I provide pleasant and cleaned up rooms with private bathroom, autonomous heater/air conditioner, double glazing, mini-fridge, hairdrier and alarm-radio-clock.
Everyday we make up the rooms and, after the 3rd night, we provide clean sheets and towels.
Breakfast is included, but starting from April 2015 is no longer served at home but in a nice snack bar nearby (the law about B&B has changed and before I can service breakfast again I must comply with the new rules).
The B&B Sergio is located in Piazza Vittorio Emanuele II (metro stop A “Vittorio Emanuele”), in the first area of Rome (the centre), in a XIX century building, well linked to the historical centre thanks to the metro and the other means of public transport, even during the night. It is situated betwen the Stazione Termini and the Colisseum and between St. Giovanni in Laterano and St. Maria Maggiore, very close to Rione Monti, rich of night clubs, which is a good starting point for a series of walks to discover the city, in all its various and fashinating historical and artistic facets.
We personally deal with every aspect of the B&B: from the reception to the final greeting before your departure. We do not delegate things to others because we want to be sure of the good result.
Personally managing an activity as such it means to provide deep cleaning of all rooms, bathrooms and common areas; washing and sterilisation of towels and leanen; care in the choice of furniture and wish to improve the offered services; personally serving breakfast.
This also means the possibility to apply competitive prices and an excellent quality/price relationship.
In addition, we are always present in order to satisfy your needs and answer to your questions, advising you on places where to eat or do shopping, organise trips aoutside Rome, tours in the city (because the beauty of Rome is not only linked to its museums, monuments, squares and churces, neighborhoods but also to its small roads and unique athmosphere to live and taste before reaching the most famous places).

We had a wonderful stay at Sergio's place! It is exactly like the photos, bedroom and private bathroom were very clean and spacious. Perfect location within walking distance to everything you would want to see in Rome. It is very close to the train station and metro and tram lines (light sleepers may want to bring earplugs as the tram line runs right in front of the building).
Sergio was very warm and welcoming, he provided everything we needed for a comfortable stay. I would definitely stay here again on my next trip to Rome:)

This place was incredible. Sergio was an excellent host and his accommodations are exceptional for the price paid. I am absolutely coming back here when I stay in Rome again. This place is literally across the street from the subway station which links you to anywhere in the city in about 15 minutes. He was an exceptionally gracious host and I very much am thankful for all that he had done. The place is immaculate in terms of cleanliness. It was if I were staying at my mother's place. The private bathrooms were wonderful and the balcony that overlooked part of the city provided you that open-air Rome experience not to be missed. Sergio even printed out our boarding passes! This was a wonderful stay and I encourage anyone to stay here.
Sergio was WONDERFUL!!! This is what airbnb is made for - an excellent local experience better than any hotel. Communication was great from the first message, and I was really looking forward to Rome. Sergio's directions from the train station were very detailed and even as "directionally-challenged" as I am, I found his B&B easily.
The house is gorgeous, very Italian looking, high ceilings made it seem like a castle, and the room was very comfortable and had a balcony that overlooked the beautiful park across the street. The bathroom is really big and nice and the shower was wonderful, better than any hotel shower in any other Italian city we went to. And breakfast is included! I felt like a princess staying in this beautiful house. This was by far the best place we stayed in Italy.
It's a great location, only a 5-10 minute walk from the train station and close to buses, trams, and subways. On a nice day, everything worth seeing is within walking distance from the apartment. Sergio sat down with us to answer all of our questions and show us a map of Rome's highlights. He made excellent restaurant and sightseeing recommendations; we went to everything he recommended and were never let down.
Sergio was always available for questions and since he lives there, we saw him quite a bit. He was super helpful and nice and truly embodies the warm, kind, friendly Italian persona. His house is perfect and very comfortable, so much so that sometimes you'd rather stay in than go sightsee. If you want to feel like a local Roman, this is the place. I can't praise it enough!
Sergio is a really great host and the apartment is located very well for a visit to this beautiful city: Right at the metro station, close to the main station and in walking distance to a nice student area. Very clean apartment with all that you need. Sergio sat down with us right the first night to provide tips and useful information for our stay. Hence I can really recommend this place.
Très bon accueil de Sergio. Le logement est agréable, très propre, spacieux, dans le cadre d'un appartement "typique" du 19è siècle. Très bien situé près du métro et pas loin du centre à pied. Nous recommandons !

Il B&B, nato dall'esigenza di pagare il mutuo (!), si è trasformato in breve nel piacere di poter condividere la nostra casa con persone che, sconosciute all'arrivo, al momento della partenza sono qualcosa di più: nuovi amici con cui condividere le proprie esperienze di vita oppure, più semplicemente ma non meno interessante, cordiali interlocutori. Amo trascorrere del tempo con la mia famiglia; parlare con i miei amici sorseggiando birra o vino; giocare a tennis; girovagare per le strade della mia città a piedi o in scooter, specie in quei rari momenti in cui sono deserte, o quasi...; leggere, soprattutto poesia.
