Our house sits in a beautiful country village, 5 minute walk to the South shore of Rutland Water and the many leisure activities in and around the area. Close to Historic Stamford and Oakham towns boasting many local independent shops. The village has a small shop selling local produce and a great pub. Rutland Water is an area of outstanding beauty and hosts many International events such as The Bird Fair in August. Sailing, walking, cycling, fishing and bird watching are all on our doorstep.
Off street parking for 2 Cars or a small boat and 1 car, other free parking outside the property. There is a secure garden shed for bikes or fishing equipment.
The village of Edith Weston sits 6 miles equidistant from the nearest large Market towns of Stamford and Oakham. Edith Weston village is named after Edith of Wessex (1029-1075) the Queen of Edward the Confessor. Rutland Water is on our doorstep for you to explore, Edith Weston Sailing Club is a 5 minute walk from the house and Rutland Water Golf Club with its amazing views from the greens is close by. Rutland Water is renowned for its beauty and wealth of activities, you can cycle and explore the stunning scenery from the trails around the lake, bike hire is available from the nearby Giant store. The well stocked lake is filled with several different species of fish, fishing trips and boats are available for hire at the fishing lodge. Rutland Water is one of the Worlds top places to bird watch with the famous Rutland Ospreys in residence. A Bird Fair is held each summer in Rutland Water, with visitors coming from many countries around the world to bird watch. Walking is another big pastime with plenty of trails around the 26 mile lake. There is also a man made sand beach with lifeguards in the summer months ideal for family gatherings and picnics, BBQ’s are allowed, a water adventure park is also popular in the summer. Normanton Church, a stunning venue for civil weddings sits nestled on Rutland Water and is the perfect spot for your wedding photos. Rutland Water also hosts several sporting events like sailing, running, cycling and swimming completions. Famous Elizabethan Burghley House and it’s lovely Garden of Surprises are close by in Stamford, voted by The Telegraph as one of the top 10 places to live in the UK. Burghley also hosts the famous Land Rover horse trials each September plus many concerts and events during the year. Stamford is a delightful medieval market town renowned for its stone buildings and churches, Brownes Hospital and Almshouses date from C1475 and was designated as a World Heritage site in 1954. The local Tourist Information building has a tea shop a cinema and art gallery, they also organise popular guided walks around the town. Stamford has a beautiful open meadows with the river Welland running through it, ideal for a picnic and feeding the ducks, Stamford has a delightful pedestrian shopping precinct with lots of great independent shops, cafes, restaurants and antique shops.

    This is a fabulous double room (with own entrance) two mins drive from Rutland Water. Newly renovated and perfectly located for all that the Water and surrounding villages have to offer. Oakham and Stamford (4 and 6 miles away respectively) are wonderful for whiling away a few hours once you've worn yourselves out cycling, sailing, walking or kayaking. A delicious breakfast will be served in our breakfast room. We are more suited to adults but can offer a travel cot if required.
  • Faultless, couldn’t recommend this more, we had a lovely stay in The Linney. The room was spotless, comfortable and nicely decorated. Alex is great from the start, emailing you in advance with local dining recommendations and detailed map instructions. The breakfast is great- more than happy to cater for veggies and other requirements. Nothing is too much hassle. Definitely recommend to everyone!

  • We had a lovely couple of nights in Whitwell. We received a very warm welcome from Alex. The room was very nice. Breakfasts were also great, with a good choice of options. We were given a place to store our bikes, and despite the rainy weather we were able to explore the local area. Hopefully we’ll be back soon!

  • We stayed for just one night. The bed was comfy and the room was very clean. The cooked breakfast is amazing, with all different options. I was very impressed with breakfast order form. I love the attention to detail. We are vegetarian and that was no problem for them. The two border terriers are lovely and very well behaved. Alex communicates really well from the get go, sending an extensive list of restaurants and cafes in the area and exceptional directions to their place!

    Available from the 5th September to the 12th September this beautiful A frame log cabin captures the Saturday and Sunday of the world-famous Burghley Horse Trials. (10 minutes by car) Situated on and overlooking Rutland Water this cabin is within the confines of a full facility Country Club, swimming pool, spa, gym, tennis, snooker, c-golf are free of charge for 4 guests. Squash, hair dressing, massage, and restaurant are charged a relevant fee.

