We have a quiet place located in the busiest Suburb of WNY. It is nestled in 2.5 acres of wooded nature with a small garden in the middle. We are located in Amherst N.Y. between the very busy shopping districts of Transit Rd and Niagara Falls Blvd.
This self contained private and efficient apartment is nestled in 2.5 acres of woodland habitat in the busiest suburb in western New York. Seven minutes drive to the Buffalo airport and University at Buffalo's north campus. It is minutes away from busy shopping districts and the Walden Galleria mall* (*17 minutes drive 10 mi/16km). You WILL need a CAR. It is a short trip to downtown Buffalo (14 miles/23 km. 30 mins by car) and Niagara Falls (24 mi/40km. 40mins if no traffic, by car). Minutes (7 to 30) drive to all of the Western New York attractions; the Falls, the sports,food and music venues, the academics, the galleries and the Lakes. Wine and ski countries are within an hour drive. The apartment is very clean and simple, with all the amenities - a separate entrance and plenty of parking. A queen size bed can accommodate two. The pull out sofa adds more options. Art filled walls adorn a bedroom/living area, and a kitchen/dining area.. The shower bathroom with full sized washer and dryer are a great convenience for keeping things clean. We are here to help you with your journey and over joyed to meet new people. You have the option for complete privacy, peace and quiet or are most welcomed to share with us your stories and questions. Your choice. We can cook wonderful meals as well should you chose to share a meal or two. We are also a registered "natural wildlife habitat". A program set up by the National Wildlife Federation to help people promote natural native habitats in their own backyards. With 2.5 acres here we are home to so many birds and wildlife. A birders delight. Everyday you will find almost every bird that visits western ny. With the exception of the days when our resident hawk is sitting in the trees. At those times the other birds tend to run away. I know I would! Note: yes Gerry and I have a dog (SlipperyPete) and two cats . BUT, and this is a big "but", they never ever enter the apartment. The cozy studio apartment is a complete separate unit and it is very animal free. No dander, no hair, no snifly noses and no watery eyes.
It is SUBURBAN. It is quiet and it is very safe.

  • Our experience in Amherst was excellent. Jeffrey was a kind and welcoming host, but we also had excellent privacy. The accommodations were very nice and cozy. There is a kitchenette, dining area and large bathroom with laundry. The space was able for us to host our friends there for an afternoon and is decorated beautifully with art and antiques. We will be back!

  • Me and my husband we had a great time at Jeffrey's place. The studio apartment is well equipped and you can definitely prepare your meals inside. The location is good. It is close to Niagara Falls but in a peaceful and green area, far enough from tourism flow. The house was clean and comfortable. Jeffrey enabled us to enter the apartment even though he was not at home and he left all the necessary info for us. We recommend this place and we thank Jeffrey for our stay.

  • Jeffrey is a delightful host, and his separate living unit is spacious yet intimate, neat and clean, fully equipped including washer and dryer, and feels like it's out in the country. Once you're settled in there, you wish you didn't really have to go out, and could probably write the Great American Novel there. It's really a welcoming, comfortable place to stay.

  • As soon as we saw the glowing orbs in the front yard, we knew that we were going to have a one-of-a-kind weekend. The place was clean, quiet, comfortable, and quirky (perfect for art lovers). Throughout our stay, Jeffrey made us feel like friends, helping us navigate the Buffalo area and providing great tips for local eats. And we can't forget the hospitality of SlipperyPete, who was so friendly and lovable! Honestly, we just can't say enough great things about this place.   • My second stay at Jeffrey's in Williamsville was as nice as the first and the first was wonderful. While the weather outside was quite frigid, our welcome and our room was toasty warm. While 18" of snow was falling on our New Jersey home, a scant 1/4" fell on what was our Buffalo home for the weekend. We wanted for nothing during our stay and Jeffrey and Slippery Pete waited outside for us on Sunday to make sure everything was good. I cannot see any way I would stay in a hotel while in Buffalo if this wonderful space is available. Thanks to Jeffrey and Gerry for their hospitality and comfort.

We appreciated the hot showers and the comfort of the lean-to cabin on this beautiful campground. Everything we needed for a comfortable stay was available at the camp store or in short biking distance. Gretchen was incredibly accommodating :) we look forward to our next visit!

