Guest guide with all the house details and restaurant suggestions. We also check in during your stay to answer questions and provide tips on personal requests. Your host is a native Angeleno with the latest buzz on great music, art, outdoor adventures and the amazing food this city has to offer.
We love our neighborhood because of the artists who surround us, the proximity to the ocean, sunset strolls in the sand and near perfect weather. Our friendly neighborhood offers amazing restaurants, art galleries, First Fridays, cool shops and Whole Foods all a few blocks away.
If you stay on the westside you can do LA without a car staying here!! 5 minutes to Gold's Gym and great yoga studios, 10 minutes to the beach. The bikes let you get to Malibu to the north or Redondo Beach to the south. It's an easy bus ride to Santa Monica, Southbay and Westwood/UCLA. Universal Studios or Disneyland are approximately 45 minutes via car. We do have parking for one car on site. If you are exploring the larger LA Basin, a car is an essential tool. ZIP Car for hourly rental options has two sites within a two mile radius of the house.

Kathleen & Richard have a beautiful home and a highly enjoyable backyard. Kathleen was gracious & quick to respond to all my questions before we rented. Our arrival was a bit stressful because there was no front door key. Richard seemed skeptical that they had made a mistake & also seemed irritated that he had to drive 30 minutes to let us into our 2 week long rental. 1.5 hrs later he let us in at 10pm which turned out to be absolutely necessary because he had to fix the thermostat. Their house is very customized so basic things like light switches, dishwasher, trash, toaster, & all kinds of other things are not apparent. I made the decision to search for things rather than call them up and ask because I would've been on the phone constantly. Our overall stay was lovely but adding detailed instructions about the house, it's appliances, and a diagram would've made our rental experience a lot easier.
Notes for other guests:
-The kitchen cabinets are super high (they provide a small step stool but shorter people just won't be able to reach)
-You can hear the central air system as well as the bathroom plumbing at all times in the loft bed
-Definitely use the fan in the loft area because it does get stuffy and hot
-All the faucets are really sensitive so turn them on slowly (except the filtered water which is super slow)
-The house is well insulated so the central air works really well & you can't hear the chickens
-The permanent tenant lives in the back house. She forgot to leave a key for her older daughter who decided to scale our fence and access her mom's house through our yard. Their friends might also come to your door not knowing it's a different entrance so just point them around the house & down the alley to their door. Overall the family is pretty quiet and unobtrusive.
-really quiet indoor washer and dryer
-electromagnetic induction stove top
-breakfast OJ, coffee, and tea
-fresh eggs from the chickens
-a gradual ramp to the front door instead of stairs
-private car port with remote control door
-switchable audio for the living room, bedroom, & outside
-the gas grill is amazing once you figure out how to use it
-fresh herbs and fruit trees
-a cleaning service is provided with longer rentals
-updated bath towels
-taller kitchen step ladder
-stair railing for the loft bed
-reading lamp over the bed in the main bedroom
-full length mirror
-large frying pan
-a basic area map in the house folder
-Detailed Instructions on: thermostat, indoor & outdoor light switches, locating the grill gas line, lighting and use of the grill, location and use of both dishwashers, remote controlled kitchen exhaust/light, washer/dryer, remote controlled skylight in the loft, the stove top and oven
We have a set of written guest instructions on most of the items you mention, we apologize if you did not find that during your stay. We'll use your suggestions to make a few items more obvious. Thank you for your detailed review.
The house is a gem, and the garden is spectacular; we had a delightful time. Kathleen and Richard went out of their way to make us feel at home, even supplying breakfast! In my experience, this is highly unusual for airbnb rentals. Very accessible to Abbott-Kinney and a 10 minute walk to the beach. Bikes included. Couldn't have been better.
We had a wonderful experience staying with Kathleen and Richard. Their home is beautiful, clean, and organized. I would recommend their home to anyone!
I know Kathleen posted very good pictures on this airbnb page. However, it actually is much better. The stay was much better than I had expected.
Thanks everything, Kathleen.
My husband and I had a great time in their cozy Venice home. A less than 10 min walk away from Abbot Kinney and a few blocks away from Whole Foods. As a previous Venice resident I highly recommend this beautiful well designed home to anyone who is lucky enough to experience the neighborhood.
Loved everything about our stay. The house was exactly what we were looking for, had great outdoor space, super comfortable and fully equipped. We had family over for Christmas dinner and they loved it as well! Location was perfect. Easy walk to the beach, Venice boardwalk or to Abbott Kinney. Host was friendly and helpful and we hope to return soon!
This house is even more amazing than the photos! Enjoy the mornings in the backyard, sipping coffee and watching the chickens or in the evening grilling and sitting by the fire. The woodworking in this home is stunning. It's just a short walk to Abott Kiney, Rose and the beach. Kathleen is very sweet and we hope to return soon.

We are delighted with airbnb - the places we stay in and the people we meet are the best part! Kathleen is a native Angelino living in Venice Beach for the last 22 years who loves art, theater and music; a world traveler; a mom and an avid gardener who loves sharing her city! Richard is a craftsman who combines sleek aesthetics with sustainable building practices that shows in all his work - furniture; remodels and landscape design. Come enjoy our little slice of paradise. Tell us about you.