    Delightful first floor barn accommodation ( additional guest accommodation in main residence by request for additional fee )which includes continental breakfast. Only a few minutes’ walk from the shoreline of Rutland Water. Close to historic towns of Stamford, Oakham and Uppingham, this is the perfect retreat for exploring all that this area has to offer.
    There are numerous activities locally such as fishing, watersports, sailing, golf, cycle routes with good pubs to stop off for refreshments and walks that start from the doorstep. The property is ideally situated for annual events such as Rutland Water Bird Fair and the Burghley Horse Trials. Beach 3 miles. Shop, pub and restaurant under 1 mile. The Rutland Belle which hosts daily trips and gin experiences can be booked locally. Set within grounds of over 3 acres with distant views of the water and amazing sun sets.     Wonderful studio flat overlooking Rutland Water, in the village of Edith Weston. Walk through the paddock onto the bridleway around Rutland Water or to the local pub and farm shop. 5 miles from Georgian Stamford and Burleigh House, or to Oakham and Uppingham. This is a lovely base from which to explore l beautiful Rutland. I live in the main house, and will be pleased to meet you and help you enjoy your stay. This studio flat is self contained, sharing the back door to the main house.
    I am very happy to share my garden with guests for their quiet enjoyment. There is ample parking on our gated drive.
    Quiet and peaceful, overlooking Rutland Water , with cycle hire, walking ,bird watching, golf, swimming and sailing all easily accessible.

    The Nest is a newly-converted barn with super king bed (or twin beds), large shower room, fabulous kitchen and living area (with double sofa bed). We are two mins from everything Rutland Water has to offer and only 4 or 6 miles respectively from market towns of Oakham and Stamford. Perfectly suited for an activity break on the Water or just to escape and have a quiet few days. We are happy to provide a select seasonal menu for dinner to save you cooking after an exhausting day exploring.

We only made the 17 mile route due to limited daylight hours so will be back to cycle round the peninsular too next time. The nest had everything we need, very comfortable bed, and it was very cosy.     A self-contained annex of 350 year old grade II listed country cottage in the beautiful Rutland village of North Luffenham, close to Rutland Water and historic towns of Stamford, Oakham and Uppingham.
    The bathroom, like much of the property, has been recently renovated and looks wonderful. Please note that it only has a generously sized luxury shower, not a bath.
    The village has a great pub, called The Fox. Food is good and reasonably priced and they have a wide range of beer, including excellent local ales. Staff and locals are very friendly. There are various other villages pub in the areas and we can provide recommendations for something a little more up-market if you fancy some fine-dining. Stamford is a beautiful small town just 7 miles away. The George Hotel has hosted people in style since the crusades and is just one gem in a town rich in history. Oakham and Uppingham and smaller, but just as beautiful. A bit further afield is the wonderful Rockingham Castle (still occupied by the family that built it 400 years ago), Burghley House (the finest Elizabethan house in the country, famous for the horse trials), Belvoir Castle and Belton House. Rutland Water is just a mile away, where you can watch birds, including the famous Ospreys, fish, sail, walk, hire bicycles, climb and swim. Or visit the annual British Birdwatching Fair.

  • A charming old cottage (annex/portion of) in a lovely area. The village of North Luffenham reminded me of the Cotswolds, very pretty! I would definitely recommend a visit to the local The Fox pub for high quality food and service. John and Lindsay were kind hosts who went out of their way to help us accommodate my parents for a day too. The kitchen and bathroom are lovely and modern, the only surprise was that the heating was controlled in the main house, though our hosts were happy to adjust it for us (and also provided all we'd need for an open fire.) Overall very good value and lovely to find a nice clean place that allows dogs :)

