Each room has it's own private bathroom. Every room has a king size bed with mosquito netting. A large roofed veranda out in front of the rooms offers a beautiful view of the ocean, surf breaks and a place to relax and visit. The Surf: There are 4 surfing breaks at Nembrala Beach if you include the 2 beginner surfing breaks. There are other surf breaks nearby accessible by boat. The surf and wind conditions sometimes start to get good in April but the winds can be switching directions or no wind. But sometimes April can have onshore wind days. May is the month that starts to get more consistent offshore wind but still can have no wind days or switching wind direction. By June the trade winds have become stable and blow from a predictable offshore direction, the trade winds are strongest offshore in August. Then in Sept the winds starts to be less hard. Oct is like May. Nov is like April. December to March is not good for surfing. •T-Land- the famous long left hand reef break with 2 main take off spots depending on the size, tide and swell direction. Located to your left when looking out towards the ocean. You can walk out a low tide but bring reef booties, best to take a boat out. Bring Binoculars to see it from the house better because it is an outer reef break. Usually good all day during the trade wind season of May to November and good on any tide. •The Bommie – a fun but short right hand reef break that can get heavy when it is big, needs a lower or medium tide. Located straight out in front of the house. Also needs a boat or a long paddle. Can get choppy even during the offshore winds because of chop in the boat harbor channel, so better early in the morning. •Learners – a fun wave on a high to medium tide, that is good for beginner surfers or longboard, never gets big and is an easy paddle from the beach. Located just to right side of the house. •Menehuenes – a good wave for kids and beginner surfers on high tide only . Located just to the left side of the house. Other Surf Breaks in the area: •Sucky Mama’s – a good fast right hand reef break, located 10 minute boat ride to the right side of the house when looking out towards the ocean. Cannot be seen from the house, gets blown out when the Trade winds start to blow so you have to go early morning. Good on any tide. •Boa – a very good right hand reef break 20 minutes by car or motorbike. Good on any tide but has wind problems during the trade wind season and usually gets blown out early. •Do’o Island – Outer Island right reef break 25 minutes by fast boat. Good on medium tide going high but has wind problems during the trade wind season and is usually blown out but can be very good on it’s day. Dangerous sharp reef and shallow. A long way to the hospital if you get hurt. Experts only.
Rote Island is a gem located at the southern end of the Indonesia archipelago, near Timor Island. It is a relaxed, quiet island with friendly locals and a good infrastructure. Daily flights and ferry boats run between Kupang, Timor and Rote Island. There is now electrical power 24/7 and a public water system and paved roads, all new improvements made recently. Nembrala Beach has a natural boat harbor and is a popular stopover spot for yachts traveling up and down the Indonesian island chain. Nembrala Beach has 4 surf breaks that range from challenging to beginner level and there are other world class breaks nearby that are accessible by boat. The fishing and diving are excellent and there are several smaller offshore islands with surf breaks and nearby undersea pinnacles with great fishing. For years Rote Island has been the hideaway destination for long-time Indo travelers and Ex-pats “in the know”. The trade winds blow offshore all day during the surf season between May and November and T-Land can handle large swells with ease. There is a farmers market every Tuesday and fish are available early mornings when the fishermen arrive at the boat harbor. A few restaurants are within walking distance as well as several general stores. It is improving all the time under the influence of the foreigners (surfers and fisherman), that have been buying land and building nice tropical homes and villas during the past 10 years.

Welcome to Kampung Kakak (village of the older brother or sister). We are an environmentally friendly accommodation who strives to provide each guest with a unique and comfortable experience. Please note that our price per night is per person and includes three meals per day along with water, tea and coffee. The price also includes unlimited boat trips to the main surf break.
  • We stayed at Kampung Kakak for 10 days and have been so well looked after that we are honestly sad to leave the place. The bungalows are absolutely beautiful and spacious with an outdoor shower. Right at the beach with the most precious view too. Really calm and relaxing. Mince and Dia were cooking the most delicious food for us and were always happy to fulfill all our wishes. Alex the boatdriver took us to t-land and sucky mamas and always stayed with us at the spot to pick us right up when we were surfed out. Mihi and her family are such kind people and only want you to have the best time. Also Bonnie the manager was always reachable and happy to help no matter what. She has taken great care and interest in how we were doing and how to make us feel comfortable. Talking to guests that stayed at other places in Nembrala made us realise how lucky we were to have chosen Kampung Kakak. Without a doubt the best place to stay on the island.

