsum channel between the edge of Kent and the Ilse of Thanet has long since silted, closing the gap between the Isle and mainland. What it leaves is a beautifully diverse countryside now used for farming. There are many local walks to the coast and through the surrounding countryside. Canterbury, Whitstable, Margate, Ramsgate and Broadstairs are all within a 20 minute radius of Puddledock. Dover, being only 23 miles from Puddledock is perfect for day trips and onward travel to Europe. There are several local pubs and restaurants nearby. Historical places of interest including The City of Canterbury, Dover Castle and Reculver Towers are all within easy driving distance. Childrens favourites Howletts Zoo and Wingham Wildlife Park are close by.
  • Matt is a great host. You couldn't ask for more.

  • This was perfect for us. Warm and cosy, clean and tidy, lovely touches like milk, biscuits and eggs in the kitchen and plenty of fairy lights dotted around which I love. Literally right next to a footpath into the woods to walk the dog. Matt was super friendly and helpful and the whole place had a happy homely vibe to it which put us at ease and made us feel at home.

The Old Wash House is set in the heart of the village of Littlebourne. There is on street parking if you're driving and a frequent bus service which runs into Canterbury and Sandwich every 20 minutes from right outside the property if you're not! You are a 5 minute drive from Canterbury with its rich history, art and culture, great shopping and restaurants and dining. The coast is just a 20 minute drive away too. The Old Wash House is good for couples, solo adventurers and business travellers.
The Old Wash House was built in the 19th century and was the place where the Victorian occupants did their washing! It is now a studio cottage with three rooms: one main living area which doubles up as a sleeping area at night, a small kitchen with hob, microwave and fridge (with ice box) and a bathroom with WC, basin and brand new shower. The Old Wash House was newly decorated in April 2017 with brand new kitchen and bathroom areas.
We have a Labrador (Flo) and two cats (Ted and Jack) who live in the main house with us and subsequently are often in the garden area. They always love to be made a fuss of and we are always more than happy for you to play with them! In Flo's eyes, there is no such thing as too much pay time! However, if you are not animal friendly, please let us know when booking and we will do our utmost to keep them inside so they do not bother you during your stay.
  • Kate and Dave's accommodation is small but nice. Very clean and nice and warm even in winter thanks to the electric radiators. The kitchen could be bigger, but there is everything you need. The small town is centrally located. The bus takes you quickly to Canterbury and the coastal towns. Kate and Dave are very friendly and helpful.

Set in the desirable Kentish village of Preston lies this impressive four bedroomed family home that offers a level of style, space and practicality rarely seen all in the same property. This beautiful home is located next door to and opposite places that offer great food and excellent service: traditional Kentish Pub and contemporary Bistro.
This property offers luxury and comfortable accommodation, including a secluded rear garden for enjoying summer BBQs. Internally, to the ground floor we find, a large lounge with contemporary log burner, a very usable conservatory, separate spacious dining room and contemporary kitchen. Onto the first floor; we have a large master bedroom with spacious en-suite, three further good sized bedrooms and the family bathroom. In the front of the house, there is off-street parking space for up to five cars.
This property is ideally located to enjoy the most without grabbing your car; the pub next door offers fantastic food, drinks and very often live music in a very friendly environment; By crossing the street, in the garden center, you have an amazing space for coffee or lunch. • We had a great weekend at Max’s house. We were 4 adults and 3 children. Very spacious house. Max was always available to clarify any query and very friendly. Highly recommended!

  • Easy and straightforward communication from Max the host - everything as it should be at the house - clean /tidy/well equipped - great location for us - enjoyed walking in the local area and really easy for Park and ride into Canterbury - best wishes to all who stay at the house !

  • We had such a relaxing weekend. We came with 2 adults and 2 kids, plenty of space for everyone. A very comfortable house in a quaint village. Max was a very hospitable and helpful host, we couldn't have asked for more in this regard. We highly recommend wingham wildlife park which is a 5 min drive from the house. Thanks once again.

    Moshe2020-01-12T00:00:00Z
  • Nice house, big living room and dining space. We were 7 adults over new years cooking in each night. My only slight disappointment was the lack of wood for the fire (and no fire lighters available), you had to supply your own. Besides that, big bedrooms, well equipped kitchen and TV was versatile for plugging in games consoles etc.

    David2020-01-01T00:00:00Z
  • Amazing house, spacious and far better than expected! Max responds to messages rapidly.