    This property is open plan design – the only internal walls being around the Bathroom! Parking on unrestricted Village Road immediately outside. Award winning Architect designed conversion of a Methodist Chapel, which was a place of worship for 150 years until being converted to a home in 2000 when it featured in 'Living Etc.' magazine. It has been available to rent as a holiday home since late 2015. The modern conversion retains the original features such as the double height ceiling meaning the space is very light and airy, perfect for a relaxing break. At Ground Floor the Living / Kitchen / Dining Areas. An ‘L’ shaped sofa provides ample space for you to relax with freeview smart TV & blu-ray player to keep you entertained and a wood burning stove to add to the heat and the ambience of your stay. The Kitchen area has a 4 plate electric hob together with both fan and conventional ovens, an american style fridge/freezer, various utensils, cutlery, saucepans, frying pan, small wok and oven dishes. Not to mention the kettle, 4 slice toaster, microwave oven and cafetiere. There is a dishwasher below the sink and hidden away under the stairs is a washing machine. The Dining Area has a table and chairs to seat four very comfortably. There is ample crockery, cutlery and glassware. A full inventory is emailed prior to your arrival so you are aware of what to expect from the kitchen contents. This is only to ensure that you do not duplicate any items by bringing them from home uneccessarily to hopefully help to reduce your luggage. At the Mezzanine level there are two Bedroom areas and a Bathroom. The two Bed areas have glass balustrade viewing to the Living Area below. The Master Bedroom area has a king size bed and side boards with shelving below and reading lamps above. This area is provided with a DAB radio alarm clock. The Second Bedroom area has a small (4ft wide) double bed with bed side table, shelf and bed side lamp. The Bathroom appears modest from the outside, but is comfortably equipped with an electric towel rail, washbasin, WC and bath with shower facilities over. Linking these three areas is a landing with a substantial amount of wardrobe and storage space including an airing cupboard with it's own hanging rail, wardrobe hanging rails, hangers, shelving and a shoe rack. There is a hair dryer, an iron, ironing board and folding clothes horse for your use should you require them. Each bed is provided with 4 pillows and a duvet. Bedding (2 x mattress protectors per bed, 2 x pillow protectors per pillow and 1 x duvet protector per duvet, 1 x pillow case per pillow, 1 x fitted sheet per bed and 1 x duvet cover and 1 x throw per bed ALL changed weekly or before each stay whichever is sooner), towels (4 bath sheets, 2 hand towels and 2 bath mats ALL changed weekly or before each stay whichever is sooner ) and toilet rolls are provided for your stay. If you run out of toilet rolls we ask that you provide more yourself. If your stay lasts over a week the beds will be changed for you during the weekly clean. We keep the kitchen stocked with some basic essentials such as dishwasher tabs, soap, hand cream, washing up liquid, salt, pepper, laundry detergent, fabric conditioner, a first aid kit, bin bags, tea and hand towels and dish cloths. To welcome you upon arrival the kitchen is stocked with a limited supply of Clipper tea bags and coffee and hot chocolate sachets with brown and white sugar sachets and a pack of local hand made biscuits (usually shortbread). A pint of fresh milk will be available in the fridge. All of these complimentary items are provided as standard. !!CHILDREN!! : Due to the nature of the property, especially at the Mezzanine level, while we encourage "Babes~in~arms", but we do not feel it suitable for "mobile" children between 9 months and 7 years old. Sorry. Young babies and children aged 8 and over are welcome. For reasons of safety due to the fact that there is a Mezzanine floor above ground level separated only by a handrail and glass panel to (adult) waist height young children may be at risk of falling if they climb onto the rail. These stipulations are for general guidance only. Obviously it is your responsibility to ensure your children's safety. PLEASE ASK if you have any questions about this aspect. We are always happy to help with advice/further photos etc. Please also see the full range of photos in the listing. Because we have highlighted the potential dangers we accept no responsibility for injury or other consequence of a fall accidental or otherwise. Clearly the property is unsuitable for those of any age who sleepwalk. Although it is open plan it is not possible to see the bed in the other room when you are in bed yourself nor is it possible to see the beds properly from downstairs. Your child's safety is your own responsibility at all times. BABES~IN~ARMS: We have a good range of equipment for babies staying at The Chapel including a travel cot / change table / bassinet combo with bedding, a secure high chair, Jogger City Mini push chair (suitable from birth), age appropriate cutlery and crockery, play mat, change mat with replacement washable covers and a baby bath with bath toys. Hopefully this will help reduce the space taken up in your car for the journey here! We have some suitable cot linen, blankets, a sleep bag and towels, but you'll probably want to bring your own in addition. All of the baby equipment is of a good quality and is checked and steam cleaned before and after each use. Please let us know when you book if you would like to use these facilities so that we may prepare them ahead of your arrival. DOGS & PETS: Sorry, but due to the nature of the property and lack of enclosed garden, we do not feel it suitable for animals to stay. CHANGE OVER DAY: Generally the change over day is Friday, however for those long weekenders or mid-week breaks Monday can be arranged. Please feel free to contact us if another day would be preferable and we'll see what we can do. Arrive: anytime after 3.00 PM on a Friday or 4.00 PM on other days. The Chapel may be ready earlier on occasion and we are happy to text you if you let us know in advance that you'd like to know if this is the case. Vacate: before 10:15am. The Chapel is immaculately presented and professionally cleaned and checked between each visit. In addition to this there is no need to remember to put the bins out for collection as this will also be done for you. WI-FI / INTERNET ACCESS: Wi-fi / Internet access is available. Details for connection are found in the information welcome pack. This also means you can use the smart tv to access catch up tv using BBC iplayer, itv player, All4 etc. HEATING: Each of the main areas of The Chapel has its own individually controllable energy efficient electric heater (the night stores in some of the photos have been replaced) which is pre-programmed, but allows you to easily override the settings should you need to. For those of you who wish to, the wood burning stove is available for use. We ask that you only use the complimentary well seasoned wood and kindling provided. Additional wood can be purchased for a (small economical) fee during your stay.
    The Chapel is in Wing, a modest traditional village within the glorious Rutland countryside. The local pub - The King's Arms - is just a few minutes walk and excellent for food and drink. Wing situated between the county town of Oakham and the near by town of Uppingham, both being historic market towns. Each town and the villages which surround them are of much interest from an historical and architectural point of view as well as the many independent specialist shops, museums, art galleries, hostelries, garden nurseries, restaurants, cafes and tea rooms. In Wing you will find The Kings Arms Inn and Restaurant, less than a 3 minute walk from the door, which provides locally sourced food and ale alongside roaring open fires and a short walk to the edge of the village you’ll find yourself at Wing Hall where you can sample the delights of the Farm and Village Shop. On Sundays you can enjoy afternoon tea at the village hall and various attractions throughout the year. The South Shore of Rutland Water is well within a 10 minute car journey with easy access to its various attractions such as sailing and water sports facilities, cycle tracks, bird-watching, fishing lodge, walking, climbing wall, reptile and bug zoo, crazy golf etc, etc. The Rutland countryside’s highways and byways are ideal for cycling and walking alike and there is a multitude of footpaths and bridleways which crisscross the agricultural land between the towns, villages and hamlets. For fishing, walking and cycling, the Eye Brook reservoir is a 13 minute drive and Wakerley Woods is 15 minutes away. A 20 minute drive hop across the border into Lincolnshire will see you in Stamford with its nearby Burghley House famed for the Burghley Horse Trials, being the back drop to many period dramas, its gardens and its historical architectural interest. Northamptonshire with it's stately homes and gardens including Rockingham Castle only 20 mins away is also easily accessible from The Chapel. There are various golf courses throughout the county from the historic Luffenham Heath Golf Club (15 mins away) to the newer Rutland Water (10 mins away) and Greetham Vally Golf Courses (25-30 mins).