  • An amazing hidden gem for an amazing price! From the minute I checked in, I felt completely relaxed. The kind of peace and quiet available here is hard to come by in Indonesia. It's also nice to be in a wooden bungalow with the sea breeze coming through the shutters, rather than the 'concrete box' style of many bungalows. And of course, being able to see the sea from bed is always a massive plus. Will definitely stay again if I have the opportunity.

Desa Bo'a, East Nusa Tenggara, Indonesia

Bo’a Vida is a small Eco Surf Resort, set up on top of a cliff on a beachfront location, in the charming Rote Island. From the property you have access to two different beaches: a cove and Bo'a Beach. The cove is Bo'a Vida's gem, hidden from the main beach, it serves as a private cove with natural pools and beautiful caves. The main advantage of our beach-side, is that you always have a place to swim, even at the lowest tide of the month, which is almost unique on this coast.
Bo'a Vida is the perfect hide away for those looking for a secluded romantic vacation. From our property you can walk barefoot to beautiful deserted beaches with astonishing wild nature. With only three rooms we try to keep the experience exclusive and personal. We at Bo’a Vida are like an extended family, trying our best in order to reach our main goal: Make you feel at home. This house is simple, a one bedroom bungalow on stills, positioned right on top of the cove. It is open to the elements with a king size bed and a veranda upstairs, an outdoor bathroom with a living room and deck space downstairs, all overlooking the ocean. The Tree House gives you the feeling of being right on top of the ocean, where you will enjoy the freshness of the passing breeze and completely relax listening to the steady sound of the sea.
Bo’a Vida’s biggest advantage is its location. 15 minutes by car away from Nembrala and secluded from main roads, but directly in front of a world class wave in a not frequented beach, our guests are able to enjoy their most peaceful and romantic vacation.
  • My short 2-night stay at Bo'a Vida Rote was so wonderful with Carla's kind hospitality and excellent service. One of her team, Om Saiful picked me and a lovely couple, Marta and Gonzale at the airport. The 40 min scenery ride from Baa to Bo'a was fun and as soon as we arrived, Carla warmly welcomed us quickly I felt I was home, safe and in awe of her place. Carla's place is magical. It's overlooking white sand beach and turquoise water. As I looked over to the sea, I could see the waves rolling and in the morning there are brave surfers out playing in the water. The view from my room and the common area looks always like a painting morning, day and at night. I had one of the mezzanines to myself, with the bedroom (super comfortable bed) upstairs, a spacious private outdoor bathroom downstairs, and a huge downstairs where I can hang out and put my belongings. The rooms are very clean, spacious, lots of light and airy. Next to my hut, there's the tree house for the other guests and attached to mine is the common room and dining area, the place where we can hang out, have meals and just chill. Since I don't surf (one day maybe), Carla offered me to try kayaking at a nearby mangrove. Her friend Michele of Dayung Rote came and picked me up and we headed off to the east coast and spent the whole morning kayaking through some amazing mangrove trees with their beautiful reflections on the clear water. Just before sunset, Carla and her furry friends, Mali (a golden retriever) and Iron (a rottie) offered me a walk along the beach towards the natural pools near the beach caves. It was magical! We passed by a seaweed farm, walked through green carpeted reefs, passed some caves until Mali and Iron found the natural pools. It was so refreshing and the sunset was so beautiful. I ended my stay with a very nice and rewarding session of pilates with Carla in one of the huts by the cliff. I remember seeing the turquoise water as I was doing a downward dog. :) Last but not least, Carla and her girls prepared very delicious meals. Fresh coconut water and local fruits were served every day! It was so nice at Bo'a Vida Rote. Bring a hat and sunscreen as the sun is soo nice! :) Muchas gracias, Carla and team! Hope to see you all again soon!