  • Lovely house to stay in. We had a Wedding at the nearby Preston Court and this was an ideal location. Off road parking, spacious rooms, comfy beds and living area and all that we needed for the weekend. Pub that provided brilliant food practically on doorstep (thanks Sheila) and garden centre across Road that offered a very nice cooked breakfast. All in all a brilliant place to stay.

  • A sweet period cottage with such charm we loved it! Checking in was a breeze and communication with Tim was easy. For a little cottage it actually had absolutely everything our family needed and we were comfortable. Our hosts had thoughtfully added a fan in the upstairs bedroom which was most welcome for the hot July nights. Free standing bath and shower were brill! We were very close to the wedding venue where our friends were tying the knot so it was perfect. Thank you Tim & Lisa. Very recommended.

The location is perfect for staying near the Preston Court wedding venue and is 20 minutes to half hour away from Dover, Canterbury, Margate or Ramsgate. There are lots of places to walk in the area as well. Sandra and Stan couldn’t do enough to help us and were lovely. The breakfast in the morning was lovely as well. Will definitely come again and next time bring our dog.

  • We have just had a two day stay at Sandra and Steve's beautiful country home. We could't have been made to feel more welcome by these wonderful hosts. The annexe is a comfortable size and as clean and tidy as a new pin! Well equipped including some doggy treats for our two scruffs. Sandra and Stan clearly love dogs and couldn't do enough to accommodate us. Truly lovely people. The cooked breakfast was generous and tasty. Sandra's homemade cake is delicious! You could taste the fresh eggs in it laid by her own hens! We loved the countryside location with the beaches of Broadstairs only a 25 minute drive away. We will definately be revisiting in the future!

  • Amanda and David were friendly, accommodating hosts who made our stay relaxing and welcoming. They have a wonderful home in a great central location to the many seaside towns of Broadstairs, Margate, Ramsgate, Sandwich and Herne Bay. The room was clean, comfortable and quiet with a large private bathroom, spot on. They laid on a wonderful breakfast with plenty of choice and were very knowledgable of the local area giving ready advice of where to eat and visit. • Very kind host, prompt response to our messages prior to arrival. Recommended eateries and places to visit in the area. The house in a sweet little village with beautiful garden at the back, we really enjoyed listening the little waterfall. The bedroom was nicely decorated, the two big single bed was slightly too soft for our liking, we like firm beds...but everyone has different preferences. Still we had good nights sleeps. We animal lovers, so it was nice to meet the two gorgeous french bulldogs and a cat. The breakfast was outstanding!!! Super host!!! We have had a lovely weekend staying in Kent.....thank you!

  • Glamping at Preston court was an experience all of its own, the surrounding woodland, streams and meadows were outstanding. Everything about my stay was perfect. There was no stress involved whatsoever, every little thing had been thought of, I just turned up & chilled out. The only problem was I didn’t book long enough there, I should have stayed a week.....or even 2 😊

  • Isobel's glamping at Preston court was a stunning set up. She created an idyllic and beautiful area, down to every detail. Would recommend this highly and some of our friends are already planning on booking for the summer. Isobel made us feel beyond welcome - mapping out the local walks to delivering a basket of eggs for our breakfast! Can't wait to go back :)

  • Had a great stay, loved the glamping. Bed was comfy, tent was nice and warm (heater). As you're camping in the country, expect a few bugs; if the thought of insects bugs you then maybe this isn't for you. We would happily stay again. Many thanks!

  • We had a fantastic time glamping at Preston Court - what an idyllic setting! Perfect for a relaxing get away in the beautiful countryside. There are lots of walks and places to visit locally (Preston is about a 15-20 minute drive from Canterbury city). Whilst there, we enjoyed a walk to The Rose Inn pub in the evening (a great place for decent 'pub grub') and also enjoyed a stroll around the estate. The tent itself was very well presented, with a comfortable bed. We stayed in 'Bluebell', which is apparently usually the bridal tent. We had a nice breakfast and a powerful, hot shower in the morning. What more could you want?

  • This place is beautiful! set in a countryside scenario which feels like out of a movie. The tents and facilities are very comfortable and decorated beautifully, it's like camping in a boutique hotel. I could not expect more. Highly recommended!

