Private bathroom, two private rooms -one for sleeping, the other could be used for one of your other guests, or to lounge. NYC Local Law 18 requires one to share the same common guest area. However, you will have complete privacy. Only one minute from the #3 and L subway lines with an elevator. 30 min to Manhattan. Because the subway is next door, you may hear the train in your room. Airplugs provided. Please excuse debris at the empty lot next door, there's construction of #3 subway elevator.

The space
NYC law 18 requires sharing all spaces without any locks on doors. However, I have a unique one-family house where I can offer a private bathroom, your private bedroom, and an additional private room with all the amenities. I also live in the house, so it's not a hotel like other Airbnbs outside of NYC. It's lived-in. Your room is upstairs, and it could be accessed via the back garden.

I work most days in NYC, and visit my animal farm in Maryland sometimes; however, I will be accessible through my cellphone and my nephew. I plan to retire after a long career as a professor, so I do a little gardening around the house, especially during the summer.

Please note that even though the neighborhood is in New York City, it is residential and does not have local dining except for a huge Food Bazaar grocery store a few blocks away and a deli that's open late two blocks away. It takes about 30 minutes to get to Manhattan and 20 minutes to Downtown Brooklyn on the subway. However, it is cheaper than staying in Manhattan or downtown. Plus, because of the new NYC Local 18 law, guests have to share a bathroom, etc. In my house, you have your own.

Welcome! Here’s how to reach your private room upstairs:

1. Arrive at the front gate
• Enter through the gate from the street and follow the green path straight ahead.

2. Proceed to the back garden
• Turn right and proceed to the door to go upstairs
• You’ll see guided signs

3. Enter the house from the back garden by using the self-check-in code, which I will be providing

4. Find the staircase
• The stair risers are well-lit; please use the handrail while ascending and descending.

5. Climb to the second floor
• It’s a straight flight of 14 steps.
• At the top, turn left.

6. Locate your room
• Your door is the third on the right, and the other room is next to it - all marked.
• Inside, you’ll find your private bedroom, private lounge/living room, and private bathroom.

During your stay
The host will be present during your stay. I work most days and travel to my animal farm in Maryland sometimes; however, I will be accessible via chat and my nephew.

Other things to note
The area is very safe and convenient for parking and the subway. Because of this convenience, you will hear the trains, which could be comforting to some, but will take some time to get used to for others.

I do not offer any daily cleaning or bed making. There are extra towels, linens, and soap.

I bought this home because of its proximity to two subway lines with a driveway, which is extremely rare. Even though I’m retiring in a few years, I stay active, walk 10,000 steps a day, and swim at the Y, and I take pride in maintaining a clean, lived‑in home. Unlike hotels and other Airbnbs, NYC law requires hosts to share their space, but I go above what’s required by offering guests a private bathroom and private areas during their stay. It’s not a hotel; it’s my home that's lived in.
