A stone's throw from the Place Garibaldi and old town of Nice, and at the heart of the gay-friendly quarter.
Top floor two-room with a large and sunny balcony—perfect for breakfast or lunch—with a pretty view on the roofs of Nice and on the so-called Castle Hill.
Fully furnished with modern comfort: WIFI, air-conditioning and heating, Nespresso coffee machine, multifunction oven, induction cooking range, refrigerator, freezer, washing machine and dishwasher.
The apartment sits at the top of a building (5 flights of stairs) and unfortunately, there is no elevator. But this means it is very quiet, since there are no neighbors above, and the view is very picturesque.
The tram (streetcar) stops right before the building and there are many gay bars, restaurants, sexclubs, shops and even supermarkets nearby.

-Harbour = 5 minutes away
- Old Town (Vieux Nice) = 1 minute away
- Promenade des Anglais and beach = 15 minutes away
- Airport shuttle bus stop: 1 minute away (number 98).
The main station is 15 minutes away if you catch the tram (no connexion, right before the building, for € 1,5 only.
The secondary train station (if you want to go to Monaco or Italy) is only 10 minutes away, and withing walking distance.

Located between Place Garibaldi and Place du Pin, you will have the choice between the sunny terraces of Place Garibaldi with the quaint winding streets of the old town or the Place du Pin and Harbor neighborhood--gay friendly quarter--, where the Niçois and Niçoises tend to shy away from the touristic hoop-la in the summer.
From the airport, catch bus 98 and get off at "Segurane"--about € 5/one-way, 20-30 minutes, running from 5.30 AM till 11.30 PM. Once you are there, you need to walk across Square Garibaldi, following the tram tracks, down the Rue de la République for about 30 yards, past the baker's "Paul" and the pharmacist round the corner. The first street on your right is Rue JP Papon.

Parking in Nice can be quite a nightmare. Free spaces are very rare and although parking in the street is permitted, it is also limited to two hours and you have to feed the meter (€ 3 / 2 hours). If you mean to drive around the Riviera, for instance down to Monaco or Cannes, that can be a solution since you will only be back late and won't have to pay. It is free on Sunday.
Now, if you want to leave your car and walk or catch public transport which is very easy in Nice, then you have 2 options:
1. a private parking lot--but expensive, about € 20/day-- you can (website hidden) Parking Barla or Parking Promenade des arts, they also have special offers sometimes.
2. leaving the car a bit farther from the apartment (about 20 min walk) where parking is permitted and free. Those areas are at the foot of the Corniche André de Joly, or along the Rue de Mendiguren and the Vieux Chemin de Cimiez--you can (website hidden) that.
In July-August, bookings are for a minimum of 4 nights.
For any stay shorter than 4 nights, bed-linen and bath towels are not included. I can provide some for you, for a € 20 extra (everything comes from the laundry) but the best is to bring your own.
Our stay at Simons flat was simply great! Unfortunately we didn't meet himself but everything was great organized with his deputy, too.
The flat was very clean, cosy and very close to public transportation, restaurants and bars and the main attractions of Nice such as beach, old town or harbour.
You have a full equipped kitchen were you can cook what we did one evening, and have your meal on the balcony which provides a fantastic view!
The communication with Simon was nice and polite - in every phase of our trip.
The end-cleaning we did by our own, the flat is very well equipped therefore.
All in all-a 100%-recommendation. We would definitely come back!
Simon's apartment could not have been better.You are within 10-15 minutes walking distance of the majority of the main attractions in Nice. There is a grocery store, bus,tram, taxi stops as well. Safe neighbourhood, well lit all through the night with nary a shady dude. Everything is clean and comfortable, you feel at home right away. Balcony is wonderful, there is bird couple that laid an egg on it and they hang out with you while you eat breakfast. Wonderful view from the balcony. Thanks Simon!
We had a fantastic stay here. Looks even better in person than the photos. It is a very nice, clean and modern apartment. All renovated with very comfortable amenities. Great kitchen for cooking in and spacious rooms. Great location, wish we could have spent more time here. Would highly recommend to everyone!!
Appartement sympathique et agréable, bien situé, très calme avec transports et commerces à proximité, hôte agréable. Sans doute plus recommandé aux personnes seules ou en famille traditionnelle qu'aux couples, et "aux savants austères", plutôt qu'aux "amoureux fervents". C'est ma seule ma seule réserve.
Simon is a very kind guy who came round to pick us up from where we were stranded due to our misunderstanding. His flat is very (!) central but still quiet with a lovely balcony we had breakfast on in the sun. And it keeps you fit as the stairs are really exhausting ... :-)
The apartment is on a very good location, close to some Musea, a lot of nice restaurants. On the balcony you have a very nice view, it's a perfect place to relax and have breakfast. A great place to stay in Nice, thanks Simon!

Had a fantastic stay at Simons apartment. Upon arriving I thought the stairs were a bit of a workout but it's all worth it for the view from the balcony. The apartment is nice and cost and has all modern amenities. There is no tv but who wants to watch television when they're on holiday,
Simon was a great host, extremely informative and always in constant correspondence with me before I arrived. He even had a few spare umbrellas which came in handy as I brought the English weather with me those few days.
The apartment is within close links to everywhere. Museums are literally walking distance. I recommend the bus route 100 from just off place garibaldi, it's 1,50 and it takes the most scenic 45minute route to Monaco (sit on the left side of bus and be camera ready) I also took the bus 200 bus to Cannes which isn't as scenic but has a beach. The tram is a good way to hop around and is also just outside Simons place.
I would definitely recommend Simons place to a single or couple looking for a cute place in Nice. I will definitely be staying there again if Simon would have me.
L'appartement de Simon est très agréable ; tout le confort est présent, la décoration est raffinée. L'appartement est également très calme avec une situation géographique idéale dans Nice. De plus, Simon est un hôte accueillant et prévenant.
Simon's place was just what we needed! Compact but really had everything we needed for the week, perfectly located, easy access by airport and tram, loved the view from the terrace. For the price you won't find anything better than this. Simon himself was a pleasure and super helpful, we would most definitely stay there again.
