This is a well lit space with one wall almost entirely covered in glass. (Blinds on the door and window can be lowered for privacy.) Description

The Space

This small well laid out space is actually *on* South Congress near the 24 hr Magnolia Cafe. Very convenient to the neighborhood but not too noisy. The property is at the very south end of all the excitement and it is in Building 3 which is the second one back from the street next to the pool (You can still see S Congress from your 3rd floor patio, but it is a comfortable distance)

It can comfortably sleep 1 or 2 in the bedroom area but also includes a small couch which can fold out to a small bed, and an air mattress which could sleep 2 more. 4-5 people is crowded for this space, but still possible and people have found this desirable in the past for being close to SXSW, ACL and other festivals.

Hardwood floors, granite countertops, full kitchen. Simple, comfortable minimal space. These pictures are of an identical unit - the furnishings will be a bit different in the space I am renting out, but the basics are the same. All units were remodeled the same way and at the same time.

Parking for the condo is on the street, and there is always a place to park in my experience. For transit, if you are in the neighborhood, just walk as everything is close! If going downtown, a taxi is probably most practical. Anywhere else, driving is best. There is a bus stop literally in front of the building if you would like to take the buses. Use (SENSITIVE CONTENTS HIDDEN) maps to decide if the bus is practical for your needs - the buses range from absolutely perfect to impossible depending on what you need.

What I like most about my place is the location and that it is well laid out enough to feel like a bigger space. You'd never guess it is only 425 sq ft with a kitchen, living room, bedroom, walk in closet and full bathroom.

Guest Access

Guests have access to anything and everything in the unit including any food such as breakfast or snacks. This property is a condo, so guests have access to the pool, a fitness center and any of the laundry rooms. The unit also includes a covered parking space (#11 under building 1)

Interaction with Guests

I will arrange for guests to pickup the keys from a trusted friend who manages the property for me. Aside from check-in, I am available via text or email for any questions. I help with advice about Austin wherever possible. Basically I am on call, but I do not live on the property and I do not interfere with my guests - just know that I am available and will return texts emails or calls as soon as possible during the day.

The Neighborhood

South Congress is a neighborhood, and central to that neighborhood is South Congress itself. Being on South Congress is a comfortable experience. Restaurants, bars, coffee shops, shopping are all within walking distance. Almost anything imaginable including Zilker Park and downtown are only a few minutes away by car or taxi.

Getting Around

Covered parking for one car is included, and additional free street parking is findable.

When I had the chance to move to Austin I took it because Austin and I are a lot alike. I enjoy playing around town in a band, some rock climbing on the limestone formations around Austin and swimming in Barton Springs. I love the community I experience here in Austin and I'll happily call this home and home base for a lifetime. A coffee shop is my living room and my neighbors are my family.