The Oceanfront Bungalows have a front patio with loungers and spacious private outdoor bathrooms including a private area with hammocks amongst an exotic garden of banana trees and tropical plants.
  • Location is great and spectacular beach/pool view in the sunset hours. F&B are good in quality but they are lacking Indonesian/local food options. I would recommend this resort for anyone who seeks quality, western-standard stay in Rote.

Bo’a Vida is a small Eco Surf Resort, set up on top of a cliff on a beachfront location, in the charming Rote Island. From the property you have access to two different beaches: a cove and Bo’a Beach. The cove is Bo’a Vida’s gem, with natural pools at low tide and beautiful caves. The main advantage of our beach-side, is that you always have a place to swim, even at the lowest tide of the month, which is almost unique on this coast.
From our property you can walk barefoot to beautiful deserted beaches with astonishing wild nature. With only three rooms we try to keep the experience exclusive and personal. We at Bo’a Vida are like an extended family, trying our best in order to reach our main goal: Make you feel at home.
Bo’a Vida’s biggest advantage is its location. 15 minutes by car away from Nembrala and secluded from main roads, but directly in front of a world class wave in a not frequented beach, our guests are able to enjoy their most peaceful and romantic vacation. Rote is known for the versatile marine life. Rote is a great for surfing, fishing, snorkelling and diving. There is a surfboard rental service 10 nearby as well as a variety of surf instructors around the island. If you wish to rent boards or having surf lessons we will be happy to arrange it for you.
  • Bo'a Vida surpassed our expectations in every way. The location is absolutely stunning and and the house itself was tastefully decorated and comfortable. Completely open air living space and bedrooms which had a steady sea breeze. You can hear the waves crashing on the reef out front dat and night. The food was prepared with locally sourced ingredients and a touch of Carla's Spanish influence. Great healthy food. The staff are happy and helpful for whatever you need. Carla went above any beyond helping us sort out travel arrangements, local secrets and surf instructor. Rote is truly an undiscovered gem. The island is perfect for anyone looking to get off the beaten path and experience local culture and beautiful nature. The climate is much dryer then other islands in the region and the bugs are few and far between. There is plenty to do from surfing the break in front of the house to Kayaking through mangroves to hiking along the beach. If you decide to surf get in touch with Ron the local surf legend from Hawaii to show you the local breaks or rent you a board and give you pointers.

Bedroom #2 is the largest bedroom with 2 king size beds and private bathroom. Family size bedroom for 4 to 6 persons. Private entrance from the large veranda with comfortable couches and ocean views. Air Conditioned room with hot water shower. Boat taxi to T-land is included in room rate, other surf breaks & fishing are extra cost. Surfboard rentals, car and motorcycle rentals available onsite. Bicycles use is free. Free breakfast. Healthy lunch & dinner menus prepared on request. Free WiFi.
Villa Sedeoen is centrally located directly in front of the 4 main surf breaks at Nembrala Beach. Each room is air conditioned and has a ceiling fan. Each room has private entrance and security lock.
Nembrala Beach has 3 surf breaks that range from challenging to beginner level and there are other world class breaks nearby that are accessible by boat.
  • A quiet villa with beautiful rooms. Great location, and beach right at your backyard. Lucky for us to have Tom during our stay there. He was such a great host, very kind, helpful and generous. And very informative about Rote since the day we booked the place. Also the housekeeper, Dorce was such an amazing cook. We really had a pleasant 2-week stay at villa Sedeoen, and would love to come back someday.

  • I loved the stay at Kapung Kakak! Where shall I get started? First of all the manager Mince "Mihi" and her husband Alex such as the staff were amazingly friendly people. Mince always took very well care of all guests and on top we had a lot of laughters together. Her English is pretty good and she's very interested in Western culture. The cabanas have a beautiful view on the almost privat beach and I enjoyed Yoga practice on my terrace. The equipment in the cabana is simple but there's everything you need. The food is super yummy too! It felt like a luxurious homestay. I enjoyed getting in touch with the local people and especially the kids at the beach and Mihi's daughter (Olivia) friends. They would copy our Acro Yoga practice on the beach and begging for some Yoga classes. It was heart opening experience. I miss them all. I will be back - promised! Thank you all :-)
