Normal minimum stay is 3 nights. From time-to-time I will accept bookings of one or two nights, but only when they are within a few days of the actual arrival date or if they fit around existing bookings. Please send me a message enquiring about the availability of your preferred dates BEFORE you attempt to book!
Weekends are always extremely popular and unfortunately I can rarely take single night bookings (except as mentioned in Note 2 above) because this would mean all the weekends get taken and longer bookings become impossible.
The basic rates quoted are for ONE guest. There is an additional guest charge of £20 per night for a second guest.
If you're looking for frequent short-stay accommodation, for instance if you're regularly visiting Bristol during the week only, do message me to discuss your requirements. I'm happy to discuss preferential rates for 4 or 5 night bookings between Sunday-Thursday nights (i.e. not spanning a weekend).
Breakfast isn't included. We find very few people actually want it. But we do have an honesty bar with some breakfast things like porridge pots, Dorset cereal, muesli and cereal bars. Or you're welcome to bring your own things and help yourself to semi-skimmed milk in the mini-fridge or use the toaster and microwave in the guest lounge. There are plates, bowls and cutlery all on-hand. We have a good selection of quality teas and Nespresso coffees which are included. If you fancy something more substantial for breakfast there are several excellent places within a 3 minute walk which I'll be happy to direct you to.
Supremely comfortable with full use of a separate guest-only lounge complete with dining facilities. This room is ideal for those visiting Bristol on business, for an event or simply for leisure.
We welcome guests for anything from a single night through to short-term stays or frequent mid-week accommodation. However, please note we generally only accept 1 and 2 night bookings when they are 'last minute' - in other words if they are less than a week away. Please message me first if you're thinking of booking further in advance and I will let you know if we can confirm immediately. Clifton Deluxe Bedroom with Private Bathroom
Situated in a quiet, leafy backwater moments from the heart of vibrant Clifton Village with its pubs, bars, restaurants, cafes and boutique shops - not to mention popular local attractions (full list below).
Late check-out available if no booking that day. You're most welcome to leave luggage and relax in our guest Drawing Room after midday if late check-out isn't available.
We provide a combi-microwave, dinnerware and cutlery in the guest drawing room so you can heat up food such as ready-meals or bring your own cereal etc. Perfect if you don't feel like eating out every night or you're on a budget. You can also store food in the guest mini-fridge, although space is a bit limited as it's only small.
We are family and child-friendly hosts.

The room is big, airy and sunny with a double bed, large walk-in wardrobe, huge double-glazed bay window overlooking the front and a decorative restored fireplace. The most impressive feature has to be the private en-suite wetroom comprising a walk-in shower with electronic "Rainmaker" shower and handheld shower, hand basin, toilet, heated towel radiator, heated mirror, shaver point and underfloor heating. It's stunning even if we do say so ourselves!
The bedroom is tastefully decorated and has stripped wood floor and period details. The bathroom is uber-modern in style, design and features.
The room has a kettle, tea/coffee-making facilities, radio alarm clock and hairdryer.
There is a guest mini-fridge just outside the bedroom door on the shared landing for your use. We provide a complimentary range of teas, filter coffee, hot chocolate and fresh milk.
As an extra little touch for your convenience we also provide an honesty bar with a small variety of snacks and drinks for which you just leave a small contribution.
There is fast and unlimited broadband Wi-Fi throughout. We have various chargers for iPhone/iPad/Android/Kindle in case you need one.
We completely refurbished the house a few years ago so everything is up-to-date whilst retaining the period charm.
There's a spacious, private guest drawing room (lounge) on the hall floor with a comfy sofa, table and chairs, huge bay window overlooking the front, TV and fireplace. There's also a combi-microwave, toaster and things like plates, bowls, cutlery and so on. You’re welcome to use this room any time you like - relax, eat, read, study, listen to music, watch TV or DVD. We always hang out with our kids in the basement family room (a floor below the guest drawing room) - meaning you're unlikely to be disturbed.
If you’re staying for any length of time and need to do some laundry we have full washing and drying facilities you can use (additional cost £5 per load). We can also provide an iron and ironing board. Alternatively there are two launderettes and two dry cleaners all within walking distance.
There’s a bike if you fancy going for a ride, or you can hire bikes locally. Bristol's a great biking city.
Top local tip: Bring swimwear and head over to the simply divine Clifton Lido for a swim, sauna and lunch if you have time. 10 min walk from us. You won't be disappointed.
There is on-street parking (free, no restrictions) and we are very close (3 min walk) to two Zipcar rental cars which can be booked online cheaply via Zipcar if you want the freedom of your own vehicle while you’re here. There is also a City Car Club car within a 2 minute walk.
We are 2 min walk to the very frequent 8/9 bus service which stops at the Centre, Cabot Circus Shopping Mall and Bristol Temple Meads mainline railway station.
We travel a lot ourselves so have tried to provide all the things we find useful when we’re staying away from home. That said, if there's anything you need while you're staying with us you only need to ask and we’ll do our very best to help.