  • It is a small privately owned camp area, that is well maintained with amenities such as washer/dryer and a general goods store. Lean-in cabin is clean and could easily fit in 4 adults. The bathroom areas are well-kept and clean. The showers have hot water (though the cold water did not work), and spacious. Check-in and checkout process is easy and smooth. Gretchen is friendly and easy to communicate with through Airbnb and in-person. Overall a nice stay, except for that we did have rowdy drunk neighbors during quiet hours.

  • We found the Lean-To to be exactly as advertised. It was big enough for two air mattresses (one double and one single), with our bags in between. There were hooks on the walls, which were super convenient for hanging towels and other personal belongings. There were two small windows on either side of the Lean-To. The bathrooms were clean, and there was plenty of hot water for showering. The grounds were well-kept and beautiful. We were able to purchase some wood from Gretchen to build a fire in the pit next to our Lean-To. We also saw horseshoe pits and a volleyball net. We didn't spend much time at the campground (we were really just using it as a base for traveling to nearby sites), but it looked like it would be a great place to enjoy a vacation - whether in the Lean-To or in your own tent or trailer. The campground was easy to find. Gretchen was friendly and answered my questions promptly. I would definitely recommend this site!

    Secluded in the back of our shooting preserve, enjoy a few nights in our log cabin. Perfect for family get aways or just a weekend alone. Enjoy the beautiful landscape of over 100 acres of gorgeous shooting preserve and our two ponds. This cabin is perfect for the outdoors type. Please be aware there is no running water or electric, but there is a wood-buring fireplace and propane lights and stove. Our cabin is meant for a getaway from reality and to enjoy nature!     Very unique home in a quiet community in Alden with beautiful lake homes and tons of activities. Swimming, fishing,kayaking,tennis,snowmobiling,ATV trails and hiking trails. Very scenic and a wonderful place to get away from the city life. The town of Alden 5 minutes away with local restaurants and bars. Buffalo is about 40 mins away and Batavia is about 30 mins away

  • This has been the BEST Airbnb experience. It was a pleasure staying with Erin. And it is certainly a pleasure to say how wonderful my stay at his home was. It turned out to be more amazing than the pictures displayed, including a wonderful view overlooking a lake with a canoe and firepit. The living room and dining room were large and comfortable, the kitchen well-equipped, the bedrooms luxurious, the home is well-maintained and quiet. All was spotlessly clean and the linens and towels were generously supplied. The icing on the cake was the heated floors in the bathroom. Erin's home could not be better located and his suggestions for things to do in the surrounding area gives a visitors an insider's view of the city. My only regret is that our stay was far too short! I would urge anyone to book this place before considering any places else.

    Our 1 bedroom is nestled in the back wing of our old updated farmhouse. Located in the heart of Clarence Hollow, a cozy country town, just a skip and a jump away from all Buffalo/Niagara Falls has to offer. There is a beautiful bike trail that starts right across the street, and places to dine as well. We are a busy young family with lots of energy, but seek to make every sojourner alike our most honored, welcome guest.
    You will be sharing the main living areas with our family, toys and all. We have about a dozen chickens, so breakfast is bound to be deliciously fresh and included in the price of your stay if you so choose. You will find a fridge in your closet with a variety of drinks and a few bottles of local wine as well. We love our city, so you'll also stumble upon magazines and photo books showing off the best our community has to offer.
    We love that we are just on the edge of what you may call country living, in a quaint town, that's a skip to the city. We are a fifteen minute drive to Darien lake amusement park and the main thruways. We are 40 mins from Niagara Falls. A walk up the hill and your in the beautiful town park. If your visiting in winter, we are right on the snow mobile trail. And if in the summer, the bike path lends its tranquility for peaceful rides or runs.
  • Though brief, my friend and I had a truly lovely stay as we passed through Clarence on a road trip. Stephanie, Chad, and the children were incredible hosts. We loved chatting with them, and appreciated then warm and welcoming environment of their home. The space is very neat and clean. Plenty of snacks (including locally baked berry scones!) were available on the room. Absolutely delicious. Loved Rusty the cat, and if we pass through again, we'll have to make sure to meet the chickens! Would definitely recommend to anyone looking for a delightful stay in Clarence.   • I've had some wonderful Airbnb hosts in the past, but Stephanie and Chad may be the most generous and inviting hosts I've had yet. Both are warm and welcoming people, eager to help in any way they can and give advice about the area. Their children are sweet and polite, and Rusty the Cat is chill yet playful. The room is well-stocked--the mini-fridge and linen closet are full of all the things you're likely to forget to pack: toiletries, drinks, snacks, towels, a cushy robe, extra pillows. There's even a pitcher of citrus-infused water, and Stephanie was willing to offer fresh baked goods for each morning of my stay. In this sense, the place feels like a high-end resort. If you're traveling alone or as a couple, this room is perfect and will have everything you need. The house is walking distance from a great bike/walking path that cuts through Clarence and also only a few steps away from Main Street, where you can find a variety of rustic architecture and intriguing small businesses and restaurants. Also, driving around into and around the Buffalo area is easy and quick, with many scenic roads for those who don't like main drags and highways. Seriously, there may not be a better value on Airbnb for the Buffalo area. I would happily book again should I find myself going back there.