It is in a lovely peaceful position in a beautiful village, yet equally near enough to for local walks and to visit nearby villages and Rutland Water in the car. Samantha & Colin were quick to reply and had useful local knowledge too. The local pub (Kings Arms) is very close by and we enjoyed a great Sunday lunch there.

There’s plenty to do outside of the location, like walking around Rutland water and visiting local towns.     COVID 19 UPDATE: the cottage is still taking bookings and is completely private and deep cleaned between guests. It’s a great place to escape. Gamekeeper Lodge is a characterful, modern and luxurious self catering cottage; and forms a totally private annexe to our Grade 2 listed thatched cottage in the heart of Rutland. The property was designed in 1795 by John Nash, who also designed Buckingham Palace and overlooks the original thatched game larder. Situated only 2 miles from Rutland Water.
    Game Keepers Lodge is steeped in history, with quirky features and heaps of character. The main sitting room has a vaulted ceiling, a comfy sofa, chair, TV with Freesat, DVD player and lots of DVDs for adults and kids to enjoy. The log burner is great for cold days and we always leave guests a well stocked wood basket with the option to purchase more. The duck egg blue kitchen has been hand built to a high specification with granite work sufaces and is equipped with: Built in Oven and Induction hob, slimline dishwasher, kettle, toaster, microwave and Dualit Nespresso coffee machine. The cupboards are stocked with plenty of utensils and kitchen items and we also provide tea, coffee, sugar and coffee pods. We can provide access to a washing machine and tumble dryer should you need them. The kitchen leads to the orangery which overlooks the garden and is the perfect place to enjoy meals or just relax in the comfy chairs. The dresser contains plenty of books, local information, games and a selection of toys for younger guests to enjoy. On the ground floor you'll also find the second bedroom with two vintage brass single beds, with 2 lockable windows. The bathroom is also on the ground floor and features a large walk in shower, WC and wash basin. The master bedroom is located upstairs - please note the stairs are old and as such are steep. The master has a kingsize bed, bedside tables, dressing table, wardrobe and hairdryer. There is a door which leads to an outside terrace where you'll find a table and chairs to enjoy the sunshine on nice days. Outside there is plenty of parking and we have enough room for larger vehicles or trailers - just let us know when you book.
    Rutland is often described as a hidden gem, and the UK's smallest county has so much to offer. With two bustling market towns - Oakham and Uppingham, as well as being only 8 miles from Stamford there is plenty to do or just relax in the stunning countryside. With its water sports facilities, nature reserves and miles of cycleways and footpaths, Rutland Water is the perfect place to walk, hire a bike or learn to sail. The nature reserve and annual bird fair are extremely popular and Rutland Water is home to the first Ospreys to be bred in England for 150 years.   • The cottage is cosy but spacious. It has alot of character and it is clear that it has been meticulously looked after! Staying there we found everything we could need from a home away from home. All utilities, pots pans and cutlery etc. were plentiful and clear instructions were left on how to use / where to find things. Although the village is small and there are few amenities on the doorstep, this is just what we were after, a bit of peace and quiet. The local pub served good food and it was a lovely place to have a stroll. The local shop was just a couple minute drive up the road so no problems getting what we needed. I would definitely recommend staying in Michelle's cottage and will definitely look to book again when we are next in the area! Thanks.

