ABOUT THE RATES AND CLEANING SERVICE
The fee for the house is on a per-night basis (minimum 3 nights). A very special price applies if you decide to rent it on a weekly or monthly basis and all services are still included to make life in the city easier for you.
With every booking, we always charge a $75usd check-out cleaning fee to make a thorough cleaning after our guests leave. That way we can deliver the property to our next guests on the day of their arrival in complete order, neat as a button and with everything working as a clock. During their stay, our guests can request a BASIC cleaning service $40usd which includes the making of the beds, swiping, dusting, vacuuming and cleaning of the bathrooms, but excludes the cleaning of the kitchen, the changing of linens and/or towels and the washing of dishes and other appliances. In any case, the cleaning service is rendered upon request only and is subject to availability, so please book this service well in advance. We recommend a clean-up service at least once a week and we strongly suggest putting all valuables and money inside the safe on clean-up days.
Be aware that the cleaning service might not be available for specific dates during the holiday season or certain Mexican national holidays, or its cost could double (especially on Dec. 24 & 25 and Jan 1st.)
Also note that with every booking we always charge a refundable $300usd security deposit fee.
Interaction with Guests
We are Jorge & Monnah, the owners of this lovely property, do not live in Mexico City anymore. We left more than 8 years ago together with our family seeking to take a break from the urban jungle. We now live in Cancun and we occasionally come back to spend the holidays with family and to enjoy all the amenities that this enigmatic city has to offer.
We found it very convenient to lease our properties through the internet to travelers seeking to stay at a comfortable, nicely decorated and fully equipped place, conveniently located in an area that has it all at your fingertips, and still be able to take care of their budget.
Our property manager Gaby is in charge of supervising that everything goes smoothly from beginning to end. Once a booking is confirmed, she gets in touch with our guests to coordinate on meeting them the day of heir arrival, to deliver the keys, to give them the proper information regarding the place and the surrounding area, and , if necessary, to take them to the nearest grocery store for supplies. She is always available and happy to help and inform, and especially to solve promptly any kind of mishap during our guests' stay. Gaby is definitely an invaluable asset to this business.

The Escandon neighborhood was funded in the early 19th century on the farmlands of large estates or Haciendas. This neighborhood was part of the Hacienda de la Condesa, which was owned by the Escandon family, who divided and sold the southern lands of said estate. The neighborhood is divided in 2 sections: Escandon I & Escandon II. Our property is located in the first one.
We are located within a very small and nice housing compound where just a few other people live, so the atmosphere that prevails is that of peace and tranquility, an unexpected feature for a dwelling in the geographical centre of the city.
To access the compound, you must go through 2 doors, both of which remain locked at night to ensure, both, the permanent residents', and our guests' safety.
There are all kinds of businesses in our area within a 5 block radius - there is a supermarket, several convenience stores, a typical fresh-produce market, restaurants, coffee shops, bakeries, pharmacy stores, a police station, a fire station, a postal office, a church, a park, a gas station, banks with ATM machines, barber shops, and a street market that very conveniently sets up on our same street every Tuesday. Furthermore, there is a shopping mall with a movie theatre complex inside, a little bit over a mile away (Cinemex@Metropoli Patriotismo).
The property is located in the quadrant that forms with the following avenues: Revolución, Patriotismo, Benjamin Franklin & Viaducto. This allow you to take any kind of transportation fast and easily to go anywhere in the city in less time.
We are also 3 blocks away south of La Condesa and minutes away by car from Polanco and La Roma, so you will be quite close of all the main city attractions like Reforma Ave., Chapultepec Park and Castle, the National Anthropology and History Museum, the zoo, the Sumaya Museum, and much more.
There are 2 subway stations (Tacubaya and Patriotismo) and a metro-bus station (De La Salle) between 3 and 5 blocks away from the property plus endless possibilities to easily take a cab or the bus in the nearby streets or avenues, in any direction.
Our guests simply cannot believe how easy it is to go to and from the Escandon neighborhood to any other point in the city!

UPON ARRIVAL AND CHECK-IN, ALL OUR GUESTS WILL BE EXPECTED TO HAND IN A COPY OF THEIR PASSPORT AND SIGN BOTH OUR LODGING AGREEMENT AND HOUSE RULES FORM:
This Lodging Agreement and Contract (the “Agreement”) is a legally binding agreement made and entered into as of the Reservation Date written below by and between the undersigned person(s) or company (the “Guest”) and the undersigned owner, manager or agent (“Lodging Agent”), pursuant to which the Guest has agreed to book the residence described below (the “Property”), for the duration of the Lodging Term for the Total Lodging Fee and other good and valuable consideration as described herein.
Guest agrees that no more than 8 persons shall be permitted on the Property at any time during the Lodging Term, all of whom shall comply with the conditions and restrictions imposed upon Guest under this Agreement.