Stephanie and Chad have a lovely family and an adorable kitten that wants to be your best friend. Homemade breakfast is a great feature. This was just the type of place for me! They are great hosts.

  • Stephanie and her husband Chad and their three kids are so sweet! My mom and I had such a homey stay and were well taken care of. They put a Keuregg in the room for us, left fruit, health food bars, wine, and a stocked a mini-fridge with drinks if we wanted. So so kind. We arrived later than we thought and Stephanie was very acomodating and left a lighted pathway to our room. I'd definitely stay with her again if we were back in Buffalo/Clarence area. Plus they have an adorable little grey cat!

    Located in the quiet suburbs of Lancaster, NY there are many things to see and do in the Western New York area including the Niagara Wine Trail, Niagara Falls and Darien Lake. Additionally, we are close to New Era Field where the Buffalo Bills play, Key Bank Arena where the Sabers play and only 7 miles from the airport. We can offer free pick up and drop off to and from the airport if you would like!
    This space is unique because the house is very spacious so guests can have the privacy they desire as well as the ability to mingle in the shared areas. All bedrooms are located upstairs as well as the private bathroom. Additionally, there is a loft as shown in the pictures with a TV and fireplace so you have the ability to have your own living room if you choose. If you bring any pets and need pet sitting just let us know and we can see what we can workout. Please note, there are 2 cameras located on the exterior of the house. There is one Ring Door bell at the entry of the house as well at a Ring flood light camera at the back of the house. These are for security purposes only.
    Our neighborhood is newly built and located in the suburbs, so you can have quiet evenings but also within driving distance to restaurants, sightseeing and shops. ~40 minutes from Niagara Falls ~17 miles from Key Bank Arena where the Buffalo Sabers play ~19 miles from New Era Field ~13 miles from Darien Lake ~7 miles from the Buffalo/ Niagara Airport ~16 miles from Downtown Buffalo ~32 minutes from the Peace Bridge

  • Wow! I cannot recommend Dana and Kim's place enough! They were very welcoming and hospitable, easy to communicate with, and all-around amazing hosts. Their home is beautiful, spacious and extremely comfortable. It was great being welcomed and kept company by their two dogs as well :) Nice, quiet neighborhood perfect for solo travelers and families alike. If you're looking in the area definitely stay here!!! (Also worth mentioning that Dana was kind enough to drop me off at the airport at the end of my stay, which was a huge help!)

  • This little cottage is such a fantastic delight on the edge of a bit of heaven. It was clean and stocked with the essentials that we needed. The beds were comfortable and the living/dining areas were perfect. Good reception on the tv with many channels available. The huge back deck was a bonus and it was so quiet and peaceful in the evenings. A great place to sit and reflect on your day with a glass of wine and just enjoy the sounds of nature. Love this cottage. Will be back next year for sure. Definitely 5 stars!!