  • When I found out I had to attend a training course in Peterborough, I thought I would have to get up at 4am to drive there, as my Dad has just gone into a care home for people with dementia and I'm currently sole carer for my Mum, who's not coping too well. But at the last minute, I decided to arrange cover and come up the day before, to stay in this lovely cottage. Seeing as it was my birthday. And I'm so glad I did. The cottage is just beautiful, homely, cosy and lovely. Olivia was a great host. I only met her briefly but it was just lovely to meet someone who wasn't a carer! It was amazing just to be able to spend one evening on my own, with a bottle of wine, a roaring fire (such a great log-burner. Sorry I used all your logs), before returning to the madness. If you ever need to get away, for whatever the reason, I would recommend this place. It's just idyllic. A beautiful area, a great stone cottage, a log burner that just roars and crackles, a kitchen with everything you need, and a great comfortable bed. My little dog loved the garden too, and it's nice that it was secure for him. Thank you. You gave me a beautiful night's respite from it all, at a time when it was needed the most.

    Primrose Hall is a beautifully renovated, Grade 2 listed stone barn conversion. It is ideally situated in the Rutland village of Empingham, within walking distance of Rutland Water’s North Shore. Empingham nestles in the Gwash Valley, equidistant from the charming Georgian town of Stamford, and Rutland’s county town, Oakham. The village has a shop, medical centre and hairdressing salon. The local area also benefits from many very good pubs, restaurants and cafes.
    The cottage has 2 good-sized bedrooms, sleeping up to 4 people, and a spacious, open plan ground floor, which now also features a newly installed log burner. Fully equipped for modern living, it retains many of its original features and character. We welcome all guests, including singles, couples, families and friends. We are also dog friendly.
    Rutland Water is a great place for the more adventurous with two cycle hire stores, a watersports centre, sailing club, climbing wall and Europe's largest aquapark. However, it is also a perfect retreat for those wanting something more leisurely. The walks around the lake are spectacular, and the trout fishing is the best in Europe with tuition available. Burghley House, Rockingham Castle, Belvoir Castle and many more historic buildings are a short distance away. Stamford (6 miles away) is considered the best Georgian town in England, full of hidden alleyways with independent traders. There is so much here to see and do.

    Easter week bargain.. Rutland is a hidden treasure county. The Exeter apartment is a 2 bedroom apartment that sleeps 6 people situated within the original main hall on the first floor. It has a master double bedroom with en suite, a separate toilet and twin bedroom with en suite. The smart lounge with fireplace has a comfy pull-out sofa bed, dining area,TV, DVD player and a separate full kitchen. The apartment does not have direct view over the lake - only a side view, but you are right there!
    The unspoilt but vibrant market towns of Oakham, Uppingham, Stamford and Melton Mowbray are nearby - Rutland is proud of all it's local food producers. There are plenty of local cafes, bars and restaurants or you can shop and bring it home to sample in your own apartment.
    This property is adjoining Rutland Water and enjoys amazing sunset views. Tarmac flat level paths and little cafes are available by the lake. There is plenty of history nearby as well as cosy pubs and cafes and restaurants for all pockets. Supermarkets are only minutes away (Lidl/Aldi/ Co - op/ Tesco and M and S convenience stores so despite being rural everything is easily to hand. You do need transport such as a car to enjoy the area but everywhere is accessible by bike if you enjoy cycling.

    A newly renovated, self contained cottage in the beautiful village of Ketton. This quaint cottage with modern features is 3 miles from the historic town of Stamford and a 10 minute drive from Rutland Water. The cottage provides accommodation for up to four people with Netflix and WIFI included.
    A newly furnished kitchen with a breakfast bar for seating, dishwasher, built in oven & microwave along with coffee machine should provide all you need for your stay. The wet room with shower and toilet is located on the ground floor of the cottage. The living area showcases exposed beams and a solid oak fireplace, ideal for relaxing and either snuggling down to read a book or watch something on the smart TV with access to Netflix. Upstairs there are two generous sized bedrooms with the main bedroom featuring a king size bed and copious amounts of wardrobe and storage space. The double bedroom is again spacious with a double bed and free standing wardrobe. There is free on street parking directly outside the cottage.
    Ketton is a gorgeous town in England’s smallest county, Rutland. The village of Ketton has a local shop, less than a three minute walk from the cottage and two pubs both within a five minute walk of the cottage. We are both big foodies so are happy to provide guests with restaurant & pub recommendations. There is plenty to do in Rutland, whether you are a keen walker, cycler, bird watcher or simply want a restorative weekend in the countryside. Rutland features some gorgeous market towns within a 10 minute drive of Ketton. The historic market town of Stamford boasts the glorious Burghley House where you can while away the day wandering around the grounds or relaxing in the Orangery. This picture postcard town also offers some gorgeous boutique shopping and a host of coffee shops and restaurants. The towns of Oakham and Uppingham are a short 10 minute drive from Ketton, which again offer a great variety of shops, eateries and coffee shops, with Oakham even having a castle you can walk around. Not forgetting Rutland water, what can’t you do here! Sailing, paddle boarding, cycling and in the summer months the aqua water park! If you fancy something a little less adrenaline fuelled there is a fabulous bird watching centre or simply allow yourself to stop and soak up the beautiful scenery.

