  • Perfect place to stay if you want to be based in the Weald and tour about the Sussex/Kent border area. The property is on a farm so is super-quiet. Very spacious and very private. The local village of Mayfield, just a half mile up the road, is picturesque and has two good pubs for a drink and meal at the end of the day. Just a perfect spot all round. Theresa is really helpful and responsive host and her breakfasts are fantastic! We would stay here longer next time, for sure.

  • What a wonderful place! Clean, comfortable and gorgeous. My little girls just adored the piano, jacuzzi and cinema and so did we! The hosts were super friendly and helpful and we absolutely will be returning ASAP. :)

  • Had the most fantastic stay. Theresa and her family made us so welcome.

  • This is our third visit to The Stables and great to see the high standards being maintained. Truly a magical place to visit to spend a peaceful and relaxing time. Great hosts and very good communication. Hope to return soon.

  • We had a lovely stay over the weekend. We were a little disappointed with the breakfast. He had high expectations after reading previous reviews, however we were surprised to find just cereal, bread and packaged waffles. The bed was very comfy and clean. The cinema was amazing. The jacuzzi was perfect after a long walk in the countryside. Very restful.

  • We had a wonderful, relaxing time at the stables. It's perfect for a couple who are looking for a countryside escape from the city. It has an amazing cinema screen with so many films to choose from. We spent much of our time watching classics, going on country walks and visiting both the local pubs which have amazing food. Theresa and her husband were brilliant hosts who had left added touches such as popcorn for the cinema experience, bakery goods for breakfast and chocolates in our bedroom. It was a lovely touch to a great short break. We would thoroughly recommend.

    Alexandra2017-10-21T00:00:00Z
  • A perfect place to relax and close to everything if you waned to venture out. Peaceful and loved the big movie screen. Definitely recommend it and such a comfortable place to stay. We went shopping in Tunbridge Wells and loved the middle house pub in Mayfield. Came home feeling totally relaxed

My place is close to Ashdown Forest and half hour drive to the famous Glyndborne Opera House. Sussex Coast is also within easy reach. Royal Tunbridge Wells is 20mins away with the famous Pantiles, There are many historical Villages nearby including Mayfield and Burwash. My large garden is full of wild life with two resident badger sets. White Deer are frequent visitors and can often be seen at dawn and dusk from the terrace. And of course there are many foxes.
  • My boyfriend and I stayed here for a weekend getaway and had such a lovely time. We enjoyed the charming host (who even gave us a bottle of homemade wine upon our departure!) and the hot tub especially! It's extremely secluded with a private roof terrace set within a large old-fashioned Manor House down a country road in beautiful grounds. Local pubs serving food are close by and are very nice. The apartment was generally very clean; only downside was the beams had a lot of cobwebs on them (due to it being a loft conversion in a very old building) and there were some spiders. The apartment would be perfect if the beams were a little cleaner. Nevertheless, we really enjoyed our weekend away and would recommend it.

  • A lovely house where you get the entire top floor to yourselves including a kitchen lounge area. Joanne the host is very friendly and helpful. Thoroughly recommend!

    Nick2017-07-16T00:00:00Z
  • Could not fault our stay here. The place was beautiful, Joanne went out of her way to make us feel welcome. We arrived quite late, but Joanne even came out with a torch to meet us! The fridge was very well stocked and she set up the hot tub for us to use in the morning, which was lovely! I would definitely recommend staying here, it's peaceful, quirky and romantic!

    Joanna2017-09-23T00:00:00Z
  • The host canceled this reservation 3 days before arrival. This is an automated posting.

    Amy2016-10-12T00:00:00Z
  • We stayed for one night with Jo and it was brilliant. We got the use of the entire loft conversion with comes very well equipped (oven, grill, microwave, hobs, TV, wifi etc) and has lovely features. Jo very kindly stocked the fridge with some essentials and some treats, so we were able to have breakfast out on the balcony. She also showed us how to use the hot tub so that we could use it whenever we wanted. The place is really unique and quirky, but the best bit is Jo's hosting. She was so warm and welcoming, and really friendly. As previous guests have already said, she's around and available if needed but also gives privacy. Would highly recommend this, and we hope to go back soon some time!

    Roberta2017-07-23T00:00:00Z
  • This little loft conversion is the gem at the top of a large, beautiful house. The house and surrounding area has endless countryside for long walks, and nice pubs for a drink in the evening. We had a lovely stay and would recommend it to anyone looking for a relaxing time in lovely quiet surroundings.

    William2017-04-17T00:00:00Z
  • Joanne is a very welcoming and chatty host. The apartment is part of the main house.

    Cath2017-08-27T00:00:00Z
  • Wilf and I absolutely loved our stay at Jo's. She was so lovely and friendly but also really respectful of our privacy and made us feel really at home, offering far more than you would expect from a host. We spent a lot of time on the private balcony where we saw shooting stars and incredible views, and the hot tub was great too! Thoroughly recommend staying there. We'd love to stay again!

We would like to welcome you to our beautiful 17th century family home in Hadlow Down - a small village in the Sussex weald. There are beautiful views over the weald from our garden.
The room has a TV, tea and coffee making facilities. The very comfortable double bed can be "decoupled" to form twin beds if preferred. There is off street parking.
Hadlow Down is about 1 hour by train from Central London and about 25 miles from Brighton, the south coast and the beautiful South Downs (the nearest part of the Downs is the Seven Sisters, the chalk cliffs in the film Atonement). The Ashdown Forest (home of Winnie the Pooh) and a great base for walking and riding is seven miles away. There are many National Trust properties within a short drive. Hadlow Down itself is a small village (population about 700) with a pub (about 8 minutes walk away), church, school and friendly feel to it. The cycling is excellent (the area is good enough for maillot jaune wearer Sean Yates) as is the golf - the many nearby golf courses include the East Sussex National. There are many public footpaths including the Wealdway which passes within a few miles. The nearest towns are Crowborough (home of Arthur Conan-Doyle, who wrote the Sherlock Holmes stories) and Uckfield. Further afield Royal Tunbridge Wells, Lewes, Eastbourne and Brighton are all within 40 minutes in the car, as is Gatwick Airport.
  • Fabulous place with very welcoming and thoughtfull hosts Highly recomend it

    Edwin2017-07-16T00:00:00Z
  • A truly luxurious stay in a beautiful setting, and very welcoming hosts. Excellent provision of all that could be desired, even the tea and coffee facilities were generous and well thought through. Excellent value.

  • Mark was very welcoming when we arrived. He was very friendly straight away and offered us tea even though we were quite late arriving

    Brook2016-11-10T00:00:00Z
  • Beautiful room, spacious and clean with a wonderfully big bed. Ensuite nice size with power shower.