  • What a lovely cottage! It was exactly as described and perfect for our family. Although it states that the loft is to be used at your own risk, we found it to be perfectly safe. The cabin was extremely peaceful and clean. Even my 10 yr old son loved the amenities... (video games!) Scott & his wife were attentive to detail and wonderfully communicative. We would most definitely stay again :)

  • Judith and her husband Bob made me feel extremely welcome, especially in view of the short notice that I gave them (about 2 hours or so). While showing me the house, they pointed out new improvements they had made to the place (which was very interesting to me since I am in real estate). They had shampoo and soap among other bath supplies. The welcome gift basket was a very good idea, and I really appreciated it. It should be noted that the neighborhood was fabulous. It was like being out in the country, except that many places of interest were only 5 minutes away, such as restaurants, public parks (including tennis courts), and a long walking path through the woods. Not only was the house beautiful inside and out, but the grounds on which the house sits have a little creek with a waterfall passing just a few feet from the house, a lake with a weeping willow tree and beautiful and spacious green areas. Judith and Bob live close by ....perfect for attending to any questions you have, but not so close that you lose the feeling of privacy. The price was really unbelievable. I almost laugh when I think that I was considering staying at one of the chain hotels for a similar price. I certainly don't always make the right decisions, but chalk this one up to my "correct decision" column.

  • We had a wonderful weekend at Willow Pond. It is quiet from city life but vibrant with the birds, frogs, turtles, and all the inhabitants of the pond (almost mosquitoes encountered). We were there for Niagara Falls which we enjoyed all 3 days of our stay. From our point of view, being 40 minutes away from the Falls craziness is a good thing! Thank you Judith & Bob for this welcoming place and lovely attentions.

  • The Private Country Guest House was an excellent place to stay. I highly recommend it & will be looking to stay there again on future trips to the area. Judith and Bob were excellent hosts and were available if I needed anything (which I did not). As an added bonus, there was a great blue heron perched on one of the little islands in the pond just outside the house. He stayed there for about an hour. I also saw deer one morning, a doe with 2 small fawns.

  • This little cabin is even nicer than we expected - the pictures don't do it justice. John was a great host, greeting us in person as we arrived, providing coffee and bagels for the morning, and some complimentary sodas and waters in the fridge. Also gave a great dinner recommendation. Not a big deal - but, not being allowed to smoke cigarettes outside the cabin, even on the long private driveway seems a bit extreme from my point of view, but they were clear from the beginning that this was a rule.

The covered patio was nice espexiallwnwe had a little rain. My favorite spot was the dock where we had coffee in the morning...a perfect spot to unplug and enjoy nature.   • We had a peaceful and beautiful mid-winter stay in the little cabin. Snuggled up near the fireplace, snow falling outside. The cabin is charming and the location is idyllic. John and Colleen went out of their way to make us welcome — including homemade cookies on arrival and a little extra help on departure. Highly recommend this place for a romantic getaway, or some quiet moments alone.

John was friendly and accommodating and even quickly changed out a fire alarm battery so it wouldn't chirp. I woke up to deer grazing in the yard and enjoyed the water behind the cabin.   • The cottage at Circle Hawk Farm is lovely. I had been hoping for a quiet get away and John & Colleen's place was perfect. Sat at the kitchen table watching the ducks on the pond, you can forget that conveniences like a Tops is a ten minute drive away. The cottage was very tidy and well-equipped with a full kitchen and laundry room, and the space is very well laid out with great views of the pond and the surrounding woods to give a pleasant feeling of seclusion while still having Wifi if one needs to get in touch with the rest of the world. John and Colleen both introduced themselves on the day of my arrival, then left me to my own devices, with the understanding that they were a text or a phone call away should I require anything. It is a perfect little home away from home.

  • My fiance and I were attending a wedding in East Aurora with some friends. Four of us rented the space. It is very close to the main strip and right next to the hotel where our friends were staying. Perfect for a nice walk and very near restaurants and shops. The decor is very nice, very contemporary. The beds were great, although a little warm in the middle of summer with the down comforters and mattress pad. The shower is very cool and updated, but we could not get the water to warm up. We had some luck turning the handle to a midway point, but it never really got very warm. Otherwise this place was perfect for our needs.

I can't say enough about this place, it was the perfect location for our stay as we come to East Aurora at least 2-3 times a year to visit family. We will most definitely be back, especially with the sweet hot tub on the deck. Downtown East Aurora is a stones throw away, and you're almost literally in the backyard of E. Aurora's only brewery! Very lovely stay!

