-Summer bookings (May 1-September 7) of 2 nights are only accepted within 60 days of the desired check-in date.
Upon departure guests are asked to leave all linens in place and any dirty dishes in the dishwasher or sink. Please do not run the dishwasher or laundry machine prior to your departure as our cleaning people have a system that can easily be offset.
The apartment does not provide a land line. All guests must have a working North-American cell phone. In the event that a guests cell phone is not North-American and we must contact the guest there will be a charge of $1/text and or $1/minute for phone calls.
At least one member of the group (herein referred to as the group) must check-in before 10:00 pm. Any group not checked in by 10:00 pm will be charged a supplemental fee. The fee shall be as follows; groups checking in between 10:00 and midnight will be charged a flat rate fee of $50. Any group checking in after midnight will be charged an additional fee of $50/hour or any part thereof until arrival this fee is payable prior to checking in (example a group checking in at 1.15 am will be charged an additional $150).
To avoid disappointment please be advised that all pre-approvals will be valid for 24 hours only and do not at any time guarantee that the apartment will not be available for the dates in question.
Lost garage keys $25. Lost parking passes are charged a fee of $15/remaining days in the month (example a pass lost on a spot paid till April 7 would be liable for 23 x $15=$345.
When possible early check-in will be made available after 9 am. There will be a $50 fee for anyone checking in before 11 and a $25 fee for anyone checking in between 11 and noon, no charge will be assessed to anyone checking in between noon and 2. These fees are payable prior to check-in.
The host was responsive and helpful. The first day we came in there was a smoke smell due to the previous people who rented it. He sent people to deal with the smell the second day, which did help (though it left a funny citrus/cleaning smell that took a day to air out as well). My main two comments are that the layout of the house is very long, and so the wireless doesn't quite reach the entire house. The rooms at the end effectively do not have wireless. And the wireless was also in general quite spotty and weak. Also, the house looks nowhere near as nice as the photos. I mean, the place is clean and fine ... it's just much older and not as elegant as the photos show, so I would suggest updating the photos for this unit, 'cause it definitely is a much different feel and standard than the photos make it look.
This apartment was great - huge space with four bedrooms, a large living room, dining room, and kitchen. It was clean, well-maintained, and in a great location.
Franklin was a great host - very generous with advice and helpful with any questions about the apartment. I would strongly recommend that anybody travelling to Montreal with a group of 6-8 people consider this property, or Franklin's other apartment right upstairs from this one.
Our experiences with this place was very positive. Franklin was very kind and quick to respond to emails and requests.
The place itself was larger than expected and very clean. Everything you can ask for a great price and the location is exactly where you want to be. Next time I stay with a large group of people, I will be definitely coming back here.

Everything was as described, and Franklin (the host) took a lot of care to give us a good introduction to the home, it's facilities, the neighbourhood, and the parts of Montreal we might be interested in. Overall a great experience and we will definitely be back in the future!
Franklin was the ideal host for our boys weekend, very helpful, accommodating and hands off. The apartment is managed like a hotel with fresh linens, clean cutlery and toiletries. I was concerned about space as we were a huge group, but it slept 8 men comfortably and with 6 keys we never felt crowded or restricted. The place is huge!
It's also ideally located -- a short 10-15min walk to the Guy-Concordia metro station and Rue Sherbrooke. We had no problem getting to and from any of the downtown Montréal nightlife.
Any time I want to organize another trip with a large group to Montréal, I'll definitely be staying on Summerhill!
The apartment was consistent with the description, spacious, well located, comfortable. On the other side, it was really dirty : the kitchen, crockery, bathroom were not cleaned. The windows are unwashed and impossible to open. Franklin, who is very friendly and efficient sent two cleanning men to clean up the flat 2 days after our arrival. The other point is the noise of the other tenants of the apartment rented by the same owner above. 2 saturdays in a row, the music, the shouting were so loud until the morning that we did not sleep. The sound insulation is non-existent and we hear absolutely all the voices, footsteps of the people upstairs. I informed Franklin who stopped the commotion by calling to tenants. That's all, I repeat that Franklin did his best to fix things.
Very spacious apartment, in a pleasant residential neighborhood on the fringe of downtown Montreal. We were two families and had plenty space, also thanks to the two bathrooms. Close to shopping and restaurants. You can walk to the major sights. Apartment in a quiet, leafy street.
Apartment is generally well-equipped, but could do with TV and a wifi reception at the other end of the apartment. Some of the furniture and appliances are quite used or not working. Does not give a lived-in impression. The apartment was not particularly clean.
Parking is difficult. The information about when and where parking is allowed defies all logic.
Overall, except for the space, not really "deluxe" and overpriced for what it offers.
Unfortunately very often Europeans have higher expectations then the average North American. I try my best as the vast majority of my reviews show to provide my guests with a clean and comfortable environment. I do not ignore any guests comments whether or not I agree with them or no matter how trivial they are. I have spoken to my cleaning staff to remind them of what is expected and to ensure that they continue to provide quality service to the apartment. The parking rules on the street are established by the City of Montreal and as such I have no control of the logic behind them (although most guests seemed to understand the rules after a brief explanation).
As the vast majority of my reviews indicate my guests are for the most part universally satisfied with the apartment and feel that having an enormous downtown four-bedroom fully equipped apartments is well worth the price they pay. Paul was an excellent guest and I do appreciate his comments. I am ever vigilant to ensure that my guests have an enjoyable stay in Montreal and I go to great length to ensure the happiness of my guests.