We're really easy-going, friendly and sociable people and we want you to have the very best time but we do have a few house rules as this is our family home and we actually live here. We want you to love and care for it just as we do. When you see how beautiful it is we're sure you're going to know why.
We don't allow smoking anywhere in the house.
We don't allow any pets - sorry. We adore animals, just not in the house!
Please remove shoes in the hall as we don't allow outdoor footwear to be worn around the house. We do however *love* slippers! You are welcome to leave shoes in the hall.
It's not suitable for serious party animals on a big weekender (ah, we remember those days with fondness) but coming home late is no problem at all, in fact many guests come home well into the small hours as there's so much fun to be had in Bristol.
It's very unlikely you'll ever disturb us if you return late as our bedrooms are on the top floors of the house. We just ask that you're as quiet as possible out of courtesy to any other guests staying in our second Airbnb guest room which is next door to this one.
We have three boys (8, 5 and 3) who are well behaved and generally don't tear around the house so they shouldn't really bother you too much. We are always very conscious that guests need peace and quiet. All that said, they are young children which means inevitably there will be occasions when you will hear them - like bath times, getting ready for school and during daytimes at weekends or when it's school holidays. If you can't bear the sight or sound of children then you might not feel at home here and we wouldn't want you or us to feel awkward or uncomfortable about this.
We are VERY family/child friendly and if you need an air bed (inflatable mattress) or travel cot for your little ones we've got all that stuff and you're more than welcome to use them. Just let us know when making your booking so we can get them ready.
The maximum occupancy of the room is 2 adults (plus 1 child up to age 12 on blow-up mattress, or travel cot for 1 baby).

My stay with Carlton was fantastic. Very comfortable and great rooms just a stonethrow away from Clifton village. Great example of how air b n b trumps hotels!
Carlton was very welcoming when I arrived and offered everything I could ever think of! The room and house in general was lovely, clean and comfortable with everything at hand that I needed for a weeks stay. When there was something I did need, food etc, Clifton Village was moments away with lots of restaurants, cafes and supermarkets. Great stay overall and would stay again if ever in the area.
I stayed at Carlton's and Jo's lovely home for almost 4 weeks whilst studying at UOB. I arrived after a long day of driving and Carlton was very welcoming and showed me around the house and explained everything. I can only say everything is exactly like in the pictures/description (just much nicer).
Its immaculately clean, high tech ensuite (which was very nice), great variety of teas and coffees, as well as nice little nibbles available.
There was a small fridge- great to store some food as I stayed longer, and use of microwave downstairs in the lounge area. That sofa in the lounge is one of the most comfiest sofas I've sat on!!
The room itself was very spacious, the bed very comfortable (I loved the smell of those linen!), kettle in room for a quick cuppa, just everything in this room of very high quality! Carlton has thought about every little detail.
There is a little desk to work on, Carlton was so nice and moved the mirror on top of the desk, so I had more space to study on.
This place is definitely more like a 5-star hotel. It was very quiet, the family are usually in the basement so you cannot hear anything! (you may hear the kids during bed time but that only made it feel like a lovely homely family :-) )
Carlton and Jo were always very helpful with any questions, and given me a lot of very nice recommendations for eating out etc. shame I didn't have a lot of time to explore Bristol more. The Clifton area is absolutely beautiful! Only 2min walk to the shops very handy.
I did not have any issues with the parking.

Live in Clifton, Bristol, UK with my wife Jo and three boys (8, 5 and 3). We're incredibly lucky to live in a big and pretty Victorian house which I painstakingly refurbished 6 years ago - a process that took me 18 months of hard slog and most likely the rest of my life to repay :-) Probably also the cause of my rapidly greying hair! Totally worth it though - we love our pad and everyone who visits falls in love with it too.
I've worked in technology or digital businesses nearly all my career (had a lot of fun during the crazy internet boom in the late nineties) and most recently I've started a website called Gettus! that will help people get better deals on the things they need to buy.
I'm a big fan of "Collaborative Consumption". Collaborative what?! It's the term that describes services like Airbnb which enable people like us to offer things we own (cars, homes, tools and so on) to people like you so that both parties benefit socially and financially. In some cases there can be small environmental benefits too.
We used to own a second car that we offered on WhipCar (a website just like Airbnb but for renting out your car to others) and that was a great success until we decided we no longer needed the car :)
We think the whole idea of letting others enjoy our house is a real win-win because we've got plenty of space we're not using, we love meeting new people and we find the extra income handy, especially while I'm working on my start-up business. We've previously had paying guests stay with us - international students on language courses, friends of relatives and so on - so I thought we'd give Airbnb a go because it seems a perfect fit and frankly everyone is raving about it. I intend to use it myself when I travel in future.
We love to travel the world whenever possible although it's not quite so easy these days with 3 kids. Luckily Jo works for British Airways as a member of cabin crew which means we can occasionally hop on the plane with her to somewhere amazing. It also means she gets to meet loads of interesting people onboard the plane - so Airbnb is a natural extension of what she does already.

Spain - we absolutely LOVE Spain and I could happily move there tomorrow.

Sao Paulo, Brazil - vibrant city, amazing people. Been there 3 times now (twice for Formula 1 Grand Prix).