CONDITION AND USE OF PROPERTY-
The Property is provided in “as is” condition. The Lodging Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, satellite or cable TV access or hot tubs, fireplaces as applicable. The Lodging Agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. The Guest acknowledges that use of amenities such as hot tubs, pools, spas, fireplaces, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk.
The Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. The Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall the Guest
use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property.
If the Guest should fail to comply with the conditions and obligations of this Agreement, the Guest shall surrender the Property, remove all the Guest’s property and belongings and leave the Property in good order and free of damage. No refund of any portion of the Total Lodging Fee shall be made and if any legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs incurred.
ASSIGNMENT OR SUBLEASE-
The Guest shall not assign or sublease the Property or permit the use of any portion of the Property by other persons who are not family members or guests of the Guest and included within the number of and as permitted occupants under this Agreement.
RISK OF LOSS AND INDEMNIFICATION-
The Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by the Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and the Lodging Agent shall not be responsible or liable for any reason whatsoever.
The Guest hereby covenants and agrees to indemnify and hold harmless the Lodging Agent and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by the Guest, permitted guests, visitors or agents, representatives or successors of the Guest due to any claims relating to destruction of property or injury to
persons or loss of life sustained by the Guest or family and visitors of the Guest in or about the Property and the Guest expressly agrees to save and hold Lodging Agent harmless in all such cases.
The Guest hereby waives and releases any claims against the Lodging Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by the Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. The Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility.
ENTRY AND INSPECTION-
The Lodging Agent reserves the right to enter the Property at reasonable times and with reasonable advance notice for the purposes of inspecting the Property or showing the Property to prospective purchasers, renters or other authorized persons. If the Lodging Agent has a reasonable belief that there is imminent danger to any person or property, the Lodging Agent may enter the Property without advance notice.
UNAVAILABILITY OF PROPERTY-
In the event the Property is not available for use during the Lodging Term due to reasons, events or circumstances beyond the control of the Lodging Agent, the Lodging Agent will apply due diligence and good faith efforts to locate a replacement property that equals or exceeds the Property with respect to occupancy capacity, location and value that meets the reasonable satisfaction of the Guest. If such replacement property cannot be found and
made available, the Lodging Agent shall immediately return all payments made by the Guest, whereupon this Agreement shall be terminated and the Guest and the Lodging Agent shall have no further obligations or liabilities in any manner pertaining to this Agreement.
In rents shorter than a month, in cutting his stay short, the Guest will receive no refund of the unused nights. In rents longer than a month, if the Guest wants to cut the stay short, he must give the Lodging Agent written notice at least 30 days prior to the new departure date in order not to be penalized; otherwise, a charge equivalent to 50% of a month's rent will apply.
ADDITIONAL TERMS TO THE RENAL AGREEMENT-
In addition to the standard terms included herein, the Guest acknowledges and agrees that the following additional terms and conditions apply to the Guest’s booking of the Property:
This Agreement contains the entire agreement between the parties with regard to the lodging of the Property, and any changes, amendments or modifications hereof shall be void unless the same are in writing and signed by both the Guest and the Lodging Agent. This Agreement shall be governed by the laws of Mexico, D.F., Mexico. The words “Lodging
Agent” and “Guest” shall include their respective heirs, successors, representatives. The waiver or failure to enforce any breach or provision of this Agreement shall not be considered a waver of that or any other provision in any subsequent breach thereof. If any provision herein is held invalid, the remainder of the Agreement shall not be affected. Any notice required to be given under this Agreement shall be in writing and sent to the contact information included herein. This Agreement may be signed in one or more counterparts, each of which is an original, but taken together constitute one in the same instrument. Execution of a digital signature shall be deemed a valid signature. A copy of this Agreement will be handed to the Guest upon arrival and check-in for him or her to sign, along with a copy of the House Rules Form. The Guest will render a copy of passport or official ID to corroborate the signature. The Guest will receive a copy of this Lodging Agreement signed by the Lodging Agent, as well.
*The head of the family or chief of the group must deliver a copy of his/her official ID and sign both, our rental agreement and the house rules.
*Maximum 8 persons in this property.
*Check-in is at 3pm. Check-out is at 12pm.
*Strictly no pets inside the property.
*It is prohibited to smoke inside the property.
*No loud music or noise is allowed. Noise-makers will not be tolerated.
*Gatherings among guests must end by 11:00 o’clock at night.
*Gatherings with outsiders and parties are not allowed.
*Our lodging is not a working space, so business reunions and gatherings with co-workers, colleagues or prospects are not allowed, especially those related to multi-level businesses.
*We will appreciate the cleaning of the kitchen after its use, if the property features one.
*Trash should be placed in plastic bags and then deposited inside the proper containers. We like to encourage our guests in separating the trash in organic and inorganic waste, not only to support our planet by recycling, but also to avoid bad odors and keep a cleaner environment. Please make sure that organic waste bags are not leaking.
The property is in pristine condition. Please, help us keep it that way to ensure that your stay, as well as all of our other guests’, will be as comfortable and pleasant as possible ALWAYS.