    Angela2017-08-13T00:00:00Z
  • Outstanding! Delicious breakfast, amazing view from the property, and a fun place to drive to - curving, wooded roads past breathtaking sights. Can't wait to come back!

    Drew2017-06-25T00:00:00Z
  • What a lovely house! The weather was great (which is rare in England) so I had breakfast on the patio and the view is as good as they claim. Mark and Mandy were helpful with local knowledge when I had questions and very unobtrusive (as were the children) the rest of the time. Recommended (especially at the introductory price).

    davida2013-05-06T00:00:00Z
  • Only a one night stay but everything was as expected. Good size room, very clean and good size shower room ensuite.

    Simon2016-10-16T00:00:00Z
  • Mandy and Mark place is a precious place with a stunning view on the countryside. We received a warm welcome from all the family on our arrival and had a very good stay. Mandy and Mark were also very helpful to indicate us the best places to see around. Thanks again a lot.

The views were stunning looking over a freshly mowed field which was accessible to wander around. We thoroughly enjoyed our stay and look forward to coming back.

  • Fabulous place to stay! We were after somewhere quiet and near nature and that's exactly what we got. The photos don't do it justice, it's a lovely location and the house was perfect for me and the two kids. The hosts were really helpful but not intrusive. It was lovely eating breakfast, looking out over the field. Highly recommended.

The Old Stables have been lovingly converted into a rustic holiday cottage filled with charm. There are two bedroom suites each having a comfortable double bedroom and en-suite. Both bedrooms also have a mezzanine sleeping platform with two single beds ideal for children (6 +) to sleep in. The cottage has also been designed to accommodate guests with limited mobility. There are also grounds of nearly 2 acres which has a stream, waterfall and a wild swimming pond with its own sandy beach!
Natural wood from a local saw mill has been used throughout the cottage which makes you feel in touch with the beautiful natural surroundings. The oak used for the bath stand and kitchen worktop came from a tree felled at Herstmonceux Castle. The railings to the mezzanine platforms have been made from natural timbers (which were cut from our land), so it feels like the kids are sleeping in a tree house. The property has been reconstructed using reclaimed materials in many areas. Reclaimed agricultural implements have been up-cycled into chandeliers. The old water trough and hay feeder from a local stable have been up-cycled into the kitchen sink and wine rack! The cottage has a private garden with a courtyard surrounded by reclaimed sea defence timbers from the Sussex coast near here. This has created an intimate out door dining area. The private garden has wild cherry trees, a peach tree and apple trees as well as a well stocked herb bed for you to cook from. The garden is south facing, receives great sunlight and has a shady nook with decking and seating for those seeking shelter from the midday sun. Great care and attention to detail has been taken in all aspects of the renovation of this beautiful old farm building creating a calming and comfortable place to stay. I can arrange pampering sessions and massages for you via a local holistic massage therapist who offers a range of treatments and could provide these in the comfort of the Old Stable during your trip. Prior booking would be required.
The Old Stable Cottage here at Hill Waters is located between the villages of Waldron and Cross in Hand on the Southern slopes of the High Weald, East Sussex. We are in a stunning rural location surrounded by much water, wildlife and nature. We often see deer in the gardens and hear the kingfishers call at dawn. One of the tributaries of arguably Sussex's prettiest river the Cuckmere begins here at Hill Waters. (Summers Brook). We are approx 130m above sea level with a clear view to the South Downs and on a good day you can view the sea from our grounds (Eastbourne approx 20 miles). The High Weald is an area of Outstanding Natural Beauty located between East Sussex and Kent and has one of the best kept medieval landscapes in the country. It has one of the highest percentages of woodland cover in the country 15% and is dotted with attractions which include villages of character with superb pubs and walks, to places of National Historic Interest. There are a huge number of walks nearby showing different vistas and landscapes. The nearest public footpath 200m away shows a view over the Low Weald towards the downs where it hits the sea outside Eastbourne. This walk is alongside a vineyard. There are a multitude of historic towns and villages within a short drive e.g Lewes, Battle, Mayfield, Glynde (Glyndebourne), Alfriston , Burwash and the larger towns within 30 minutes include Tunbridge Wells. If a visit to the coast is planned the coastal towns of Brighton, Eastbourne or Hastings can all be reached in 30-35 minutes. The iconic Seven Sisters cliffs and the nearest beach (Birling Gap) are around 25 minutes drive away passing through the glorious village of East Dean. The sandy beaches of Camber Sands could be reached in 45 minutes. London is 1 hour 15 minute drive. The High Weald of Sussex and Kent was traditionally the base for the hop growing industry and Hill Waters was once part of a hop growing farm. The unmistakable sight of the oast houses is one of the areas charms and some farms still carry on the practice to this day. Between 14-16th centuries the Weald was the centre of the Iron Industry and many place names reflect this, where its deposits of iron and wealth of timber and natural resources meant it became the site of Britain's first Iron Industry. This area has seen a large growth in the number of vineyards. The South East Wine Route shows that Hill Waters is less than 6 miles from 3 of the vineyards listed the nearest being 100 m away just along the lane from The Old Stables. The nearest pub is the 17th Century Star Inn which sits at the heart of the historic and picturesque village of Waldron. This is a pleasant 25 minute walk (1.4 miles) along a minor road with views over the surrounding countryside and woods. Encompassing a public footpath with the Star Inn walk involves a 45 minute stroll partly through woodland with stream. There are numerous other superb walks with great pubs within 5 miles, which date from 14th century including The Six Bells, Chiddingly/, Star, Old Heathfield/, The Gun, Gun Hill, Chiddingly.
  • Really nice house.

    Andrei2017-10-10T00:00:00Z
  • This is beautiful accommodation with fantastic grounds for the kids to explore. We had a lovely family walk to a local pub, The Star at Waldron where we had an amazing meal. We are looking forward to returning in the summer to do some more walking and exploring.

  • Simply, the photos don’t do Angel and Tony’s place justice. Although we arrived in the dark (which with my limited navigation ability was a challenge!), Angel was there to warmly greet us all and show us around the beautiful conversion. The kids loved the mezzanine bedroom and the entire place was beautifully presented and to a really high spec. The next day, daylight allowed us to see the lovely countryside surrounding the Stables. It was safe for the kids, and we had a thoroughly enjoyable stay. Thanks so much to Angel and the family for making us so welcome and sharing their beautiful home with us. We aim to be back soon!

    Clive2017-11-26T00:00:00Z
  • The Old Stable is a beautiful cottage in a stunning location. Angel and Tony were excellent hosts; we had a warm welcome on arrival and plenty of advice about things to do locally. The house has recently been renovated, it is lovingly decorated and full of character. Great location if you want to escape London (less than two hours drive from West London) and loads of lovely country walks and short walk to local pubs. We couldn’t recommend it more, and we hope to visit again.