I stayed here whilst working in Peterborough which is just a 15 minutes drive away and was so nice to have a piece of village charm and my own space opposed to a hotel on a business park. Plus this was more affordable! The cottage has everything you need and was super clean with lots of nice touches.     Hambleton is a village on a peninsula in the middle of Rutland water, there is off road cycling and walking, a great pub called the Finchs and Hambleton Hall hotel that has a Michelin starred restaurant.
    The annex is on my property but separate. There are nearly two acres of gardens and a summerhouse with views of the lake at the top of the garden and direct access to the cycle path. There are two bedrooms. One with e king sized bed and a double bed and one bedroom with a double bed and a small fridge, toaster, kettle and microwave.There is a shower Room. Both bedrooms have views of the lake. The accommodation is upstairs and there is a wrap around balcony.
    Hambleton is arguably one of the best located villages in the UK because of its position on a peninsula in the middle of a reservoir with a 20 mile circumference.

Perfect for what we needed, only thing would be it was a little bit cluttered with 3 double beds, maybe if one was a sofa/sofa bed instead would create a bit more space, since there was 4 of us staying.

    Brand newly refurbished, the Haybarn is a luxurious and comfortable retreat in the heart of Rutland with beautiful views of the Welland Valley, situated in the grounds of our home. The Haybarn is spacious and well equipped for four people, ideally suited to a family or group of friends. We are well placed for the market towns of Stamford (Burghley Horse Trials), Uppingham and Oakham. Rutland Water is close by and we are lucky to have numerous walking and cycling trails across the county.
    The Haybarn is a spacious two storey stone built dwelling at the end of a converted stable block. It has been beautifully restored to a light, airy, and contemporary space whilst retaining many of the original building's features. Windows on each side give beautiful views across the valley and garden. Private, luxurious and a lovely space to relax after a day exploring Rutland. KITCHEN: well equipped with dishwasher, washing machine, electric oven, fridge, toaster, kettle, Nespresso machine and plenty of utensils and crockery. Tea, coffee and cooking basics are provided as well as simple breakfast provisions. Please note all meals including breakfast are self catering. SITTING/DINING AREA: beautifully finished with comfortable sofas, log burner and basked of logs, TV, speaker and large dining table. Dresser houses plenty of glassware and crockery. BEDROOM 1: Master bedroom with king size bed and ensuite bathroom with shower. Hanging rail and chest of drawers. BEDROOM 2: Either as a king size or twin beds, very spacious, hanging rail and chest of drawers. BATHROOM 2: Spacious bathroom with bath and shower. COURTYARD GARDEN: Large gas BBQ, outdoor seating, table and chairs, cushions and candles.
    Rutland is well known for being the smallest county in England but delivers greatly on activities, pubs, restaurants and history. The Haybarn is situated between 3 market towns; Uppingham (5 miles), Stamford (8 miles), Oakham (10 miles) - all lovely towns to explore, well equipped with independent shops, cafes and bars. Stamford is famous for its Georgian buildings and Burghley Park and is often used as a film location. Further afield are Leicester, Cambridge and Peterborough. Rutland Water is one of the largest manmade lakes in Europe, and offers so much - bird watching, fishing, sailing, windsurfing, canoeing, cycling, Aquapark - at it's four main centres, as well as 26 miles of offroad cycle and walking tracks and a golf course. Barrowden is a picture postcard village centred around a village green and duckpond, and has a good country pub (the Exeter Arms), community shop and recreation ground with children's play area, cricket and football pitches. There are numerous local walks and a river to explore, we are on the edge of Wakerley and Fineshade Woods, both known for mountain biking and walking. Fineshade also has a cafe and two children's play areas.