We brought our two dogs and it was perfect to walk around the neighborhood and explore the area. We also enjoyed that it was right between the city of Buffalo and the ski resort we planned on going to during the weekend. When we arrived we were impressed with the cleanliness of the apartment and all of the accommodations. The fireplace was especially wonderful. Her place is an hour drive away from Niagara falls and Lworth state park, but if you are visiting Niagara and looking for a country-side getaway , Tammy's place and her hospitality will definitely add to the experience. She also bought us breakfast, made us coffee and in general made us definitely feel very much at home.

We were in town to attend services for a family member and she even modified our check-in time so were could change and get to the funeral home on time. I wish I knew about this little piece of paradise sooner as we visit the area often and felt as comfortable as if we were in our own home. Our host went above and beyond to get up at at 5:30 a.m. to make sure we had coffee on Saturday morning as we needed to leave the house early that morning. It was clean and comfortable at a great location for East Aurora (close to down town and Wally's). I used the kitchen which is well equipped with essentials.     The Getaway Escape room is secluded from the main floor of the house suited for both work and quiet times. Relax on the cushy queen size mattress or enjoy the reclining sofa.
    This room is private as the only bedroom on the first floor. It is comfortable for two people and furnished with a queen size mattress and a couch. It is quiet with easy access to the workout room (treadmills and home gym), game room (billiards and Foosball) and the swimming pool (in summer months).
    We are located in a sleepy town. If you want privacy and a quiet escape, this is your place. It is one of the safest neighborhoods around. One of my favorite pizza places is Santora's Pizza. If you haven't tasted Santora's, you haven't tasted the best! Check it out. We are 8 minutes from FLIX movie theater, lots of restaurants and shopping. Galleria Mall is only 15 minutes away.

  • It is a very quiet place. We had really good sleep there. The host told us about a smal electrical heater in the room to keep warm. We didn't meet the hosts, basically had the whole house to ourselves. We checked in and was out all day and left early in the morning. So not enough time, but you maybe could bring a pair of hiking shoes for a stroll. The autumn fall is quite good in the backyard. There is some path leading away from the house. And this location is not too far from buffalo.

    My apartment is located in the heart of the main village .Our neighbor is the village COOP where you can find all kinds of organic healthy tasty treats all from local farms and vendors a "Farm to table" kind of thing! East Aurora is a walking town wear a comfortable pair of shoes and start checking out the town we are 3 blks from roycroft. 1 blk from elm st bakery my favorite , 3 blks from Vidlers ,5 blks from the new brewery, 4 blks from the movies and a great new store called kitchen and table to name just a few local places my apartment is truly located in the heart of the town.