    Florent2017-11-12T00:00:00Z
  • Angel's place made for a wonderful stay in the beautiful countryside. There was plenty of room and it was extremely clean. Furnished beautifully with lovely surrounding, the house was warm and comfortable!

    olivia2017-11-01T00:00:00Z
  • Lovely quirky cottage ideal getaway with good walks and nearby pubs.

    Tim2017-10-29T00:00:00Z
  • A wonderful place, thoughtfully designed and lovely touches throughout. Very peaceful and relaxing stay, my family loved their time and the local cat was a surprisingly wonderful addition for it stay. Would stay again for sure

    Ben2017-12-30T00:00:00Z
  • The stables are stunning! The property is larger than the photos show with really beautiful interiors, comfy beds, a huge bath and wet room. Angel suggested some walks and pubs nearby which we took advantage of, there is a Sussex wildlife trust woodland right next to the house and a lovely pub with great food you can walk to. Angel left me a little hamper for my birthday and was very quick to reply and help with my queries, they also have a very friendly cute cat! Thanks so much for having us we would love to come back in the summer!

    Bedrooms

Waldron and Heathfield, England, United Kingdom

This deluxe two-bedroom accommodation is light, modern and airy. You have a great base from which to explore East Sussex and beyond. It is situated in a quiet cul-de-sac near Buxted station, so you might leave the car at home. You have lovely walks on your doorstep, but you are also within easy driving distance of Ashdown Forest, The South Downs, the coast, The Bluebell Railway and several National Trust properties. The location is ideal if you are attending a wedding at Buxted Park.
Your accommodation has two bedrooms. The front bedroom has a comfortable double bed plus a very useful small en suite shower-room. The back bedroom has a 'zip link' Super King bed which splits into two 3f single beds. We have a Jay-Be folding out bed with a sprung mattress to enable you to have a 5th bed in with the 'Super King'. Please note: When booking for two people the price is based on two people sharing one room. You may also have the option of a 5th real single bed in with the Super King, there will be an extra charge of £40 for this. Extra charge is due to the moving involved. Therefore at a squeeze we could accommodate up to 6 people. Children are very welcome. We can provide a travel cot (with bedding), with a changing table which attaches to the cot, and also a high chair. The total cost is £10 per night to be paid separately during your stay. There is a family bathroom with a large shower and standard size bath. The living room has BT TV plus Netflix (lots or TV to choose and all very easy to use). The room is bright, airy and very comfortable. The kitchen and dining area is spacious and well equipped. There is complimentary fast wireless broadband in the property and in the garden room. You may also use the phone for calls to UK landlines. Garden information is under guest access. There is a BBQ for your use. There is a garden games room which you may use. The garden room may sometimes be used by my 12 and 19 year old sons but if you wish to have exclusive use, please just ask. At an extra cost, we provide a continental breakfast basket for you to enjoy at your own dining table or, in good weather, on your private patio. The cost is £7.50 per person. I can usually provide a free shuttle to and from the train station and also to and from Buxted Park Hotel, if I'm available. Please note if you intend to walk to and from the bungalow, the road leading to the bungalow is a short, but steep hill; great for your cardio-fitness!! If you are attending a wedding at Buxted Park Hotel, you may book a definite free shuttle service in advance to save any worry about getting there and back. We can also offer a baby-sitting service at an extra cost of £6 an hour. AVAILABILITY PERMITTING, IN BOTH CASES. Unfortunately, the accommodation is not suitable for pets, as one of my family suffers allergic reactions.
THE VILLAGE There are two excellent local pubs in the village, which both serve very good food. They are within walking distance. There is a good playground and a basketball hoop within five minutes walk. We have a basketball which you can borrow. Next to the playground, there is a football pitch if you fancy a kick-about! In the unlikely event that you need to visit a doctors' practice, the excellent Buxted Surgery is situated nearby. The local station is within walking distance and has a regular direct service to London Bridge. Buxted is around 50 minutes by car from London Gatwick airport and around 90 minutes from London Heathrow. EAST SUSSEX, KENT AND BEYOND It is impossible to mention all of the beautiful places to visit in East Sussex, but here are just a few examples: The famous Bluebell Railway is one of the finest preserved steam railways in the country. Wilderness Wood and cafe is located in the next village. The many National Trust properties in the area include Sheffield Park, Wakehurst Place and Batemans, Rudyard Kipling's former home. Drusillas Park is great fun for the children! The very different coastal resorts of Eastbourne and Brighton are both around 40 minutes away by car. Eastbourne is sedate and neat; Brighton is vibrant and energetic! Tunbridge Wells and its traditional shopping area, The Pantiles, is around 30 minutes' drive. The old county town of Lewes and its castle are within 20 minutes drive. Glyndebourne, home of the famous opera house, is a similar distance away. Buxted Park Hotel, a popular venue for weddings, is a five minute drive away. The Buxted Inn and The White Hart, two pubs which are very well-reviewed for their food, are both within walking distance. For those who like country walks, The South Downs and Ashdown Forest are easily accessible by car. If you prefer not to drive at all, it is easy to walk from the property to join The Vanguard Way, which passes through the village and is a popular country walk and route to Ashdown Forest. The village shop is a five minute walk. Piltdown Golf Club and East Sussex National Golf Club are both within six miles.
  • We really enjoyed our stay at Fiona's bungalow. Lovely place, the 4 of us were so pleased with the location, the look of everything inside, and how comfy and homely the bungalow is. Great little section of the garden with table and chairs for having Al fresco meals. Very friendly and helpful family. Thank you!

    Sonia2016-07-18T00:00:00Z
  • Fiona made our stay absolutely lovely. A lovely bungalow, a fantastic games room for the kids, fabulous bathroom and great kitchen. We can confirm the positive reviews are well deserved!

  • Immaculate.

    Yoel2016-10-19T00:00:00Z
  • Fiona was incredibly helpful prior to our arrival, during our stay and when we left. She really went above and beyond to make us feel welcome and comfortable. The bungalo is very clean and comfortable, and was very well equipped for cooking and everything else we needed. It was just a short walk to the station which was great when we wanted a day trip into London, and well located for the rest of East Sussex.

    James2016-07-13T00:00:00Z
  • We had a fantastic stay at Fiona's bungalow in Buxted. Despite us booking at the last minute, Fiona managed to provide us with everything we needed, and more. She went out of her way to make sure we were comfortable and that the bungalow met our needs. What a relief it is, especially when travelling with children, to arrive at your accommodation to find everything exactly as you'd hoped! Our three year old was very pleased to find toys to play with and books to read. Our four month old baby was well catered for, with cot and changing table provided. The bungalow was very well equipped, clean and tidy. Couldn't have asked for more. Thank you, Fiona, for helping us to have a very relaxing start to our three week visit to the UK.

