Foundry – Midtown East. Furnished luxury home offers solitude and sophistication. Built in 2002, concrete and steel construction coupled with soundproof windows shape a quiet environment in a modern townhouse setting. There’s common area roof deck access for residents and Laundry room on-site (basement).

Home features Brazilian Cherry hardwood floors, tall double casement windows, and high ceilings. The kitchen contains a full-suite of appliances, including dishwasher and microwave. Bathrooms are appointed with Italian marble. Climate controls: a unit thermostat for heating and slim remote-operated cooling units for multiple zones.

Access to shared roof top, laundry room on-site.

Interaction with guests

I will be available to check you in, and will be around in the evenings. I'm happy to interact with guests as frequently or infrequently as they would like. I sometimes have to be out of town for work, so can't be a tour guide. I can be available on the phone and e-mail at all times.

The neighborhood

Located on Designer’s Way, this neighborhood is characterized by shopping, dining and nightlife. Within a short distance enjoy City Cinema, Bloomingdale’s, Whole Foods, Dylan’s Candy Bar, and Apple Sore. You’re fifteen minutes from Grand Central and Central Park, less than 20 minutes from Rockefeller Center, United Nations, and Times Square.

Getting around

Walking distance to the best shops and restaurants.

The apt has linens, towels, and has a complete kitchen. However, this is not a hotel nor do I run this like a business, so please expect a very clean apartment, but no guide books, toiletries, etc. Again, this is not a hotel. It's my home.

If a claim is made, Airbnb will mediate and collect payment from the Subtenant/Guest, as necessary. Any damages to Landlord’s or Tenant’s property, Tenant’s missing items from property, electricity bill over $___ per month among other will be claimed against the security deposit with AirBnB.
9. Agreement to lease and pay rent: Tenant sublets the premises to the Subtenant for the Term. Tenant states that it has the authority to do so. The Subtenant agrees to pay the Rent and other charges as required in the Sublease. The Subtenant agrees to do everything required in the Over-Lease and Sublease.
10. Subject to: The Sublease is subject to the Over-Lease. It is also subject to any agreement to which the Over-Lease is subject. The Subtenant has read and initialed the Over-Lease and will not violate it in any way. Initials of Subtenant _____
11. Subtenant’s Duties: The Over-Lease describes the Landlord’s duties. The Tenant is not obligated to perform the Landlord’s duties. If the Landlord fails to perform, the Subtenant must send the Tenant a notice. Upon receipt of the notice, the Tenant shall then promptly notify the Landlord and demand that the Over-Lease agreements be carried out. The Tenant shall continue the demands until the Landlord performs.
12. Consent: The Landlord’s consent to the Sublease is required. If the Landlord’s consent is not received, the Sublease will be void. In such event all parties are automatically released and all payments shall be refunded to the Subtenant.
13. No Authority: The Subtenant has no authority to contact or make any agreement with the Landlord about the premises of the Sublease and Over-Lease. The Subtenant may not pay rent or other charges to the Landlord, but only to the Tenant via AirBnB.
14. Assignment/Sublet: The Sublease is binding on all parties. The Subtenant may not assign or sublet the premises.
15. Changes: This sublease can be changed only by an agreement in writing signed by the parties of the Sublease.
16. Cancellation: As described in AirBnB listing’s House Rules, the Tenant/Host Cancellation Policy is no refunds if a reservation is cancelled.
17. Legal Fees: The Tenant shall be entitled to recover all legal fees incurred in enforcing any violated terms of the Over-Lease or Sublease by Subtenant including reasonable attorney’s fees and costs in addition to all other remedies. In addition, the Subtenant shall be liable for use and occupancy in the amount of $500 per day for each day after the End Date of the AirBnB reservation term until the Tenant recovers possession of the apartment.
18. Waive Tenant’s Right/Multiple Dwelling Law: This short-term sublease rental executed via AirBnB is legal as per New York State Multiple Dwelling Law. Notwithstanding of the agreed stay of over 30 consecutive days, the Subtenant and any authorized occupant waive tenant’s right to possession of premises for the over 30 days AirBnB contracted stay.
19. Indemnification: Landlord or Tenant shall not be liable for any damage or injury to the Subtenant, or any other person or to any property, occurring on the premises or any part thereof, or in common areas thereof, unless such damage or injury is the proximate result of the negligence of the Landlord, his agents or employees. Subtenant agrees to hold Landlord or Tenant harmless from any claims from damages, no matter how caused. Subtenant acknowledges receipt of HUD lead paint disclosure information and/or pamphlet.
20. Tenancy & Service of Process: Every Subtenant who signs this agreement and/or approved occupant/s agree to be fully responsible jointly and severally for all items agreed herein. Furthermore, agrees to accept service of summons and other notices relative to the subtenancy.
21. AirBnB Agreed House Rules: AirBnB allow or restrict certain types of reservations. As an AirBnB Guest you agree to the rules before booking. The Subtenant and any authorized occupant waive any New York State/ New York City tenant claims for Subtenant utilizing AirBnB features to qualify guests to host. The agreed house rules are as follows:
Child-friendly (2-12 years) - No
Infant-friendly (Under 2 years) - No
Suitable for pets – No
Smoking allowed - No
Events or parties allowed - No

I am a Consultant. I work in NY Mon-Thu or Fri and I can be anywhere any weekend. Clearly, I am looking for some other consultant who needs weekly long-term accommodation with schedule opposite to mine, that is, need to be in FL Mon to Thu or Fri.

The NY studio apartment is very quiet and serene, yet it is in the heart of Manhattan. I picked this apartment because easy access to public transportation and 10 minutes walk to Central Park.

The Miami Brickell condo loft is modern, spacious, has many amenities. It is a fun place to relax. And like in NY, everything cool is walking distance in Brickell.

I love my apartments! My homes are my sanctuary. I like to read, used to run, practice meditation and yoga. I am quite so my neighbors expect the same no noise, no parties atmosphere.

These are my homes! I hope you like them and enjoy your stay.