Violet Corner is one of three newly constructed holiday cottages. This is our cosiest cottage a single story one bedroom that is perfect for two. It may be smaller but it is as tasteful and luxurious as its other two neighbours.
Violet Corner has a fully fitted kitchen including dishwasher, fridge and freezer. The laundry room located at the end of the three cottages is equipped with a washing machine, tumble dryer and ironing facilities which is available for our guests to use at no extra charge.
There are several coarse fisheries nearby, with Marshside Fisheries being les than 10 minutes away. The seaside town of Herne Bay is 4.5 miles away and just two miles west of that is Whitstable - famous for it's oysters. Reculver Towers and Roman Fort are located 1.9 miles from the cottage. There are many of footpaths and bridleways locally. The City of Canterbury is a twenty minute drive and is home to a cathedral, a castle, the Marlowe theatre and shopping
  • Great accommodation with lovely unspoilt views of the Kent countryside. We stayed at Violet Corner for a a flying weekend visit and found the accommodation and location perfect for a couple with a dog. The property was very warm, modern and contained everything we needed.

Centrally located in Ash village, near shop, pub, chemist and bus stop. Ash village is surrounded by pretty Kent countryside, with local vineyards, apple orchards, sheep and cows, Sandwich is very close for medieval history and plenty of good restaurants, also nearby is Wingham another very pretty village. Good local, village owned pub providing excellent food and ale. Plenty of activities throughout the year such as the village fete and plays, rugby and cricket.
Large Georgian townhouse with shop front formerly used as hat makers, mens clothes shop and cafe, currently used as a living/dining space. Small sunny courtyard at rear, access for bikes to side. Five bedroom house, we are renting out three rooms and living here ourselves. 3 bedrooms available to rent - 2 bedrooms on second floor and king size ensuite on first floor listed separately.
Ash is quite a busy village, it has two pubs, a cafe, hair and beauty salon, vineyard and take away. It has lots of amenities and enjoys sports like rugby and cricket. Lots to do locally from walking in the Kent countryside to wildlife parks and medieval towns. Fishing, golf and horse riding all available nearby, lots of history in the area including Canterbury cathedral and Dover castle.
  • Wonderful hosts and accomdation

  • Fantastic stay at Antonia and Greg's house. The top floor rooms are spacious with a great living room and stunning bathroom. Everything so clean and lots of thoughtful touches like a mini fridge and tea and coffee facilities. Ash is the perfect spot for exploring the coast (only 10-20 mins to some great coastal towns) and the Kent countryside. Antonia gave some great restaurant recommendations and tips for the area. We would definitely return!

A one bedroom flat on the ground floor of a Victorian house, conveniently located on Minster High Street. Much of the original Victorian character has been retained. The flat consists of four rooms in total. a lounge, a fully equipped kitchen, a sizeable double bedroom, and a bathroom. The wifi is excellent (sky fibre max), off street parking is outside the flats separate entrance, and the flat is ideal for longer stays.
Minster is a thriving village with a collection of good pubs and restaurants, including the award winning Corner House and the outstanding New Inn. Historic Minster Abbey is just around the corner.
  • Great location. Great place.

  • Lovely hosts nice flat in the heart of minster

    Sara2020-03-01T00:00:00Z
  • Ben and Sue are really lovely and so welcoming. We loved staying at their flat with our dogs - it was perfect, right on the high street with shops and walks on the doorstep.

  • This was the second time we stayed at The Grange. It suited our needs very well and we didn't want for anything. Very helpful and friendly hosts. An excellent location for us and a good price too. We would happily stay again. Thank you Ben and Sue.

  • Such a warm welcome from Ben and Sue. The accommodation is very sweet and cosy, with everything you need. Extremely clean and tidy. The village is great. Loads of places to eat and drink and lovely walks too.

  • Ben and Sue were fantastic hosts to us during our stay, made us feel very welcome from the very first meeting greeting us with milk and cookies was a very thoughtful gesture. There is a Co-op walking distance and also local pubs and chip shop, all of which are very nice. We will be definitely looking to hook again when we are in the area next.

  • This is such a cute and cosy flat. It felt like a home away from home. Everything was clean and the layout of the flat is perfect. Would definitely come back for a weekend away!

    Antonia2019-10-27T00:00:00Z
  • Ben and Sue were great hosts and gave us some useful local information. We choose their place because it's dog friendly and a perfect location for getting out and about, especially for coastal walks. Minster has plenty of pubs - all dog friendly as well. Their flat was spotlessly clean with good wifi and Sky TV. Would thoroughly recommend a stay here.