  • I booked this for my brother and family visiting from Canada, and they where 'thrilled with the place' - they told me it is a beautiful bungalow and everything you would need is there, including a games room for the kids. Fiona went out of her way to help with there arrival and has made their short stay very memorable. My Brother and his Family, (including 2 girls, 12 and 14 years) would highly recommend Fiona's property, and would definable stay again if they returned to Sussex. The 2 girls said it was the best place they had every stayed in.

  • This is are ally lovely house in a beautiful Sussex village. The house was spotless, bright and had everything we could have needed. The gardens are stunning! Fiona was super-helpful and even though we didn't manage to meet until check-out, we were in contact a lot. We stayed in the bungalow after a holiday abroad, and Fiona was so accommodating - even offering to get us a few groceries to see us through the jet-lag! Highly recommended... and we'll definitely be back!

  • Fiona was an exceptional hostess. Absolutely everything was spot on and not a single detailed missed. Wonderful cottage for 4 people and the games room is great fun! Highly recommend. Thank you again for going the extra mile and picking is up from the wedding.

  • We had such a lovely stay at the Finches! The home was wonderful and Chris and Jo were incredibly helpful and accommodating. The house was a great set up, especially as a family with young kids. We would definitely visit again!

    Joy2016-04-15T00:00:00Z
  • We had a fabulous time in the cottage. The surrounding area is lovely, the cottage is spacious and airy which came very handy with 3 couples and 1 infant. The property is very well equipped, clean and high-quality. Chris and Jo were amazing hosts from the very first contact, answered all of our questions via email within 24 hrs (most of the time within an hour!) They were very accomodating with requests and even surprised us with a lovely welcome basket full of homemade cakes, fresh eggs and a bottle of wine. What a treat! They have two beautiful and lovely dogs. When they heard that I was afraid of dogs they kindly kept them in the house or the other garden. During our stay we had heavy rains, so the covered play area with table tennis and airhockey was greatly appreciated. Overall, we had an amazing time and would highly recommend staying here. Can't wait to return in the summer!

  • We thoroughly enjoyed our stay at Finch's. The location is lovely and peaceful and we felt very welcome and free to do as we liked with our family. The barn was clean, comfortable and tidy, and provided everything we needed. Thank you for the eggs and cake! We would love to stay there again.

    Isabel2016-09-04T00:00:00Z
  • Chris and Jo were very welcoming, greeting us in person before letting us settle in. (Our dog was also made very welcome, and enjoyed playing with their dogs...) Chris and Jo had left us a basket containing a box of their own fresh eggs, crisps, and homemade cake - and a handy pint of milk and a bottle of their own apple juice in the fridge. There were flowers on the table, and the kitchen windowsill. The cottage was exactly as described - in fact even better in reality. It's very spacious inside, very clean and well thought out. Everything works well, and is attractive and comfortable. The kitchen was well equipped and enjoyable to use. The shower was amazing! The beds were very comfortable. The sitting area was comfortable and we loved the big dining table - we were only four people but it would work well for up to eight. There were lots of board games, and a games room in the barn, which would have been invaluable if the weather was rainy - maybe another time... We enjoyed having our own outside space - a private garden with a barbecue, table and chairs - the weather was glorious so we were outside a lot. The surrounding area is beautiful - both the grounds and the lanes nearby. If we'd had more time we would have loved exploring the local area more. As it was we made the most of the weather by driving to nearby beaches (20 minutes or so) - the journeys through lovely countryside were an enjoyable part of the trip. We loved Hastings and Brighton, where we found dog-friendly beaches and great places to swim. We really enjoyed our three days, and would love to come back again for longer. We also thought it would be nice to come in the autumn - we could tell the cottage would be comfortable and cosy in colder weather. We would definitely recommend the cottage to others...

  • Our stay with Sally-Anne was fantastic throughout. Communication through the process was excellent, the listing was accurate and Sally-Anne (and family) could not have been better. We will definitely return.

  • My family and I had a lovely stay at the Hidden Cottage. We arrived later than planned and Sally-Ann waited for us to make sure we were able to find the place alright. The cottage was bigger than I thought and a good size for five people. There's a cozy sitting area and the surrounding scenery is beautiful. It was very quiet and we slept soundly. The next morning we had home made jam and marmalade with our croissants! The water in the shower tub is a bit tricky to regulate to the right temperature, but we didn't mind it much and for a weekend country getaway it was the perfect place!

  • Lovely little apartment. Stylish, but not so pristine that I needed to be on edge worrying about my little boy enjoying himself. The garden is really beautiful, a lovely place to wake up. Croissants for breakfast and very friendly dogs. Thanks for a great stay.

  • If you are looking for tranquility and an idyllic English countryside setting Sally-Ann's place will be perfect for you. Utter serenity, 5 minutes from Mayfield and Five Ashes and a cute 'shabby chic' comfortable cottage all add up to a lovely place to stay. The wifi can be patchy at times but that means more time to relax! Sally-Ann is a wonderful host and we really enjoyed our stay in the hidden cottage.

    Ali2017-07-06T00:00:00Z
  • Perfect stop off for a family of five and our dog. Sally-Ann was a warm and friendly host but also left us with plenty of privacy. The hidden cottage had everything we needed and the gardens are gorgeous - plenty of space for the dog to romp and easy on the eye on a pleasant summers evening too. Breakfast was delivered to the door and delish. Thanks so much for having us.

Our cottage, Owl's Roost forms part of a conversion of an attractive 150 year old barn surrounding a cobbled courtyard. The cottages are part of a stunning Sussex estate, to which guests have full access. The holiday cottages are 4* Tourist Board accredited and designed and furnished to a high standard. The farm is a licensed riding school with extensive equestrian facilities including arenas and cross country course. There is also excellent local hacking on bridleways and Ashdown Forest. Guests may book riding lessons or hacks. This cottage is double bedded. Features: Self Catering Sleeps two Open plan living area Fully equipped kitchens Mezzanine floor leading to bedroom Wireless Internet Pets are welcome under certain conditions and subject to prior agreement. Please call to discuss. Cots and high chairs can be made available. Hurstwood Farm is situated in the East Sussex countryside at High Hurstwood, between Crowborough and Uckfield. The countryside around the estate is beautiful for walking and cycling. There are an abundance of public footpaths and walkers can set off from the farm and enjoy walking for miles without hardly encountering any road work. There are several very nice country pubs on some of the routes to provide refreshment. We recommend our local pub The Hurstwood. The local area offers a wide variety of activities for those without an Equestrian interest. Walking/Cycling Ashdown Forest is within easy reach of the cottages. With its famous connections to the heartwarming Winnie the Pooh stories by A.A Milne, why not follow the trail and play pooh-sticks on the actual "Pooh Bridge" described in the books?! The Vanguard Way passes the entrance to the farm and offers a 66 mile route from Newhaven through to Croydon for walkers. Hurstwood Farm is situated roughly halfway along the route. If you come to stay at Hurstwood make sure you bring a copy of the Ordnance Survey Explorer Map No. 135 which contains excellent detail of all the footpaths in the area. The picturesque County town of Lewes is within half an hour's drive; the same is of the historic spa town of Royal Tunbridge Wells, both offer numerous restaurants, high class shops and tourist attractions. Our nearest City is Brighton - and we think Brighton is very special with it's unique mix of history and modern culture. Enjoy a walk down the cobbled lanes, with an amazing selection of shops that you won't find any where else. If you are looking for a special outfit or piece of jewelry this is the place to go. The official Brighton Tourism site will show up to date information on events, clubs, theatres and restaurants, the beach, the Marina
Lovely rural countryside location, close to National Trust Properties, close to Ashdown Forest 6500 acres of wild countryside (10 minute car journey). Horse Riding available must be booked in advance.