  • Our stay at Patzi's apartment was a blast! So many thoughtful touches throughout the apartment, and so many fun decorations to make it feel warm and inviting! The fully stocked kitchen was perfect for making breakfast Sunday morning, and the delicious items Patzi left for us from the local Co-op were very much appreciated. We loved the location- could easily walk to Elm Street Bakery and 42 North Brewing Company.     Surrounded by woods, this spacious and secluded home offers plenty of privacy. View nature out the many large windows. Romantic for couples but can also accommodate large groups. One hour from Niagara Falls. 25 min from East Aurora. 40 min to 390S.
    There are extra-ordinary gardens here for your enjoyment. Three bedrooms, two full baths, full kitchen. Outdoor living.
    Rural Neighborhood. Quiet country road. Private access is granted by driving through family business (feed mill). When you first pull in, you will think you are in the wrong place as you drive by the mill,several workers (depending on time of day) and grain silos (sort of like a maze). Plenty of signage to guide you along. Don't panic! Once you have gotten past this there is a one lane dirt road that nobody else travels. Next, drive 500 feet past a beautiful pond, gorgeous surrounding countryside and arrive at the house, you will not be able to see any of the mill or silos. Our family built this as a vacation retreat so that we could still be near our business, but feel like we were a million miles away. There is a railroad track halfway up the driveway that you will not see, but the sound of it's whistle can be heard blowing at times. Enchanting!
  • What a joy to stay at the House on the pond! Christine provided so much that we needed (even a hose to help wash down our car after a muddy weekend!) and provided such a warm and inviting home away from home for our gathered crew. Between the spacious space and kitchen, the comfortable furnishings and the beauteous outdoor atmosphere, there was nothing left wanting (apart from, perhaps, some sunshine!) ... Our only complaint is that we didn't have enough time to simply enjoy the property which is so beautiful and inviting!! This was the perfect location for the venue we took part in at Hamburg, NY. Our host had cold refreshments in the frig for us upon our arrival and they hit the spot after a seven hour motorcycle journey through WV, PA, and NY.   • I loved this place. I only wish I knew how lovely it was going to be in advance as I would have planned to stay longer. It is a beautifully preserved and maintained "Historic" home in a quiet neighborhood. I arrived late in the day and left early the next morning, but Ellen went out of her way to make my brief stay special. I left at 6am to travel to my destination to find that Ellen had a place set for me at the dining room table for breakfast with post-it notes pointing me to some fresh blueberries and other fruit she has waiting for me. Fresh hot coffee was waiting for me at 5:30am, along with fresh bagels and cream cheese. The woodwork and the decorations in this old home are special and need to be seen to be appreciated.     Our four square Roycroft built craftsman style home in the center of the Village is around the corner from the historic Roycroft Inn and Campus in a beautiful, quiet neighborhood. Roycroft founder Elbert Hubbard lived in the house in 1904. We are in the middle of the village; walkable to all! This room shares a bath with our other listing: Historic Arts & Crafts Residence. East Aurora is a classic village that you'll love!! An independent film company even made a movie here last winter! Wow!
    There is a piano in the living room. Our guests can play it or there is a player piano feature that can be utilized.
    We are on a village street around the corner from the Roycroft Inn and Campus. From our central village location, almost everything is within a walkable distance: restaurants, shops (including Vidler's 5 and 10), bars, movie theatre, and Hamlin Park to play tennis, view the fireworks on July 3rd or enjoy an Aurora Players production in the 1903 Roycroft built playhouse.

  • Ellen was a consummate host! She kindly accommodated our late arrival (due to severe storms en route) and made sure we were able to settle in for the night. We awoke to a fantastic Arts and Crafts dwelling that had been beautifully and lovingly restored. Ellen is a gourmet cook, and had prepared a wonderful dish in her beautiful kitchen, and we shared a fascinating conversation over breakfast and coffee. Ellen filled us in on the history of the house, the town, and its claim to fame, Roycroft (turns out that Elbert Hubbard, Roycroft's founder, had commissioned and lived in the house !). She graciously gave us a tour of the building and its gorgeous grounds, which contain a wonderful garden that features a goldfish pond. We hated to leave this beautiful place and the company of Ellen and her husband; guess we'll have to come back!

    One room cabanna with rustic stickwork porch situated in a private 20 acre old growth forest. Private locked entrance road, 3 acre crystal clear spring fed pond complete with a sandy beach & 65' dock. Only 3 miles South of the villiage of East Aurora with over 30 eating establishments, the Roycroft Campus, and numerous other attractions. Short hikes to scenic waterfalls and other eco adventures. Offers many who have limited access to natural surroundings an opportunity to be totally immersed.
    A civil war era farm left undeveloped and turning back to wilderness just beyond the fringe of civilization allows guests to enjoy complete solitude. Essentially an exclusive eco resort, grounds are maintained to support any number of guest campers. Cabin is located deep in an old growth forest with some of trees having girths exceeding 6'. The 3 acre spring fed pond is stocked with walleye (yellow pike) for the avid fisher, perch for the kids, and fat head minnows. A spacious sandy beach offers crystal clear bathing. White tail deer abound, as well as coyotes and a wide array of wild fowl and migratory birds. The travelers will be able to enjoy the entire site without any intrusion.
    Premises are located just South of the village of East Aurora, a hugely popular cultural and entertainment destination. Live music, Roycroft Campus, over 30 eating establishments, and a multitude of events are to be found there. We are inland of Lake Erie about 15 miles, dead center of the famous Snow Belts, and 10 miles from Western New York's commercial ski areas. The topography is typical of the Allegheny Mtn. Foothills with steeply rolling hills intersected with numerous deep ravines and waterfalls. The forest has been left as a woodlot since the Holland Land Purchase in 1809. Hunters Creek Park is located 1.5 miles up the road.
