It has been our life's passion to rebuild this wonderful coaching house into the most amazing country home imaginable! Far too magnificent to keep to ourselves,we invite you to come and enjoy it too! The loft apartment sleeps 4 in extreme comfort - 1 double and 1 twin room.

The Space

It'(email hidden) - fresh, light, airy, modern, stimulating and ingenious with some extraordinary touches: Japanese style screens around the raised double bed, metal and perspex stairs leading to a cosy twin roof room - high tech meeting old timbers. Marvellous chunky beams, wide planked floors, original art on subtle walls.

Guest Access

The apartment has most modcons, including TV/DVD, CD/radio, games, books, iron+board etc. There is a very well equipped kitchen with gas cooker/oven/grill, microwave, fridge/freezer, toaster etc. and a dining table for 6 people.
Guests are welcome to use the sundeck (shared with owners and wildlife) overlooking the old mill pond, as well as a stone-flagged dining patio. Bring your fishing rod and try your luck with the Carp, Bream, Chubb and Perch in the millpond.
We are serious old car nuts - especially Citroens and Dan always welcomes anyone who is interested in old cars (he has a very large garage which people often disappear in to for hours!) We can sometimes even provide inside parking for that extra special old car.

Interaction with Guests

We are generally on hand to answer any queries that you may have and if you don't feel like cooking....Hilly absolutely loves to - so excellent evening meals and packed lunches are normally available with just a little notice!
Many guests have become good friends and come back time and time again.

The Neighborhood

This is a fabulous area for entertainment and eating places, we are extremely lucky! We have theatres, cinemas, music venues, museums and galleries within a 15 minute drive and Leeds and Manchester are both very easy to get to. Just ask and we will let you know what's going on.
Of course - the beautiful Pennine landscape is right outside the door offering wonderful walking, bird watching, mountain biking and touring opportunities so you can just show up and chill out if you want to!

Getting around

We can collect you from local rail/bus stations if you like - just phone us to make arrangements. Also the bus from Halifax stops right outside the mill next door.

  • This is one of the best experiences I’ve ever had with an Airbnb host. I had a few questions on the run up to my stay, and Hilly always got back to me really quickly.

WE arrived quite late due to heavy traffic, and Hilly welcomed me and my family into her home, offered us drinks and made sure we were looked after. When we got to our apartment we found fresh coffee, eggs, bacon and bread for our breakfast the next morning, which is a lovely touch.

We stayed for the Tour de France and Hilly and her family were really helpful with our planning on where to watch.

If you want to stay somewhere that has the perfect balance of privacy and your own space alongside a super friendly family always willing to make your stay amazing, I strongly suggest you stay here. Hilly and her family are a super creative bunch who obviously care a lot about what they do.

Other bonuses are the amazing surroundings and landscape, great for walking. There is also a lovely little pub, The Nelson, just down the cobbled lane - and a very steep climb on the way home, perfect after a few drinks.

  • we had a lovely week long stay at Hilly's and Dan's loft apartment. I booked it to stay with my family from New Zealand, and we had a great time. The apartment is clean light and lovely and was a great base. the area is picturesque and worth visiting. Hilly, Dan and their family made us feel welcome and shared coffees and a chat. I will definitely stay there again and intend to do some walking next time.

  • We had the most wonderful time with Hilly. (email hidden) felt much more like staying with a family than a profit-oriented hotel. The barn is a beautiful restoration project the family has done over the years, and full of arty and crafty objects Hilly and her family made, from a photographic take on eating disorders to the restoration of a classic car. Our hosts were also so kind to both (!!!) pick us up initially and bring us back to the train station at the end of our stay. The apartment itself is modern, spacious and cheerful and the surroundings picture perfect for longer walks or hikes. Six stars on a scale from one to five - would have loved to stay longer!