  • Hurstwood Farm is a picturesque postcard setting and was the ideal surrounding for me to relax in. The hosts were friendly and helpful and always available should you need anything. I stayed in the Countryside Owl Cottage which was really comfortable and had all the amenities I could wish for. I highly recommend Hurstwood for anyone who fancies some time out in the country, even more so if you love horses.

    Warren2016-03-10T00:00:00Z
  • We had a wonderful time at Hurstwood Farm. The surroundings were simply beautiful, like a fairy tale - we enjoyed the daily company of a peacock near our cottage, and saw lots of deer and other wildlife nearby. The cottage was very well equipped, small but very cosy. We brought our 14-month old son and he too had a wonderful time. Things that were missing ( a coffee machine and a safety gate for the stair) were very quickly supplied. There is lots to see and do around Hurstwood. Very friendly people, we would love to go back to this place.

  • I booked Owls Roost for a 3 week period whilst working locally. The cottage was exactly as described, clean and well equipped and an ideal alternative to a bland hotel room after a days work. Wifi held up enough so I could pick up my emails and stream a movie and I enjoyed my stay immensely. Will definitely book again next time I am working locally.

  • Hurstwood cottage is very quiet and great place to stay. It is central to several trips, to the sea, Brighton and many of the lovely gardens of Kent and Sussex. The cottage is spacey for two, yet cosy and comfortable. The countryside is really nice and we heard no traffic around us in the quiet hours, which we thought was wonderful. The owner is easy to speak with and gave us some appreciated tips on day trips. If you love horses you will like Hurstwood even better, as it is a horse farm. A small let down was the internet connection, although we watched some Netflix but that wasn't possible every evening.

  • Such a lovely location, perfect for the wedding myself and my friend went to. The host was helpful when we arrived and the electricity wasn't working. The accommodation was clean and tidy and everything we needed was there. The chocolates on arrival was a lovely touch. Very early check out, 10am on a Sunday, but the host was kind enough to extent this by 30 minutes for us.

  • The host was more business like than I am used to with Airbnb. Suggest you call ahead if you are checking in after 8 pm. The grounds are rustic and in a beautiful area. The studio was clean but the mattresses were very uncomfortable (springs) and we were awoken to the sound of neighboring guests simply talking outside. Pleasant sounds of birds and horses in the morning!

    erika2016-08-29T00:00:00Z
  • We came for a friend's wedding nearby but would come again for the beautiful surroundings, studio and a hack around the property. Living over in San Francisco and being a fellow horse person I was very excited when I found Hurstwood and realized it wasn't far from the wedding venue we were going to. We had no problem finding it but were stuck in a lot of traffic on the M25 and after being almost 2hours later than our original estimated time of arrival, we were greeted by Mike who was lovely and not only made us feel extremely welcome, but was incredibly gracious and sweet about us being so late. He then showed us to the studio; and the pictures, which is what drew me to staying here in the first place, don't do it justice! It was absolutely adorable! We walked in and it was immaculately clean and beautiful with welcoming touches such as delicious chocolates (which found my belly very quickly, yum), beautiful white roses next to the beds and beautiful pastel flowers on the breakfast table. After we settled in for a bit, it was time to go exploring and we fell even more in love with the place!! The grounds are stunning and go on forever it feels like. Every person we met, both boarders and employees were so warm and welcoming and made us within hours feel right at home. We walked through the woods and explored along the cross country course (all of which we didn't have time to plan a hack out on, but will make sure we try to next time), saw bunnies everywhere to my son's delight and could have carried on exploring for hours on end if we didn't have to get in for dinner and bed. Speaking of dinner, the kitchen was stocked with everything we needed for any type of meal I would have wanted to cook and everything again was so thoughtful above and beyond. And if you don't want to cook, the gastro pub down the road named 'The Hurstwood' was fantastic! Running out of characters left so I'll wrap it up (that's how much we enjoyed our stay). We will definitely be staying there again if we can and next time if possible, will make sure we stay longer and use the facilities to the fullest. Thank you so much for the wonderful stay and can't wait to recommend and re visit you in the future (O:

  • A great stay in amazing surroundings and near the wonderful mayfield. The place is very comfy, Sally Ann is a welcoming host. A great first experience with Airbnb. Thanks!!

  • A last minute weekend break for a couple. We stayed in the Hidden Cottage. Everything was perfectly laid out and more than we ever expected; warm, cosy, quiet, restful and idyllic. The hosts were extremely nice people who ensured our every comfort as well as peace & quiet. Highly recommended.

  • We loved having our little break at the Stables, the cake and homemade marmalade and jam was delicious and gave a lovely touch. Sally-Ann was warm and welcoming. Only downside, but not a problem (& unavoidable) the double sofa bed wasn't long enough for my partner who's over 6ft tall! He did bump his head a few times on the beams but that only made us all laugh! We love these old properties and beams are part of the charm.

  • Charming location. Lovely hosts, delicious breakfast. Very tranquil and recommended.

    Jeremy2016-08-13T00:00:00Z
  • Cosy, quirky and dog friendly! Sally-Ann was very responsive, organised some bubbles for a celebration and left some delicious apple cake for us on arrival. The stables were also surprisingly warm so would imagine winter would be quite cosy in there. It was quite lovely to look out the window in the morning and see the sweet veggie garden. Would highly recommend the cooked breakfast she offers too. The Rose & Crown pub in Mayfield was a great suggestion by her for dinner as well- friendly staff, very dog friendly, great food (huge portions!)!

    Melissa2017-09-04T00:00:00Z
  • We had a great weekend at the Hidden Cottage, it was a very last minute and on the day booking, as we didn't realise we needed a place until mid afternoon. Despite this Sally-Ann was very friendly and accommodating for us and our dog Wilson. The cottage itself is very quirky, filled with interesting memorabilia and more spacious than it looks from the outside, the whole place set back from the main house so feels very private and has views over enclosed fields which Wilson loved to run about in. Sally Ann was a great host responding to our all pur queries and bringing us warm croissants and jam each morning. Overall a great spot to get away from it all!