    Welcome to Rutland and to Little Owls Rest. Here you will enjoy a beautiful, self-contained annex, complete with your own private driveway with garden area and entrance door. The accommodation includes a spacious king sized bedroom, a lovely ensuite shower room, a cosy snug with wood burning stove, beamed ceilings and a fully equipped kitchen.
    Access into the property is through your own private entrance , up a couple of exterior steps into the kitchen area. Furnished in a simple style it has everything that you will need for a short stay. The ensuite bedroom is a good size with a UK king size bed with a choice of wool feather or synthetic pillows. Like the kitchen, the bedroom is north facing however underfloor heating and lovely beams throughout ensure it has a lovely warm cosy feel. One step down from the kitchen and through the oak door is the snug with its lovely wood burner, south and east facing windows and plenty of reading material and board games. High chair and travel cot are available, please ask in advance. In warmer weather garden furniture and BBQ will be provided.
    Little Owls Rest is set in the countryside between the villages of Morcott and North Luffenham. We have a couple of neighbours who live in converted barns which once belonged to the farm and the next closest inhabitants are sheep which come and go across the road. Both North Luffenham and South Luffenham are only a mile away with pubs serving good food. There are plenty of public footpaths and small roads around the property where you can walk, cycle and explore the area. Rutland water is less than 3 miles away. Here you can take sailing lessons, hire bikes, try out rock climbing or enjoy a spot of fly fishing. It is a breeding ground for osprey with over thirty bird watching hides to choose from. If golf is more your scene, then you can enjoy a round overlooking the water at Manton golf club or a short drive away at Luffenham Heath. Uppingham, our closest town, is just 4 miles away. It is a beautiful little market town and home to the famous public school. There are also antique shops, leisure facilities and a little theatre in the town. Oakham, our capital is just 8 miles away. Here you can take in the sights of Oakham castle, enjoy a bit of designer shopping or relax in one of the little independent cafes. The beautiful roman town of Stamford is also eight miles away, filled with fabulous Georgian properties (Pride and Prejudice was filmed here). You can discover the many little streets, explore St Martins antique centre, the Famous George inn and Burghley House and gardens (also featured in Pride and Prejudice). One of the biggest yearly buzzes in Stamford is the Burghley international horse trials in early September. A fun few days for all where you can enjoy watching the top eighty competitors in the world whilst enjoying lots of great food and shopping.

    Ketton is a conservation village situated approximately three miles from the Georgian market town of Stamford and 7 miles from Rutland Water. Additional amenities can be found in nearby neighbouring villages of Easton on the Hill, Collyweston and Duddington. A bit about the local town of Stamford (3 miles from Ketton) – Romantic, historic and incredibly desirable. The town offers so much in the way of heritage with its own museum. The past feels tangible here, its presence felt in every building and along every path by the River Welland that’s been meandering through this town for centuries.   • Wow!! Wonderful stay, can’t thank them enough. Loved the privacy and also loved the garden access. Loved the bedding, so comfy! And those blackout blinds made it very difficult to get up!! Ha ha. Very stylish place and affordable. The little touches were so cute at Christmas time, such as the mince pie on arrival. It felt so homely. In the most beautiful part of the country; picture postcard Britain. Would highly recommend to locals and tourists who want to capture chocolate box villages and experience cosy country pubs.

  • I stumbled across this spot while looking for accomodation as I was visiting friends. It was lovely to have a base close to Stamford, other little villages and Rutland water. On booking, communication was clear and any queries were answered promptly. On arrival, it was clear that the quirky Annex has been created with love and style in equal measure. Charlotte has paid attention to detail, personal touches made us feel genuinely thought of. I loved seeing the extra trinkets left out for our comfort, from luxury products to doggie treats! Very thoughtful and made for a delightful stay! The standard of breakfast was in keeping, lovely preserves and pastries! A lovely stay, we'll definitely book again!

  • We had a lovely stay in the annex at Merton Cottage. Phil and Charlotte made us feel most welcome, nothing was too much trouble! The annex itself is beautifully presented with lots of little luxuries too like White Company towels, Neil’s Yard handwash and a super comfy bed with 100% cotton duvet set. The village itself is in a beautiful, quintessentially English location and is only 3 miles from the historic town of Stamford. There is everything you need, from a toaster and kettle to an iron and ironing board to a washing machine, even a continental breakfast upon request at a small additional cost. I will certainly be recommending Merton Cottage to my friends and will be booking again in the new year! Thank you Phil and Charlotte x

You’ll love my place because of the comfy beds and the cosiness, the third bedroom has bunkbeds. My place is good for couples, solo adventurers, business travellers, families (with kids), and small groups. Rutland Water with canoeing, cycling, bird watching and walking to name a few will keep you very busy.
    We are a stones throw form Rutland Water with all its activities. The market town of Uppingham is 3 miles away and Stamford is 10 miles both beautiful places to visit.