  • Yorkshire has to be one of the most delightful parts of England and staying in a local village just adds to that experience. Our stay in this converted barn was delightful. It combined village life and heritage living with all the modem conveniences. The hosts could not have been more welcoming and their advice on local walks (including a stroll to the local pub for dinner) and drives ensured we made the most of our short trip. Thank you for a wonderful time in a truly beautiful part of the world.

  • I don't think we've ever felt more welcome! Thank you to Hilly and her lovely family for having us and for letting us join your new years party. We had a home cooked dinner with the family one evening and had a wonderful evening.

The flat is perfect, beautifully designed, comfortable and equipped with everything you need, and there's plenty to do and see in the area, not least the stunning views everywhere.

  • Hilly and Dan were the perfect hosts, offering tremendous support and hospitality during our recent short break. We are all looking forward to returning in the very near future, to a beautiful part of the countryside and to very nice, affordable accommodation. Thank you for making our stay really special.

  • Hilly, Dan and their sons were fabulous hosts. We arrived tired and annoyed by a car accident, and they let us feel at home. We spent a beautiful evening, and Hilly served a delicious dinner.
Their apartment is cosy and (email hidden) for relaxing and exploring the countryside.
We really hope to see them again..in Naples!

  • We enjoyed our stay with Hilly at Oats Royd Barn immensely! We arrived late after a long ride from the south of England and Hilly met us with a nice glass of wine, (much needed I might add). The accommodations were very unique with large round windows looking out over the countryside. One could step out the front door and hike for miles on footpaths through moor and countryside in every direction. Hilly is an accomplished artist and her touch is apparent everywhere. Although in a rural setting amid farm and field there is a short walk (email hidden) and restaurant in honor of Lord Nelson and bus service 50 steps away every hour. We would return in an instant.

  • We stayed at Oats Royd Barn because we're planning to move into the area and were up house hunting. Hilly and her family gave us such a warm and effusive welcome that our nerves about such a big move evaporated! Dan even offered to drop us into Hebden on our first evening as it was my husband's birthday, but we were both too exhausted and opted instead to stay in and cook for ourselves in the apartment's fully equipped kitchen.

Oats Royd Barn is obviously a labour of love that the whole family is enormously proud of. They should be! It is a place full of quirk, art and beautiful design touches that speak to the owners' personalities and passions. The attention to detail and design flourishes that pepper the main house follow through into the spacious self-contained apartment which was a real home away from home. We wanted for nothing and really appreciated the thoughtful little touches all around - books, magazines, games and videos for our entertainment, logs and kindling supplied to top up our warmth with the woodburner, orange juice and milk for our refreshment, towels and toiletries in the bathroom.

If you're visiting the area - and Calderdale is Yorkshire's hidden gem so you really should - I cannot recommend Oats Royd Barn highly enough. With this as your base you have cycling and walking through beautiful countryside on your doorstep, Halifax and Hebden Bridge within a few miles and Leeds, Manchester and York easily reachable by rail.

One final note - the Tour de France will be passing through in 2014. If you're a road cycling enthusiast and are planning to go out to cheer them on up Cragg Vale, you'll want to snap this place up as it's not far from England's longest continuous gradient!

I am an artist/photographer living in Yorkshire. I make work using a variety of media – lens, print, paint, ink, charcoal and even food . . . depending on circumstance, brief or mood! But most importantly..... I am a compulsive collector of earrings! Originally from London, I married a Yorkshireman in 1994, moved up North, and found myself in a whole new world - new friends - new landscape - new influences - new ideas and then..... two children! My creative energies were then channeled into homemaking - designing and restoring a huge derelict barn as well as working and bringing up a family! What a joy - what a leveller - what an influence! Oats Royd Barn, now a creative 'hotbed' for friends and family, has become the perfect place for artistic pursuits of all descriptions whether it be art workshops, musical evenings or gastronomic extravaganzas! It is such a huge and special place it just has to be shared! My husband works from the barn as a graphic designer and our two teenagers are just fabulous! The barn is also home to a small collection of old cars (mostly citroens) the pride and joy at the moment being a 1968 Citroen DS.