    Eugene2017-10-16T00:00:00Z
  • A great location for a weekend stay as we were collecting eldest from University of Sussex. A lovely welcome from Sally-Ann, and pleased to find sherry and biscuits. Enjoyed delicious meal at The Rose and Crown in Mayfield which had been helpfully recommended ahead of our visit. The accommodation was quirky, the heaters worked well, however youngest woke up early as bed next to window without blind (5am), so she was a little grumpy as a result. All in all we enjoyed our stay in this lovely area.

  • Absolutely gorgeous equestrian farm. It was a fairly chilled out setting and everyone we bumped into on the farm were friendly. Hearing and seeing the horses was a pure delight for us as we love horses! I would definitely recommend the place to friends who want a quiet and secluded time away and lots of walks!

  • We thoroughly enjoyed staying at Hurstwood Farm! We particularly liked having Rasputin, the resident peacock, greet us every morning. The Fox's Lair was exactly as presented in the listing. The chocolates were a nice touch! We would gladly recommend Hurstwood Farm to anyone travelling in the area.

    Katherine2015-04-23T00:00:00Z
  • We (incl. our 19-month old daughter) had a wonderful time at Hurstwood. The communication prior to arrival was smooth and fast. And although we booked very last minute, our request for a booster chair and travel cot were quickly accommodated. As stated in the cottage's description, you really do need a car due to the farm's location (and to explore the surrounding villages, towns and walks). After a warm welcome from Mike, we settled into the cottage before heading off to explore the beautiful surrounding countryside. The house is exactly as you can see on the pictures and has everything from a short or even longer stay (even the WiFi was pretty good given you are in the middle of the countryside). Everything was very clean and spotless. Besides the wonderful team who run the farm, we got chatting (and some great tips) to the riders - everyone was really friendly and happy to chat. We'd definitely recommend Hurstwood to singles, couples as well as families who are looking for a quiet and relaxing weekend a short distance from London.

The Games Barn is a holiday home based on our working farm. It is close to many family-friendly activities. It is set in the heart of the High Weald AONB with lovely views and is very peaceful. It is ideally suited for couples, families (with kids), disabled people and furry friends (pets). More information, including our terms and conditions are available on our website which can be found by googling The Games Barn.
The holiday home is in the yard of our 30 acre farm. It has its own grass area and is bordered by fields which, depending on the time of year, will have sheep and cows grazing. We also have free range chickens and ducks and (not free range but outdoor) pigs, at least one of whom is usually nursing a set of piglets. There is an area of ancient woodland on the farm and a stream with weirs as well as a duck pond and a wildlife lake.
Mayfield is a historic village in the heart of the High Weald AONB. The village has a vibrant High Street , 2 good pubs and many lovely walks on public footpaths. It is close to Brighton, Eastbourne and Hastings with their many and varied seaside attractions. There is golf nearby and many National Trust properties to visit.
  • We have had an amazing 3 night stay at The Games barn. We were a family group, and it was great to be together. The barn had all that we needed, and we especially enjoyed the wood stove, and sitting round the dining table together. We all enjoyed being in such a lovely country setting and being able to walk out straight from the barn into beautiful countryside. The walk to the village was very nice through the woods. The children enjoyed joining in feeding the animals. Fred and Madeline were very accommodating to us. When we asked if we could have a camp fire, they allowed us to use a barbecue in the field, and we had great fun toasting marshmallows on this, and dancing around the fire, and watching the night sky. Since returning home, Madeleine has now helpfully posted on to us a mobile phone which was left by one of our group! The barn has all that a family would need, including a washing machine and dryer. Wheelchair access is very good. We would definitely stay again.

We’re located in the High Weald, the heart of the Sussex countryside, in a designated Area of Outstanding Natural Beauty. We are on the edge of the Ashdown Forest in a peaceful rural location off a quiet country lane yet within easy access of Tunbridge Wells, Lewes, Glyndebourne Opera House and the coastal towns of Eastbourne and Brighton.
  • My husband and I had an amazing time. The apartment was spotless and provided all we need. The bed was extremely comfortable. We wanted to have an outdoor fire and were given everything we could possibly need. I highly recommend anyone who wants a lovely getaway!

  • Accommodation as described and both clean and comfortable. Set in an amazingly beautiful and peaceful area, whilst also close enough to a couple of towns for shopping, eating, etc. Can't thank Sandra and Mark enough for being extremely friendly and accommodating throughout our extensive stay. Highly recommended for a wonderful 'get away from it all' break.

    David2017-06-07T00:00:00Z
  • Myself and my girlfriend had such a great stay with Sandra and Mark. The apartment is very nicely done - bright and clean - great bed - lovely lounge/kitchen area - everything you could need and very spacious. We were staying for a wedding in the local village High Hurstwood so the location was ideal - just a short walk to the village hall and church. Sandra and Mark were lovely hosts - made us feel very welcome and were extremely helpful. They've created a beautiful home and garden - we highly recommend going to stay!

    Eddie 2015-09-21T00:00:00Z
  • My stay at Sandra's house was very pleasant and I throughly enjoyed my stay, I was looked after very well and I would recommend this property to anybody

    Ben2016-07-14T00:00:00Z
  • We have thoroughly enjoyed our time at Sandra's and Mark's place. The apartment was tastefully decorated and had everything we needed for our weekend stay. This was our first AirBnB experience and we feel the bar has been set very high!! The grounds are beautifully kept and photos do not do them justice! We had dinner in the garden one evening and it was a picture perfect setting. The local area is full of lovely pubs, we would recommend "The Blackboys Inn" and the local "The Hurstwood" - both for a romantic dinner or delicious lunch but encourage you to book them I advance as they are very popular. Thank you Sandy & Mark for making us feel so welcome. Tom & Karolina X

  • Sandra was incredibly welcoming. We loved our stay here. The photos do not do the place justice, it is beautiful. We didn't want to leave but had to! We ran a little late for check-out and were hurried along which is fair enough... we just didn't want to leave!!!

    Rebecca2016-12-20T00:00:00Z
  • Sandra was a hospitable, gracious host. She and Mark made my girlfriend and I feel very welcome and comfortable. Sandra always responded quickly to us and was very helpful and accommodating. The flat is a very good space, even more spacious and luxurious than the pictures show! It is clean and well-kept with good natural light. We felt immediately at home, and although the homes are separate, it was nice to have Sandra and Mark nearby in case we needed help with anything. The adjacent area is nice and quiet - this was the perfect getaway from the city. Had a lovely stay here and 10/10 would recommend!