  • This is a wonderful stay. We have visited many Airbnb’s and this is the best. If I could pick this house up and move it around the country I wouldn’t stay anywhere else. Warm, cosy and with wonderful touches like an Xmas tree. We always bring essentials even when the place says it has essentials but there was no need this time - it had it all. Tracey is a wonderful host who takes the time to welcome her guests. The house is great with super comfy beds and lovely towels and sheets. We were 2 adult couples with 2 children (3 and 5 years old) and the property was perfect.

  • This is a really well equipped house which makes it a home from home. All you need there. The lounge is comfortable and spacious, with sky tv. Good comfortable beds, large shower and plenty of towels. Very big gravel drive easy to turn in. Plenty of information leaflets and ideas of things to do. Tracey was a superb host always at the end of the phone. If I go down that way again I shall not hesitate to book Honeysuckle House. We had a thoroughly enjoyable weekend there.

    The Studio Flat has a self contained kitchen with oven, hob, microwave and washing machine with a dining area and sitting room. The Studio Flat sleeps 4 with a separate double bedroom and en-suite bathroom and double sofa bed.
    We are situated in beautiful Rutland countryside with plenty of walks, bike trails and nature trails close by.

    The cottage is in Hambleton on a peninsula surrounded by Rutland water where you can sail fish and cycle. There is a great pub called The Finchs with views of the lake and Hambleton Hall Hotel which is nearby has a Michelin starred restaurant. The cottage is opposite the church and the pub. The third bedroom has one single bed and a pull out single bed underneath so it is a bit cozy for two adults but fine for children.
    The cottage has a lovely quirky feel and has nice furnishings. It used to be the Post Office in the village but now converted to a spacious home with a kitchen, room with TV and log burner and a dining hall and separate sitting room. The garden is south facing and a sun trap. Hambleton village has a unique location on a peninsula in the middle of Rutland water and has become a very sought after place to live.
    Hambleton peninsula is in the middle of Rutland water. The circumference of the lake is around 20 miles whilst the peninsula is around 7 miles. Hambleton Hall hotel is in the village and has a restaurant with a Michelin star. Rutland is the smallest county in England and is home to the small towns of Oakham and Uppingham. Stamford is just over the border in Lincolnshire which is ten miles away.

It wasn't just the lovely welcome pack of goodies, it was the fact Sharon had gone to the trouble to put up Christmas trees and decorations to make the place feel Christmassy.     Oakham is a traditional market town offering fresh food market Wednesdays and Saturdays and a farmers market once a month. There are plenty of eateries within a stones throw including Hitchins Barn, Orbis and the beautiful deli restaurant, Otters. There are many events held throughout the year. The annual British Birdwatching Fair and the Rutland County Show attract thousands of visitors. Sporting events like our Cycle and Rat Race events are set in fabulous scenery. If that is too energetic The Grainstore holds a sausage and cider festival and also a Beer festival on the May and August bank holidays which host a wealth of craft produce and some great local bands.

Location was brilliant as it's only a 5 minute walk from the station with lots of lovely bars and restaurants near by. The room was spotless and modern, would definitely go back!     The townhouse is located on a quiet residential one way street. Permit parking is available for one car. Oakham has stunning historical architecture, i.e a castle, quaint independent shops, pubs and restaurants are moments from the door. A short walk from the railway station. It is ideal for couples or families. A short drive is Rutland Water and is the largest man made lake in Europe 26 miles circumference and hosts many outdoor pursuits such as walking, cycling and bird watching.
    Living and Eating There is a separate dining room that seats six and a lounge with a smart TV and Wifi router. The kitchen is fully equipped. It also contains a washer dryer. Sleeping There are two large bedrooms upstairs both containing king size beds. Bedroom one has a wardrobe and chest of draws and also includes a TV. Bedroom two contains wardrobes with shelves. Also included is a vanity sink with overhead mirror. There is an extremely comfortable double Futon Company sofa bed in the lounge. There is a charge of £15 for the use of the Futon. Garden There is a secure private garden to the rear. Access can also be made via a purple door to the left of the property which is a shared right of way. Parking The parking permit allows you to park on Finkey and Northgate street. For extra cars, there are also car parks within walking distance to the property. Westgate long stay car park, 41 ST Annes Close LE15 6AZ is the cheapest. House Entry and arrival and departure The house has an outside key safe entry system to make it simple for your arrival. You will be given a code before you arrive and you may let yourself in to the house at the designated arrival time. If you would like to arrive early we can be flexible as long as there are no back to back tenants. Just let us know and we will try to work with your schedule and with our cleaning service. Please lock the doors and turn off all electric when you depart. Misc Please respect neighbours. No parties or events. Only registered guests. No smoking. No pets. No shoes. 1 night accomodation available on request before booking.
    Whilst staying in Oakham we recommend pubs such as The Lord Nelson, The Admiral Hornblower and The Wheatsheaf. Cavells and its sister shop around the corner are fabulous boutique shops as is Coco's.
