The B&B is situated inside the old city walls, in the territory of the contrada of Lupa, just steps away from Piazza del Campo, the heart of the city where traditionally on 2nd July and on 16th August the Palio, the annual historic horse-race, is held.
The B&B is conveniently situated within walking distance of the city’s historic centre.
It’s located near a bus stop, the railway station and a highway exit, so it’s an excellent accommodation for all travellers. It is possible to park in the nearby streets or to park at nearby garages.
The B&B, located in a villa just inside the old city walls, is completely surrounded by a large garden that gives the guests peace, quiet and comfort, but also the view of an unusual landscape beneath the ancient and famous rocca of Monte dei Paschi.
The villa, built at the beginning of the 20th century and renovated last year, is built on two floors.
The B&B single and double guest rooms are situated on the first floor. All the rooms are large and with bathrooms en suite, with hairdryer, air conditioning and cabled TV, hair-dryer supplied on request. The rooms are cleaned daily.
Bed and Bath-linen are changed weekly.
The breakfast buffet is served from 8 a.m until 10 a.m; guests may breakfast in their rooms.
Great spot. Responsive hosts, nice quiet location. Luciana let us leave our bags inthe lobby for some extra sightseeing time - we really appreciated that. And she loaned us a winekey. We also received some great restaurant recommendations.

The breakfast has several options like pastries, cereal, juice, etc. and a nice big pot of coffee. We liked how it's serve yourself and eat in room. (For health nuts - it's mostly packaged items.)
Heads up: There's a €2.50/person/day tourist tax that you pay in cash at the end.

Luciana's B&B is a lovely place to stay in beautiful Siena, my favorite of all Italian cities. It is 5 minutes from the bus stop (the best way to get there if you are coming from Firenze) and close to the train station, but it is inside the city walls so you can walk to the main piazza (Il Campo) in 10 minutes. It is quiet, very clean and inside a gated yard with trees and flowers. Our room (La Serenessima) was large and comfortable and had a little balcony looking over the garden. The bathroom is modern and spacious, which not something to be taken for granted in historic buildings in Italy! Luciana was very gracious and helpful. Breakfast is laid out in the morning to take to your room on trays, which we much appreciated. The only drawback was lack of internet access. We would definitely return if we were to go back to Siena. Highly recommended.
We enjoyed our B&B stay in Siena with Luciana very much indeed. The main benefit is that it is located at the end of a pretty gravel driveway, completely away from the street, and therefore it’s refreshingly quiet, not to be taken for granted. It’s very well located, about half way between the historic center of Siena and the train station. We saw Luciana only at check-in, pleasant and professional, and her friendly English and her charm together with our rudimentary Italian was easily more than adequate for communication. The building is quite nice, and it was clean. Our room, La Serenissima, had a large window, as well as balcony doors and a small balcony, a cheerful spot for the very simple, typical Italian sweet breakfast, serve yourself. There was no practical internet signal, even with the Wifi booster we brought with us, so we left that til a later date. As a tall person, I found the shower stall ring holding the curtain up too small, a little like having a shower inside a sleeping bag. But the bathroom is absolutely modern and very nice. This B&B is pleasant and charming and so is Luciana. The price was quite fair and we would definitely happily stay here again.
Luciania's B&B was the perfect home in Siena. The villa is inside the wall of the city and within easy walking of the Campo and all the sights of Siena. The rooms are large, impeccably kept and nicely furnished.
Luciana puts out a lovely breakfast each morning (Italian style) and she and her husband are very helpful with pointing you in the direction of local restaurants and places to see.
Luciana was very friendly with great hospitality. The location is quiet and the plants in the garden are amazing.Self serve breakfast in the room. Great!
The house is quite well located, near the city center, but quiet during the night.