We've just discovered we're directly on Avenue Verte - perfect for London to Paris cycling trip! The End Cottage was built in 17th century & has many of its original features still well preserved and intact. This is our first house & we very much enjoy the mixture of modern & vintage features. The End Cottage is in a quiet village called Rotherfield, with towns of Crowborough & Tunbridge Wells nearby. There's number of pubs within walking distance & plenty of nice country walks near by.
On the ground floor, we have a sitting room, with a big comfy sofa, which is facing beautiful wood burner (and less important TV), and a breakfast bar with two 'tractor seat' stools. Fully equipped kitchen is half a level down past the sitting room. Kitchen has a view & access to the back garden, which is equipped with seating area. We have BT cable tv, with number of various channels, including BT Sports and there's a good wifi throughout the house. Your room is on the 1st floor. There's a day bed, which is a single during the day/night and can be extended to a double for the night too. Understandably, there's much less space left within the room once the bed is extended. There's a desk area / work area with a computer, which you're welcome to use. There's a small landing and a bathroom on the first floor too. This bathroom is shared between us. On the second floor, we have our main bedroom, where I & my wife stay. As you may be able to tell from the pictures, there is a lot of exposed wooden beams throughout our house. Number of these are fairly low and you will need to be careful not to hit your head if you're taller than us (I'm 175 cm and I just get away with it). Stairways are rather narrow & possibly steep, so you need to be careful & fairly agile.
We live in a little village called Rotherfield, East Sussex, which is about 2 miles away from Crowborough and 7 miles south of Tunbridge Wells, of Kent. Our village has two pubs - Kings Arms & The Catts Inn. We've been to Kings Arms many times as this is less than 100 steps from our house. Lovely old looking pub with great food. There's also lovely cafe in the village, The Courtyard, and we recommend going there for breakfast / coffee / cakes. There's couple of hairdressers, antique shops & little local grocery store. For any other shopping you'd need to go to Crowborough or Tunbridge Wells. We are about one hour drive south east of London and we both commute to London for work. London is also accessible from Crowborough train station, about 2 miles from the house. Crowborough to London is a direct train and takes about an hour. On our days off, we tend to head away from London. There's beautiful Ashdown Forest few minutes drive away, nice tows of Tunbridge Wells or Lewes not far either. We often head towards the south coast, which is about 40 minutes drive away. There's lot of country walks around us, lovely country pubs, number of old traditional villages such as Mayfield or Battle.
  • It's a nice room in a nice place, everything perfect for us, clean and well organized. It's located just by the Avenue Verte's way so it couldn't be better for our trip. Our hosts were really helpful and solicitous so we had a great time there. Truly recommendable!

    Paula2017-08-06T00:00:00Z
  • Vil was an excellent host, with constant communication, the ability to allow us access to the house prior to the normal check in time for a quick shower after an early morning flight, made our quick trip a lot more comfortable and the place was spotless, very cute cottage, made to feel very homey, warming and clean. Thanks again - we would most definitely stay again should we ever visit the area again!

    Lisa2017-09-02T00:00:00Z
  • Vil and Lucy were excellent communicators - we arrived 2 hours later than we wanted to because of the traffic - but they did everything to make sure we settled in. Their house is gorgeous and spotless! Vil said the bedroom was small, but even with the bed pulled out, there was plenty of space. The bed was very comfy and we were given fresh towels (we didn't use them!, they are in the top drawer). The cottage is easy to find, just along the high street and the area is very quaint. My husband and I would have loved to spend longer, but we were playing at a festival, so a very quick pit stop. Thank you Lucy and Vil, it is a clearly a home filled with love.

We are sharing a beautiful space in a converted barn at the bottom of our garden. There's a master bedroom suite with king-sized bed, en-suite bathroom and dressing room; a single room with child-sized bunk beds (2'6 wide); a separate shower room and large studio living space. We are happy to welcome one well-behaved pet. We are on the edge of the Ashdown Forest and within easy travelling distance of Tunbridge Wells, Eastbourne, Glyndebourne, Lewes, Brighton and London.
This is a wonderfully relaxing and peaceful space to stay, enjoyed by family and friends who visit. We thought it was time we shared it with others who might want to stay in this beautiful part of the country. There is a large king-sized bed in one room and bunk beds in another, to sleep a family of four comfortably. There is also a sofa bed if needed. The barn is accessed separately from the house so you can enjoy your own privacy.
We are situated in the hamlet of Poundgate which is just off the A26 on the outskirts of Crowborough. From the barn, it is possible to walk into the Ashdown Forest within 5-10 minutes and similarly within 5 minutes walk you can be on the Crowborough Golf Course. The historic county town of Lewes is 30 minutes drive, Eastbourne is 40 minutes away, Brighton is only 50 minutes away and in the opposite direction you can be in Tunbridge Wells in 20 minutes. All can be easily accessed on the 29 bus which stops at the end of the lane. We are 300m away from a delightful coaching inn 'The Crow and Gate' and 2 miles from the busy market town of Crowborough with its range of shops and eateries. High Hurstwood village is 2 miles away with its highly acclaimed gastro pub 'The Hurstwood'. For those interested in equestrian activities, High Hurstwood has stables where horse riding activities can be arranged.
  • A lovely barn, Liz was very welcoming and helpful, and we appreciated the cake on arrival. The barn is very well equipped and beautiful. We had a lovely stay and would happily stay again.

  • Friendly host, with a lovely property in a good location. Nice friendly local pub, which is much better than it's reviews.

    Phil2016-10-10T00:00:00Z
  • Barton's Barn was so much more than we expected! More a house than a room, with huge full height beamed living room / dining room, shower room, bedroom with en suite bathroom and a small kitchen with fridge. Microwave, hotplate and all the cutlery and crockery you would need. We brought our own breakfast and enjoyed it in the lovely airy and light main room. All beautifully modernised to the highest standard. Very comfortable bed with all cotton bedding much appreciated. Liz was a very friendly host who showed us where everything was, recommended a pub to eat in that we could walk to, then left us to it for the two days we were there. Very trustingly she just asked us to leave the key under the mat when we left, as the house is a good 150 metres from the barn down a steeply sloping lawn, and almost completely out of sight once in the barn. So if you want a private, quiet retreat with enough room to do some ballroom dancing in, then this is the place for you! Thank you Liz, your barn is perfect!

    Sally2016-08-16T00:00:00Z
  • Extremely comfortable and spacious, in a lovely setting in the woods. Our every need had been catered for. Liz is a fantastic hostess.

    hannah2017-01-01T00:00:00Z
  • A lovely secluded barn with its own little drive so we could be totally independent, coming and going without disturbing Liz and family. Despite the very large living area the underfloor heating was good and responsive making it feel quite cosy. Very comfortable bed in an equally spacious bedroom. The kitchen area is perfectly adequate for breakfast and snacks but I wouldn't want to do any large meals there. We would have liked more time there in order to explore the surrounding beautiful countryside - that will have to wait until the next time!

    Howard2016-12-19T00:00:00Z
  • A lovely quiet place to get away. We stayed with our two year old and there was lots of space for him to run around. Nice walks locally and pub just around the corner which was great. Lizs place is very clean and well looked after with everything that you would want for a weekend away. Even though there is not a full kitchen, there are enough facilities to prepare food and the breakfast provided was very welcome. We would stay again.

  • Our stay at Holms Farmhouse was absolutely perfect. From start to finish, Clare and Richard were amazing hosts and endeavoured to make our stay incredible. After a tough year, we were in need of a relaxing weekend, away from reality, and Holms Farmhouse offered just that. The location is immensely peaceful, nestled between fields and woods, offering plenty of walks and much fresh air. The house itself is beautiful and was equipped with everything and anything we could have needed. Richard and Clare met us on arrival, and were very welcoming into their home, making sure that we were aware of how everything worked, and where it could be found. We will most definitely be returning in the future- thank you so so much! X

  • We had a very nice welcome a Clive´s house. Unfortunately he was abroad but he wrote us a welcoming letter accompanied by a very nice bottle of wine and had someone lite up the fire in the living room so we entered a warm house. The house is very large, nicely laid out and decorated, and contains everything you need for a comfortable stay. It s location is very green and quiet but still not far from the village center. Clive suggested us a great place to eat: The Star Inn, in nearby Old Heathfield. We had a very pleasant stay

  • An amazing self built house provided us with everything we needed for a brilliant weekend in the country. The house was more than big enough for me and 3 mates, and the garden is huge! Clive is a great host, and was more than happy to talk us through some of the things that we could do in the area, from great walks, to local restaurants and pubs. A great weekend was had by all!

The studio is set within the owners 5 acres of private woodland and is adjacent to a further 50 with many public footpaths. It is located in the geographical centre of Sussex and is less than 1 hour from the M25, Hastings, Brighton, Eastbourne, Tunbridge Wells, Gatwick and Ebbsfleet. It is within easy reach of many national trust properties including Bodiam castle, Batemans, Standen and Scotney Castle. We are 25 minutes from the coast and South Downs national park and close to the Cuckoo Trail.
An open plan, modern and well appointed peaceful retreat on the edge of beautiful woodland with bluebell walks in the spring.
The studio is very rural and back's onto 50 acres of woodland with pleasant walks and a small pond. There are further public footpaths in the area and it is possible to walk to a local pub.
  • Great place to kick back and relax- Paul was a great host - and the woodland was amazing. The cottage was very cosy and comfortable.

  • My partner and I were looking for a short getaway that was private, quiet and full of nature and we got exactly that! It was easy to find and since they weren't home, we checked ourselves in and were pleasantly surprised with what we had all to ourselves. The studio is hidden round a slight bend from the house in their grounds and is surrounded by woodland and nature. We had a lot of rain on our stay but it didn't matter, we went out on walks with the dog multiple times each day and she loved it! I especially loved the skylight windows that allowed us to watch the rain and listen to the birds sing whilst watching the t.v. All in all the studio had everything we needed, Paul was contactable by email and mobile and the many acres of woodland on our doorstep made this short break extremely relaxing! I recommend this to everyone but if you're a bit clumsy like me then be very careful on the steps, especially when it's raining! Thank you to Paul and Joanna once again!

    Angela2017-07-30T00:00:00Z
  • From the outside it looks like an ordinary cart lodge, however inside it is a beautiful warm, clean light and airy space. It is far enough from the house to be secluded and there is a garden and patio for private use. The best thing however is that it is surrounded by woodland, you can walk straight into a private woodland that joins great woodland walks, so if you have dogs it's lovely especially when the bluebells are out. The owners have created a small seating area in the woods and a place for a fire but I'd check if that's ok to use. We were greeted with homemade scones, jam and butter and woken in the morning by delightful birdsong. The information available in the room is very helpful, there is even a washing machine, good wifi and the kitchen was great for cooking. Dog friendly, good places to eat nearby and a decent entertainment system and even games in the cupboard. Would definitely return. Thank you to Paul and Joanna for creating such a lovely space.

  • I wanted a tranquil studio in which to concentrate on my book in progress and this place was perfect. Paul could not have been more helpful and welcoming and the accommodation was spotless, wonderfully appointed, spacious and warm. This green oak barn is set on the edge of private forest and during my breaks from work i went walking and running, spotting fungi and wildlife. I'll be back.

Light and airy Cottage on the edge of Ashdown Forest, on the junction of the Vanguard Way and Weald Way footpaths. local attractions within 30-45 mins away include Wakehurst Place, Groombridge place, Sheffield Park, Llama Park.
I should mention that one of the single beds is in a room off the super king bedroom.
The house is on a gated private Estate so very quiet and peaceful. Close to Drusilla's Zoo park (30 mins away) and Hartfield , home of Winnie the Pooh (15 mins away)
  • Wonderful, secluded and idyllic country cottage with great walks and woods around. Caught sight of the deer most days. A real peaceful gem of a place with great outdoor seating. Note that one of the bedrooms is entered via another.

  • Great location, easy to find and very quiet and relaxing. Extremely good communication from the host. There are some things missing from the place like bowls, tea towels and rubbish bags, so make sure you bring really everything.

  • The cottage was immaculate and more spacious than the photos would suggest. Surrounded by beautiful countryside and lovely walks. We really enjoyed our stay and would definitely recommend

    russell2017-07-31T00:00:00Z
  • The cottage is in a truly magical setting down a long private drive. A wild deer crossed our path as we arrived! It has just been refurbished so everything is new and works perfectly. Spotlessly clean throughout. We particularly appreciated the new sheets and towels. Inside was light and airy, with a view out to the lovely gardens. The rooms are all quite cozy, with the third bedroom coming off the main bedroom, but this was fine with us as at least our daughters had separate rooms. Just right for a family of four. The bathroom is downstairs, which is a bit of a hike in the middle of the night, but absolutely fine any other time. The hot water was plentiful and with good pressure. Overall, we were delighted with the place. We only stayed for a weekend, but would happily have stayed a week. Thoroughly recommended.

    Mark2016-07-11T00:00:00Z
  • The cottage is lovely and cosy in a gorgeous and peaceful location. We saw deer on the drive in and out of the estate which was a wonderful experience. The garden and outside space around the cottage are beautiful and lovely to play or relax in. Gill the host was very helpful with our email questions before our stay. She met us on arrival to give us the keys and then left us to it. This suited us perfectly and the place felt very private. At the same time, we were provided with a number to call should we need to so we felt that help was there if necessary. We would only say what others have said on here and make sure you are aware of the fact that you must walk through the double room to get to the single room. This was fine with us as we were a family group, but it wouldn't suit everyone. We thoroughly enjoyed our stay and would definitely go back again. A special place.
